The Short Version:
With Dennis Clayton and Spring Realty, first-​time home buying was a pleasure. Dennis walked us through every stage of the process, providing us with all the tools we needed to make the right decision for us. Even with our limited budget, we were able with Dennis’s guidance to find the perfect house in less than a month and, with Dennis’s expert research and negotiations, we got it for under asking. The only downside to finding the perfect house so soon is that we miss our weekly house-​hunting tours with Dennis!
The Detailled Version:
My fiancé and I were first-​time homebuyers with a limited (for Toronto) budget. We expected to be searching for months and worried that our ideal home might be a bit of a pipe-​dream, but Dennis Clayton and Spring Realty found us our perfect place in under a month. From our first email contact with Spring Realty and Dennis to today (two months after closing), we have received nothing but the best service. We interviewed three potential agents before deciding to go with Dennis. We really felt he went above and beyond in our first interview with him and he continued to exceed our expectations in every interaction that followed.
Once we began our search in earnest, Dennis took the time to find information for us on neighbourhoods we were interested in, what properties in those areas had recently sold for and what was available in our price range. Dennis always answered our questions in a quick and professional manner, and never failed to inject a bit of humour where appropriate. He gave us tips on what to look for in a home or neighbourhood that we had not considered. He also took the time to take us out for «field research» by showing us a range of homes right at the outset in order to help us learn what we really valued in a home, as well give himself an opportunity to acquaint himself with our tastes and interests. He listened to what we had to say and always put what we wanted first when providing advice and suggestions.
When we did find a home we were interested in, Dennis did amazing research in to the neighbourhood that helped solidify the decision that this was the right home for us. When it came time to negotiate, Dennis surpassed our expectations. The owners of the home were… a challenge, but Dennis painted an accurate picture of us as a young couple, newly engaged, and just starting out. It was a long night of negotiating, but eventually Dennis was able to get them to make a significant drop in the asking price and got us the price we wanted.
As we moved through the closing process, Dennis was incredibly helpful, with suggestions of home inspectors and lawyers, as well as providing insight into the details of contracts, providing other tips and further negotiating (to our advantage) with the seller when they tried to change conditions in the agreement after we had all signed. What I was most impressed with, though, was Dennis’s ability to talk me back to sanity when I started freaking out about the purchase. I get scared about all major life changes, and there was a point where I wanted to pull our offer. Dennis was very understanding, and talked me through what I was feeling, asking me questions that reminded me how much I loved the home when I first saw it. I am glad he was able to calm me down, because I love our house so much now that we are here.
The process of buying a home can be challenging and it is full of a number of important decisions. The best decision we made in buying our home was deciding to work with Dennis and Spring Realty!
