Perfect location across from the Colosseum. Make sure to use the address from your confirmation… the address on Google is NOT correct.(Or, it is one of their alternate locations.) Also, be aware that hotels in Italy do not arrange your transfers like they do in the United States, so you will be on your own with bags and transport to/from the airport and train station. The owner is very helpful with good communication by email before check-in and helpful tips about Rome. This is REALLY saying something, because most Italians in the service industry don’t give a rat’s ass about customer service or Americans. Lots of nearby restaurants and the room was surprisingly quiet considering it is right across from the Colosseum. The room was very nice with a big queen bed. Be aware that all beds in Italian hotels are HARD, as are their thin pillows. I don’t know why this is, but it’s true. Their refrigerators also do not get very cold, no matter what you do to the settings. The Wifi here was weak most of the time, and is not strong enough to watch videos online or anything, but you don’t spend much time in the room anyway. The breakfast was crap, as it is in most of Italy and you must eat while ingesting their cigarette smoke, but the view is awesome. Overall, I would say this is one of the better hotels in Italy because Rome is more acclimated to accommodating Americans(meaning they care more about customer service).

Comfortably modern and sleek at a great location. The hospitality was very helpful — from good, upfront communication through email a few days before our check-in to extensive and insightful tips about traveling in Rome — you could not ask for better customer service. Their tips are much more useful than most guidebooks! Olimpia had personally greeted us and showed us how to access/utilize each key. Because this is more like an apartment/condo setting, it felt very safe knowing that it takes at least three keys to enter our room. With the Colosseum just a few minutes away, it’s amazing to wake up each morning and see the Roman wonder as you start your day. Whether you need to take the bus or metro, both are quickly accessible to help you get from Point A to Point B. Very convenient to use the provided manual that shows all the bus lines stopping at Labicana/Colosseo and what times they operate! Lots of nearby restaurants to choose from as well. The room itself is well equipped — a nice big closet to hang your clothes, mini fridge, air control unit to keep you warm or cool, and a nice big queen sized bed. The private bathroom was a requirement and it couldn’t have been better. Bathroom space was in a very nice layout and makes it feel like it is bigger than it really is. The only iffy part was the Wi-Fi at times, which can be a little weak/choppy, but hey! You’re in Rome! Get off your device and just go explore. Because it is a much more private BnB set-up, they will only clean your room and replace your towels if your stay is longer than 3 days. But that was perfectly fine with me — I personally don’t like people coming in and out of my room while I am away. Plus, it’s good for water conservation! ;) More info, pictures, and reviews HERE:

Absolutely fabulous customer service. They emailed a couple days ahead of our arrival so to make sure we knew how to locate the hotel. FYI– most places do not have signage. If we had not gotten that information we would have been completely lost. Our room was clean with our own restroom — which based on our dollar figure was a requirement. Perfect location as it was near the Colossium and train station. Would absolutely recommend. We’re personally greeted by the proprietors. Very nice extra.
