Perchak Property Management

I just sent the office an email regarding my concerns. It has been over an hour and still have not received a phone call from John Perchak. I gave them one star for autopay online… and that’s it!
I am very frustrated and disappointed with the level of service that I received from Perchak Properties. Below are the series of events to explain to you why I feel that your service is substandard.
* April 4^th, 2016 — I sent a maintenance request online, below is the confirmation.
AC is not working. And it has been hot. Please send someone to fix the AC.

* April 6^th, 2016 — I called your office and spoke with one of the employees at Perchak (due to terms of service, i cannot mention any names) to follow up with my request and she mentioned that she will follow up with the vendor.
* April 6^th, 2016 — Received a phone from a Heating and Air Vendor, I think his name is «Jay», a phone call from (925) 339-​xxxx, I asked him how soon he can come in to fix my AC, his response was very unprofessional, he said, «I cannot come in or any of my guys this week since it’s going to rain and I am not going to let them work on a 220 volts equipment because it is not safe»… so 1^st of all, I never asked him to work in a rain nor any of his employees. I asked him how soon he can come to my house, then we scheduled April 13^th between 3pm — 5pm.
* April 13^th, 2016 — I called my oldest son and checked to see if anyone stop by my house and he said «NO», he has been home since 2:30 pm and nobody came to the house. I waited for a couple of days to hopefully someone from your office will either follow up or have the vendor call me and schedule a new appointment but none of those things happen.
* April 18^th 2016 — I sent an email to their of my concerns and send her a picture of the current temp inside my house. It was 82 degrees… i have to open my windows and sweating like a dog.
* April 19^th, 2016 — I received an email from Perchak office letting me know that she forwarded you my email. I called her to again, follow up on the request, she then told me that the vendor will be calling me. I received approximately about 3 missed calls and 2 missed calls from Jay AFTER I called your office. Spoke to Jay and again, and we set a schedule for April 27^th. And I mentioned to him that my oldest son who is a teenager will be at home to open the door in the event he needs to access my house. NEVER once he mentioned that he needs an ADULT in the house. If that was the case then I could have my assistant drive to my house.
* April 27^th, 2016 — Jay came to the house and my son let him in per my instruction. And never heard anything from him after that. Not a phone call nor a message to let me know the status.
* April 28^th, 2016 — I called Jay to find out the status, and he said that he was looking for a panel that he cannot find it, he will have to call John to find out where it was. He asked me if I know but i told him I seriously what he’s talking about since the last time someone came over to fix my A/​C they just fixed it.
* May 2^nd, 2016 — I called Tracie, vent out my frustrations, I asked for John but apparently he is «too busy» or «not available» to even give me a 2 minute conversation… Tracie asked me to send her an email of the dates that I am available or have someone «an adult» to be at my house. I sent her an email of May 3^rd between 3 – 5 or May 4^th between 4 – 5. I received an email and a phone that it is confirmed that the vendor will be coming in to my house today May 3^rd between 3pm-​5pm
* May 3^rd, 2016 — Received a phone call from the vendor cancelling my appointment since he is still working on another project and they are running behind. I was really upset and just hang up the phone. I called Tracie right away and she told me that she just spoke with them. I was then requested to speak with John and gave one of the employees my work number for him to call me back. It has been over an hour and have not received phone calls from John Perchak, I called back and spoke to one of the employees who I can hear her voice being frustrated with me, when I called her out, she automatically change her tone. And requested to talk to John, she put me on hold for about a minute and was told that he stepped out… of course!!! he has been avoiding me.

Want to be «That Guy»? Want to be a sIeezebag sIumlord? Want your tenant’s drug dealing, over occupancy, unlicensed dog breeding, and trash dumping ignored? Want to own the worst rental propery on the block? Want to drag down an entire neighborhood? Hire Perchak to manage your properties and have all these things, and more, guaranteed!

Yes, I am definitely giving this property management company ⁵⁄₅ stars! We needed a place to rent in May 2013 and they got us one very quickly (and within our budget). We worked with Johnny Perchak to help us find the right home.
I’m sad to say that we had to move away from the area in 2016 due to work. But, the exit process was just as convenient as the entry process.
If you’re clean, responsible and live within your means, you will be happy with Perchak Properties. If you’re none of those things… you should probably stay away.
PRO’s: Clean homes, great neighborhoods. Excellent customer service.
CON’s: I wish they were open on Weekends and Later Evenings.

I was referred to John Perchak by a neighbor who had used his Company to manage the rental of their single family home.
He delivered the services as advertised and rented my newly built promptly and with a good tenant selection process.
Not the cheapest, but the service is reliable.

I’ve used the Perchak company to manage my duplex in Oakland for the last 5 years. Since I was on the road a lot, I wanted to know there would always be someone who could respond to my tenants in my absence. I’ve always felt staff provided the information, advice and backup I needed to be a good landlord. Now, I’ve sold the duplex but I would use them again without question.

If you would like to do business with people that are professional, helpful, kind and considerate, then Perchak is where you want to be. Josey is my contact and he went out of his way to make the whole process simple and easy. The Perchaks show a great deal of respect to their community and play a part in keeping the valley what it’s always been, the best hometown with the best people. I’m thrilled to have had the opportunity to work with them, and I can’t say enough good things about them. An A+ all around!

Timing is impeccable. Josey was our leading agent and although it was a rough start working with the owners he worked his magic and finally got us a move in date. I don’t ask for much just a follow up and reliable communication. Thanks Josey!

Finding good rental property in the Bay Area is not easy and you would be lucky to have that property be managed by great property management, I got lucky twice!
Johnny made my transition into the unit seamless. And for over 2 and half years the service team at Perchak Properties was attentive and courteous for any of my service needs. I highly recommend working with them to rent or find a place to live in.

Over the past year I had the opportunity to rent a town home from Perchak Properties. It was a pleasure to work with them. Small family run business that made us feel like our business counted.
During our stay we had a maintenance issue with our garage door that they were extremely responsive in fixing as well as coordinating with the property owner.
I would definitely work with them again. As we finished our lease they implemented an online pay portal that i’m sure is helping to streamline things even more.

I cannot thank the team members enough at Perchak Properties for all their assistance. No matter what time of day they have always been there to help. The subcontractors which have been sent to my house have been courteous and prompt which is a true reflection of Perchak Properties.
After 4 years, their service and dedication to their tenants remains at «5 stars»

If you find a house managed by them, be cautious! If thinking of them to manage your property, look elsewhere!
I had the unfortunate experience of renting through Percheck. From start to finish it was nothing but a pain. When I was initially searching, Johnny was very unaccommodating about scheduling time (no evening or weekends), the pictures and description were false (showed and listed stainless steel appliances but not actually there) and was unable to answer questions (last carpets cleaning? «Probably last 6 months?»).
I did end up renting the property despite all this and the inconveniences just continued. The office staff was not very helpful, didn’t call back in a timely manner and I always felt I was putting in all the effort. Their vendors were less than professional, especially their «handyman «. The homeowner and I usually just communicated on our own and circumvented them. Is this their tactic?!? We considered ending our lease and going through hassle of moving until the homeowner informed us he had ended his contract with them. Things have been great ever since!
I guess it could be worse, sure. But I hope there are other companies that are better!

I have been referring my clients to Perchak Properties for many years now. They have been very professional and extremely knowledgeable and their staff is so pleasant to work with like family. I highly recommend anyone that needs property management or a place to live to work with them.

Perchak Properties is a GREAT rental company. I have rented from them for a year now and they have been fantastic to work with. Every time I have had anything wrong with my house, and there have been multiple, they have taken care of it immediately.
Also, as a renter seeing some owners comments here, its not up to the property management co to collect rent on time. That’s on tenant. If a tenant pays rent late or bounces a check, thats not the fault of Perchak.

I’ve been a tenant through Perchak Properties for 8 — 9 years now, at a couple different homes, and I can honestly say that they have never been anything but good to me. Over the years and with more than one homeowner, I’ve been through pretty much everything a tenant can go through (no, seriously), and through it all, Perchak and it’s staff have ALWAYS taken care of me. They are a family-​based business, and every single one of them, from the bookkeeping, to the repairs, to the management, are nothing short of wonderful. Compassionate, caring, dedicated, professional… really. They work hard to make sure that their tenants are happy. And that means a lot to me and my family.

Perchak property mgmt has been a great company to us as renters. When we moved into our property there were a couple of leaks in the plumbing, there were dripping faucets, the ice maker wasnt working, but Perchak properties and their team fixed it all.
They fixed it all within 48 hours and the crew was alway SUPER courteous and cleaned up after the job.
I would recommend Perchak properties to anyone looking to rent a home or a property owner looking for a management company. Johnny, Jeff, Josey are all great. It was an easy 5STARS for me. I dont write too many reviews but I wanted to make sure I did because I felt they went above and beyond and truly «get it».

I have rented through Perchak Properties for approximately 9 years. They are fantastic to deal with, very responsive, and I would highly recommend them. They work with honesty, integrity, and their experience clearly shows.
I think the owner, John, is very interested in the success of his business, and it shows. His staff is courteous and professional, and it’s a testament to the ownership.

I have had the unfortunate experience of renting from this company twice, both ending terribly, and from what I see on the other reviews, I see that I am not the only one.
To start with the staff is HIGHLY unprofessional to say the least. After several years I still keep the horrible message that was left on my voicemail by Roberta, one of their associates because I still can’t believe that a «professional» would talk to a client that way.
The first time I rented from PP everything went great until I was ready to move out then I couldn’t get a hold of anyone to inform them of my intent to leave. I emailed, called and sent letters in an attempt to schedule a final walk-​thru with no reply.
I left the property (cleaner than when I moved in needless to say) but by the time the rude woman (Roberta) decided to come inspect it, weeks later, she complained of dust and whatnot. When I got my deposit back it was about $ 600+ short. Mr. Perchak accused me of lying about attempting to contact the company to move out and said that we were not out by the end of the month so the $ 600+ was a prorated rent for the following month. I had to contact the actual property owners who agreed to refund my money.
I few years later I rented a home from a family who lived out of country and when they asked me about property management, I stupidly suggested PP… BIG mistake! Other than having many unresolved plumbing issues and no hot water for a week because apparently it takes that long to replace a broken water heater, things went well until it was time to move out.
Remembering my last experience with PP, I went to extreme links to make sure everything went perfectly so that I wouldn’t have to fight about my $ 2500.00 deposit. I paid $ 400 to have professional house cleaners make sure everything was spotless and had a final walk thru scheduled before we left. I thought everything went well until I got my deposit check, which was just over $ 450! PP claimed that we ruined the hardwood floors and that it cost $ 2000 to fix them. Other than the fact that the floors were fine, as noted by my move out rep and in the same condition that they were when we moved in, PP did not initially rent the house to us, nor did they come by to inspect the home when they took over the lease and had no idea what the floors looked like previous to us moving out and the owner was somewhere out of country, probably not even aware that PP kept our deposit.
The moral of my story… DO NOT RENT FROM PERCHAK PROPERTIES! YOU WILL REGRET IT!

I wish I had changed property managers much earlier. Perchak did essentially nothing to manage my single family home. They were unresponsive to the tenant, I had to intercede for the gardening service that Perchak recommended, and final straw was when the built-​in refrigerator broke, it took over a week for Perchak to get someone to look at it, only for them to say they didn’t work on that kind of unit. I had to locate a repair person and then pay them myself. And in the midst of this I get an early morning call from John Perchak in which he used foul language. Total flake!

I have been a customer of Perchak Properties for many years. I recommend him highly.
Property Management is challenge for all. This is a naturally awkward situation in that the needs/​goals of the owners/​tenants/​managers are not always in sync. Therefore, there is often conflict. Yet, John Perchak, personally, does a wonderful job of dealing with these situations straight up with honesty, integrity and experience. He has been doing this for a long time and its shows.
Before we found John, we worked with other property managers that covered up situations and were less than honest. That is never the case with John. Either as a tenant or as the landlord, you can always count on an honest review of the problems, any money issue or any advice. And that is the number one metric of whether you have a great property manager — honesty.
The rest of the issues [when not resolved] are usually between tenant and landlord — outside of John’s control.
Highest recommendation.

I used to rent from Perchak Properties and I had a great experience.
I had a couple of service issues that needed to be addressed and they were taken care of in a prompt manner. I never had any issues with them at all.
Every time I called and asked to speak to the owner John, he took my call or called me back promptly.
If I ever need to rent again Perchak Properties will be my first stop!
