My husband and I recently bought our very first home! And after doing some home-​work on local realtors, we settled on Robert Bradshaw.
And boy, are we glad we did! Robert met with us in our ‘initial-​hunting for a realtor’ phase, and from the first phone-​call, to the very last one — we got individual and personal attention from him at each turn.
He went above and beyond his call of duty to provide us with sound advice, answer the myriad of questions (that we had as first-​time home-​buyers), and even good recommendations for contractors after we closed on our home.
He knows the buying process intimately. As first-​time home-​buyers, he earned our trust, and provided us with good information on what made a good home purchase. He even went as far as pointing out flaws in the homes which would have turned out to be a seller’s nightmare, later on. He also knows the market really well — we learnt a lot about the communities where we were looking, and Robert (having grown up in the area, as well as now living and working here) gave us really good insights into the neighborhoods that we looked at.
Overall, we had a fantastic experience and wouldn’t hesitate to recommend him to our friends/​family! Thank you, Robert! We’re enjoying our new place! :)

I recently listed my house for sale with the Tom and Cindy team and was very disappointed with the results. I selected them because they are one of the top agents in the neighborhood in terms of volume with over 300 listing per year. However, what I experienced is that they are more or less a «Listing Mill» and they spend most of their time and effort signing up new listings rather than providing service to existing clients. Specifically, my chief complaints are they are very difficult to reach on the phone as they are constantly meeting new listing prospects, each time we had an open house it was assigned to a low level team member who was not knowledgeable about the features of the house and not authorized to discuss the results of the open house with the seller, they did not provide requested feedback on traffic counts and current market conditions. They have a so called «support team» but Tom & Cindy do not delegate to them so they are of minimal value to the seller as all communication with the seller must come from Tom or Cindy. Their method of operation appears to be to recommend an artificially & unsubstantiated high starting list price in order to win the listing and then recommend cutting the price every few weeks when there is no activity. Since I signed up with them, I have been tracking their listings and they seem to follow a similar pattern of high initial list prices and then regular price cuts until the property was eventually properly priced and it sells. Of course, studies have shown the highest price is achieved in the first several weeks so best practices suggest pricing the house correctly in the beginning and it will sell quickly versus the Tom & Cindy method of death by a thousand price cuts and the property will finally sell at a discount six to nine months later. Of course, Tom & Cindy will try to refute my version of events and claim they were successful because my house finally sold. However, what they can’t answer is how much faster and for how much more money would my house had sold for had I gone with a more accessible & conscientious agent versus a Listing Mill.
After reading Tom’s response to my review, I need to correct the record on several points:
1) While Tom acknowledges that I was very dissatisfied with his services, he claims that I contacted his broker and pleaded with him to keep Tom & Cindy on the listing. Actually, it was just the opposite; I contacted his broker to request that Tom & Cindy be replaced with another agent because I was so frustrated with their poor service. I only agreed to delay replacing them because we were in the midst of responding to an offer and they agreed to substantially reduce their commission. 2). Tom claims they sell houses twice as fast as other agents and for 1.3% higher. While I contend they quote unrealistically high market prices to win the listing only to have the house languish on the market after numerous price reductions. Okay, let’s test my theory of their listing practices versus Tom’s on a recent sale of theirs, 9231 Old Beech Ct, which recently closed on 10÷28÷15.
According to Zillow (
), the house was listed for sale with Tom & Cindy on 5÷15÷15 for $ 715K, on 5÷26÷15 the price dropped $ 15K to $ 700K; on 6÷15÷15 the price dropped another $ 10K to $ 690K, on 7÷8÷15 the price dropped another $ 15K to $ 675K, on 7÷29÷15 the price dropped another $ 5K to $ 670K, on 8÷9÷15 the price dropped another $ 10K to $ 660K, on 8÷26÷15 the price dropped another $ 10K to $ 650K. Finally, after 166 days on the market, the house sold on 10÷28÷15 for $ 641K or $ 74K below the initial list price. As I said before, they overstate market value to get the listing and then it’s death by a thousand price cuts thereafter.
Finally, Tom was not able to dispute my chief complaint which is they spend most of their time and focus signing up new listings to achieve their Listing Mill numbers of 25 a month or almost 1 a day at the expense of providing excellent service to their existing clients. When deciding on a listing agent, you can either go with a household name and Listing Factory like Tom & Cindy or you can choose an experienced agent who will work hard to sell your home quickly and at the maximum price.

On our second attempt to sell our Kingstowne house, and after nearly a year on the market with no offers, we chose Cindy and Jason Schneider to take over our listing. What I appreciated most was their frank, honest advice on what it would take to move the house to a sale, the feedback stream from potential buyers, and the advocacy Jason put forth as we closed the deal. Our previous realtor was not local to Kingstowne and did not provide much feedback or advice. This situation dramatically changed when Jason and Cindy took over, and we ended up with a contract in two months. Jason was essential in dealing with necessary repairs and helping us counter unreasonable demands during negotiations.
If you are selling a house in Kingstowne, I highly recommend Jason & Cindy.

I wish I could give more stars than 5!!! My husband and I wanted to sell our house and relocate to Texas. We called a different realtor first, who came over to «assess» our house. She was just not a good fit. A bit rude, a bit condescending. Then I called Tom & Cindy. They connected us with one of their realtors, Stu Burk. He came over, assessed our house and gave us excellent advice on what to do, in the most cost effective manner. He remained easily accessible and kept in close contact with us, while walking us through the entire process! Our townhouse had one contract offer in 6 day (but that one fell through), then received another contract offer at day 13, that stuck! Stu continued to walk us through the process from contract to closing. By the end, we felt like we not only had an awesome realtor, but had also gained a friend in the process. Selling a house is already a stressful experience, if you want someone to help make it as painless as possible, don’t hesitate… call now and ask for Stu!

I recently worked with Ray Kelly and Cindy on a rental property in the Kingstowne area. Their experience, knowledge of the area and the business relationships they have built up over many years in this market, made this situation as easy as could have been possible. My lease is signed and I am so happy with the great service they provided in helping me to get the best possible situation I could have asked for. I can’t recommend them enough to anyone looking to buy, sell or rent!

I am 150% satisfied with Robert. I have no complaints/​concerns/​problems in regards to him. Reasons why Robert is an excellent realtor:
1. He listens to you and what your needs are whether buying or selling.
2. He dots the I’s and crosses the T’s. There are a million pieces of paperwork that you have to sign. He always made it easy to understand.
3. He knows the market. He knew the cost of the places around me, the ever changing interest rates and what price was appropriate for me to sell or buy at
4. He is available to you immediately. He seemed to always be available by e-​mail, phone or text
5. He knows more than the housing market. He directed me to plumbers electricians, painters, and maid companies that would assist me in move in and move out cleaning. I am a busy M. D. And Rob made himself available at both the old and new places to let these workers in if I was not available
6. He is not a salesman. You are never pressured with Rob. You are educated about what is the best next step

I worked with Robert Bradshaw in selling our townhome and had a wonderful experience. We had listed our home this past summer with another agency and the experience with the realtor and agency was not a very good one, hence it was a big reason we took the house off the market and decided to re-​try again at a later date.
Robert really made a difference in how I felt during the whole transaction. From showing up and meeting with my husband and I, to negotiations with the buyers, and the closing, he was a professional all around. He made me feel at ease and decreased my anxiety level given our situation with moving, two small children, one on the way, etc.
It was also a pleasure to deal with Tom and Cindy’s entire team. At no point did I ever feel like I needed to «remind» someone to do their job whereas Robert was always keeping me updated on the whole situation. It was so nice to deal with a «one stop shop» agency.
Lastly, all of Robert’s recommendations, from the handyman to plumber to the moving company, I was very impressed and happy with their work/​attitude.

We worked with Jason Schneider and couldn’t have been more impressed. With his advice on prepping our house for sale and setting the price, we got a full price offer after four days on the market and only four viewings. Two days later, he helped us find a perfect place and our offer was accepted the next day. He stayed in constant contact throughout the process to answer all of our questions and make the two closings (on the same day!) run smoothly. There was an issue the day before the closing, and he fought for us well into the evening to make sure we received all that we were promised from the sellers. He is still in touch, helping settle all the final details. I would highly recommend working with Jason, or anyone in his office.

We recently sold our home in Lorton, Virginia, with Tom and Cindy & Associates (Long & Foster). Our agent was Robert Bradshaw. I rarely write reviews but, based on such an overwhelmingly positive experience, I could not do otherwise. I should say upfront that I have a great deal of experience with real estate – 30 years in the military and 22 moves– and have seen the entire spectrum in agents.
Robert is exactly the kind of agent you want representing you! His knowledge, expertise and responsiveness are top notch and simply the best I’ve ever experienced. Robert is honest and dedicated and goes above and beyond. He listens carefully to all of your priorities and requirements and then advises you on his recommendations. He is so easy to deal with. In our case, the house was vacant and we were already living in California. Robert easily overcame every obstacle and succeeded in selling our home despite a difficult market and a challenge in timing – we placed our home on the market in the fall. Robert has earned my highest recommendation!

We had a wonderful experience with Tom & Cindy and their entire team. Tom took the lead of selling our house, which took about 3 – 4 weeks over September\October — we did have to lower our initial price but Tom kept us well informed and up to date on market conditions. We had 2 open houses. Jenny led the buying of our new home in Centreville. She was extremely patient as we looked through many houses to find our dream one — AND WE DID! We are so happy with the buying and selling of our houses! The only negative was the time it took. But I would use and recommend them.

I can’t give this more stars or I would! Judith Harley at Tom and Cindy and Associates has done an amazing job, and I would highly recommend her to anyone looking to rent or purchase a home.
Being my first house, I was looking for a realtor that would go above and beyond and help me with the overall process. I had no idea as to what questions to ask, what to look for in a home (new windows installed, etc.), or about the process of dealing with owners and their realtors. Judith started by asking me to tell her a little about myself and what I was looking for. From no more than a paragraph of information, Judith was able to pick a neighborhood that I didn’t even know existed, and it’s absolutely perfect for me!
Judith also provided exceptional guidance throughout the entire process, asking the important questions on my behalf, showing me what fit my needs, and communicating exceptionally with the owners’ realtors. She has established great relationships with realtors in this area, and is able to communicate efficiently with them and get you the answers you need. She was able to schedule showings immediately, was happy to see as many houses as I wanted to see, and was a tremendous help to me. From the experiences I have heard from others working with realtors, it is safe to say that Judith is a rare find! I highly recommend her and will passing out her contact information to all my friends. Couldn’t be more pleased!

Robert Bradshaw was my seller’s agent when I sold my condo in Arlington. He was a pleasure to work with and made everything so easy for me during a time of tumult in my life… moving is stressful and he took a lot of that away.
I also appreciate how communicative he was throughout the process.
I had a situation where I got asking price from my buyer but it didn’t appraise.
He fought hard to get me the highest price he could… ultimately raising the price of my condo nearly $ 10K more than any other like condo in that development had sold for since the crash.
And when he couldn’t get me the rest, he worked with me on his cut so I didn’t lose too much. He probably doesn’t want me to admit that, but I think it speaks to his character when I was faced with going in the hole.
Great overall experience. Very professional… he’s the guy you want on your side of any real estate transaction.

I worked with Robert Bradshaw (of Tom & Cindy & Assocs.) to sell my Alexandria home in September 2013 and couldn’t have been happier with my experience.
From the financial side of things, it certainly wasn’t the easiest deal, but Robert’s real estate acumen and tenacity with the buyer’s agent and lender helped smooth the process and get us to settlement.
Two things impressed me most about Robert:
1. He was by far the most responsive agent with whom I’ve ever worked. Most of the time Robert would call and provide updates before I even had the chance to wonder where things stood. Whenever I reached out to him first with a question, he was always accessible.
2. I have no doubt that Robert’s creativity in positioning my home with the appraiser helped save the deal. I was most concerned with how my 4-​bedroom home would appraise when compared to the only other recent comps in the area — all 3-​bedrooms. But his novel approach to highlight comps from when I purchased the home 7 years prior to show the price differential at that time between 4-​bedroom and 3-​bedroom homes was inspired. The appraisal went through and the buyer’s loan was approved.
Lastly, I was quite impressed with the entire Tom & Cindy organization. Everything ran like clockwork, from the photography appointment and development of marketing materials, to the open house, to the scheduling of the settlement. Handling all of these functions in-​house provides a certain efficiency that was definitely appreciated.
I would not hesitate to recommend Robert to anyone looking to purchase or sell a home.

Overall, I am very unimpressed. Agent (Jason Schneider) chooses to do the absolute minimum. He text’s you instead of giving you a call (i.e. terrible communication skills) and fails to keep regular updates (weeks of no response). He suggested to not have an open house showing due to the low statistical probability of it resulting in a contract. He chooses to have agent’s call you instead of him, because he’s too busy and may not be able to relay the message. So the result is agent’s calling you when you’re at work. Also he didn’t regulate the lock box and we had a bunch of agents go through our house without a heads up (they left their business cards).
Because Tom & Cindy is an established organization, they can get your place on the market relatively quickly and have connections with contractors to spruce your place up. But I’d go with an agent that is really willing to work for that commission, keep you up to date, will take time to explain all the various situations that might arise.
