Michael Huang – AAA Capital Investment

I contacted Michael because of a personal recommendation and all of his great Unilocal reviews.
I lined up everything for him in a matter of days, including the appraisal, which was at my expense and was done assuming I would be closing with him. There were no obstacles in sight, and I asked if he could close sooner than 30 days. He said no, he would take his full 30 days. What’s worse, he cited a change in the mortgage laws that would purportedly make it take longer if I didn’t go forward with him.
I am always someone to verify what someone says to me. Another backup lender was able to close me in 10 days. This is even with the new lender using processes to comply with the change in the mortgage laws.
Michael is a hard working guy. I just think that he may have too much on his plate for one person to handle efficiently. He was good at calling back and responding to emails. That’s great and all, but to me, what counts is closing my loan as fast as possible.
Unfortunately Michael was unable to do that, so I went with someone else.

My experience with a So. Cal. rental property refi & Michael:
Quick to respond. Clear analysis of available options. Detailed instructions for how to complete process. Closed in under 45 days from our first e-​mail exchange; would have been 30 days, but my file isn’t an easy one. He’s respectful of my time and worked to prevent me from sending him multiple copies of the same documents. Refied 60% of appraised value; did not order appraisal until the process was fully moving along (avoided multiple appraisal costs).
Personally, I unsuccessfully worked with 3 others (brokers and banks directly) prior who were incredibly slow, inefficient, inaccurate or who said there’s nothing they can do. In just a little over a month, Michael put them all to shame. He and I have never met in person, yet his professionalism, knowledge, and skillful ability to navigate the mortgage system give me great confidence that he can and will do the same for others, whether face-​to-​face or online.

Michael is wonderful! He helped me obtain 2 properties and he helped me refinanced. He works fast, ever at midnight he is still replying to emails, even on his vacation he is still replying to emails. If he says he can get you the loan, HE WILL GET YOU THE LOAN!

The important thing when buying a house is to find the best lender. A friend refer me to Michael. Michael is very detail and make sure when he issue the approval letter, we are actually approved.

I wasn’t able to have Michael help me on my initial home purchase due to the Builder/​Lender relationship but as soon as the rates dropped I contacted Michael and he was incredibly responsive, honest, and swift in dealing with my refinance!

Fantastic service. Would highly highly recommend. I was having a lot of trouble obtaining a loan because I am a independent contractor, had already applied for a loan through Bank of America and they were making no progress, called Michael at the last minute and he was able to pull through and get everything done quickly and help me close escrow on time. Also he saw that the mortgage rates were downtrending and locked in my rate at the perfect time, saving me tons of money. Will certainly call him again when it’s time to refinance!

What can be said that hasn’t already been mentioned in the other reviews?
If you need residential funding go to Michael period. He can get you good rates and get the deal done quickly without headaches. Also, you don’t have to get an appraisal until he gets your loan approved and once you’re approved… you’re actually approved. Meaning, they WILL fund the loan.
This is such an important point I have to repeat it: Michael isn’t like the other guys that throw out meaningless approvals to draw you in to their dreadful loan process. If he approves you that means you’re solid. Place your trust in him and he will take care of the rest.

People can advertise a rate, but the issue is whether they can deliver and deliver it on time without major headaches.
