Ka Fai Management

WORST management EVER. These people are rude, mean, money-​minded and will take advantage of you in everyway. Not only that they were mean to us when we required maintenance, they were also super rude to us when we had to deal with them face to face — I have never ever seen a smile on their faces. They treat you like you owe them thousands of dollars even if you paid rent on time. Also, expect to get THOUSANDS taken off your security deposit for things you never did/​that broke because of bad quality. WORST COMPANY EVER! Especially when they deal with poor college kids like us, they have no empathy whatsoever and will try to squeeze the last cent out of you. just CROOKS.

Would give 0 stars if possible… absolute slumlords. Will do anything to take money, including promising paying for heat only for us to find out months later that only included the oil bill. HUNDREDS OF DOLLARS wasted due to false advertisement. Would never respond to our emails to fix things despite countless attempts.
We thought we were getting a great place because everything looked really nice when we moved in, so we didn’t mind the pretty expensive rent (for Allston) at first. But we come to find out Ka Fai cut every possible corner when building the place: the paint started chipping a few days after we moved in, the floors were fake (even though they were advertised as «hard wood»), the countertops were not secured onto the counter (!), the fridge was broken, AC only worked in the living room, etc.
The fridge was probably the most ridiculous part: it would break every month or so, completely ruining all of our food, and Ka Fai’s only response was to keep the temp at 2 so it wouldnt break the motor again. 2. So even if it didn’t break, our food was always warm. It was probably a 20 year old fridge but no chance they will ever replace it because they are only out for money. They do NOT care about tenants.
When we got our security deposit back, there were HUNDREDS of dollars of charges of things that had nothing to do with us. They completely made up charges for countless things and when we argued, they ignored it. Things that were in our condition statement were listed for ridiculous charges on there.
This is all on top of the fact that they make you move out on the 28^th of the month and charge over $ 500 a day if you stay. So essentially, you are forced to rent your next apartment a month early, which is several thousand dollars extra. On TOP off all the other ridiculous fees they charged on our security deposit that were THEIR fault.
I’m so happy I’ve moved on to a real landlord. Did not realize it was possible to be happy with management until I moved. I will tell everyone I know to stay away from Ka Fai.

I have been living in their Allston apartments for over three years during my tenure as a student at BC. The reviews are surprising here, but based on my own experience, I can say that whenever I had an issue with the apartment, my calls/​emails were answered promptly. Compared to other landlords/​mgmt companies that I’ve dealt with in the Allston area and horror stories I’ve heard from friends, Ka Fai isn’t bad!

Alright, c’mon, guys. Ka Fai isn’t a perfect management group, but I’ve been living in one of their units for a year and have not experienced anything like what y’all are complaining about. Maybe it just speaks to the quality of the previous landlord I had, who was the picture of what the rest of these reviews describe, but the apartment I rent from Ka Fai is in decent condition, the appliances work, and I haven’t had any problems with maintenance. When my kitchen sink was clogged a few days after Thanksgiving, somebody came out in a few hours and went to town on the pipes – problem solved, no questions asked. When the toilet started overflowing, sure, it took a few calls to get on the phone with maintenance, but persistence pays. Dude came out and took care of it. I have a feeling that some of Ka Fai’s apartments are the problem, not management itself. The moral of the story is to look for mouse/​roach poop *before* you sign the lease. Are you sure you’re not renting from Alpha?

Avoid this management team at all costs. Even if you think you’ve found your dream apartment, they will make it your hell.
They are unresponsive and unreasonable. They’ll try to kick you out of your apartment before the end of the month so make sure you pay close attention to when the last day of your lease is. Also, they won’t let you prorate your rent for the three days you have to figure out what else to do until your next place opens up.
In short, they’re assholes.

Make sure you read the fine print of your lease agreement with this company as they apparently expect you to move out four days before the first, and charge you 200 per day if you aren’t out of there by then. Obviously they don’t make you aware of this when you move in and it’s shady business practices like this that make ka fai so unpopular with tenants who have rented properties from them. The apartments are pretty nice but WATCH OUT, they will try and squeeze any extra money they possibky can out of you.

If I could give negative stars I would. This management company is pure scum and will do anything and everything to take your money away from you. They do not respond to maintenance calls until months later when you threaten them with a city inspector (which goes to show that their units are clearly NOT up to code. I urge anyone considering an apartment owned by this company to reconsider as the stress and abuse will not be worth it.

Zero stars. They are crooks and should not be in business.

Let me start by saying that I’ve lived in a number of apartment buildings in the last six years, in the Fenway, JP, Allston, and Somerville, and I’ve never had an experience with management as unresponsive as Ka Fai — except when it came to matters of taking my money.
I lived in a Ka Fai-​managed building for two years. The apartment was nice enough, with newly refinished floors, a coat of fresh paint and nice appliances. There were a number of nails, screws, and nailholes in the walls, but hey, this is Allston. We didn’t mind.
After living there for a few months, I could tell you the following things:
1. The newish, purportedly energy-​saving windows were all warped and none of them closed or locked properly.
2. The heat vent to our bedroom didn’t work, so it got mighty chilly in there at night.
3. There was a terrible leak in the kitchen ceiling, which swelled and bulged.
4. The dishwasher had a broken door, and frequently drained improperly, leaving a couple inches of standing water in the bottom.
5. When we had problems, and called their business phone number, nobody EVER picked up, despite the fact that they were in the basement of our building. Unless we called the emergency number, nobody would ever pick up or call back.
To their credit, the maintenance guys tried to find the source of the ceiling leak and repair it several times. But it was never fixed. I came home one day and found that they had torn out the old damaged portion of the ceiling and replaced it. But — guess what — the ceiling still leaked.
There was also a very strange occurrence when I came home late one night. It was the night before my senior reviews, and I came home to find that management had entered the apartment, moved an inexplicably wet rug from the hallway to my bathtub, and done who knows what else. There was no explanation and I was confused and upset about my rug, which suffered water damage. As it was after midnight and I had 12 hours of work to do before my review the next morning, I couldn’t ask them about it. School consumed my attention.
Then, a few weeks later, I received a bill for over $ 400. When I called, aghast, they claimed that I had left the kitchen sink running, and that water had filled the sink and dripped onto the floor, damaging the three units below mine.
Notwithstanding that I have never left a faucet running in my life, and that I seriously doubt that my kitchen faucet sent water cascading down three floors, why would a kitchen faucet fill up a sink? Isn’t that what drains are for? But I could hardly contest the charges; they would have just taken it out of my security deposit when I moved out. And oh yeah, I had a life and other things to worry about.
Then, when we finally, happily DID move out, they had the audacity to charge us for the many, many screw– and nailholes that had existed before we moved in.
All in all, it was an unpleasant experience that left a bad taste in my mouth. The apartment was large and sunny, and the laundry was cheap. I’m sure there are worse landlords, especially in Allston, but they’re still the worst management experience I’ve ever had.
