The Arbors at Magnolia

It is said that moving is one of the most stressful life events we encounter. I fully understood this When we recently started my Orange County apartment search. We were often met with voicemail/​unreturned messages, rude/​incompetent office staff and we were about to give up until we met Diana at the Arbors. She would answer every question we had and was so pleasant to work with. It was a breath of fresh air. We felt like we finally had some one on our side who wanted us to live there. She has no problem speaking her mind she will be honest with you. Diana, thank you for being you. Michael

I have lived here for almost a year. I was searching frantically for a place to move to and when I called to see if there was anything available. Diana answered the phone and was more than welcoming and suggested that I come straight in to view what was available. My mother was with me and Diana welcomed us with a warm smile and showed us around. We clicked right away and she went over all apartment sizes, prices and availability. We settled on one and I moved in 2 weeks later.
Michelle and Diana were available on move in day and both made sure that all things were well and assisted me on getting things settled.
They have continued to be available and both helped me move from a one bedroom to a two bedroom and as well helped my roommate get situated.
There is always someone available in the office, and maintenance as well has been a great help when needed. The complex is clean and the animals in the apartment are well behaved and I have never had any problems

i have lived in this complex for a year now and i really enjoy it here. its very quiet and always cool inside my apartment. management is very helpful and maintenance always does a good job fixing any kind of problem i have. i would recommend this place to any future residents looking.

I am really shocked to see all the bad reviews on here. I lived here for 3 years and I loved it. The grounds are pretty well kept and nice. There are gates for the parking lot as well as a walk-​through gate that they lock after 6pm for safety. The apartments are nice… I’ve definitely lived in places that were a little more upgraded on the inside, but these are nice for the price. I wish there was a little more storage in the apartment… more in the kitchen and maybe a linen closet… but the walk-​in closet is great!
Parking is good. You get one assigned carport and one pass to park anywhere inside. Guest parking is not the greatest. You have to get a parking pass from the office. If it’s last minute and the office is closed, you’re out of luck. I usually have my guests park across the street and walk over.
I also think the management is great… contrary to what I’ve seen other reviewers comment. They’ve always fixed any problems we’ve had either same day or next day and always been very friendly and helpful.

We’ve lived in this complex for about 7 months now and this was our first time getting our own apartment so it was a pretty big deal for us that everything went smoothly. The leasing process was simple enough, most everything was electronic and the two ladies in the office were more than happy to clear up anything we had questions on.
The property itself is pretty dang nice. Green grass everywhere, pretty flowers and shrubs, attractive walkways throughout. There’s a nice looking pool (but no jacuzzi which would be nice!), 2 conveniently located laundry facilities, an exercise room (that requires a deposit for the key) and a spot to fill up your 5 gallon jug of water if you’re into that kinda thing.
The apartment is nice and spacious with a HUGE balcony and walk in closet. Our unit isn’t one of the super updated ones but it still meets our needs. Only thing needed is maybe a tad more storage space in the kitchen and possibly a linen closet but those are wants more than needs.
The only issue we’ve been having recently is some of the newer people moving in have been very loud at all hours, slamming doors and they seem to always have someone pounding on their door to get in. This place used to be so quiet and peaceful but you can’t help who gets to live here! There’s still some good nights so that’s not a huge deal.
They have plenty of grass for your dog (they also allow cats) to run around and there’s doggy bags to pick up their business. When we had 2 cars when we first moved in, parking wasn’t too bad. Those who are complaining must not be using the technique to always get a parking spot! First person home gets the open spot, 2^nd person home no matter how later gets a guaranteed car port spot. We have also not experienced any vandalism or theft.
Overall we are very pleased with this apartment complex and have renewed our lease for another 12 months.

Horrible management. I called this apartment complex for a tour and was told by the manager to come in at 3:05 because she was going on lunch. So im there at 3:00 and theres a sign on the door saying that the office would be closed til 3:30. Im sorry but if you say 3:05, I expect 3:05. I ended up leaving and I am glad that I did. Theres only one good review on here and it sounds so fake. I can totally agree that theres a management issue. Even when I was talking to her on the phone she sounded rude and unpleasant. Go elsewhere. It isnt worth it.

The apartments are located in an area surrounded by other neighborhoods just a few miles away that I would not normally venture into, yet this neighborhood has been nothing but friendly, safe, and respectful to me.
The parking at the apartments is a tad inconvenient if you decide to have a last minute guest over and The office is closed, you’ll just want to drive over and pick your friend up (after they park on the street) to save them a commute. When the office is open, the lovely ladies that work here are more than willing to get you an available parking space or port.
The pool is not heated, though I have yet to use it. But laundry rooms, facilities, grass, plants, really everything is very well maintained and the maintenance man is very friendly.
I have had 1 rate increase after my first lease expired and I chose to renew, mainly because this place is very conveniently located, not too far from honda center, Angels stadium, the block, Buena Park mall, and there’s a 7 – 11 right on the corner, perfect for a late night 6 pack!
Overall I love where I live, I love how spacious it is, I love how respectful the neighbors are (I never have issues with noise *knock on wood*), and I also feel very safe here.
If you’re looking for a relatively affordable complex, that will deliver you peace of mind, fine facilities, and a very awesome staff… Look no further than the arbors at magnolia.

I’ve been living at the Arbors for about 9 months now. I’ve lived in various apartment complexes over the years and this one is certainly one of the better ones. The managers Michelle and Diana are always prompt with any repair requests and usually have an on site maintenance man at my door within an hour.
The maintenance crew are very professional, and know their trade. They also clean up after themselves which has been something I’ve had trouble with other apartments in the past.
The overall facility is clean, including the laundry area (s), I also like using a rechargeable card to pay for the laundry as opposed to quarters
I recommend this apartment complex for anyone looking to move into the area, the rent is competitive and the staff is attentive.

If I could score 0 stars I would. This is the first apartment complex I ever lived in. So you can imagine I was super thrilled and excited. When I first met Michelle, I thought she was awesome. Up until the first week I lived there. I complained about how my ceiling fan wasnt attached to the ceiling and asked if they can fix it for my safety. That was the day she decided she didn’t like me. Favoritism is definitely played here in the complex. She lives there so she is ok to have vehicles that dont work, take up parking but is quick to jump on everyone else. Lease states rules that must be followed. Everyone breaks them, however I was personally attacked and harassed for loud TV, supposid fights that broke out, weed. You name it. There is always weed in the air. But I was blamed for it. I complained to higher management when Michelle rudely interrupted a Thanksgiving party I held at my home. Which at this point something needed to be done. A couple apts down there was another party going on, but only mine was stopped. Higher managers did nothing. Just stated to follow rules because I havent and not worry about how anyone else was living. In the end. they took all of my deposit $ 500 and stated I owed them $ 100 more because my dog ruined new carpet. They proof of pictures was a joke. Then I found out they were charging me for 3 persons on my water bill and only 2 lived in the home. When confronted, I was told I would be followed up with. Never heard from them again. I keep pictures of the complex in hand. i did plan to take legal action. That is how bad it got. However, being away from that place makes me never want anything else to do with it again. Dont get me wrong, the complex is beautiful. My dog loved her walks. they NEVER kept dog bags there. Dont know what pet rent was for then… I just think management is a joke. And just like everyone says. people come and go weekly here. I would not recommend moving in here.

The manager is stuck up. She acts like your bugging her. Also everynight you smell weed. Dont move here. They will rise your rent. I was so happy that i moved out. They will also try very hard to keep your deposit when you move out when theres nothing wrong with the apt. Dont move here look somewhere else!!!

Update. I lived here for over a year and a half. At first I thought this place was great! Quiet, family oriented, safe, and more for the price we were paying! The leasing office people were nice when we were signing our lease. Sure, I thought, we’d be happy here for the remainder of our schooling. Toward the end of our first lease, they raised the rent on us $ 200. I thought to myself, nothing is being upgraded for our apt… Why so much? We ended up renewing to a shorter lease because we had 6months left of school and we thought it would have been a hassle to move to a whole new place for just 6mos and then have to move out again. Toward the end of our short 6month lease we got a notice Saying they were raising the rent another $ 200! This was ridiculous because all the other apts have newer kitchens and cabinets, sliding doors and floors, etc… I understand the increase but ours was the same as when we moved in, yet they tried raising the rent $ 400! That’s crazy! We were moving out anyway so it didn’t matter. Long story short, they will raise the rent on you every time your lease is up… Which is Probably why someone is moving out every weekend. Moving on, our apartment when we moved out was immaculate. We didn’t paint, hang anything up (except frames in our rooms), or damage anything, yet we were being charged an additional $ 140! Mind you, we were full time nursing students who were barely home and worked at the same time. When we were home, it was to study and sleep… If we ever had time to. Why charge us that deposit of it wasn’t going to cover anything?! Ridiculous. Parking here is awful. Not to mention every time my roommate or I would ask for a parking pass for family members, they would make it seem like it was a hassle for them. no one ever cleans up after their dog and there is always poop on the walkways and grass. By the front laundry room, there is a drain, and at nighttime there are cockroaches that swarm the surrounding sidewalk. It’s just a nightmare. The manager doesn’t care for her tenants, or reviews of former tenants which she should because former tenants have honest opinions about their experiences and definitely not trying to sell you to live here. Don’t move here, you’ll loose your deposit and be expected to pay an additional fee for who knows what. On the bright side, the maintenance man, the lady in the front of the office (Diana), and the mailman are all really nice.

Before you move in or sign a contract read this. I lived here for the past year and a half. In my first 6 months I noticed that almost all the apartments around me have tenants moved in and out several times. People move in and then move out in a short time. They must be unhappy about some or several things. The first thing is the rent. The management keeps raising the rent on you on a continuous basis. They tell you you can sign a lease for 3 months once your lease is over you receive a notice of rent increase or you have to pay ridiculous extra amount of money for month to month rent. And if you ask why The will literally tell you in a rude way move out just like what they told me. Very Unprofessional very poor customer service.
They raised my rent 4 times already.
If you have kids this place isn’t for you the smell of the weed is always in the air.
No storage cabinets in the unit and it’s too small.
Buildings are very close to each other you always feel like your privacy is attacked.
Couple accidents happened were cars and apartments got broken into.
I asked to talk to a manger they refer you to Julie who identify her self as a director of the company but she is not helpful at all. Its a mangement company they dont care for the business like The owner. I asked to talk to the owner of the place they won’t give you the information.
Owner if you read this I would like to speak with you this place is mismanaged.
The only good thing I can think of is that the maintenance guys are nice and helpful.
Now I just can’t wait to move out and find another place to live.

This is a very nice community and very pet friendly. Plus, I feel very safe here. They lock the gates at 6:00 so you are locked in. The gate for parking has to be used to get in and out. I love the staff. They are really friendly, and NO, I am not on it. The only weird thing is this is the first apartment I’ve lived in where someone is moving almost every wknd. I’ve lived here over three months and this is the first wknd that no one has moved in or out.
