Woodland Mews

Woodland Mews was one of the most horrible rental experiences of my life. I rented from them in 2010 with my family and initially everything seemed great. However, when we encountered problems (a leaky roof that destroyed the closet, some clothes and the floor in the area, a deck that was unstable and that we were told ultimately could fall, running toilets that would occasionally overflow) they were not fixed — at all. We complained and complained about the problems and ultimately had to withhold rent to have them come and fix what was wrong. The leaks from the roof had destroyed the ceiling in the master bedroom by that point and damaged the floors, but what did they do? A patchwork fix that ended up breaking down the next time it rained. They honestly could care less about their tenants and I was happy to leave, but of course this wasn’t the end of it…
They ended up claiming that the damage was OUR fault for not reporting it (we reported at least a dozen times) and that we were responsible for the problems that were created from the water leaking in through their horrible roof. They even tried to get a claim filed against us for damaging their property and when I went to rent somewhere else FALSELY told the landlord at the new place that we were evicted from their townhouse.
Bottom line, the management in 2010 was HORRENDOUS and the things they did to my family were the tactics of a slumlord. If I had more money I would have sued them, but I’ve since just moved on with my life. I do not know who the management is now, but if it hasn’t changed please stay away at all costs!

Let me just start by saying management is horrible. They don’t care about their residents and will screw you over with fees and early renewals (like 3 months after you move in for the next year) they probably do this so they can try to lock you in before you realize how terrible the management actually is. They are unorganized and make numerous mistakes on your lease and then when they find out they messed up they’ll back charge you for monthly fees a half a year later and threaten to evict you if you don’t pay by all of them by the next rent. Be careful. You can’t trust them to do things right and then be prepared to pay for their mistakes.

I love the location but strongly dislike the management, quality for price and the overall need for repair. Three separate occasions in different months the office has had no phone service or internet. During the time the phones are down you can leave a message. Three times my messages were never answered. Our unit has structural problem and the whole foundation has shifted. Our bedroom doors will not stay open and you cannot put anything up against the wall (dresser, bed, chair) that connects to the other until because the lean is to bad. The flooring that has been put down is lifting and bubbling everywhere. They did put out an email that they could do a kitchen upgrade but would have to pay more. The sub floor in our bedroom literally has a disconnect and bounces when you walk on it. There is a horrible repair for what I assume was a leak on the living room ceiling. When we looked at the unit there was a leak from the roof in multiple locations and we were told it would be repaired. It was not. The stains on the ceiling from the leak are still visible and the front porch overhang is caving in. There also was another leak in the upper roof that came into the bedroom. The wall in the area of the leak is crumbling off and smells of mildew.
If you are ever late with you rent expect a notice on your door, the threat of eviction and legal action. We are talking 3 days late and they have the inability to work with you. Three months after you move in they want you to sign your next years lease. There is incentive to sign early but if you don’t they show your town home to potential renters.
The maintenance has always been kind and are responsive. The manager is rude and seems to not give a care about her job.

We tried to rent an apartment here. We really did.
When we walked into the hipster-​paradise that is the lobby, the young lady behind the desk never stood up, and barely acknowledged us. She then informed us that «All leases start in August», and gave us a list of residents we can «text to see about maybe figuring out a private sublease». She refused to show us an apartment, to describe amenities, anything. Then, after shoving the text list at us one more time, she went back to her phone.
Maybe the policies are as silly as she made them sound. Maybe she was just a bad little hipster, not indicative of the management’s intent. But regardless, we walked out. I’d recommend you save yourself the trouble, and go elsewhere.
EDIT: I actually just got an email from the manager. Although she apologized for the conduct of the Bad Little Hipster, and was very kind, it’s *actually their policy* that all leases start in August, and that you must sublet if you’re moving in any other time, and that they don’t have a model apartment.
It’s the only apartment complex we looked at that has that policy. If you’d rather not deal with that approach to rental, there are lots of better options in town.

The only good thing about living here besides the access to the strip mall over the hill would be the maintenance staff. The buildings are built terribly with huge gaps under the doors making electric bills outrageous. Dealing with the office is difficult just due to their general incompetence and conflicting understanding of their own policies. Also their means of giving you notice for something is by putting a flyer in your door. We live in Michigan. Enough said. The way they spend your overpriced rent is by putting a ton of TVs in the leasing office for no particular reason. I couldn’t even utilize the gym for over a year and their was no condolences on their part. If you are looking for good property management and a helpful environment, don’t look here.

It takes a lot for me to negatively put a review about a business online. I lived at Woodland mews for just under a year. The move in and move out process was completely unorganized due to the lack of communication in their office. Even though I appreciated the size of my apartment and the amenities that they offered it does not make up for the lack of professionalism. Another small but yet irritating factor while living here was that they would not update anything in our apartment. We took over a sublease of somebody that lived there for five years and they wouldn’t even clean our carpets. Definitely would not recommend this place to anyone.
