This is the absolute worst company to rent a home from. Our dishwasher has not been fixed for seven months. We contacted the BBB and still nothing has been done. The company is impossible to get in contact with. DO NOT RENT FROM THIS COMPANY.

This company has to be one of the worst, people that are working there are inept, the property that I rent from is managed by this inept company. One of the dummies told me that rent has nothing to do with problems in the unit that are not being fixed or repaired.
So If I pay for a service, should I expect the full service. You want me to pay full rent but 65% of the time I have no use of the kitchen. That’s like me paying $ 35 for a steak dinner and you bring me 25% of the steak on a paper towel, with a spoon to eat it. And you except me to pay full price right now, and in a week or two I’ll get the rest of the steak thru the mail.

Stay away from this company. Everything the previous reviewers stated are true. Late payments due — -to company — not the tenant. Failure to provide reports that are specified under the contract; incorrect statements; lack of communication; failure to respond to letters and phone calls regarding company’s handling of my account; failure to follow state laws regarding security deposit; failure to provide end of year report; and failure to provide walk-​through report. This is just a sampling of the issues I encountered with Property Management Pros in Arlington VA.
I notified the company that they no longer represent me. Now they are trying to coerce me into signing an agreement before they release the tenant’s security deposit stating that I will not sue them or say anything negative about them. I will take whatever legal action is necessary to expose this company for their illegal practices.

Every issue we have had in our house since we moved in has been dealt with either slowly, incompletely, or not at all. We have been turning our shower on with a pair of pliers for a month now, and the company has not responded to multiple emails from every roommate. BY FAR the WORST property management company I’ve ever had the misfortune of working with.

Have to echo what everyone else said. It’s all true.
Add to the fact that once I left this company due to their terrible practices, they attempted to essentially hold my house hostage by refusing to relinquish the keys. I was forced to break into my own house, change the locks, and set an alarm to make sure they can’t get back in. They impossible to get in contact with. Your urgency does not matter to them.
The contractors they work with are shady. I was told that I would have to spend several hundred dollars on a broken lamp post that couldn’t be repaired. I drive out to the house to find that there is nothing wrong with the lamp post at all. Prices for work they perform is extremely inflated. They will charge you absurd amounts for remedial jobs. I’m all but certain that they are trying to make additional money off work performed by contractors.
They were hacked and was used as a relay point to hack other people. They knew this but didn’t bother letting people know that they could be victims too if they click links that seem to have come from them. I had to call the office for something else to find out «oh by the way don’t click that thing»
Simply the worst company out there. I am reporting to the BBB. Wish I could do 0 stars.

This company is HORRIBLE in finding a tenant, communicating with the property owner and is more concerned about adding money to the property maintenance fund before even getting a tenant in the property. Now heading into more than 90 days without a tenant.
The focus is on funding the maintenance account at $ 500, which is supposed to be used for repairs when a tenant is in the property. So I am not sure why the company requires that you fund this immediately. After 90 days I am still waiting to get a tenant. It was not until after the company realized that I have a way of auditing their activity in the property that they finally started showing the property. After 90 days and at a fee of $ 75 per person, they have only gotten 4 applications and supposedly she’s waiting for more information from 3 applicants. Please tell me what applicant would pay $ 75 and not provide all the necessary information? This company is deceiving. They also do not have good marketing tools. They do not market with MLS/​MRIS because they are more concerned that they’d have to share the fee. DO NOT waste your time with this company.

When told I was dealing with the «Director of Operations», I had an unprofessional and rude experience. A house was on the market at $ 1447. After the first open house, the price was lowered to $ 1397. At this point I found the house, and applied at that open house, and showed great interest in the property. Well, the next day, the «Director of Operations» emails me to say the owner has raised the rent, and will now take nothing less than $ 1700. A $ 250! raise from the original listing, $ 300 more than the price he LOWERED the price to. But as soon as there was interest, he skyrockets it up, no by $ 25 – 50, but hundreds! Very unprofessional.

Have had a few different companies over the years, this company by far was the worst. At no other company did I get such a strong feeling that their only focus was renting properties and not actually managing them.
Consistently poor communication.
Accounting system is a joke. Consistent errors on regular transactions. Missing and/​or lacking information on repair work or other irregular services.
Generally deceptive. The «required» «Mutual Release» to exit the contract includes the below. Obviously I didn’t sign their document and obviously it is not actually required.
«Non-​disparagement.
The Parties agree not to make any statements, remarks, publications, written or verbal, or cause or encourage others to make any statements, written or verbal, that defame, disparage or in any way criticize the personal or business reputation, practices, or conduct of The Company, its employees, directors, and officers. The Parties acknowledge and agree that this prohibition extends to statements, written or verbal, made to anyone, including but not limited to, in any public or non-​public forum, in any public or non-​public communication of any kind or other media, news media, online forums, websites investors, potential investors, any board of directors or advisory board or directors, industry analysts, competitors, strategic partners, vendors, employees (past and present), and clients.
The Parties understand and agree that this Paragraph is a material provision of this Agreement and that any breach of this Paragraph shall be a material breach of this Agreement, and that each Party would be irreparably harmed by violation of this provision.
Parties acknowledge execution of this mutual release on the day and year stated above.»
At no point did I ever deal with an actual licensed broker or realtor. The lock box they used to show the my unit was from home depot and not an actual Sentrilock with audit capabilities.
My suggestion if you want to make a bad decision and hire this company would be ask to see the representatives license and qualifications. If by some miracle they have a license, when there are problems you can file a complaint with the National Association of Realtors, etc. My guess the company representative will have some B.S. online certification.

I ultimately ended my relationship with this company because they were never reachable by telephone and because they made tremendous errors in accounting fairly routinely. These errors were always to the company’s financial benefit, of course. Beth is nice, and helpful but rarely reachable. Overall, my experience was horrible and I would recommend that you go with another company.
