Block Lofts Apartment Homes

I came in the other day to look at one of these apartments and fell in love. Although they are a little pricy I truly fell in love with the amenities and location. On top of that the staff was extremely professional and informative. Samara showed me around the community and gave me some great information about the area and the apartments. She was amazing. Even if I don’t decide to stay here I definitely would recommend the community and don’t forget to ask for Samara :-)

Block Lofts is in a great location and is one of the more affordable apartments in the area. Unfortunately, it is not worth the 100 or so dollars saved per month. Thankfully I’ll be moving out in a month (the end of a 1-​year contract) but I’m writing for the sake of the people considering the apartment.
It looks like past Unilocalers have had the same trouble with leaks. For an entire year, every time it would rain, water would come cascading down from the ceiling through the light fixtures. Every time I would call the office and eventually someone would come to do some slapdash patch work. It fixed nothing and the rain would again turn my kitchen area into a shallow pool. Again, I would call the office and the same cycle begins. After the 3^rd instance the office told me that roofers will be in to fix the leak. Six months pass and the same issue reoccured.
The best advice I can give is to find an apartment based on the quality of the management office. Leaks happen but it’s how the management deals with it. If you want to avoid a year of leaving pots and pans scattered around the kitchen/​living area, do not live in Block Lofts.

Can I give LESS than a star? If you have not signed a lease yet… RUN, RUN AS FAST AS YOU CAN IN ANY DIRECTION! Seriously. This is by FAR the worst experience I have had with an apartment complex in all of my years leasing, and working as a leasing agent. Where to start? Let’s begin with the signing of the lease. As we were going through the paperwork and reading the fine print, I discovered that the «free wifi» that they told us about on our tour and the 24 hour gym came with a «little something» extra that the leasing agent failed to mention (how convenient) As part of the monthly fees, they make the residents pay for the complex’s wifi, as well as the electricity for the gym and common areas and this is UNCAPPED, meaning if somebody leaves the lights on in that gym, you best believe you are going to pay for it, no matter how high that bill. Isn’t that something you think a potential resident would like to know about before the date they are planning to sign the lease? Me too. At that point, I had 3 days to move out of my old apartment and signed the lease anyway… it’s annoying, but hey, I can deal. The next day, the day I am set to pick up keys and drive my packed Uhaul to Block Lofts, I arrive at the complex at noon only to discover that my apartment’s kitchen is flooded with water, coming from the ceiling. It was raining that day, and apparently they had never had any issues before (yeah, right), but the cabinets were bleached from all the water, and the ceiling had noticeable water marks. Not to fret though, according to the leasing agent, the unit below was open and we could move in there. Upon entering that unit, what do you know, it’s leaking too! Wonderful. Remember, I have 2 days to be out of my current place so I am freaking out. They tell us that «no one can come out to fix the leaks until atleast Tuesday of next week» basically telling us we had to move into the flooding apartments or break the lease. If I have learned anything in my years of leasing for myself and leasing for others, you never, EVER move into a unit that is not move in ready, let alone show that unit to a potential resident. After some discussion with my roommate and after researching about the building’s many, many water & moisture issues, I decided to break the lease and try to find something within the next two days. My leasing agent, Flavio, understood our decision and PROMISED us that we would be refunded the full $ 210 that we had already spent A PIECE on the app and admin fee. He also said we could expect those checks in 3 days time. 2 full weeks go by, and my roommate gets a call that she can pick up her check, yes, you read that right, check, as in singular. She drives there only to find one check for $ 250 waiting. Apparently, the vice president told Flavio she would only refund us $ 250 to split between the two of us. While still at work, I call Block Lofts to speak to her and «she works from home and you cannot talk to her. Flavio fought hard to get you the full refund, but that is all she would refund you. I mean, after all, it was YOUR CHOICE to not move into a unit.» You guys, these people are CROOKS who will do anything for a couple extra bucks. They are dishonest, unpleasant, rude, and completely mismanaged. Do not move into this place.

I did a lot of research before I moved to The Block Lofts. I had decided to move from the suburbs to the Old Fourth Ward. There are many apartments in this area and I went to many of them. They were all nice. Most were smaller than the unit that I selected at Block Lofts. The deciding factor for me was the dog park, location (right on the beltline) and the friendly staff that works here. From the Manager Laura right down to the maintenance guys. everybody was and is great. I am 3 months into my lease and I still love it. If I need anything, they are very helpful. They respond quickly if theres a problem. Flavio and Sameera are the current leasing agents and always a pleasure.

I see that there seems to have been some unhappy residents, but all seem to be from several years ago. I moved in on March and love it. I have already made friends with some neighbors on the dog park. The office seemed nice and everyone that walked by introduced themselves to me. I thought kind of weird but then realized they might be genuine. I have already had an a/​c issue which sucked but I would recommend block lofts to apartment seekers.

I have lived here for 5 years and, like all corporate apartment complexes, they punished long time residents by raising their rent every single year by an astronomical amount.
recently, I realized i couldn’t afford to live here anymore so i bought a place down the street– asked management if we could end our lease 2 WEEKS early after having lived here for 5 YEARS and they gave us some excuse about how their hands are tied and they couldn’t approve this request because it would be discrimination against the other tenants?!?
Discrimination? How about a reward for being a long term resident that referred people here for years, always paid rent on time, never had any kind of complaint filed against them, and was proud to be a member of this community for so long? It feels to me like they are discriminating against some of their most valuable tenants by not being able to use reason and sound judgement and treat their tenants like people rather than money trains.
I will never recommend anyone to live here now– i can’t respect people that don’t know how to use common sense. Not to mention how difficult it to get something repaired, how cheap the materials they used to make these apartments are (they are falling apart), and how unreasonable their corporate standards are.

Not fan anymore!
We have lived here a yr. come April and since the management change, things have gone down hill! The new maintenance guys (3 group since we moved in) are not very responsive, the dog park is always out of bags therefore residents done seem to clean up after their dogs… and the grounds guy lets the trash cans in the dog park over flow for days! If you do have dogs, be prepared to pay Dog rent! Really? They also, required us to do a DNA sample so, they could check the poop in the Dog park and fine anyone who is not picking up after their dog!
It takes 2 weeks to get light bulbs changed in the stairwells because they don’t keep extras on hand. The elevator is out quite a bit… And has been due for safety inspection since ⁹⁄₂₀₁₃ and it’s ²⁄₂₀₁₄!
Be prepared to not get to use the pool… Last yr. the pool stayed green, and on the weekends the pool was soo packed with constant «Spring Breaker /​Frat party types»!
Parking can be a nightmare … On holiday weekends visitors park in resident parking! Some even think that it is a race track in the parking garage!
The resident’s office area is a joke! Printer is always out of order… Out of ink! yeah, no back up stock, ink has to be ordered. Internet is out a lot! We’ve only had to try to use it a couple of times but, it is a hassle when you pay for it in your rent and
There is the community Electric you pay for that wasn’t disclosed until we went in to sign the lease!
When we moved here, there was basically a waiting list they were at around 95% full, now they can’t be because apartments sit empty for weeks! Several folks who were here when we moved have or also moving to other apartments in the area!
The location is great, right on the beltline and walking distance to most everything you could want! The rent is compatible to others in the area!
So, you may ask… Will we be renewing our lease? No

If visiting the property for a tour, DO NOT SPEAK WITH BRANDY! I’ve been living in this property for almost 6 months and it has had its ups and downs. The property is nice but looks can be deceiving. My main problem is with the front office staff. They are EXTREMELY RUDE to their tenants and even ruder to their tenant’s guest. Stay clear of a light skinned girl named Brandy in the office. She is extremely rude and unprofessional. She actually threatened and harassed a guest solely because my guest was lost and walked into the FRONT OFFICE trying to find the elevator. Instead of trying to help my guest find her way, she told my friend that if she didn’t go outside and enter through the gate, then she was going to call the police (maybe she was so aggressive because she was conducting a tour at the time and wanted to show that they are trying to prevent break ins but instead showed their unwelcoming nature). When I called down to the office to make the complaint about her mistreatment of my guest, SHE answered the phone and refused to allow me to speak to a manager. When i asked her why she treated my guest in such a poor manner, her explanation was because there are so many break-​ins, she cant allow guest to come in through the FRONT OFFICE! When i continued to ask questions so i could gain a better understanding of the situation, she was then extremely nasty to me and then threatened me and said that she was banning my friend from the property. She is not a manager and has no authority to even do that. She was just terrible for no reason and clearly was having a power trip. It was 11am on a Saturday morning and my friend by no means looks «suspicious». The whole reason she went through the office was so she could make sure she was going the right way but instead of being helped, she was threatened to be removed from the property… I care about the way properties treat their tenants and their guest. Customer relations are just not one of their strengths.

I am thinking of purchasing a loft here but I’ve heard there may be a 25k assessment for each homeowner for a total overhaul of the exterior due to moisture issues. I also heard there’s a law suit pending with the builder. Can any owner advise on this?

This is less of a review of the facilities (or living there) and more of a review of my experience trying to buy and/​or lease one of the apartments. My wife and I are trying to find a place and scheduled a showing. We arrived five minutes early and no one was in the lobby to great us. Not a big deal, but 15 minutes later no one acknowledge our presence. I did not want to be rude, but I decided to briefly interrupt the conversation the person in the office was having to see if were in the correct place for our appointment. All she said was yes and then continued with her conversation. Not a big deal, expect 20 minutes later still no one had acknowledge our presence. We decided to leave.
I suppose not much can be inferred from this isolated experience. On the other hand, when choosing a home that is managed by a property manage company, little information can be gleaned ahead of time. Frankly, if the service during the sales process is poor, it makes me wonder what the service would be like once taking occupancy and requests that are being made cost money rather than bring in money.

Visiting a Friend! Apartments are really nice inside
They seem secure its very HARD to get in after you’ve been buzzed in the gate you also have to have a card to open the garage door to actually get in the hallways to the apartments. Never had any problems been visiting my friend here over 2years

I lived at Block Lofts for a year. The property was poorly maintained. The maintenance people were nice, but the office people we quite snarky. The dog park was the main reason we moved into the apartments. On many occasions, my dog got sick due to lack of people picking up after their dogs and the lawn being so poorly kept up with. Often times people let their dogs poop in the hallways and the staff would refuse to put bags outside to pick up the mess. I often complained and nothing happened.
Upon my move out, I was assured that I would receive all of my deposit. When the check arrived 7 weeks later, they shorted me $ 250 without consulting me first. My calls were rarely returned and needless to say, my life was quite inconvenienced. Shame on Block Lofts for taking more of my money without consulting me and disregarding what their tenants and pass tenants needs.
I would not recommend living at Block Lofts. Get off Craig s List and walk around the neighborhood. You will find much better properties in this beautiful neighborhood.

As a resident I can attest that this is one of the best overall complexes in a great area. It has nicer and more amenities than most other places. It is right across the street from a new city park and a future Beltline station. People who have written bad things about this complex obviously have not been there in awhile as the apartment complex has brought in a new property manager who has really changed it for the better. It is now a very secure complex and the great amenities are kept in shape. They have really cleaned up the complex including a few people in the apartments who were not taking care of it. The gate is open for a reason during the times residents of the condos come and go from work to save wear and tear on the system. The Condos are in great shape thanks to a very aggressive HOA Board of Directors and the monthly condo fee is one of the lowest in the areas. As an owner, I highly recommend Block Lofts Condos

Pretty young group of people that live here, nice central location in Atlanta, but the management has recently changed for the worse… crime has increased. A lot of the amenities are in bad shape, the grass in the dog park area is turning into mud.
They also have a security guard here who chooses to punish petty violations (dog-​owners) instead of the blunt smokers at the pool late at night, the criminals breaking into apartments and shady people stealing cars. I am moving out.

Nice. I like it. I could live there. Youthful.
Of course the real litmus test comes when I bring over a guitar and an amplifier (a little one)… will the nieghbors still love me in the morning?

When I first moved in to Block Lofts, there was another management company. They were so nice, helpful, accomodating, and friendly. About a year ago Gables management bought them out. Since Gables took over, it has been one headache after another! They are not accomodating at all. They are not friendly! They are quick to get an attitude with you (they even tried to spar with my father who is the most non-​confrontational man I know). I loved it when I first moved in, but by the time I left, it wasn’t soon enough. Save yourself the headache and go somewhere else!!!
