Inman Quarter

Wow. I promise you you will not find a worse apartment building in Atlanta. I’m amazed there aren’t more 1 star reviews. Fire alarms go off in the middle of the night almost weekly. INCLUDING ALL DAY CHRISTMAS EVE. I talked to a fire fighter and he said its because the apartment complex was built so poorly and it’s actually really dangerous to live here. And that makes sense because everything is so poorly built. My shower doesn’t work. The doors to the cabinets were already falling apart when I moved in. The other day my key literally got stuck in the door lock and I couldn’t get into my apartment. It took the maintenance guy an hour and a half to get to me to let me in. I was an hour late to work because of it and was almost fired. There’s also not enough parking for all the residences. It takes you 20 minutes just to find an open spot (usually on the roof). Every resident I talk to isn’t renewing their lease. I have no idea how this building will survive. But for those of you looking to move in DONT! I have friends at The Mariposa Lofts and The Alexandria who really like it. There are tons of buildings in the area. Steer clear of this one!

I hate to leave a poor review, but enough is enough. When I moved into IQ, I was told that the construction would be done in 2 weeks. It’s been 6 months, and it’s still not done. The building is poorly constructed. Our unit has had 2 leaks, the fire alarm has gone off more than 10 times, there have been several car break ins and a couple of residential unit break ins as well. The carpets in the hallways are constantly dirty with pet urine and crap. Today is Christmas Eve and the fire alarm is going off. It has been since 7:30 a.m. This is by far the worst experience I’ve ever had with a rental property. I would encourage everyone to avoid living here.

So I’m not really one for reviews, especially leaving bad ones, but this is crazy. Before we get started just know that as I’m typing this, I’m currently wearing ear plugs to block out the noise of the 7^th fire alarm today… since 7am… on Christmas eve.
Cons:
The fire alarms goes off at least once a month, there is always stains on the carpet from animals, the building leaks, the building also feels like its falling apart, the apartment walls are paper thin, we can literally hear every conversation/​noise that happens outside, construction has gone on 6 months longer than we were told (and continues), there have been numerous car break ins and on this one occasion, a random trail of blood that spanned a large portion of the complex, and lead out past the main gate somehow made it past the ever vigilant ‘security’ team.
Pros:
It’s Christmas eve.
Edit: I took out about the bit about management being useless, that’s actually not true, they’ve been very helpful and understanding about our problems, the rest however continues to be true, except for the fact that they finally seemed to figure out the fire alarm problem.

Been a resident since April 2015, and it has been a great lifestyle for us and we have no hesitation to renew our lease next year. Watching the stores, restaurants, bars and new sense of community emerge within the complex has been the best part. Neighbors are GREAT people, and the access to the beltline is a serious perk! My husband and I really feel like a part of the community– We have gotten to know the store managers & owners at Barcelona, Bartacco, Made-​Again, Peccola, MF Sushi and Stout Brothers so far, and being a IQ resident (and regular!) they get to know you and treat you really well. As with any new development, change in management, and living in an urban area, there are always challenges, but my personal experience with the new on-​site management team has been very positive. They have always been responsive, professional, and friendly. Did I mention they spoil our dog with treats? I must explain that this is NOT our first time moving into a brand-​new development, so we already know the issues that naturally come with it, so I may be more patient than most. Apartment is quiet and there is no noise from our neighbors, but the Albert bar across the street can get a little noisy during closing time on the weekends, but that’s city living. On the customer service side, my maintenence requests have been filled within hours, and when our heater had issues they literally responded within 5 minutes, and it was warm again in 30 minutes. I typically only post positive reviews, so they are few and far between. but I love my HOME, and wanted to share my good experience. I am withholding one star because I expect great things to continue at Inman Quarter in 2016. Ill keep you posted!

The only reason Inman Quarter is getting 2 stars is because of the location and surrounding businesses. Tri-​Bridge management is the WORST management company I have ever had to deal with. They took over in June and I immediately missed the original management company. The owners should seriously reconsider their decision to allow this company to manage their property. They are impossible to get in touch with by email or phone. They never respond nor does anyone ever answer the phone. They are rude, dismissive and apathetic to issues you may be having.
The building was clearly finished in a hurried manner as evidenced by messy grout work, scratches in the brand new floors, cabinet doors that have fallen off the hinges etc. especially considering how much they charge in rent. Now, they have the audacity to increase my rent $ 150! When I turned in my notice to move out, the condescending response from one of the staff «well, rent has to go up a little bit and it’s compatible to the market» made me happy o was leaving. Save your money and find somewhere else. This place is not worth the money! Oh, and if you ever have guests, they either have to pay to park or find street parking.

Made an appointment with Reginald for Saturday AM. Arrived at Inman Quarter 10 min before my appointment only to find Reginald wasn’t even working! His co-​worker wasn’t informed about my meeting to look at the 1 bedrooms so I had to wait over 30 minutes to take a tour. In that thirty minutes, THREE different current residents were coming down to complain about their units. One apparently had been waiting over nine days to get a hole/​leak in his apartment fixed and the complex was doing nothing about it. Needless to say, DEFINITELY won’t be renting a unit at Inman Quarter. They need to get their staff together if they want to continue charging such a premium for their units.

Save your money. The area is nice, fun and dog friendly, but it all ends there. There is something wrong with the building so there are leaks everywhere and jack hammers going off on a constant basis to find leaks. The fobs and magnetic window strips work randomly. You never know when you have to use a call box for someone to let you in. The worst is the management staff. They could care less especially Kelli who is supposed to be the manager. If you need her, your best bet is to follow your nose in the parking garage. The rank cigarette smoke will lead you right to her.

As a current resident, it pains me to rate Inman Quarter so poorly. However, my recent dealings with the property management company (TriBridge Residential), combined with inflated rent prices, cheap interior workmanship and poor overall customer service from a landlord perspective, leave me with few other options.
Starting with the (relatively) positive — The location and walk-​ability are great; however, one can find much better value in the area. Regarding the actual units at Inman Quarter, though the units are newly built, it is apparent that they were finished in a hurried manner, as evidenced by the lack of attention to details: cheap, flimsy doors; unfinished moulding throughout the apartment, resulting in increased mold growth; etc.
Yet, the crux of my frustration with Inman Quarter/​TriBridge Residential centers around the following: for three months, a large portion of my mail was not delivered, due to incorrect mailbox-​to-​apartment mapping provided to the USPS by Inman Quarter. Wedding invitations and personal items/​purchases were not received, checks were left un-​cashed and subsequently voided, multiple letters from the IRS went unanswered resulting in significant late fee penalties, as well as a GA driver’s license never being received which resulted in multiple trips to the DMV…
Not all blame resides with Inman Quarter/​TriBridge Residential for this mishap, obviously. However, the front offices’ lack of action and general apathy towards the situation during those three months, in which I inquired weekly on the whereabouts of my mail, only served to increase the frustration and anxiety over the dilemma. The issue was finally resolved after a member of the front office simply took the action to speak directly to the mail carrier. Why this was not done the first, second, third, fourth, fifth, etc. time that I inquired on this missing mail is beyond me.
I was offered no concession or goodwill gesture for the fiasco, on the grounds that TriBridge Residential had only recently began managing Inman Quarter and, as such, absolved themselves of responsibility for issues «dating beyond our purchase of the property or those services provided by employees of another company.» (- quote from current IQ Leasing Manager)
Fortunately (and perhaps surprisingly), this is the first time I have had an overall negative experience when dealing with a property management company or landlord. I recommend avoiding any properties managed by TriBridge Residential, as their dismissive arrogance towards their tenants’ issues is completely unacceptable and unprofessional.
In conclusion, the walk-​ability and attractions of the surrounding area are unable to offset the serious shortcomings of Inman Quarter. The apartment has only served to exacerbate the over influx of individuals pouring into Inman Park. Unless the feel of living in a strip mall interests you, I would recommend exploring more comfortable living spaces in the area — you are sure to find much better value in a friendlier, more homely environment.
