DO NOT STAY HERE! No need to view the other comments or consider the positive ones… trust me, don’t stay here! Roaches, mold, apartment stench, the trash gets sky high thus causing an odor of funk… I could go on but just trust me on this, seriously

DONT MOVE HERE!!! You will regret it. The quality of these apartments don’t fit the price. They freshly painted the outside of the buildings to distract you from the many flaws in the inside. The gates havent worked properly in 2 years. My kitchen light has a shortage and always go out. Maintenance came out to supposedly fix it but its not fixed so I sometimes cook with inadequate lighting. The trash in the community always overflow and makes the apartments look trashy. There are 3 pools but for the last 2 years only one has worked. There is a roach issue big time!!! I just go to home depot and get my own spray because the office staff rarely answers the phone. I have black stuff growing on my bathroom ceiling thats been reported before however there is no solution to stop it. Parking is a huge issue because if you don’t get home by 8ish you will have to park 3 buildings down. I didnt renew my lease. It was convenient to my job thats the only reason I stayed as long as I did. The staff isn’t friendly.

There is no security officer don’t let them fool you

At least $ 80 water bill

No Maintenance staff better do it yourself or have someone come do it and send them the bill.

Ok. first of all, I don’t live here, BUT my experience with the property manger (s) is worth reviewing. I have a dear friend who lives here (going on 11 years) He came to me in distress because, his landlord, «Jasmine at Winters chapel» filed a court order against him. He was clueless as to why, because he pays his rent on time, lives by himself, works long hours, no pets, no kids, no previous problems etc. He comes home after a long hard day at work to be greeted with a big red court order tacked to the front door of his apartment door. What the heck?! not only is that embarrassing, but it caused a great deal of stress!
Well, his rent wasn’t late, Jasmine made a «Mistake by applying his rent payment to another tenant’s account». He asked me to help him sort this out because he had no idea what to do. One would think, oh this happens (human error) easy fix, right? Wrong!
We confirmed this with both property managers (two separate meetings), and they told him to «Disregard the legal notices» OK, Unilocalers, ask yourself this question; would you disregard a «court order»? would you tear up a legal notice signed by an officer of the the Magistrate court, because the Landlord [who made a terrible mistake in the first place] said to? My friend nor myself have ever been sued, or threatened with eviction, so we really didn’t know. but we do know a court order is something to take seriously. The court is the law of the land, yes?
So, with this court order in hand I accompanied my friend to meet with the Assistant Property manager (second meeting) and we are greeted by a Smug, Pompous, Arrogant, Fast talking, Loud, Overbearing, [respect my authoritah], defensive, jerk.
After a 30 minute lecture (yes, a LECTURE) about their operating system, and how these «Court orders get filed» I questioned their method, and stated that the court officers information contradicts what the Landlord is saying. We were told by the court that it was an «Active Lawsuit» After telling him this, he then raised his voice and told me «You don’t know the Law» but I do, I (as a landlord) am over the courts” and then proceeds to lecture us. He was completely out of line, and rather than escalating this conversation, because it was about to get ugly, we came to the realization that this assistant property manager has an employer (ie. He aint the boss) With that in mind, we politely asked for a receipt with an explanation of their «Mistake» and a written apology. — The assistant property Manager REFUSED to give him anything in writing and to add insult to injury, the jerk laughed when my friend asked for a written apology. he responded by saying «an apology, really? I won’t do that» I think that is an unreasonable request, and unheard of”
Personally, I think serving someone with a erroneous court order is worthy of an Apology, and a receipt of payment should go without asking. I’m sure everything will be worked out in the end, but this should never have happened in the first place. An apology to my friend would be the right thing to do.
Lastly, Jasmine Properties, you need to hire people who know how to resolve conflicts in a positive respectful way.

I’m giving this one star because that’s the lowest option. I’m going to try and be short with this review because I would be writing a book if I didn’t.
First I moved in the middle of March. At first it was nothing wrong but a little leak under my kitchen sink, fine, I called they fixed it quickly. The next problem I had the next month was another leak but this one was in my closet with all of my clothes and shoes. The ceiling was leaking, and getting on my clothes. (It was leaking because every time I have on my air conditioner, I think it drips water, they basically just need to seal it with something if they can’t push the ceiling tile back in, simple) I moved my clothes on my bed so when maintenance came in he would have a clear space. I called the same day, they did not show up the next day or the next day or the next day. I was confused because I’m like, if this is leaking then it should be top priority. FINALLY after 7 day I called again, they said ok. Next day, I came home it was «looked at» they said they didn’t see any leakage and it should be fixed. YEAH IDIOTS YOU DONT SEE ANY LEAKAGE BECAUSE THE AIR IS TURNED OFF WHEN IM NOT HOME. Now when ever it leaks I just put a towel over my clothes because the workers all around are incompetent. While we are on the subject of air. My apartment NEVER gets cool, it blows out in one spot and to get cool I have to sit in that one spot. I literally have my air on 55 but the temperature never drops below 75 or 80 smh.
Second the trash disposal is a complete JOKE. People put anything from TVs, couches, chairs, beds, toilets… ANYTHING you can think of ppl put it at the trash disposal. That’s cool or whatever but maintenance needs to keep it nice and orderly and even tell management or whomever that trash needs to be picked up EVERY Friday. The real trash is on a WHOLE DIFFERENT LEVEL. It piles up so big that it’s starts to come in the street, it disgusting!!! And it’s not a one time thing I’ve been here for a few months now and it’s happened several times, like the trash people just skip our complex and say «oh we’ll come back for their trash next week. It’s literally two weeks of trash piled up. (I’m gonna put a picture up of the trash) I had to send pics to my mom to show her how disgusting my complex is. But I do have to give it up to this one grounds keeper or whoever he is (Mexican, thick mustache, always picking up trash on the ground in the morning). When the trash gets crazy he ALWAYS tries to make it look neater and that’s is not an easy task, props to him for doing an amazing job, he needs a raise.
Thirdly I have a year lease and a month after I moved in I was ready to move. I’ve been her for a few months now and I’ve already asked how breaking your lease goes, basically you have to pay 2 months rent, and a convenience fee which is another months rent so 3 months that’s almost 3k… HA! I’m not giving them that to break a lease. I just have to try and be happy with this apt that I have but I’m already looking for new apts sooooooooo that should tell you that I’m serious lol.
Lastly all 3 pools, really nice size pools, are dirty. When u go to any pool you should see the ground of the pool you should see ur legs and feet. The water is soooooo cloudy it looks dirty because you literally can’t see ANYTHING. I was excited about getting in one of the pools but I can’t even do it. Even if I wanted to I could because the Hispanic kids TAKE OVER the pool near the leasing office. Like they take it over (this place is hugely populated with Hispanics) nothing wrong with that it’s just a fact lol.
One piece of advice I would give to anybody moving here is you can find something better, they are overpriced. This complex is for somebody just not me. I would NOT recommend this apt to anybody!!!

This place is not bad at all. We have lived here about 5 months and have had zero issues. Everyone keeps to themselves. We have no bugs in our apartment because we are clean. We walk the entire complex about 5 days a week with our dog and even at night we feel safe. There’s only 2 issues we have 1. We can smell through the vents when the neighbors smoke and 2. Both dumpsters are always overflowing with garbage.

SAVE YOUR MONEY.
Stay away from the Jasmine apts. unless you like roaches crawling on you in the middle of the night, hoodlums everywhere, and a leasing office that doesn’t care. I moved in May 2014 and it has been nothing but issues since the DAY i moved in. It is now Sept. and I am moving to get away from this horrible place. The property manager is rude and doesn’t even care to speak with you face to face. The unit I moved into was supposed to be «Renovated» yet there are leaks everywhere, the ceiling is crumbling and there are holes in every single wall (Take pictures and show them when you move in so they don’t try to blame you, cause they definitely will.) Maintenance will come and «fix» your issues, but every work order completed was done half —. Someone threw a rock through my car window and stole a couple of things. Its a very unsafe place to live and sketchy people everywhere. Not to mention it is overpriced and rundown. I’m sure there is mold and mildew in here, strange smells coming from the laundry room. They will lie to you and tell you the gate will be fixed soon (It’s been 4 months since they told me that and the gates are still wide open.)
I read the reviews before I moved in but kinda disregarded them and thought there was no way it could be that bad, but it is. Trust the reviews, cause it is everything and more that the reviews stated.
I moved here in a hurry and it was the worst decision I’ve made in my life. I wouldn’t recommend this place to my worst enemy. Please save your hard-​earned money and stay away from this place at all costs. I dread coming home from work to this place and I can’t wait to be out of here in two weeks. If you are an honest, working class citizen then this is far from the place for you. Take it from someone who lives here.

Okay, so here’s an update on Jasmine at Winters Chapel. Although I have only been here for a short time, I have already received 3 potential eviction notices. First, it was about my dogs barking which I addressed by buying collars for the dogs that stop barking. Next, I received 2 notices regarding the expiration of my renter’s insurance. My insurance automatically renews from month to month and I didn’t have a current statement to show them. I’m not even sure why they care about this since the insurance benefits me and not them. I’ve been renting for some time now and I have never received an eviction warning or notice so to receive 3 from them in a matter of 2 months? I just don’t care to be treated that way since I pay my rent early and never cause problems. The apartments are going to drive away good tenants.
