Sigma Property Management Group

We own one property that we had with Sigma, and my business partner had a couple more on his own, in mid-​late 2008. We terminated our contract for this one property Dec. 31.
I think the people who work here are well-​intended, but they are unable to do basic things. Most months we only received reports when we requested them; some months the payment was near the end of the month, and without a report, we of course didn’t know where the number on the check came from.
They charge a LOT in fees compared with other PMs in Atlanta, but our bigger problem was the consistently poor service. They almost charged me twice for the same repair, but I caught them just in time. That was $ 150 for a new shower head – which would be a lot here in New York. A credit card transaction costs you $ 9. Direct deposit costs you about $ 3, there’s a $ 500 termination fee (which we got waived), and a fee of $ 275 or so just to sign up with them, even if you have a good tenant in place. I just got a letter with a bunch of new fees, too.
And if that weren’t enough – at termination, they send an actual check made out to me and my company to the new property manager, and then sent me a *copy* of the check! In other words they got the two packets confused. So we had to fix that.
My business partner had even more problems. His biggest complaint was the non-​advertisement of vacant units that should have rented fairly easily. But there was not even a sign on one of his units. He also complained about high charges for basic maintenance.
My advice: any property manager that charges a contract termination fee should be avoided. Sigma has turned customer dissatisfaction into a profit center. That should tell you something right there.
Since Sigma used to have a good reputation, I am hopeful that they will be able to turn their company around. But it is going to take a lot of effort to steer this feeble ship.
