The Marq at Brookhaven

Let me start by saying the staff has been great to me in solidifying my apartment and also in moving in. I am not a huge fan of the property manager however the assistant manager is absolutely superb! She has great customer service skills as well as genuinely empathizes with you on your concerns. My biggest issue with this complex is the guest parking. I am not sure why someone indicated there are more guest parking than resident because that is definitely not the case. I have had friends booted, I have been booted, and recently had a friend wait 30 minutes for a parking space after driving 4 hours to come visit with kids. The security people had no passes due to the front office being closed for a company wide meeting on that day. I have called corporate in reference to the issue and the property manager gave me call. She proceed to tell me she counted every space in the parking lot in relation to the residents and that this was the best plan for the complex. Meanwhile discouraging people to park under their buildings by charging $ 15/​month for a space. I proceeded to explain how my female friend should not have to walk all the way across the parking lot to visit me when there is clearing available parking outside my building as well as under the building. I went on to say so you expect me to shuttle my guest as they come to visit. She said «oooo thats a good idea». This is unacceptable. I understand revenue is the goal and she also said this makes it better for the residents but I promise its quite embarrassing to have guest here. I heard people complaining at the pool of the same problem to the security. Why not require residents to park under the building and assign parking outside to any excess. Any cars parked in the assigned spots should then be booted. In summary many times resident’s guest end up as referral but it is definitely unlikely here.

Moving here was a big mistake! It began with the office staff. One in particular did not seem to know what she was doing. I had to delay my move-​in because the office was closed for a district-​wide meeting which should not have affected me. It took about 1.5 hrs. to finalized my move in a d get the keys, because there was only one staff member working. Parking is limited and parking regulations are not enforced, Plus, there is a monthly fee to park in the parking garages. My unit needed some repairs that should have been done before I moved in. There is a distinct odor in the kitchen that seems to be coming from the disposal or plumbing that I can’t seem to get rid of. I live in a first floor unit and have to endure children playing in the breezeway, bouncing basket balls, etc. Beginning to see roaches. Regretfully, I made a hasty decision by moving in. I am patiently, waiting for the end of my lease.
Dog poop is very big problem. I am in a first floor unit and some dog owners allow their dogs to poop up against my patio and does not pick up. I am told that I need to get a picture of the person (s). There are more guest parking spaces than resident’s spots. I think the ploy is to try to entice tenants to pay $ 15 monthly for garage parking. The manager lacks good customer service skills. She makes excuses for any concerns that you have and is condescending and patronizing.

Its my second year living here, and I can certainly say that the management they use to have when it was called «Lenox Hills» it was much better, more professional, more receptive.
If before would take one to two days for maintenance to come to fix anything in the apartment, now it take much longer, up to a week, sometimes I need to request same service twice in order to have somebody coming.
Gate it always have some issues, not to talk about pool which is very dirty, I barely see people cleaning it, and the side walk is full of mud.
Comparing to last year and previous management, this new management its not even close on reaching the expectations people have for paying what they pay for this apartments.

We have lived here for just under 6 months. At first it was Lenox Hills, now it is Marq at Brookhaven. I’m used to living in places that change management so that doesn’t really bother me and the office staff is really friendly! I liked the previous staff too although I didn’t see much of them since shortly after we moved the management changed. We moved into the complex sight unseen for the most part. Previous management was kind enough to send us photos first. But we liked the price and location was good. Wish we had of known that a strip club was right across the street but if I owned this place I wouldn’t go around advertising that either. Besides we haven’t had any problems and I have spoken to friends who say you can’t live anywhere in ATL without being in close proximity to a strip club. Rumor has it they are trying to have the place moved/​closed but who knows. Also they are doing some construction work around the streets which appears to be making nicer bus stops and side walks. It definitely needs a face lift. The complex is nice so once you exit the gate it’s jarring to see a neighborhood that looks so dumpy. For example, strip club, sex toy shop. loan/​check advance place, random car lot. I do like the $ 3 car wash with free vacuum though and CVS is really close. Also just a short drive to Kroger and Publix & two gas stations. Overall we like living here. It is a good location to our jobs but without the higher price tag. Although, I think they have remodeled so it may have gone up.
When we first got to our apartment there were dead COCKROACHES in the freezer, dishwasher and sink. The apartment was filthy and covered in dirt and dust. Cleaning ladies showed up 2 days after moving in, turns out leasing office got our move in date mixed up. They barely cleaned but we had already done most things ourselves. This was when it was Lenox Hills. I just hope we don’t get charged outrageous move out fees like reviews said on the Lenox Hills page.
The gate is a joke, the bars go up, then down on your car, or just stay up and you aren’t sure if you can go or not. Now the bar is currently up and you have to get out of the car to scan your remote on the post to open the gate. They really need another entry gate. The guest call box gate is right beside the resident gate and it gets backed up and blocks the resident entry from time to time since the call box is slow to dial. There is another exit gate at the back which is a little easier to use especially due to construction right out front.
Also there are barely any sidewalks!!! I have to walk the dog in the street most of the time. I’m not sure how this is legal, I mean for handicap people and all. There are a few random areas of side walk leading up to the stair wells. Street areas are already very narrow, turn a corner and you might hit another car or somebody walking a dog.
I enjoy the dog park, gym and business center. The office will also hold packages for you. New management has recently built a fence around the dumpster which was a nice touch and re-​mulched the dog park! My only complaints would be the residents who toss cigarette butts over the balcony, liter the property and the other people who don’t pick up after their dogs. Also several residents keep their trash in their apartments or on their balconies because the dumpsters are so far away. I see people load their cars to the brim, back seat, trunk, hood, roof of car and drive to the dumpster. I get it, it’s far! But quit being lazy and gross!!! I saw a neighbor who had trash piled up on his balcony so high it was about to fall over and he even had some hanging from a potted plant hook!!! SICK! I called and let the office know what I saw, I never got a call back but the next day I saw someone near that area taking their trash out although that could be a coincidence. I blame neighbors like this for the COCKROACH AND ANT problem! We have been lucky, we lay a few traps around and the little monsters don’t scurry around anymore.
