Great experience with maintenance staff and process. Had a minor plumbling issue– submitted an on line trouble ticket. Picked a time window for the repair. Maintenance worker showed up on time, and was professional, friendly, and efficient. Very happy with the service attitude.
Overall have had very good experience with all staff here.

Please don’t waste your money here. The community location is ideal since you’re close to everything but other than that this is a bad community. The leasing staff won’t work with you to fit your schedule.
I was robbed once and the staff didnt care. A 2^nd attempt happened a yr later during their yearly chimney cleaning but fortunately they couldn’t break in. Don’t TRUST the community.
Move out charges are bogus.
Cleanliness of the community is poor. Pet owners don’t pick up their dogs stool after their walk.
Management is very very poor. Seems like they change staff every 3 months and I wonder why!
Only good thing I can say about the community is their maintenance man, DOC.

The staff here are so friendly! I love my new apartment. The unit is spacious and even has some cool built-​ins. The grounds are beautiful and extremely dog friendly. The property itself is extremely peaceful. I’ve only been here a little over a week but I can see myself sticking around here for a while :)

NO STARS. This place is awful, administration and maintenance are terrible. I still live here but counting the days to end the lease and get out.
First when we moved in we stepped into a dirty full of cockroaches and warms unit. This was the «move in ready» condition. We complained but they never cleaned anything or gave any attention to it. It was frustrating especially with small children. I contacted their office and they said they’d come regularly with pest control to resolve the issue and ends up they did a terrible job and we continued to have problems with the roaches, the warms and ended up spraying the unit ourselves until we got rid of all.
Secondly we have been here for almost a year now with a broken refrigerator. I miscounted the amount of times they sent maintenance to fix the problem and it continues. VERY FRUSTRATING.
Recently we found out there are rats inside the apartment. We contacted maintenance immediately and they have not showed up. (2 days).
I do not recommend this place to anyone. Worst I have ever lived. Please stay away from any of the Vinings Mountain apartments, this will never feel like home but more like a nightmare daily.

I wish I could do no stars for the rating! Ido not know how these people at Aimco (i.e. Residences at Vinings Mountain) go to work every day and screw average people over when you know that the move out charges they are pressing against past residents are false, but it would cost too much time and money in litigation to recover the hundreds of dollars of extra fees they are charging. It is amazing how we live in the US and businesses like them are able to operate without being caught in their fraudulent proceedings. I know for a fact that I shouldn’t be charged these additional move out fees because the small scuffs on the wall is within the definition of normal wear and tear (considering I lived there for 3 years and 5 months). But it would end up costing me more to go into arbitration and then it would be up to an arbitrator that would probably be picked by them and be biased towards Aimco. I reached out to multiple lawyer friends and they said that I had a case, but I would have a small chance of having to pay a huge bill for the arbitration if something went wrong with the arbitrator and its not a risk that I am willing to take and this is what Aimco is banking on. The money is small enough (few hundred dollars), so people won’t fight back. Its sad that they enjoy taking advantage of the good residents. I never missed one payment of my rent and was always on time. So, I get a $ 700 bill when I move out of my apartment due to small wall scuffs and falsified carpet damage. I took pictures and they took pictures and I show both to lawyers, friends, and even random individuals and they noted how bad I was being screwed. I have never been charged a move out fee and I have lived in 5 apartments prior to this while going through college. Now, I know what these people are taking about. I even tried to be the nice person and said that they can take my deposit of $ 250 to cover the actual carpet cleaning that they felt I didn’t do a good job of and the small wall scuffs. But they denied that too.
PLEASE DO NOT STAY HERE IF YOU ARE LOOKING FOR AN APARTMENT IN ATLANTA! I WISH I WOULD HAVE READ THESE REVIEWS PRIOR TO MOVING IN. IF I AM ABLE TO STOP ONE PERSON FROM STAYING HERE, THEN IT WAS WORTH IT.

Update. The roaches are still in my apartment along with spiders. This places is a definite money trap. There are several apartments nearby that are nice and not as pricey. The Residences will nickel and dime you for «perks». I guess one of those perks is roach infestation.
Update. Management emailed me after hours telling me they will take care of the roach issue. So, I appreciate the quick response.
My apartment was sprayed and other additional steps taken. Management followed up and asked if I would like a second treatment. I will take treatment as much as I can get it.
I am increasing to two stars and that could change over the upcoming weeks. I am appreciative of upper management for following up with me and being so quick to respond.

I love living here. The floor plan is perfect for me. The staff has been great. After moving in, there were a few things that needed attention. The support staff handled them quickly and made sure they cleaned up after themselves. The location is great, easy access to I285, Buckhead and Atlantic Station. I plan to be here for a while.

I lived here for a little over a year. Here are my thoughts and some lovely highlights of my time at this apartment:
Location: Vinings is fine. The location of this apartment complex is not the best. If you live in Lakeside or Views, you will probably hear the train all the time – very annoying. If you work full time and need to commute to work via I-​75 or Northside, you’ll find that making that left turn out of Overlook Parkway is a nightmare, and the train always decides to come roaring by at a mind-​numbing .005 mph at peak rush hour times, causing a massive backup. I’m annoyed just typing this! The location is largely preference, but as someone who works in real estate, take my word when I say that you can do better than this one.
Apartment: My 1 bedroom was spacious and pretty nice. Quality of the finishes were good, and other tenants were pleasant and seemed like nice people. What wasn’t nice was the amount of bugs and pests in this neighborhood. It is probably the worst in Lakeside since you’re right next to a pond, but I’m not only talking about mosquitos and flies and spiders (of which there are plenty, trust me). I’m talking cockroaches, and not the little ones either. I’m pretty sure I requested the pest control service (which, to their credit, was always done promptly) at least once every few months or so to no avail. It doesn’t matter how clean you keep your place – I’ve seen those suckers crawl between the spaces in my wall/​flooring, so either my neighbors were all secretly pigs or there’s a cockroach problem here. Rent is not cheap. Not really sure what they’re trying to sell as the competitive advantage for this place, as it’s clearly not location or price, and unit quality is comparable to everything else in the market.
Service/​Management: I wouldn’t say that Aimco is a horrible manager akin to the devil, nor do I have strong negative feelings about the management/​service that some reviewers here seem to have. I’d say that there are some embarrassingly incompetent staff members (like the lady who only gave me ½ pages of the moving out form and then proceeded to ignore me to deal with a walk in prospective resident, that was fun), but also one or two very awesome, personable, and responsive staff members – luck of the draw. I’ve found that for the most part the higher level managers are not responsive at all, and it is one or two people that work at the leasing office that really deserve their pay. Maintenance staff is also very good at their job. So I think the takeaway is that the upper level management is not nearly as engaged as they should be, and any positive experiences are carried by one or two standout day-​to-​day staff, and everyone else is probably varying shades of moronic. There are many competing management companies that could manage circles around this one (Post, Walton, and even Camden are probably all better, and FYI the first two have apartments in the area if you’re looking), but clearly whatever they’re doing works for them so I’m not going to get too heated up about it.
Moving out experience was similar to everyone else who posted. I got nickel and dimed ($ 25/​wall that had the tiniest scuff mark on it, $ 100 for cleaning, etc) to heck, and everything all added up totaled close to $ 400. I did not dispute because I don’t have the time or energy to waste with a company that clearly doesn’t operate at the highest professional standard, and I don’t want to risk a long and lengthy dispute. I don’t know about you guys, but I would say save your money and time, find another place to live, and use that $ 400 to buy yourself a nice pair of shoes.

I’ve been a resident here for a couple weeks and have loved the experience. The move in was easy especially from coming from out of state. I love the workout facilities and use them every morning. My wife and I have enjoyed the area and would recommend to our friends.

This place has been amazing. When I came here to check things out Nicole helped me she was awesome she took me to see 3 different apartments I fell in love as soon as I saw the first one Nicole informed me I could move in right away. So I went back signed my lease she even went out of her way walked me step by step through my lease everyone in the office was professional but yet still fun and energetic they weren’t overly professional to where you felt uncomfortable. I moved in and a week later noticed my window was broke called service allowing them to come in whenever and I came home from work later that day and my window was fixed in less than 24 hours. I was so shocked to see it fixed so soon. Anyways im blown away with this places. Thanks again Nicole.

This is an Aimco apartment home and is the second Aimco apartment I’ve lived in. Both were nightmares. The area is nice and the pictures play up everything. The apartment had cracks, terrible paint and plaster jobs upon move in. Work orders were completed semi-​quickly but the headache of dealing with those in the leasing office makes everything bad. I am beyond happy today is my move out day. Cannot wait to hand back the keys and be done with this place forever!

We have lived at the Residences at Vinings Mountain for 8 years. Love the location, the workout center and the pool. Whenever we have had an issue that required maintenance, Doc took great care of us!

Rip off worst experience, bad common areas, gate always broke, robbery occurs in the community, spiders in side apt, they charge $ 500 if your lease is up and you don’t notified 60days but you supposed to do it online but they don’t have that option, plus $ 105 off cleaning no matter if the apt is sparkling clean and so on if you don’t have anough with all this comments when you come visit ask the ppl you see that are residents and no body is happy!

I wanted to love it here so badly. I had to move sight unseen but sent a friend over to peruse it and make sure it was safe and not creepy feeling. I am going on my third week and having gotten roped into a 15 month lease (to get my «rate») I am thinking I won’t last. From the outside the place is beautiful amine lush green landscape and rolling hills. It is close to everything which makes the location appealing and there are a ton of amenities. Too bad NOTHING works. I am a very easy to please, happy person but in the last almost three weeks I have been to the leasing office several times each week with complaints ranging from broken appliances, loud neighbors, ant colonies, you name it. The computer room had no working internet or paper and ink set in the printers, the gym TV remotes don’t work or don’t speak to the TV box properly, he FOB keys are moody… I mean it’s horrifying if it wasn’t so laughable. This place is purely a façade. Do not waste one minute on all of the choices you have to live in the gorgeous Vinings area.

NOT EVERYTHING THAT GLITTERS IS GOLD AND THIS PLACE IS HORRIBLE. AN ABSOLUTE FILTH. DO NOT MOVE HERE. Found this place online while still living in Miami and in a bind that left us little time to choose an apartment. Upon arriving, we were thrilled to see that the community was cute and the apartments were equally as nice. Nothing out of this world, but not old and depressing like some apartments are wont to be. Our rent was $ 860 but after their «parking fees» and «$ 80 a month for pet rent,» it went up to $ 960.00. Because we are from Miami, I figured that price was great but all of our friends told us it was overpriced. As time passed, we began to see the reason why there are so many one star ratings for this $hiT hole. Incredibly unprofessional staff that spends more time doing their weave and eyelash extensions than actually paying attention to what the they’re doing, among many other issues.
When our 8 month lease was over, we were thinking of renewing even though it was quite far from our places of employment. The suggested «market value» to renew our lease for 12 months was a whopping $ 1460! These people must be smoking some of that really good stuff. $ 1460 for a TINY one bedroom apartment under 700 square feet and horrible customer service? GET OUT OF HERE. And that’s exactly what we did. Get out.
Moving out of this place was a complete odyssey. They demanded a 60 day pre-​move out inspection, as well as one the day that we moved out. We expressed we needed the inspectors to come in at 10:00 a.m. because we had to work (they will not do it on any other day than Thursdays). Were promised that inspectors would be there at 10:00 a.m. and by noon no one had even contacted us. Reached out to the leasing office and they were completely rude and sounded annoyed that we were asking them to do their damn job. Just a completely horrifying experience. After moving out we received a letter stating we owed them $ 177. So not only did they keep our $ 300 deposit, but they stated that the apartment needed painting and that the painters charged them $ 290.00. These people have no decency. The $ 300 pet deposit is non-​refundable, even though you are also paying $ 50 of pet rent, PER PET, every month. THRILLED to be somewhere else now and strongly advise anyone thinking of moving here to not do so.
Later found out that this place is a Plan 8 community, which explains all the noise and cars all over the parking lot at any given hour of the day. Nobody here works! Horrific. Go elsewhere and BE CAREFUL WHAT YOU SIGN WITH THESE THIEVES.

Was told I was on auto-​pay by an employee. Apparently was not setup correctly. Extra charge of 150 to my rent. Even after a long discussion on the phone they would not cancel the fee even though it wasn’t my fault. Do not move here unless you like getting taken advantage of. Also problems with my apartment when I moved in that «still needed fixing.» Glad I chose a 7 month lease, bc I am out of here asap.

The list goes on. They are notoriously unethical, just read the online reviews here and elsewhere. Do your research! I’m sure many of you are searching for new apartment homes this spring. Let the reviews decide for you. STAY AWAY! You will absolutely regret living here.
And just for fun, they had to develop a team called the «Customer Care After-​Move Specialists» (aka Jared’s completely useless team of Ashly, Dan, & Rebcecca) to field all the angry calls from tenants who want an explanation of charges after move-​out. Which they are terrible at explaining.

While living here everything was great! But move out was absolute hell! When you move out (if you do decide to move in), document everything and take pictures of everything (walls, floors, appliances, etc.)! You WILL get charged for painting new walls and cleaning supplies, even if your apartment/​walls are 100% clean. We contested the charges and asked for an itemized list of what the charges were for, other than «Paint/​Supply Damage Charges,» we got no such thing. I have no problem paying for ACTUAL damages and required painting, but they provided not proof of such. We did not hear back from the property regarding our appeal, so we moved on with our lives. A YEAR AND A HALF later we receive an email saying that we were refused our appeal (almost as if someone randomly found the appeal in a folder and was like «Oh, we better cash in on this!»). They gave us two days to pay before the charges were sent to collection.
Do not live here if you value your time and money! They will nickel and dime you to hell at move out, no matter the condition of your apartment!

I was dreading the day I had to move out of this place. Not because it was a great place to live, but because I knew I’d be getting swindled by these con artists after I handed over the keys. First off the place is INFESTED with bugs and rodents. I heard them scampering around in the walls and ceilings and found TONS rat droppings in the outside storage closet where they must of reproduced. My upstairs neighbor had some kind of animal die in his air ducts and all you can smell in his apartment was rotting dead unidentified animal. Maintenance didn’t even do a cleaning of the ducts and just sprayed some Lysol in there.
Upon finally moving out of this dump due to the disgusting living conditions and ridiculous rent increases, I tried to meet with them for my move out inspection. Unfortunately for me, no one was available to do the inspection and I was told they had no idea when someone would be available and sent me on my way after waiting there for an hour. The next day they email me the inspection sheet and final invoice showing they are charging me for «paint damage».
I see the reply’s to these bad reviews recommending to contact Tiffany, but that will get you no where since she’s in on the scam too. She did nothing but tell me I should of been on time for the move out inspection when I was actually in the office during the inspection window. I also asked to get re-​entry into the unit, so I can verify the damage claims and they refused! Under GA law I have the right to re-​entry within 5 days of the move out date to verify damages being claimed.
She sent me pictures of the so called damages and half of the pictures showed perfectly clean walls. Some of the pictures showed some minor scuffs that could of been wiped clean with a damp cloth. All in all it was only minor wear and tear and they want to charge me 320.00 bucks! They kept my security deposit and because I disputed the charges with the move out specialist that called to collect the fraudulent charges, they immediately tell me they are forwarding the account to a collection agency. This is all within less than a week of handing in my keys.
Do yourselves a favor and find someplace else to live. This community is a complete rip off!
P. S. To the apologetic employee that keeps replying to these complaints, don’t bother with this one. I’m through talking to you people and now the courts will decide who’s right or wrong here.
