White Provision Residences

Owner of a 1 Bedroom unit here, and I’ve been very, very happy as a resident. I do wish our amenities were a bit bigger; a larger pool would be a plus. But the amenities are decent for the size of our building.
More importantly, there have been endless plusses I’ve experienced as a resident:
–Great neighbors. A good mix of friendly people who want to hang out and nice, quiet folks who like to keep to themselves
–Responsible developer. Because it’s a mixed-​use property, the developer has some skin in the game here. It’s in their interest for the condos to succeed as much as the businesses on the property. Same can’t be said for places like Atlantic Station and some condos in Midtown. In general, the developer has been really attentive to the needs of the building and (especially) new owners. They fixed a problem with my bedroom door without hassle or any expense to me, for example.
–Great neighborhood. The Westside has some of the best food and fun in all of Atlanta, and it’s WAY less hectic than Midtown.
–Free and convenient parking. I came close to buying a place in Midtown, but one of the major perks that swung me over to White Provision was the ample free parking for visitors. It’s nice to be able to tell my friends and family that they have a safe, non-​expensive place to park when they come over. Plus, my unit is on the same level as my parking space, so I only have to go through one door (without use of elevator or stairs) to get home. I undervalued that perk at first, but it’s been awesome every time I’ve come home carrying a zillion grocery bags.
There’s plenty more I could say, but this is one of the best living decisions I’ve ever made. I lived barely outside the perimeter in an apartment in South Marietta before taking the plunge to move to the Westside at White Provision. And I haven’t regretted that decision one bit.

Exactly what we were looking for.
We purchased about a year ago and have been extremely pleased with the decision. As a disclaimer, it’s a part time residence that we use when we’re in Atlanta (about a half dozen to ten times a year) but it’s proven to be exactly what we were looking for.
The building is new construction and has never failed to impress our guests. The external layout of the building coupled with the in-​apartment fixtures and amenities usually results in just the amount of envy every homeowner wants. Also, the fact that it is not a true high-​rise means that there aren’t a dozen more floor plans just like ours — a good fact for resale. And the views of the city — the great thing about being just outside of midtown is that you get the view of midtown. It’s a show stopper.
The amenities include a pool and fitness center which is pretty standard for new construction. Also, the secure parking means, no matter how crazy the retail deck gets, we always have a spot available.
There is 24 hour security — seriously, those guys are patrolling all the time, on foot and on bicycle. And the concierges are there at least until 2 am on weekends and at least midnite on weekdays.
There is a diverse and energetic ownership base that cares about the building and surrounding community. From improving the safety of nearby pedestrian crossings and the parking deck to on-​going efforts to convert parts of Atlanta Waterworks to recreational use, our HOA members have demonstrated a commitment to the complex and community — it’s an intangible with the potential to add value to our investment.
Potential drawbacks
Traffic — this has quickly become a desirable destination for retailers and shoppers and it shows. The deck is active during traditional shopping/​dining hours and weekends. The valets help alleviate but there is a lot of demand. I’ve become adept at navigating the deck and the parking restrictions on the corner-​turns have made it a much safer place to operate. Also, Compound nightclub on Saturday evenings will congest the Howell Mill Road area. This may or may not be a concern depending on personal habits but, on balance, I think Compound helps keep the neighborhood energy up.
Noise — there are active cargo train tracks that run behind the building. Whistles are blown when they pass through the congested areas but these are usually during the day time when most people are out. Other than this, we’re in a city and there are city noises all the time. The windows are extremely thick and most ambient city noise stops there.
All in all, we’re quite pleased. We looked over a lot of places before buying. There were some with more high-​end amenities and buildouts to make up for a lack of activity in the neighborhood. There were others that had locations so they made no determined effort to compete on amenities and buildouts. WP has provided us with exactly what we were looking for. Well constructed apartments with amazing city views and. A very desirable destination for retailers, shoppers and diners. We’re extremely pleased with our decision.

I am a 28 year-​old male engineer and proud owner of my 2 bedroom condo at White Provision. I moved in almost 2 years ago. This is my first purchase. Despite some small issues here and there — nothing major — I have thoroughly enjoyed my time here and don’t for a second regret my decision to buy at WP.
I looked at various condo complexes in Midtown and Buckhead. White Provision quickly floated to the top of my list as soon as my Realtor showed it to me. It’s new construction in a beautiful and quickly evolving area, with plenty of great places to eat, drink, and be merry. Moreover, I have delightful neighbors with whom to share the surrounding amenities. In fact, I think it is indeed the comradery that I like the most. Whether it’s pre-​arranged or spare-​of-​the-​moment, I love meeting up with neighbors and going to a close-​by restaurant to eat and drink, and being able to just walk home.
Gripes? Sure, any place has them. Although the parking deck can sometimes be a pain (tight turns with sometimes too aggressive or indecisive drivers), it beats every other parking situation in Atlanta. Noise? Yeah, but I just consider them the sounds of Atlanta. Firetrucks, people talking in the streets, etc. I, personally, have maybe only been woken up once since living here. As for noise from neighbors, I do not hear anything from mine, and as far as I know, they don’t hear anything from me. Regarding traffic … well, it’s Atlanta and we’re right in the middle of a very popular area. I don’t think it’s any better or worse than living off of Peachtree in Midtown or in the [Va] Highlands. Honestly, there can sometimes be a bottleneck getting into the entrance of the parking deck due to an unofficial «drop off zone» in front of Yeah Burger, Ormsby’s, Abbatoir, etc. Luckly, there is a back gate that residents have access to.
Like I said, this is my first home, and as such I’m not able to compare my experience with that of other possible home ownership experiences (good or bad). For my lifestyle, however, I can’t really imagine a place I’d like more.
