NO PARKING!!! Your guests WILL BE TOWED. Seriously, if you have a garage unit you won’t be able to put anything in the garage because you WILL have to stack both of you cars front to back. There is never any visitor parking and they employ a tow truck company to monitor the lot all night. They have no intention of fixing this issue and believe me it is a big one. JUST ASK THEM AND ABOUT IT. It will become obvious it is a HUGE issue amounst the apartment that they won’t mention until you have already signed a lease. I had to buy a spot from someone who got a DWI just to be able to park my car and often I’d get home from a long day of work and that spot would be taken as well. I would never call a tow truck no matter how PO’d i was so I have to park at the 7 eleven up the hill those nights. Thank goodness I never got broken into because the entire area is sketchy as hell. Way too expensive for what part of town they are in. Much better and cheaper options available south. Worst place I’ve lived in Austin so far.

Wow! The beautiful finishes inside these apartments are what you’d expect from a downtown loft… but what really makes this place exceptional is the staff. Isaac, Irene, and the maintenance team are incredibly professional, accommodating, friendly, and super-​efficient. Disaster struck when I attempted to install curtain rods… José to the rescue! Little things like this make a place so much more than square footage!
The community is smaller than most complexes, and I love the feel of not having to navigate through a maze to get home. It’s safe, clean, and environmentally friendly (special arrangements made for those who choose to recycle, limit waste, etc.)
Close to absolutely everything, and SoCo is right around the corner…

I love the layout of my unit with the garage but I do not like the thin Sub-​flooring.
I can always tell where my neighbor above me is within his apartment due to the stampede noise above.
The monthly rent auto-​pay feature is not very reliable. I always get a notice from management stating I have not paid when I have sent numerous proof (screenshots)that it’s set up for automatic withdrawal. As busy as I am at work I have to have everything on auto bill pay or it will slip through the cracks— I would have never agreed to move to Abacus if auto pay feature was not offered here. I will update this review as they work out the bugs.
Dog park has poop land mines everywhere but that’s more the residents fault for not being responsible.
The latest issue was the fluctuation in monthly charges due to Abacus forgetting to charge appropriate fees for previous month and all of a sudden you have a surprise-​bigger than normal amount due from previous monthly fees. It’s a tad frustrating but overall it’s a cool complex that’s competitively priced for its location, cool spaces and sophisticated finishes. Isaac and Irene are awesome!

I moved in this week and have absolutely no complaints. The leasing process was quick and simple, Issac and Irene were extremely kind and accommodating. The apartment units are gorgeous and modern. They are located close enough to I-​35 and South Congress to get anywhere quickly, but also far enough away to avoid road noise. You will not find anything better in this price range in South Austin!
