Living there was okay, the new management is definitely less organized than the old even though they’ve had a while to get their acts together. And the old had lost our pet application and sent all our info to incorrect email addresses despite us emailing them for information.
Be warned: after you move out, they may decide not to send you your final utilities bill, and close your online portal account so that you can’t even check for a bill. Even though you left them with forwarding info, including phone number, email address, and mail address and are having your mail forwarded to your new place, they may decide to send your bill to collections rather than to you. The collections agency is also not transparent about the payment process. It is not funny to mess with people’s credit in this way and I sincerely hope that their billing folks don’t do this with anyone else.

We lived here for 1.5 yrs and moved out in January of 2015.
Pros:
–The maintenance staff was always prompt and friendly. We had our Air Conditioner stop working several times and they always came the same day to take a look at it. We also had several wasp hives form in our courtyard and we were able to find them working on stuff in the complex and they came right away to take care of them. We didn’t even need to fill out a maintenance request for that.
–The location was great. Close to Mopac, 2222, and a HUGE HEB. It may be my favorite HEB in Austin, honestly.
— Price for a 2 – 2 was pretty affordable considering the location, especially comparing to other complexes in the area.
Cons:
— The parking is TERRIBLE. Small spaces and few of them. I received so many DOOR dings on my brand new car. I also had someone swipe along the backside of my car and not leave a note. Not sure if it’s still there, but there was also a silver acura that was broken down (busted out windows and the like) that stayed in the same spot the entire time we were there.
— The walls are SO thin. You can hear EVERYTHING, and I mean everything. You can hear your upstairs neighbors, your next door neighbors, etc. I really loved when loud music and yelling voices would come through my air conditioning vent at 3am.
— Shared Laundry Room — The washers and dryers were old. I also had a problem with people opening my in-​cycle washer and dryer doors and LEAVING them open so that when I came to check on my clothes they were sitting in a washer filled with water or they were still sopping wet, meaning I had to spend EVEN more money on washing my clothes. That says more about the residents than the complex though.
Pro/​Con: Definitely a young demographic since there is a UT bus stop right outside. The complex, at least where I was, can be noisy, but everyone was pretty friendly!
Move out was kind of a pain. When we moved in our carpet was not clean. We had stains seep back up within weeks. Part of our carpet was ruined because our Air Conditioner broke and leaked all over our hallway, causing damage. They also didn’t have our interior move-​in documentation so they charged us for the whole carpet. We were dealing with a different Property Manager than the one who had been there the entire time we were there, and she was slow to respond.
Overall, it was a decent experience.

**Warning-​long, brutally honest review ahead**
The office keeps posting flyers to refer people and get 500 $ off a month’s rent. I won’t even do that to strangers, let alone my friends. I value stranger’s happiness over 500 $ (saying this as an in-​debt recent grad)-that’s how much I don’t want people to move in here!
The ONLY reason I’ve lived here so long (2.5 years) is the location. My husband and I love living in this area and love that it’s so close to the UT bus stop. He loves taking the bus, so we stay. Other than that, i hate it. hate is strong word in my world and i rarely, if ever, use it. It was pretty good after we moved in in July 2012 but as soon as the management changed it went waaaaaay down hill and fast. the office staff have changed so many times since I’ve been here i’ve lost count. and the lady in charge now doesn’t know what she’s doing.
TL;DR unprofessional office staff. management terrible. apartment old. staff doesn’t care about residents. amazing location. nice kitchen appliances. Do NOT move here.
Pros: location is AWESOME! next to UT bus stop, heb/​grocery store, and other restuarants. very active community and nice to walk/​jog/​bike around.
–price-​decent.
–overall apartment quality-​decent. kitchen appliances are nice. love having a gas stove and a nice kitchen faucet. Though we’ve had problems with both sooo not perfect.
–parking is nice. not assigned and plenty of it.
— pet friendly with poop stations (finally installed a year ish ago)
Cons: where do I even start – here’s a few.
–old building and poor plumbing. We had a leak under our bathtub that we didn’t know about until I cleaned out my closet and had to toss everything bc there was black mold EVERYWHERE. yea, cool. and then it took them almost THREE MONTHS to fix it. really? I just had a hole in the wall and no use of my closet. my dining room (in my 700sqft apt) became my closet. coooool.
— floods when it rains. not kidding. a bit of rain and my floor is sock-​soaking wet. i have trash bags under all my wooden furniture to protect them. it looks great.
–office management is a joke. I love when they send out memos and a). they look like they’ve been written by a 1^st grader. i seriously struggle to read them and understand what they mean. not professional at all. b.) they rarely do what they say. example: notice about power washing. never happened. i moved all my stuff from my front door area (chairs, a painting bucket, door mat, oil pan from working on my car) and nothing happened. AND THEN they tossed my bucket and oil pan bc it was in the courtyard area which looked bad i guess. uhm, i’m sorry. i was just trying to be compliant with your memo. sorry for moving my stuff.
–overall not professional. they lost pages of our lease-​claiming we never signed them when we definitely did. they ALWAYS mess up our lease and we have to end up taking off work to fix it with them during their 9 – 5 business hours. messed up our rent payment once-​almost tried to make us pay it again. always argue with me about my pet deposit i paid two years ago. good thing i can show them the check i used to pay it. it’s always great when they see it and can’t argue any further.
— care more about appearance of the flowers than residents. We have washers/​dryers for each courtyard area. one of the dryers has been broken for 6+ months. several people have written notes to them and the staff said they know about it. but it’s still broken. however, we have new flowers in the flower beds every.single.month. oh, and the leaf blowers! can’t forget how important that is!!!
–dirt. everywhere. even though they have yard people out all the time, there is still dirt everywhere. not sure how it happens. but then it rains and i get to walk through muddy layered concrete from my doorstep to the car. cool. if i wanted to walk through dirt, I’d live on a ranch. thanks.
–maintenance is ehh. again, i think this is more the office than the actual maintenance person. he is pretty great. but the way the office gives him the maintenance notices is not acceptable. we scheduled a major bathtub thing to be done while we were gone. They called me the day i was returning from my week long trip and said «oh, still want us to come tomorrow.» they ended up coming that same day and then, after assuring me it would be fine when i got home, left a note telling me I couldn’t shower for at least 48 hours… that was fun. no showers after a long road trip-​yay!
-«amenities» not worth it. pool is always disgusting. gym is fine and the clubhouse is only available 9−5pm. so if you plan on having an evening get together, can’t use it.
really, i could keep going. good luck to you. if you’re looking for a decently priced apartment to get through school with convenient location-​this is it. the HEB next to the apt is the best you’ll ever shop in. but really, there are several other apartment complexes right next to this. friends in each say they’ve had better experience

Avoid. I’ve been weighing the pros (location, location, location) and cons (maintenance issues in the extreme, unbelieeevably incompetent manager named Mayra, deceptions, delays, ineptitude on an epic scale, noisy/​messy/​inconsiderate residents, FLOODS (INSIDE MY HOUSE!) every time it rains, pet waste everywhere (!), cats (pets and strays) overrunning the grounds, OOOOLD buildings with low water pressure/​sporadic hot water, poor internet capabilities without special equipment, zero insulation to reduce noise between apartments — can hear every word of conversations and a serious lack of storage in the kitchen…) after living here two months. While the sunset is lovely from our front walk, we love this convenient area of town, the regional management appears responsive to our issues, and while we have managed to make our two bedroom apartment feel warm and inviting, I cannot recommend this complex or Price Realty properties in general.
The complex can’t take credit for our efforts to make something good out of this awful place. They also cannot pat themselves on the back for being on the street where we wanted to live. They can’t high five themselves for the sunsets, and we only know the regional manager is listening because we have had to so often go over the manager’s head to try to get things done!
We have had horrible make-​ready and repair issues from day one and have been dealing with the most maddeningly unresponsive manager either of us has ever met. She is sarcastic, provocative and inept. We have reported flooding during two separate rain events and have been provided with sandbags as a proper solution vs fixing the drainage (As per Mayra, this and cleaning and re-​cleaning our carpet is all that is needed for repeated flooding of our living and dining rooms!). When we moved in, I had to remove a clog of blonde hair our of the drain that was so big it wouldn’t fit in my hand. I had asked that the make-​ready people come back to take care of it. The cleaning woman came back three times and never did remove it. She left myriad things just NASTY in here!). The staff, across the board sees mediocrity as excellence and poor performance as perfectly acceptable.
The complex reflects this attitude.

Office staff is friendly and accommodating. If you have any issues with anything they will follow up with you to be sure it’s resolved. Maintenance is awesome and fix things promptly.
Apartments themselves are okay. It’s an old building so the plumbing is old and walls are thin. Live on the top floor if possible as you also can hear every single move the upstairs neighbors make. Seems that’s common just with apartment-​living itself though.
Parking is okay but if you get home later (after 9pm) then you may have to park far from your building and walk a bit otherwise before that time of day there is ample parking. Parking lot and inside the building hallways are dimly lit though so it can be a little scary at night. I think they could use brighter or just more lighting around each building in general. It would feel a little safer once the sun goes down.
Overall the units are a decent size and the living rooms are quite large. There are a lot of beat up/​dented cars in the parking lot and feels a bit like my old college dorm but supposedly a lot of students live here that are working on their Master’s Degrees. For the most part it’s generally quiet (unless you live under that «one» douchebag neighbor that doesn’t care, but again. that can happen anywhere.)

I moved in during the last week of May 2013.
I’m very pleased with the new management and each of the office staff that I have had the chance to meet and chat with already.
I can tell you that my place (2^nd floor) was clean. Super clean. Brand new appliances — fridge, microwave, oven, dishwasher,… brand new wood-​panel floors in both the kitchen and bathroom.
The apartment itself is a (huge!) 1-​bedroom unit with an amazing 2^nd story window with a static view north into luscious trees.
I love the basketball hoop. It’s a half-​court multi-​sports complex with a nylon fence around the edges (so that you don’t lose your basketball)
There is a 24 hour gym facility that’s next to the leasing office. Easy to use and super convenient!

I must say… renovations are done and new management has settled in and this place has honestly changed so much for he better.
I plan on staying for awhile.

It’s a nice, sunny and very hot day, so I decided to go to the pool and swim and relax.
The pool is drained and the area around it is all jack-​hammered up into little pieces.
They waited until SUMMER to redo the pool.

I’ve lived in this complex for 4 years. It used to be nice, of course it’s old, but the people living here were polite and the management was good. The only reason I’ve stayed here is because the start-​up fees to switch to a new apartment would cost about the same as the over-​priced rent here. The biggest pro is that they do $ 87 non-​refundable pet deposits and no monthly pet rent.
There are spiders, it’s an old complex, and the fountains attract too many mosquitoes. To be honest, that doesn’t really bother me, what bothers me is the poor management. Actually the mosquito part does bother me, again due to management and maintenance not fixing or draining their fountains when it rains so it becomes a mosquito mecca.
The place has switched companies twice in the past year and a half. My neighbors have been obnoxious and I’ve complained several times, yet nothing is done about it. The laundry washers have had low water pressure to the point that it takes an hour to fill. When I told them in January, they did nothing. When I complained a second time they said they were going to be putting new washers in in March. It’s May and there is not even a hint of new washers.
I told them there were holes in the courtyards that people could trip on, those haven’t been filled in the 4 months since I told them.
They’re undergoing renovations, but from all I’ve seen the past 3 months, it’s just putting on a new coat of paint and getting things up to the building standards they should have already been at. When they power-​washed the exterior, mud and water got into our apartment from under the door and one of our windows even though it was closed as much as it will go. They cleaned up the mess, but didn’t care about the fact that their doors and windows aren’t sealed enough.
The apartments are very spacious, but the renovations that did in here a few years ago are also cheap. All the light fixtures in ours are crooked. The kitchen updates were poorly designed. The gas burners are melting the paint on the wall right next to it.
The UT shuttle is convenient if you’re a student, but there are plenty of other apartments in the area to choose from.

living here gives you a feel as if you are living in a hostel/​dorm. The entry doors to the apartment are close by and you can hear the neighbor flushing their toilets. Maintenance was slow in the beginning, but now it seems OK. I have been living here for 6 months now and I am eager to move out.
cons:
— old apartments, no balconies
— dog poop everywhere, pet owners do not care to pick up after their pet
— dog/​cat pee on the pillars, I have seen streams of yellow liquid all over the place
— swimming pool always closed for maintenance
— old style a/​c system
— entrance gate never closes
— dirty corridors
pros:
— rent
— apt space and upgraded kitchens
— close to HEB and shuttle stop
— flat fee for gas

Not my favorite apartment. The first 5 months were ok… it was loud because of young college kids who walked the breezeways at all hours of the night after partying, needless to say, they were not considerate of their neighbors. After those first 5 months, all hell seemed to break loose! Because the apartments were built in the 70s, we also had plumbing from the 70s (meaning all the plumbing was shared between the apartments). Because of the shared plumbing, our bathrooms flooded 4 times in 7 months because of what other neighbors were flushing down the toilets!!! Even worse they could not figure out who it was. The breaking point was after the 4^th time it flooded and I was at work and nobody from the office called me!!! We, thankfully, were let out of our lease after talking with the manager.
Also, the dog are was in terrible shape, there were never any bags to pick up after your dog, so there was dog poop everywhere because nobody picked up after their dog, it was so nasty! The gates are always broken. Someone stole my husbands inspection sticker off his motorcycle. Someone tried to steal our internet and ended up screwing up our internet. One thing after another at this place!

Pros:
The old management was very polite and friendly. They went out of their way to help with the move in. The prices are very fair for Far West and the apt space is great. As a UT student I love that it is also conveniently located next to a shuttle stop. Their pool is deeper than newer apts which is great and unlike other apts I have lived in, the parking is not assigned or by permit! Location wise it is also close to a Randalls, CVS, Walgreens, and public library. Maintenance used to be fairly quick about repairs.
Cons:
The water pressure was messed up for two months. The shower has never been able to be on warm, only on super hot and freezing cold. Neighbours can be pretty loud, the walls aren’t very thick.
Side note:
Don’t get AT&T high speed internet here, apparently it being an older complex their internet connection is not as great as it should be and is constantly down. Use Time Warner, their cable internet connection is far more reliable. Learned this the hard way.
Update:
Upon move out Acacia has slapped us with many fees that we were told would not be on our move out bill because of problems in our unit before we moved in. Have tried contacting them to no avail. Plus moved out of state so I can’t just go back and see them. New management is really disappointing. This place has been going down hill since they took over. Maintenance is no longer as quick either the last few months we were there.

This apartment complex has been anything but what they appeared to be when I moved in.
The pool is always dirty, the courtyards are never taken care of, there are piles of dirt in front of my door and along all the sidewalks in the courtyards from them flooding in the last storm. they internet never works at the clubhouse, and the staff is so anti dog friendly it is amazing. They don’t even offer a spot that you can play ball with your dog. They don’t take care of their stuff, and then they fine people for trying to make thier own places look better. Not to mention they raise your rent as soon as they can. When we first moved in the security gates worked… Now they have not worked for months. The trash areas are always over flowing. Do not move here

I lived at this apartment complex my final semester at UT (August– Feb 2010 – 2011) and ACACIA was beyond expectations.
Acacia had just completed renovations on some of the apartments and I was lucky to get one of those apartments.
We had all new appliances in the kitchen (refrigerator, gas stove, dishwasher)
The office staff is really professional, honest, and friendly. They will help you with what you need in a very timely manner. I once overpaid my rent and they returned it to me promptly. I was especially glad to see that when I honestly would not have known ever. A lot of apartment complexes in the Far West Area have many problems with management, so I was glad to see how great these guys were.
My apartment air conditioner broke (TWICE) in the middle of August (One of the hottest months in TEXAS) and maintenance was amazingly quick and helpful. The maintenance man even left his direct line for us to call if we had any more problems! They even ordered a new ac unit because he said mine was on the verge of breaking down.
This apartment complex is AMAZING for the price. Everything is nearby; Shuttle (directly outside the gates) HEB, gas stations, quiznos subs, starbucks… etc. Not to mention downtown/​6^th street is 15 minutes away. It is very quiet, no crazy parties, many small families live here. The gym is quaint but it gets the work done and the sports court and pool are nice.
Just by looking at this apartment (it’s old, much like ALL the apartments on Far West) you wouldn’t think it was anything special. BUT with the great office staff, maintenance (which are two main things I look for when I look at apartments after I hear horror stories from friends about their complexes) this is a really pleasant place to live.
