Bristile Properties

This is the first review I’ve ever amended on Unilocal in about 5 years of use. About a year and a half after our dispute and subsequent falling out, I was contacted by Aubrey by email. In the email he apologized and took full responsibility for his actions. I was floored. Today he donated a respectable sum of money to a fundraiser for patients with Crohn’s and Colitis that I participate in. All things considered, I’d give him and his staff the benefit of the doubt.
You can ignore the review by Wendy; she was my ego-​maniacally entitled tenant and screwed me out of two months rent and then left the country. Class act all the way.

I’m another out-​of-​state owner, and Bristile has been managing my single family home in south Austin for a several years. I was one of their earliest clients. They have generally been accessible, responsive and easy to work with. They have found new tenants in a reasonable amount of time. Still looking for ways to minimize tenant turnover and repair costs, which are challenges that may never be completely solved by any property manager.

Bristile Properties has been managing our single family rental property outside of Austin for a couple of years now. Communications by phone and email has been prompt and effective, and while I have a staff member assigned to my account, I can contact Aubrey, the president of the business, at any time and get a quick and helpful reply.
They’ve done a solid job with marketing the home when a tenant leaves, and with repairs and maintenance. They always send lots of photos as well as quotes documenting any maintenance issues, which helps us make decisions from out of state.
Their financial reports are clear and always arrive on time, and funds transfers go without a hitch.
We have had a very positive experience with them, and I would recommend them.

Aubrey Brisendine and the Team at Bristile Properties managed a very nice 3,600 sqft single family residence for me, in South Austin. The property was handled by the team at Bristile for almost 5 years. They were extremely responsive to me as a landlord, and I never had an incident where the property wasn’t properly marketed and filled in an efficient and timely fashion with a qualified, problem free renter. Any major repairs or preparations between renters were always handled in a timely fashion. Accounting has always been spot on as the conveyance of rental funds to me. I probably had three different renters during the time Bristile handled the property. All transitions between renters were well planned and managed without my involvement as a landlord (other than final approval of the renters). I have properties in three different states, so I know property management. Bristile is a solid choice.

I have had the misfortune of living in a condo managed by Bristile Properties for the past year. I still have a lockbox on my door because they never seem to remember to take it off. When I ask for repairs, I have to notify them multiple times before I get any response. when they finally do respond they send out unqualified repairmen who do very poor work which they often leave unfinished. Two areas in my apartment now have unpainted and untaped sheetrock on the ceiling where two leaks were fixed on separate occassions. When there was a problem with their payment system and they did not receive a payment ontime they became hostile and threatening right away. Four days after I was informed the payment did not go through they began official eviction procedures. They called me every day, e-​mailed every day, sent certified letters… all while knowing that I had tried to make the rent and was in the process of sending a check to them. Their employee became more and more hostile and started yelling at me on the phone. This was after hostile emails with questions about my marital status.
The owner of my condo got involved. He has been trying to get reimbursed by them for an insurance claim since July. When he had not heard back from them in a reasonable time he got a bit insistent. The owner of Bristile told him to go fuck himself and called him a prick. This is the OWNER of the management company, that is how unprofessional they really are. As a renter I would avoid any property they are managing, you will have problems with them. As a potential client in need of management services, you would be wise to look elsewhere.
