Colonial Village At Quarry Oaks

I lived at this complex for over a year and am sad to say goodbye. I got a job in another city, (GOODBYE MY BEAUTIFUL AUSTIN) otherwise I would have happily renewed for another year. I was quite sad turning in my keys last night.
Pros:
— EXCEPTIONAL maintenance. Anytime I had an issue, it was addressed within hours to a couple of days max. Its a small, personable team of people and I was always comfortable making maintenance requests
— Front desk people are very courteous
— The «dog park» in the back of the complex is glorious. its not fenced in as its not an actual dog park but its a large open grassy area where my dog could run around and play
— ENERGY EFFICIENT The highest my bill got in the summer was $ 80 for a one bedroom. And I keep my place at 72 during the day.
— HEB is within walking distance which is wonderful.
— There is a trail also within walking distance that I would frequent with my dog for walks
— Doggie bag and trash cans are well spaced apart and usually are well stocked
— Garden tub and HUGE closets. Need I say more?
— Newly updated gym is small but has everything I need
Cons
— This complex «offers» a cable package with HBO and is pretty sweet if you actually watch TV. Its a required charge of $ 50 and cannot be opted out of.
— There are only two trash receptacles and two recycle receptacles for the WHOLE complex. Buy the pricier trash bags because nothing is more heartbreaking than being halfway to the trash and the bag ripping
— Water is allocated so it rips my heart (and checkbook) when I see the sprinklers on in the middle of a hot summer day

This property is horrible. The girls in the front office are always unorganized and can never get anything together. Maintenance never fix anything on time. I’ve lived here for six months and I’m so ready to move. I wouldn’t recommend this place to anyone. If I could give this place a negative review I would.

Worst place ive ever lived. Staff was great in the office but the apartments are nasty and roach infested. I didnt trust the complex to spray so i used many pesticides myself and still there were bugs. Dog poo everywhere. Stinks around the complex. Trash just thrown everywhere. Walls super thin and neighbors are so loud! My kids were always bitten by little bugs in my apt. We’re super clean people and i cleaned daily. This place is just a nasty roach hotel. Glad i moved. Would not recommend this place to anyone.

These people are SHADY AF! If you decided to PAY EXTRA for a garage, storage closet OR even a cover parking space they will steal your stuff OR just throw it away! I was paying extra just to get robbed? WTF! Then when you report it the Front Office will act CLUELESS & ignore the situation!
I had to go dig my own personal items out of the recycling & regular Dumpsters, after watching the maintenance guy walk off with my stuff!

Bad customer service in the front office and very unfriendly. The communication is lacking and the staff gives contradicting information.
The staff has yet to supply Gate Access Remotes and I have been a resident for almost two months. Very inconvenient
The community is not up to date or well maintained. The fitness equipment is all broken so you can’t even use it.
Parking is very limited and sometimes unavailable
Overall, this is the worst apartment I have lived in and definitely not worth the rent. You are better off paying more and living anywhere but at this apartment.

A good place for stay for families. A great location that is close to everything. There are two great libraries less than fifteen minutes away. There is an HEB within walking distance. A great highshool that’s a five minute drive away as well and direct access to two majoir highways.
I decided to take the summer off bc school was becoming hectic. Sometimes I wouldn’t leave the house for a week and despite that I would leave the Austin area to visit family. A few people seemed to know when I was away for a long period of time.

I lived here for 3 ½ years (2011 – 2014). My first year was good — I had a great leasing special, so I was happy with the initial value. As time went on, however, the quality of the community got worse and the prices increased significantly (in spite of the fact that I didn’t have an apartment with upgrades).
Pros:
–Upon moving in, I discovered that the previous tenant was a smoker, so they brought in an ozone machine to try to eliminate the smell. I thought it was nice they made an extra effort.
–Great location — next to HEB, although now you’ll have to deal with the ongoing construction on McNeil.
–Nicely maintained property. Convenient fitness center. Although small, it does the job for a quick workout.
Cons:
–Office staff can be very rude at times. Maintenance, however, was very responsive.
–The type of people who live in the community are not the most courteous neighbors. I had to make several noise complaints due to loud music.
–If you don’t like your afternoons/​early evenings to be interrupted by shrieking, don’t live by any of the pools — there are a lot of kids in the community who play at the pool AND often run through the breezeways. It’s also a hot spot for birthday parties. I woke up in the middle of the night to see two couples having sex in the small whirlpool. I reported it to management and all she said was, «Ok.» I had to turn my head when I saw a father dipping his child in the pool the next day.
–Allocated water bills are VERY high. It’s hard to find apartments in Austin that have sub-​metered water, but to pay $ 60-​$ 70+ for water is ridiculous. It’s also infuriating when you see that the sprinklers are watering concrete.
Overall, keep looking. You’ll likely find a higher quality community that is a better value.

We moved into our own house. Renting through this company really sealed the deal in terms of being over apartment rentals. Colonial Village is a mess. No one in the office communicates with anyone else. It was a pain in the butt even getting our scheduled walk through because no one put it in the system. Good riddance!

Serious beware. I have worked in the Leasing Industry & this property is a scam. I have lived in many apartment complexes, have never been late on rent in the last 14 years, never left a place messy in fact I have it professionally cleaned down to the carpet, fill all holes with filler and the paint provided and it looks better then when I move in. I lived in this apartment for 2 terms total. When I first moved in almost 2 years ago, the people were nice. Then one employee was promoted to manager (sad because she turned into a person who doesn’t seem to care about anyone but herself. She used to be very nice.) Then a new company merged with the ownership that I initially signed my lease with. Upon merging, their system went down a few times when it came time to pay rent. They had even sent a notice that they were having problems with their website. I went to pay my rent, followed their instructions on how to pay rent to avoid being double charged, and sure enough, I was double charged. Messed up my bank account. The bank had to refund the first rent that had hit the account and the apartment manager had notice on my door stating my rent was past due and $ 100 in fees were due on top of. Worse, I went in prior to the 3^rd (last day rent is due) to let them know what happened because I pay my rent early, they still wanted to blame it on my bank. I checked with a few friend who live in the apartment complex and same thing had happened to them. Still wanted to give me the excuse it was my banks fault. It wasn’t worth the fight anymore they didn’t want to take responsibility. Although, when I went to move out, they told me new landlord property that I had been late on my rent. I was lucky that the same complex I was moving into had multiple complaint about this property specific and they didn’t deny me a lease. That being the biggest issue, my AC went out multiple times and they said it fixed each time. The AC was so broken that it leaked condensation through all the vents closest to the AC unit in the apartment. In addition, all of their water heaters are set up to gas so you are required to have a separate gas bill (watch out for this one). I was one person, in the smallest one bedroom apartment. I was advised by the Gas Company to go onto a budget plan as they have had complaints from customers at this complex. I do so, come to find out that at the end, that my water heater was probably bad because my average gas bill per month was about $ 50 (just for the gas). They claim on come in and maintain your water heater and turn it up all the way and when its broken, they don’t seem to fix it. Now I am slammed with a final gas bill of $ 192. The gas company told me my bill looked like a bill in a small home with 4 people living in it and asked what other appliances I had hooked up to gas other then just a water heater. It doesn’t stop here. I am also disabled and I had fallen into my bedroom door about 6 months prior to moving out. I went into the office to try to get a price to replace the door because it knocked a small hole into the door as it hit a piece of furniture. When I went into the office, they told me it could be repair not to worry about it. When I called to get it repaired, they told me now it would cost to replace the entire door. I asked how much and they were not sure but maybe $ 92. Ok, when it came time to replace the door, the pricing had changed and when I went in almost every other day to ask about the price of the door, no one could give me an accurate price. Some said over $ 100 some said under $ 100. Never actually got a repair done and when I moved out, waiting on my final bill I had better not be charged more then what the move out sheet said it would cost. Why couldn’t they just tell me that price. I mentioned I did a full carpet clean, mind you I had a dog but he was house trained. They charge you a $ 350 non-​refundable pet fee. Fine. I still professionally cleaned the carpet I always do. Looks like they have charged me a $ 100 bad carpet fee. Really? These people don’t care if you like where you live. They will rob you blind and probably claim they are allowed to. I already have an attorney looking into my information and yet to see almost a month later any sort of final bill. I just happened to log on their «residential portal to see a fancy balance of $ 333, $ 100 which says bad carpet. I have the entire apartment on video prior to my move out. I would like to see what they have to say about that.

6 months ago before MAA took over as the property management company I would have rated this complex a solid 4.5 stars. However, since the management change there have been multiple issues. The office staff is nice, but can’t seem to keep track of anything. I got a notice that I hadn’t sent in proof of renters insurance when I had already done so. My Dad got a notice that his renewal lease hadn’t been signed when I had already done so. I had to go check on my renewal because I never got a notice it was received.
The new management company is making renovations to the exterior of the property which is nice (for them) but has inconvenienced everyone. They told me my balcony would be power washed on April 17^th. They didn’t make it out until 6 days later. No notice of the delay so my neighbors plants died while they were sitting inside since our balconies had to be cleared. Now a week later there are workers outside my apartment cutting stones to redo the pool area and my ENTIRE balcony is covered in dust. So much for power washing and so much for enjoying sitting outside.
Finally, my rent was raised $ 45/​mo. upon renewal. Not a big deal — pretty standard. However, the cable that used to be included in my rent (and one of the main reasons we decided to move here)? Oh, that’s an ADDITIONAL $ 50 a month. Can I cancel the cable? Nope. Even though I never watch it, I am required to pay $ 50 a month for it. So essentially, my rent was raised almost $ 100 a month — half of that for something I would rather cancel but have no choice but to pay for. What a shame. Definitely not renewing a second time.

I am shocked to have such an amazing experience living at CVQO considering how crappy my previous apartment experiences have been.
This place is a breath of fresh air.
I’ve been living here for a year and a half now with very minimal issues.
Pros:
–Nicely maintained. The exterior of the apartment looks great. The place has great «curb appeal»
–The apartments are nice. Sure, the carpet is a little worn, and the countertops aren’t fancy granite, but everything works well. I was thrilled to have a washer and dryer in both the old apartment in building #2 and my current apartment in building #8.
–Maintenance requests completed FAST. Typically, you put the request in online and the next day someone is knocking on your door to fix it. I had to wait 4 days recently for a request, but the maintenance man politely explained that they were backed up.
–Office staff is incredible. Everyone in the office is super polite. They seem to remember my apartment number and name. That always impresses me!
–Neighbors are quiet. I read some of these reviews stating otherwise. I rarely hear any sound in my apartment. Maybe I got lucky?
–You can’t get a better location. Right by HEB, restaurants, and short drive to 183 and MoPac.
–RECYCLING! Yes, there are recycling areas and they are awesome.
–Free Cable w/​HBO. I mean, seriously. This is just freakin’ fantastic.
Cons:
–Since management company changed to MAA, dumpsters seem to be full a lot. I have noticed an increase in trash being piled outside and around dumpster which is yucky. Not sure why – but it’s a bit annoying
-$ 10/​month pet rent PLUS deposit. The pet rent is annoying. Because it’s expected and standard behavior in apartments, I won’t take a way a star for this.
TL;DR:
–Many of these reviews seem to be about isolated instances involving fees or a one-​off situation. I have lived in two apartments in this complex and am very pleased with both. I will be staying here for another few years.

There’s nothing worse on here than 1 star so I guess I have no other option. I’d give 0 stars, if possible.
I’ve lived in a lot of apartments, and none were as bad as this one.
*SMELL: there was always this absolutely horrid smell infiltrating out apartment. It’s as if all the food being cooked in the building was being vented into our apartment. We never cooked anything ever so we’re not sure why it’d smell like food (and even if we wanted to cook, there was no counter space sooo why bother…). We complained about this SEVERAL times and management wouldn’t believe us. They offered excuses and pretended they didn’t know what we were referring to.
*FINISHES: Everything is cheap quality. Poor maintenance. Dishwasher broke down twice. Disposal broke down twice. Microwave was replaced once. Our shower nob was also changed. Crappy single-​paned windows let in lots of heat in. Oh, and the gates were always broken. Always.
*PARKING: Some jerk hit my car while parking and left a green scuff on it. If you’re going to hit my car, at least have the decency to leave a note apologizing or something. No one in that complex knows how to partk. Also, there were a lot of children running around in the parking lot where cars are constantly streaming in and out. Parents, be responsible. Get some leashes on those kids before someone gets run over.
*TENANTS: There were 3 units on the first floor. Our neighbors were an elderly couple and a family of drug dealers. Late one night, we heard the cops banging loudly on the door. They had a warrant or something on our drug dealing neighbors and lined them up on the floor in the breezeway. The cops proceeded to inspect their home and then opened up our outdoor storage closet thinking it belonged to our neighbors. We promptly told them anything out there belonged to us and they took our info. Those neighbors were never seen again. We saw maintenance in there one morning painting so we guess their stuff was moved. So, if you’re into living dangerously, being terrified in the middle of the night, and seeing about 5 cops cars on a daily basis, by all means, LIVE HERE. Anyone who thinks this place is decent is mistaken. Spare yourself the trouble and move to another complex where you can live comfortably.

they should name this place drug den haven. I have repeatedly complained about my neighbors running a super busy drug business upstairs but they won’t do anything about it. they own around 10 brand new vehicles including several Cadillacs. they are extremely loud all the time till 4 or 5 am every night. there are also a lot of gang graffiti in this area.
they say you are only allowed to have 4 tenants in a 2 bedroom apartment but some units have around 10 people. the office staff will not do anything about it either. all they do is sign leases I guess.
the walls here are so thin I can tell you exactly what my neighbors are saying, watching on tv or the songs that they like listening to.
if you move in here I hope you don’t expect any privacy. there is also a bunch of barefoot Indians walking around all the time. packages also go missing regularly.

There isn’t a half-​star option so I went with 1 rather than 1.5
Fees:
I have been a resident here for going on five years now and every year my rent has increased by a minimum of $ 50 despite receiving a discount for working at one of their «preferred employers». When questioned about this, their response does not address the increase.
If I were to renew my lease, the best option for me is 8 months at ANOTHER increase of $ 50 which would put me OVER the advertised price on their website. Bear in mind, I get a 6% discount because I am an employee of one of their preferred business partners. So in all, if I were to renew my lease for a fifth year, I would be paying *more* than $ 200 dollars than what I paid when moving in.
Maintenance:
Maintenance requests are not always prompt, if so, the maintenance workers are unprepared for the job they’re to complete. I live on the third floor which has vaulted ceilings so to change the light or the smoke detector a long ladder is required. Maintenance brought a step ladder and didn’t come back until the next day to finish the job. Another incident was with my water heater. They came to check on it (regular maintenance?) but turned off the hot water. We called them to come fix it which they did. When it happened a *second* time, we just took care of it ourselves.
Appearance:
While the outside of the complex is maintained, the apartment itself is a different story. There is a crack running down the full length of the wall where the two walls meet. This is likely due to the foundation shifting beneath the building.
My neighbor didn’t drip his faucets when it was cold which resulted in a pipe busting. This resulted in a considerable drop in water pressure. I now get less than half of what I should. Luckily the shower is fine.
Half of the outlets are not functional, I had to try each one to figure out what worked and what didn’t. There is a light switch in the bedroom which has absolutely no purpose whatsoever.
Safety:
While this is a gated apartment complex, there have been numerous visits from the police. There was a series of car break-​ins, a serious dog attack, domestic violence, theft, it’s ridiculous.
Communication:
Lastly, whenever the office needs to communicate something to their residents, they do this by posting letters on their door or sliding it through the crack rather than calling. This includes notifying residents about the car break-​ins, and any other safety concerns.
Summary:
The first year was great, it’s been downhill ever since. I do not recommend signing up for longer than a years lease.

I cannot recommend living here… of course, I should have realized this pretty much on day #1. When we moved into our apartment, we did our move-​in walkthrough. We noticed that the inside of the microwave was rusted-​out, totally disgusting. When we called the office to ask them to replace it they stated «we aren’t going to replace that». They could have ponied-​up $ 40 to put in a new one, grabbed one from an empty unit… something, anything to make a new tenant feel at home. That is pretty telling about their property management. They couldn’t care less. In addition, I had significant water damage to the ceiling (due to a roof leak) that I requested to have painted/​repaired on three separate occasions… they did nothing about it and I had to live like that for three months until I moved-​out.
The interior «design» is of exceptionally poor quality and is very dated. There was also a bug problem… I would wake up and find ants all over my kitchen countertops/​food storage (and I am a clean person). If I mentioned anything to management, I would come home and find a couple ant traps set-​out. There was very little evidence of pest control in the unit… in any other apartment I have ever stayed at they had the courtesy of leaving something behind to let me know the apartment was treated. Considering I am paying for the service, it is the least that could be done if someone actually entered the unit.
I came home on several occasions to find Austin PD in the parking lot near my unit, as well as seeing them staked-​out one evening. Considering the number of children who live there, I find it unconscionable that no one from management distributed any information as to why they were in our complex. There is no visible security at night, which is odd considering that particular area is susceptible to car break-​ins. The gate system is practically useless, the «exit» that faces Heinemann is frequently used as an entrance.
My unit was not particularly noisy, but there was significant noise at times coming from below the second bedroom. I found it hilarious that I received a noise complaint about my dog in the middle of the afternoon on my move-​out day. You would think that someone would have pieced together that my dog was riled-​up because of all the activity, instead of wasting their time calling a tenant who had never once caused an issue. Of course, they didn’t care about me because I was moving-​out (of course, they didn’t care when I was moving-​in either)…but, I won’t even consider another Colonial Village property after my experience here.
They are also not above sending you off with a bunch of cleaning fees, despite the fact there wasn’t a single spot on my carpet and I took a lot of time to clean the place myself. As I mentioned above, I had to live with water stains all over my ceiling like I was staying in the projects, but they tagged me for having a dirty oven. Not to mention, you know it is somewhat shady when they don’t even attempt to contact you regarding a formal move-​out walkthrough… I have never lived in a complex that has not offered that. Again, just awesome management practices.
For the money, you can do better in that area… and you should.

Wow, an apartment complex that has good management and provides good customer service? Considering the kinks that come with apartment living, I think that this is pretty close to as good as you can get (knock on wood).
The rent here is a little steep (close to the mortgage of a decent house in the area), but the complex is fairly new and you get what you pay for in this case.
Towards the back of the complex, you will find a sizeable dog park where Lilly loves to frolic and run around. Every now and then, someone else will be out with their canine friend as well which makes Lilly very happy. A happy Lilly=a happy Ann.
Minus 1 star for the outrageous, non-​refundable $ 600 pet fee though.
The fitness center is nothing special but has a decent number of machines to work with (maybe about 20 or so). I got what I needed out of a workout when I used to frequent the facility everyday. Heh, did you notice that I said «used to»? I quit going riiight after the end of March when I got married. Don’t judge– there’s no wedding dress to try to squeeze into anymore!
My absolute favorite part about living in this complex is that both staff and management have been very friendly and easy to work with. From past experiences of renting elsewhere, I’ve noticed that while leasing agents tend to be friendly, managers can become rude (and sometimes manipulative) when something goes awry. This wasn’t the case with Tricia (manager) and Kristen (asst manager) when we dealt with somewhat of a disaster back in January though. Long story short: we came back from an 8day vacation on the night of New Year’s Eve, and the majority of our apartment was flooded with THE worst smelling, disgusting grease/​sewage water (no, not our fault– it was our neighbors). Maintenance was sent immediately and worked past midnight until the majority of the water was out. It still took 3 or 4 days for the apartment to become liveable again, and Tricia kept us updated the whole time. We were pro-​rated for the days that we couldn’t live in the apartment, all of our kitchen counters were eventually replaced (it took time to order them), and we were even paid some extra money for the electricity bill that was used to run their fans (to air out the apt).
Our lease will run out in about 9 months, and although we’ve had a positive living experience so far, the Hubs and I are excited to finally look into purchasing a house. Yay for no more renting, but we’ll miss the excellent maintenance team and Lilly will miss her close and convenient dog park.
On that note, anyone know of an awesome real estate agent?

We’ve been here just over a year now and we are very satisified with everything this complex had to offer.
