Welcome, and thank you for taking a moment and visiting our Yelp page. My name is Scott Swayze and I am a licensed professional inspector in the state of Texas (#21 271). I started Insight Inspections with the goal of educating home buyers about the current condition of their upcoming real estate investment. Having spent several years as a general contractor, my experience and education has given me the ability to properly evaluate your biggest investment. Through detailed assessment, clear communication and state of the art technology I pride myself on the ability to provide my clients with all the information needed to make an informed real estate decision.

Scott is fantastic and is incredibly dedicated to providing great service. Not only is he super professional, kind and polite but he is very knowledgeable about home inspections. He is also very responsive and reliable – such a great quality for a service provider during the anxiety-​inducing rush of trying to get all your due diligence done during the option period. His report was very thorough, easy to read, included tons of helpful photos and his debriefing at the end was super helpful. When buying an old house, there are lots of «little things» that need to be assessed and the inspection process can be stressful. Scott was realistic but not overly alarmist. He even went back to the house the day after the initial inspection to finish up a task he wasn’t able to complete before it got dark. Insight Inspections is truly customer-​focused and provides a solid inspection report.

Fantastic experience! Highly recommended! We were in a time crunch (which most buyers with an option period are), and were able to schedule an inspection within 24hours. Nathan (Nate, our inspector) was knowledgeable, thorough, and friendly throughout the entire process. His report was accurately detailed, and the personal walk through was invaluable in understanding the good and bad aspects of our potential new home, and the weighed importance of issues that would need to be addressed immediately versus those that could be handled in the future. My father, who has been a home builder for over 30 years, accompanied me to the inspection walk through and was also impressed with the knowledge and thoroughness of the inspection-​to get that approval is tough! I would not hesitate to use this company again in future purchases-​thanks!

Buying a home for the first time is an absolutely nerve wrecking experience. So many things to consider that you don’t know about, especially when buying an older home.
We’re buying a home in San Antonio and while we tried to find an inspection company there to help us out, we couldn’t find anyone decent! We decided to call Insight Inspection and now I would never use anyone different. They are located in Austin and were willing to travel down to San Antonio. If you live in Austin then you know the traffic situation.
Nate was happy to take the drive down (on slightly short notice as well) and perform the most comprehensive inspection you’ll ever see. You can ask the most ridiculous question and they’ll have an answer for you! They take a thorough walkthrough with you after they complete the inspection and go over everything.
The report that you are given is easy to read, full of images and gives you so much peace of mind about what your buying (not to mention negotiation tactics with your seller!)

Let me first say that my husband and I are in the process of purchasing our first home in San Antonio. We have been clueless about so many things but thanks to the reviews here I was able to learn what to expect. We live in Austin but I didn’t know if they would travel for an inspection so I wrote Insight Inspections through their website and received a call from Nathan the very next day. He mentioned that he would be able to do an inspection for us in San Antonio however it would include a travel fee. He was very patient and answered all of my questions, even some questions I had about lead-​based paint testing.
With very short notice, Nathan was able to inspect the home we were about to purchase and then gave us and our realtor a tour of his findings. We were so thankful for Nathan’s insight, this was an older home (1920s) that would have needed tons of work and we realized we were in over our heads. Although we love the charm of old homes, we didn’t know how costly the maintenance would be or how many things still needed repair after the home was labeled as a «remodel» in the listing. I feel very thankful that he was able to give us a heads up. We made a decision to walk away from the transaction of this particular home so I feel like he saved us a ton of money. Also, the seller did not make the attic/​crawl space accessible so he offered to give us a credit for the services he was unable to perform. Really great customer service!
Throughout the whole process he was very patient, knowledgeable, thorough, and offered great advice. We are still on the hunt for our future home but as soon as we are ready for another contract we will be delighted to work with him again. Two thumbs way up!

Scott was a pleasure to deal with because of his prompt response and flexibility to adjust to my busy schedule. He went through his post inspection review with me to ensure that I understood everything that would be listed on the report he was to give us. Even though we are buying a brand new home he still found some items that the builder overlooked.
Note: Scott gave us some homeowner tips like A/​C maintenance an other useful recommendations that will prolong our soon to be home.
His company was already pre approved with our builder. Their insurance was already on file with CalAtlantic.
Hire these guys — ask for Scott. Their prices are reasonable too.
Almost forgot– he did thermal imaging on all of our walls to check the insulation/​moisture.

If you need a good home inspector who cares about his clients, you can’t go wrong with Scott! We found him a while back to do a phased inspection on a new home at the pre-​drywall stage. I was very happy with Scott. He is very professional, courteous, helpful, informative, thorough, and treats you like family. He emails his full report within a few hours so we could get it to our builders quickly. His reports come full with pictures and details outlined in an organized layout. His fees are very good and offered a discount when we hired him again for a final home inspection before our final home walk through. He and his associate was very thorough and informative, helping us understand every part of our home, what to watch out for and how things work. He showed genuine concern for the negative experience with our builders, and helped us through it. He followed up with us and helped come back to recheck the fixes our builders had to perform based on his report. We are very glad we found Scott and plan to have him do our warranty inspection next year. He took his time in explaining things to us folks who didn’t know much about home building. I’m purchasing an older home built in 1950 which is on a Pier & Beam foundation. Nathan did my inspection. My Realtor I both are extremely impressed with how through he was. Throughout the years I have bought several homes and have never had someone do such an extensive inspection. Nathan even spent almost 2 hours going over everything he found issues with. This is a class act company and I would look no further for a Home Inspector. My Realtor will be referring new clients to them as well.

Awesome experience and exceptional service!
Scott performed our Home inspection. He was right on time, did thorough inspection and went over with his findings with me. He got to the every corner of the home including roof. Home was a year old, he found minor issues and explained the severity of each issue. I found him very honest and reasonable person. Overall it was amazing experience, it gave us peace of mind. My wife and I recently had our new house inspected by Scott. He invited us to be there house when he finished the inspection. My clients used Scott for their home inspection and I had the opportunity to meet him and see first hand how he works. He is incredibly thorough and he encourages not only the Realtor but also the clients be present at the end of the inspection so that he can walk everyone through his inspection notes. He really put my clients at ease by thoroughly covering everything on the inspection as well as answering any questions and concerns. He promptly sent the report out to us all a few hours later too! In addition, Scott uses thermal image technology to detect any moisture in the home. This is a great benefit as clients can rest assure that there is no hidden water damage.
