Midtown Commons at Crestview Station – Phase I

Had some more issues with the front office, several service requests have been marked off but not actually done, making the wait for service weeks long sometimes because we have to re-​request. A broken light fixture in front of an empty apartment that the management treated like a non issue for half a day, despite shattered glass blocking a door that also serves as a fire exit.
Since winter I haven’t been able to get enough hot water to fill the tub, I’ve taken to boiling water on the stove so I can take a bath.
Dog mess everywhere. I see other residents signs about it, I had to put one on my porch begging people not to intentionally walk their dogs up to my porch to pee and poo (I live on the alley, come on, walk five feet away and have them pee on the fence). After numerous complaints they’ve sent porters to clean it up a few times a week, so that’s a plus, but my porch still smells bad even though I don’t own a dog. There also seems to be an issue with unleashed dogs, I saw a dog fight because an unleashed dog approached a leashed dog. I understand management is doing what they can to combat this with emails, but it definitely affects the value of this complex when all the light poles and garden areas smell like waste (really really bad in the summer as well).
The fountains in all the courtyards are broken, I would wager that the fire pits are still out of commission as well. There is a sign in the clubhouse that says #midtowncommons, but half of it is out. Just take the sign down guys, it looks trashy.
It also looks like the new management’s branding and social media are trying to appeal to party people. All of the people I know that live here are generally mid 20s to early 40s professionals. Not sure what they’re trying to do with all the new branding but it’s really off putting and makes me worry that this is going to turn into a trashy party complex.
The new management put a lot of effort into fixing up the office and a few areas that they show potential residents. They added all these flower planters and amenities to the front office, but the speed bumps are crooked and breaking apart, the lights on the main st johns entrance are out, theyve given up on all the interesting lighting the place had when it was built. It seems like they’re barely maintaining this place.
The train is the only reason we stay here, it allows my husband and I to have one car, if the rent goes up, that will essentially be negated. I wouldn’t mind paying more for a well maintained luxury residence, but there are like ten other places that just got built or are being built in a two mile radius, if I’m not saving money with the train I may as well move to somewhere that’s still being maintained to the standard that’s worth what I’m already paying.

I have lived here for a couple months now and have liked it except for my loner car (clearly says DEALER on the plate) getting towed from the parking garage. I was never told that they have temporary parking tags only that a replacement is $ 40. Really frustrating when you’re a good tenant and are extremely inconvenienced and out a lot of money for something like this. $ 200!!!

DO NOT MOVE HERE. As a professional adult, excellent tenant, and someone who takes pride in where I live — I have to say that living in the Midtown Commons was a complete hell realm of an experience. As I will illustrate below, the management has not, does not, and will not care about their residents, integrity or honesty, or the upkeep and maintenance of the property.
You’ve probably dropped by Midtown to view a unit out of interest, liked what you’ve seen online, or think that the area works really well for you and your commute. I did too, until the day I moved in.
1. When I viewed the complex for the first time, they showed me a model unit with all updated amenities/​appliances and stated that they had that exact unit when I needed it. It was confirmed online, and I pre-​leased. Told me I couldn’t view until I moved in due to replacing the carpet.
TURNS OUT they put me in a completely different unit (different floor plan), 250 sq. feet smaller than was agreed and signed on, older appliances, dirty/​matted carpet, cracked laminate (not granite — as promised) countertops, disgusting uncleaned vents caked with dirt and dust, and chipped, dirty, dusty floors… all for the price of what I thought was for a nice, updated, clean unit — a basic and fair expectation if you sign a lease on it.
I was appalled. A true bait and switch, with no apology or offer to even assist after informing them.
2. I needed a storage unit, as was discussed when originally viewing Midtown, and Trish mentioned that they have many options and sizes and that they had several in my bldg, should I move in. WELL, when I asked for a storage unit on the day I moved in, Trish said that she had no idea about what is even available for storage, and said that if I wanted a unit– that I needed to walk around the complex and find one myself, try to open it, and if theres nothing in it to go ahead and put my stuff in it — and they’d key it when they had time. Not even kidding. Again, shocked.
3. The parking garage and hallways are daily full of residents’ trash, litter, and dumped junk — don’t worry — they’ll go out of their way to make sure on your tour you only see the one clean hallway in the complex, and no where close to the parking garage
4. We’ve had the police show up at 3:30am on a Tuesday because prostitutes (yes, really) were running up and down the halls screaming bloody murder that our neighbor was assaulting them.
5. Residents allow their dogs to urinate and defecate in the halls and stairwells.
6. After my ceiling flooded due to excessive rain three months ago and ballooned with water, and made the apartment smell like moldy sitting water — I never heard from them after I sent several maintenance requests.
7. Management decided to extend my lease by a week at an extensively expensive month to month rate because I failed to receive the paper they DIDN’T put on my door telling me to give my sixty day vacate notice, even though I had made it clear in writing that I was leaving on my lease end date if not sooner.
8. I don’t have animals, but had to deal with (and exterminate myself) fleas during the first month.
I hope this review helps and keeps anyone considering this place from making a horrible and miserable decision. The managers are con artists, and the last smile from them you’ll see is when you grab your key to move in. My insurance rates on my car even went way up because of the crime and theft in the neighborhood.
The one nice thing about this place: going to drink the pain away at Black Star Coop downstairs.
Just. Say. No.

What a disgrace. After living here with my boyfriend for almost four years — never once being late on rent or having a complaint of any kind– I’m being taken to the cleaners and then some.
Ignore that we had terrible service since the management changeover. Ignore that they delayed our move from Phase I to Phase II for half a year. Ignore the unacceptable treatment from the management office once Alliance took over.
First they tried to double charge me for cleaning fees (did you know that Texas law allows you to require them to provide you receipts?), then to replace a year old carpet that only needed a steam-​cleaning. Then $ 500 to take out ten bags of trash — my apartment is only 50 feet from the trash chute!
I’ll admit that the place needed cleaning, and that paying them something to do so would be fair. I tried to work with their customer service team to come to a reasonable agreement, but they actually RAISED the amount due by $ 500 when I tried to work with them. I assume it’s punishment for daring to question their bill, but I’m sorry — $ 1,700 to clean an apartment? It was messy, sure, but I could probably BUILD an apartment for that money.
I guess this is what happens when you don’t toe the line. I’m looking forward to seeing what the press has to say about this!

I really like living here!
I have a ¹⁄₁ here, and while it is a bit expensive, it is really close to my work, so I think it balances out– I’d rather pay a little extra for rent rather than for gas, and time is a treasure. I also like having a parking garage available. The staff has always been helpful and pleasant to me– especially Trish!
I’ve also really enjoyed using the clubhouse and the outdoor seating area by the pool. They have been well-​kept and comfortable.

I have never received such poor customer service in my entire life. Upon trying to ask questions management was rude, disrespectful and even hung up on me…

RUN… DON’T WALK… AWAY FROM THIS APARTMENT COMPLEX
As a resident for 2 years, I’ve watched things go from bad to worse as ownership changed and management changed.
Over-​priced, noisy and dirty
Not only are the hallways and elevators filthy… spilled drinks, dog feces and urine, and never swept, but the stairwells reek of urine.
Security locks on hallways are often broken.
Public restrooms near the pool are filthy, especially on weekends.
During the summer, the pool area is party central, and by Monday it’s a graveyard of empty beer cans, trash and cigarette butts.
Security is poor… there are frequent emails re: cars being broken into and vandalized. My driver’s side window was smashed while parked in «secure» parking on the 3^rd floor, but unfortunately the gate opens automatically until 10 p.m. so it doesn’t do much good.
Worst of all are the office staff: Rude, unhelpful, surly, condescending, and sometimes just mean-​spirited. They seem to delight in causing inconvenience to the tenants.
But don’t take my word for it… read some of the other reviews. You’ll find that the consensus is unanimous: You don’t want to live here.

The apartments here are almost brand new and in great condition. Staff and maintenence people are friendly and very helpful. Most of my maintenence requests are resolved the same day. I’ve been here about 2 months and I am very happy with my decision to move here. This is the nicest apartment I’ve ever lived in and I actually consider the rent to be reasonable. The people who complain about the rent prices must not be aware of the rapidly increasing rent prices around Austin.
The only reason I didn’t give it a full 5 stars is because the outdoor stairwells tend to be dirty and the drywall in the stairwells is damaged and falling off of the wall in places. I’ve been told that they’re working on fixing this.

Love the location of our contemporary apartment! Great access to the Metro Rail and close to fun on Burnet/​Anderson/​North Loop. The hallways/​stairwells can be a little dirty and they could use more dog pick up stations…

Overpriced and poorly managed. The business manager Brittney Cooper acts as if she’s too busy and above speaking face-​to-​face with residents. If you have any type of issue, you are left dealing with her annoying admins who are sometimes rude and condescending. They are simply collecting a paycheck and could care less about the residents.
Furthermore, we have crazy «party all-​night» neighbors who love to get rowdy right around midnight pretty much every day of the week. While these people suck, much of our misery is due to the lack of proper insulation in the floors and walls. So if you decide to move here, be ready to have your private life on display to whomever lives adjacent to you. Also, if you ever have problems with loud neighbors, don’t expect the on-​site management to do anything about it. They’ll laugh in your face!
There’s also dog poop and trash covering the grounds here. It’s not uncommon to find the garbage shoots overflowing and thus stinking up the parking garage. We cannot wait for our lease to end so we can get out of Midtown.

Horrible management. They charged me 800 $ for water bill. Had to talk to them over 5 months to get it resolved. Once things got sorted they didn’t inform me for next 3 months. And charged me hundreds of dollars as late fees! Smelly dustbins awful parking and dirty stairways. I am writing this as I wait for someone to address another issue of mine. I moved in here August 2013 and loved it immediately. Phase 2 was behind schedule and I had to be put in a temporary unit, but the management company at the time (Lincoln) handled it gracefully and let me live rent-​free until my actual unit was available. In the end, the delay worked out in my benefit.
By the time I had moved in 3 months later, I had already made a ton of close friends: a group of around 20 – 30 people whom I’m still close friends with today, even though we’re no longer neighbors. There was an immense sense of community here like I had never seen before, and I felt like I was meeting new people all the time at all the great events put on by the management company. There were a few inconveniences at the time (mandatory trash service that I didn’t need but had to pay for, a frequently broken door to the garage, somewhat limited parking), but nothing I couldn’t live with. As with the delay on Phase 2, management went above and beyond to address my concerns.
Then, earlier this year the property was sold and management taken over by Alliance. Out of nowhere, my utilities bill (which supposedly came from a 3^rd party) shot up 50%. When I inquired about this, the new manager simply evaded my question. I was also told several times that the billing cycle is 1.5 months, yet a bill still came every month around 150% of what it used to be before Alliance took over. I sent a final email asking about this around 2 – 3 months ago and still haven’t gotten any kind of response, and with my account very close to going to collections I finally just gave up on getting an answer and paid the balance.
I’ve seen others fight battles with management as I did, struggling just to get answers on things that Lincoln would have taken care of without a second thought. Some other complaints that I or my friends have had with the new management include:
— Losing a several-​thousand dollar wardrobe to mold that was caused by flooding and affected multiple units (management refused to take responsibility)
— Maintenance no longer replaces all lightbulbs like the old management company used to (not expensive to do yourself, but inconvenient and ridiculous considering how much the rent is)
— Not filling up propane tanks for the grills regularly; residents usually have to remind them to before weekends or holidays
Thankfully, by the time the transition in management came I already had one foot out the door as I was in the process of buying a house. When my move out finally came, I couldn’t have been more relieved. Nearly half of the friends I had made here were also in the process of moving out if they hadn’t already, and the other half often say that they can’t wait for their lease to be up.
PROS:
— High quality, fairly new apartments (albeit a quickly thrown together Phase 2)
— Beautiful common areas with nice pools and grilling space
— Very dog-​friendly
— Close to Anderson
CONS:
— Very expensive (even considering how nice they are), and prices continue to go up
— Unhelpful management
— Unsealed countertops that started to look terrible just 1 year after the units were first constructed (stay away from the dark granite)
— First floor floods during every big storm (they’ve finally started putting sandbags out every time a big storm is expected, but I would still advise strongly against living on the first floor)
— Gym is not well maintained (there was one machine that broke within a month after I moved in and was still broken when I moved out 2 years later)
— Limited parking, unless you want to shell out for one of the reserved parking spaces (assuming there are any left)
— Not close to any grocery stores (unless you count Walmart as a grocery store)
— The door from the garage to my floor was constantly broken and would not fully unlock, forcing you to thrust the handle back and forth to get the lock to disengage. People struggled with it so much that someone was eventually able to actually tear the handle off (which made the door functional again), then they «repaired» it by replacing the handle but not the broken lock. There were many days when I couldn’t muscle the door open (I’m a fairly strong guy) and had to walk up to the next floor then back down. This went on for the whole two years I lived there without getting truly fixed.
— The walls/​floors don’t do much to insulate noise, and if you draw the short straw like me you’ll be surrounded (above, below, and on both sides) with people who sound like they churn butter/​host bowling tournaments/​film unconvincing (but not for lack of trying) amateur porn in their apartments on a regular basis, and have loud dogs to top it off.
IN SUMMARY: Are they nice apartments? Yes. Is the new management the same level of quality as the old? No. Is living here worth the price? Absolutely not. There are plenty of other options in the same area at the same price range. Go with one of those.

It’s been almost 2 months now. Things have actually improved. They picked up all the garbage that was in the garbage room. People are still leaving their trash next to the chute. They don’t realize that it’s not stuck, you have to physically push the trash through towards the back.
They messed up my pet deposit, and I’m getting that sorted out. It seems like they have everyone move in on the same day, so it’s difficult to keep track of everything.
Other than that I got to meet one of my next door neighbors and they’re extremely nice and welcoming people, and they’ve been very quiet. Also noticed there are security cameras in the parking garage.
Speaking of the parking garage now that school has started there is limited parking. I’m thinking of purchasing a reserved spot.
All in all I’d say this place is 100 times better than my last apartment. My expectations are still low. And no, I’m not a paid employee of Alliance. I think it’s Phase II that has the most issues and has the more outspoken tenants.

Still only 1 star… YEP!!! It’s actually gotten worse. For all the new people that have posted living here for only a few days, I think you were paid off. Anyone with any sense of decency knows you’re full of crap or your someone that will help in the decline of this property.
This place is literally falling apart. Mold growing everywhere, don’t believe me walk around phase II and just look up. Sure they painted over one of the biggest areas but we all know they didn’t fix the leaks causing them.
Trash… OMG stop blaming the valet trash workers. It’s nasty residents. They walk out and literally throw the garbage in the garage. PHASE II garage looks like the wild wild west with the tumbleweeds of trash. WHAT ARE WE PAYING FOR, can anyone tell me???
HOMELESS SHELTER… Yes. There is a guy that roams the halls in Phase II because he can get in any where. They keep saying the doors will be fixed but don’t hold your breath.
ROOMMATES… that’s probably more than half this property so they don’t have the same eagerness to keep anything clean or operational. Be an adult pay for an apartment on your own and then come talk to me. That’s also more than half the problem. Just as people have illegal dogs on property, roommates come and go.
You need to not only walk around this property but subscribe to SPOTCRIME. Check out the crimes that have been committed onsite in the last 2 weeks. SAFETY… not their problem or concern. DON’T DRINK THEIR KOOL-​AID.
Instead of spending the residents money on a DJ, BBQ and whatever else free loaders will eat they need to start spending money on fixing this place up. MANAGEMENT IS HORRIBLE!!!
But you are free to make your choice but you have been warned!!!

I moved here in October of 2013, and loved it for a while. I found the grounds to be clean, the apartment was brand new with nice updated features like stainless steel appliances and granite counter tops. Really nice open layout of the apartment, and the location is convenient to lots of great restaurants, not to mention the train and the onsite retailers like the convenience store, yoga, juice bar, black star co-​op, fuzzy’s tacos, etc. It’s also a very pet friendly complex, which I loved. The people that worked at the office loved when the dogs would come in with owners to get packages, and most of the office staff lived there and had pets as well. For a while after moving in, I imagined myself staying here for a long time.
I still love the location which is why I’m so sad that Midtown has gone down so dramatically in the past year or so. Management changed overnight (at least seemingly to residents). That period was a real cluster, which has somewhat eased now that we get regular utility bills and can pay rent online again, but much has never recovered from that process. Here’s what sucks about living at midtown commons now:
1. My utility bills almost doubled from what I was paying before the management/​biller change and no one can tell me why.
2. The place looks like a trash dump all the time. Halls are not kept clean. Tumbleweeds of dog hair and leaves and dead bugs roll through the halls. Dirty, nasty, disrespectful residents leave trash in the halls and on the grounds that never gets picked up. There was once a rotting salad that was strewn around a phase 2 exit for weeks. I had to drag my dog away every time I took him out so he wouldn’t try to eat it. People do not pick up after their dogs ever, even after multiple empty threat emails from management. They need to do more than just email people about it, as that method clearly has not worked. Trash room overflows and smells disgusting most of the time. They put huge trash bins out seemingly daily — the trash for them blows around the grounds and no one picks it up. I’ve seen everything from broken glass to blood to spilled oil on the streets and sidewalks of the complex.
3. More and more dudebros in neon tank tops are moving in and ruining the pool area (look for beer cans floating in the pool on the regular). Smashed beer bottles can be found all over the place.
4. The office no longer accepts packages or will tell you if packages have come. They now get left at the front door and if they get stolen, well too bad for you. I understand it’s a big burden for the office and the residents kind of ruined it for everyone by never picking up their packages (seriously? Who doesn’t want their stuff??), but it’s a major inconvenience to consider if you’re moving here and are a responsible online shopper. A better solution would be a mailroom with bigger lockers for packages to be stored.
5. I haven’t put in many maintenance requests, but when I have, I have to beat them over the head to make sure they don’t just enter whenever they please, because I work and have a dog, and then when I do get them to schedule, I’ve had to call them to make sure they are coming after waiting all day.
6. There have been at least two, maybe three big floods. My apartment flooded shortly after I moved in, and now the gym has flooded for the second time, and the repair of it has taken forever (it’s still not complete and the flood happened in May)
7. The gates are always broken. Every time it rains, you can’t get into half the doors in Phase II with your fob. It’s a crapshoot when you take your dog out as to whether or not you’ll be able to get in the door you came out of.
I’m really sad to say that I don’t plan on renewing my lease here. I like the location, and when I first lived here, the rent felt reasonable. Now it feels like a rip off for the conditions I’m living in. Organizing a chili cook off or a beer tasting here or there doesn’t make up for letting the place turn into a dump. Maybe, if you have to choose, stop spending money on social events and keep the property up.

I’ve read a lot of terrible reviews about this place and was very worried when I moved in. I came right when the management switch happened and had a hard time getting my lease sorted. I don’t fault them for that, it’s difficult to learn all new procedures while having to implement them.
As it stands, I’ve lived here three weeks and it has been great. The office staff is lovely — they have organized several events for the residents to attend (including a beer tasting that I missed!) and are even having a school supply drive (I did participate in that one!).
My apartment is on the first floor, right near the pool. Sure, I can sometimes hear my neighbors but I’ve lived in apartments before and it’s been the same in each of them. The residents here are amazingly dog friendly. I know more dog names than their owner’s names! The dog park is a great social area for pups and people alike.
The pools and courtyards are kept exceptionally clean. Great places to hang out. I can’t say anything about the clubhouse room as it was flooded and isn’t up and running yet. But the construction looks great so far!
Now, the apartment itself is constructed oddly. Lightswitches are in strange places, there are too many doors, and ¹⁄₃ of the closet is blocked by the wall. The lighting in the bathroom is terrible — I never know what my make up is going to look like. But I live in the smallest one room apartment available in Phase 2. I should have paid the extra and gotten the larger apartment. Pay the extra! ^_​^
All in all, if you have a dog then move here. If you love public transportation (20 minute bus ride to UT and right next to the train!) then move here. If you love walking to the pub or taco shop then move here. Basically, it’s a good place to live. I’ll update this later in the year.

I never got a chance to live here because when I paid the application fee and was approved for the apartment they dropped communication with me. I tried to reach out several times and got no response! Two months later I got an email stating the apartment I first wanted was rented and they had some other units that were WAY more than what I wanted to pay. A little too un professional for my taste.
Update: That’s not true and not an excuse for not having the ability to reach out to me. Email is a very viable option for getting a hold of people. I did receive one call letting me know I was approved, then nothing.

I have lived here for two years. The management has always been shambles. This place was silently sold to new owners while I was living here. Residents were not told of the change in management until a week after the management office changed personnel. It was a big shock to all tenants. Managers here have been flakes. They do their best at skirting responsibility. Fed Ex has an ongoing dispute with the front office which resulted in Fed Ex refusing to take packages to the front office. This resulted in two separate shipments from FedEx being lost or stolen. The front office would not take any responsibility for their end of the miscommunication with FedEx. I spoke with the FedEx managers directly and they pointed the finger at the Midtown Commons leasing office, telling me that the manager of Midtown gave the instructions never to leave packages at the front office. All other carriers were leaving deliveries up front. The dispute with Midtown Commons and the local FedEx delivery team cost me the loss of my packages. The week before my packages disappeared, management sent out an email to all residents telling us that the package drop-​off policy has changed and that carriers were to leave packages at our door and not up front. This was the mistake. It caused miscommunication from what had been the standard procedure… packages up front were secure. When I inquired with the manager, Brittany Cooper, she kept washing her hands of responsibility and repeatedly reminded me that she was only there for three days, although she had been with the company for four years, and that ‘from now on’ her policy was to take packages up front if the tenant was not home. I asked ms. Cooper for her manager’s contact information, because surely that person had been in charge more than three days and a higher level manager would have caught wind of the email sent out by the leading office stating packages are to be delivered to the door from now on. Ms. Cooper refused to give me her supervisor’s phone number, only her email. This was obstruction and very UN-​professional. I called the corporate office, where they sent me to the wrong person. I spoke with the previous general manager of the Austin properties. Let me tell you, I found out from him just what a mess the front office has been with packaging.
A couple of other pinta to note, I have lived through my second flood since being a resident here. The first was last summer and this one occurred this past June. You think they would have learned from last year, but no. These are two different floods at the same location handled by two different management companies. Both of these processes have been incredibly invasive. Mass damage of the hallways and interiors. Months of repairs inside the apartments and in the public shared areas. This place looks like an outpost from the TV show MASH. It looks like a refugee camp, not a luxurious living facility.
The trash area of Phase II is disgusting. I have photos and videos of a mishandled trash area which I have collected as evidence over the past two years. My apartment, which is next to the trash area, is constantly filled with flies and gnats. I cannot open the back door without letting in these insects. They swarm the area due to the poor handling of the trash area by the local custodians.
In short, this place is a rip off for the price. It does not offer luxury or stress-​free living. The management acta like keystone kops reacting to situations and treat the tenant with lack of respect and compassion. The place is getting disgusting and filthy. Do not live here. There are better values for what you are looking for in Austin. This place is an expensive cess pool.

DO NOT MOVE HERE! The new management company called the towing company to come tow my uhaul while I was in the middle of moving! Who does that to their residents? Absolutely ridiculous management. STAY AWAY!!! YOU HAVE BEEN WARNED!
Also this place is filthy, poorly managed and if you have a car don’t expect to park it in the parking structure or the street because they threaten to tow everyone on the street. The walls are paper thin. I can hear my neighbors phone calls clearly. The water pressure is awful and it doesn’t get hot.
The good news is it’s on the train line that you will probably use once like everyone else.

Please don’t move here!!!
Lincoln property used to manage the property and everything seemed to be fine. Everyone was polite and maintenance was quick. Sure, the construction is shoddy and Phase 2 took FOREVER to build out. The upgraded amenities are a nice touch though, granite counters made a significant difference over the islands and counters in Phase 1. Thank god for fuzzys, Black Star and Midtown Grocery too!
Regrettably, that all changed when Alliance purchased the property. No one was told of the transition (I’m assuming because there’s no legal obligation, I suppose the courtesy would’ve been nice) which seemed almost overnight. As a matter of fact, it seems as though it was because they were HIGHLY unprepared. Ariel is nice and one of the managers is sweet (though I had seen her 4 times in two weeks and she had already forgotten my name and apartment number). There’s no email address to reach them that I’m aware of, you’ll need that if you move here because forget about them answering the phone. I did reach Sam to tell him all the gates on one side of the property weren’t opening and he couldn’t care less! No apologies, no «I’ll get that taken care of right away» which is I think one of the many things I pay $ 1,700+ rent for. I had requested twice for some of my track light bulbs to be replaced and so, I walked in. Lo and behold, a ticket never got put in! Also, side note, they no longer replace light bulbs in your rooms or bathrooms and you have to now pick up your packages in two days.
It’s really a shame that such a good property has to fall by the wayside because of a staff that doesn’t care. They should really decrease the rental rates to reflect how the place is now being managed. Poorly.
