On the Green Apartments

I moved here in February 2014 to get away from the insanely high priced, badly maintained and managed apartment complex where I used to live in S. Austin. I love, love, LOVE where I live now and plan to be living in my little one bedroom apartment — with fireplace and vaulted ceiling — for a good long while.
1) Affordable (deposits and rent are reasonable)
2) Friendly and courteous staff
3) *Clean grounds
4) Quiet
5) Dog friendly & fenced in dog park (poo stations)
6) Same/​next day maintenance
7) Private access to Walnut Creek
8) Community feel
9) Gated (security patrols the grounds periodically through the night)
Earned a 5 star rating until recently (clean grounds)
*The clean grounds are no longer as clean as they used to be and the dog park is not somewhere I want my dogs to play anymore. The photo attached is an example of what my neighbor and I have to pick up in the dog park before we can let our dogs play. This is EVERY TIME we go to the dog park. Seems we have new neighbors that are not picking up their dogs messes even though we have many poop stations around the property, which is such a shame, as my pups really love playtime in the dog park. And unless I have time to do a clean up before I let them run I can’t let them play there anymore.

Overall this is a great place to live. I’ve been here since 2011 and like it very much. The only thing I don’t like is the rent goes up every year so I may be moving in April.
The complex is gated and overall quiet. I have only had one issue with new neighbors making loud noises. I informed management and it stopped that same week and has not been an issue.
The apartment complex seems a bit outdated, but overall is nice. I have the small 1 – 1 and have no complaints. The maintenance team and Matt, the manager, are good to work with. All of my maintenance issues have been handled in a timely manner.
There is a pool and hot tub which I have only used once and overall it is a good complex. Parking is a bit rough and they do offer covered parking for an additional fee. There is also a laundry room on site if you do not have a washer and dryer.
It seems like all types of people live here and is overall a relaxed environment. Only one rash of car break ins since I’ve been here and since then they have hired security which patrols the parking lot at night which makes it a peace of mind.
Overall I would definitely recommend On The Green Apartments as it is a great place to live in north Austin. I have a feeling I will be moving soon if the rent continues to go up. Other than that, no real complaints. Kim and Matt are really good to work with and take care of all of your requests in a timely manner.

Since most of the reviews here are out of date, it time for a new one! OTG is a pretty great apartment complex. I use to live downtown, where rent was ridiculous and management was absolutely terrible. Here, everyone is so friendly and the maintenance men are the sweetest thing to graze the earth. Every time I call in for a maintenance request or some sort of issue, they are on top it. Some of my requests are pretty silly too. I’m 5 feet and incapable of changing the air filter, so the guys came in and changed that for me. Things get done here!
Matt, the manager, is extremely professional. There was some issue with our water bill and before we caught the problem, Matt gave us a call and explain what was going on. His demeanor really caught me off guard. It’s so weird moving from West Campus to up North. It’s clean, there’s peace & quiet, people are cordial– weird stuff (BUT I LOVE IT!)
There’s also a mini-​dog park here, which makes walking my dog easier. I just let him loose to run in the mornings and evenings.
The apartments are also well kept. It’s definitely becoming an older complex and there’s wear & tear, but overall it’s extremely clean.
Because OTG is located right by a nature preserve, at night, you’ll see little bunny rabbits hopping around. And if ever you’re in the mood for hiking or to walk a trail, walnut creek park is just a five minute walk away.

I chose this apartment community because of the asthetic look, the cleanliness of the grounds, the friendly staff, amazing maintenance staff, spacious apartments, & because med/​big dogs are welcome … I love living here. It’s a clean, quiet, affordable, apartment home. The other residents are friendly, the staff is amazing, NO ONE is rude ever so ignore the reviews that say that. Every need is taken care of here and they support the complex as a community. They’ll even change a light bulb with true friendliness.

Eh… that’s about all I can say about this apartment complex. Management is fairly quick to respond to complaints, but it doesn’t make sweeping changes of improvement (which is starting to show some age).
Cigarette butts are in common areas along with random bits of trash. You can report this and it may be cleaned up, depending on what the wind has done with the litter in the meantime. Dumpsters aren’t covered and a lot of the problems start there. The truck comes and bits of everything go all over the place. Recycling is extremely impractical. There’s one location with a series of roll out containers (residential style, probably 6 – 7) for the entire complex. This is a major issue unless you bring small, presorted loads on a consistent basis. There are services that off co-​mingle pickup via dumpster which is what’s needed for a complex of this size. For people on the far end of the complex, no one is going to load their car up, drive to the other side of the complex and sort everything out by type (into bins that are generally already full). Glass isn’t recycled at all, which adds to the delights of being around the dumpsters; bits of glass are scattered around them.
My apartment was clean, plenty of light, and all concerns about maintenance addressed. Fixtures are outdated, as are the kitchen cabinets though they are clean and in good working order. The stove was electric with a traditional coil stove-​top burners, but it’s modern enough to feature digital timers. The fridge is your basic top-​bottom split with auto-​ice maker on the inside (freezes up all the time). Small kitchen, but lots of cabinets. Floor is stick-​on tile as is the dinning room and bathroom. Other spaces are carpeted (clean but could use replacing).
Heating/​Cooling system worked great and there’s fan in the living/​bedroom spaces. Lots of light from the large screened-​in windows.
Common spaces (halls and other concrete areas) could use some cleaning. A little power washing now and then can make a huge difference. Within a year’s time the pile of bird poo mid-​hall was never cleaned up. Additionally, people use the common areas to house a variety of junk. Cease-​and-​desist letters are sent out periodically, but that changes before for maybe a day or two. Patios on a number of units in my building are obviously fire hazards, jam packed with junk and even pets.
The pools are somewhat clean, hot tub rarely is hot, and the «gym» needs some work. Equipment is very limited and old (1 treadmill, 1 bike, 1 ancient elliptical, and one older weight machine with limited functions). They do have a flat panel TV on one wall, though its at an awkward angle, but it is nice to have cable available. There are no gym wipes, rags or sanitizing liquid. There’s a DVD rental machine jammed into a corner that seems out of place and could be used for more equipment. I don’t see why this can’t be placed in the clubhouse (aside from the limited hours of access). I’ve never seen anyone actually use the DVD machine in the evening hours when I worked out.
Parking is OK. I typically didn’t have to walk too far and have never been completely shut out of spaces in my section. That said, there aren’t designated loading zones. Garages are large in depth, but the openings are too small for most modern SUVs. Great for storage though, but this gets to security.
The front gate gets broken quite often which concerns me. The apartments are definitely in a transitional area and I’d like the security I’m paying for to be in place, at least to protect from break-​ins (auto/​garage). When the gates are working they are painfully slow and the access panel is awkwardly placed off to the side. There’s no way, to my knowledge, that I can «buzz» anyone in from my apartment. I simply have to tell people my code to get in. When you enter (and don’t have an access remote) you must pull into the first parking space and enter your code, then back-​out, wait and enter. The scary part is at rush hour when people whip into the driveway off Lamar and you are backing out of the space hoping no one comes in fast and hits you.
The complex’s proximity to Walnut Creek Park is excellent and being situated between Braker and Parmer puts you close to everything on the northside. Techridge shopping has a great HEB and all the typical big box stores you hate but know you use.
Suggestions to improve this place:
1) Fenced in, off-​leash dog park. There’s a poop problem throughout the complex and pet waste stations have been put in. Problem is there are no bags in them half the time and the poo gets emptied from the bin far too little. By having a fenced in park people’s dogs can socialize (better attitudes, less barking), you get to know your neighbors, and the self-​policing of poo pickup is much higher in the dog park setting.
2) Faster, more easily accessible security gates.
3) Increased recycling, improved trash service, and better grounds keeping.

I lived here a few years ago. It started out fine but quickly got worse. They let all kinds of people live there (this is not a comment about race, ethnicity, religion, gender, nothing like that, I mean behavior) one of my neighbors regularly had people come threaten him and on several occasions threw rocks and other things through his window. I am not sure this guys story or what but as soon as maintenance replaced his window, another girl was throwing rocks through his window again. And not small rocks, huge rocks that left basketball size holes in his window. Whenever the cops showed up, they had to break the rest of the window climb in the apt, and drag him out of bed to answer questions.
I had other neighbors who were constantly having the cops called on them be cause of domestic violence. I walked by while the cops were there and I saw entire chairs through the walls on the inside. The apartment office knew this was all going on and the tenants were never asked to leave.
The pool was pretty bad, it was small and right on the road. The workout center is pathetic. I think there are 3 machines in there, treadmill, bow flex looking thing (but not a bow flex), and a bike. You have to squeeze between the machines to get to the other machines.
Right when i renewed my lease for 6 months, the new management told me that the complex changed to section 8 low income housing and they were raising my rent from $ 650 a month to $ 900 a month. I was pretty pissed off. I got out of there as soon as I could. I didn’t feel very safe there and i am glad I left.

The only problem I remember is one time my rent check bounced (my bank account was like 80 cents short. Ugh) and no one sent a notice or anything until 2 weeks later when I woke up on a Saturday morning and found an eviction notice on my counter. HUH?! It was Saturday, so they were closed, and the notice said I had until Monday to get out. Monday morning I went to the office crying and explaining the situation and the (very snotty, always very rude) girl said «Oh, no. That was just to scare you into paying your rent. BTW, you owe us $ 200 in late fees.»
Oh ya, then there was this time that my room mate locked me out of the apartment while I was out doing laundry. I didn’t have anything with me but a few quarters and laundry soap, but the maintenance guys refused to let me in my apartment. They said it was a security issue. Come on… seriously. I had no phone, no ID, no keys, and no help, so I had to bang on the door for THREE hours until the roomie opened the door. You woulda thought after 30 minutes of watching me bang on the door, they would have been convinced I wasn’t trying to break into someone else’s apartment… guess not.
Other than that, it’s a really nice place. Pretty quiet (the guy below me had a huge obnoxious dog, but I’m sure everyone else slept peacefully at night), very well kept, nice mailman (that’s important. I took him for granted.) The leasing agents are bitches, but hopefully you’ll never have to deal with them much. The pool was pretty crappy, and from what I as I drove by the office everyday, the «gym» wasn’t much.
BUT besides all that, it was nice. I miss living there.
