Preserve at Rolling Oaks

I’m deciding to update my review after the interaction (or lack thereof) I’ve had with the office staff. They are USELESS! You can almost NEVER get anyone on the phone the first time you call! And when you do talk to them, they can never help you or tell you anything! In the last week, I’ve called the office 10 times and only got a live person twice! Yet when I go up to the office, there is one person busy attending to someone while there are 3 employees hanging out in a break room… Seriously?! It never use to be like this with the old management.
In my last review I forgot to mention that they are redoing the complex pools… Over the SUMMER! One of the nice things about this complex is that there are 2 pool areas, one at the «front» of the complex and one at the «back.» Each area has 2 nice pools, 2 grills and covered areas. The pools get very, VERY busy over the summer an it was someone’s genius idea to close these pools one at a time to do renovations. When I called the office they said they were doing «cosmetic work.» It took them about 4 – 5 weeks to complete the first pool and now they’re getting ready to close the 2^nd one. In the middle of summer! Makes no sense.
Also, the gates still don’t work. There’s been some vandalization, and NOW they are planning on fixing the gates.
I’m just getting more and more disappointed and frustrated. This place use to feel like home. So comfortable, and it started with the office staff. They would greet you warmly, get to know you, and quickly recognize you. I never had to worry about not being able to talk to someone right away when I called the office, and if I had to leave a message it was promptly returned the same day… Not 3 days later!

I’m editing my review. I used to love living here but we’re under a month of new management and this place is suddenly terrible for the price I pay.
— Maintenance turnaround used to be same-​day or within 24 hours. I am going on 3 days now with a ringing toilet (think of a smoke alarm going off randomly for 72 hours)
— They got rid of the online payment system. I was going out of town the date rent was due so I was told I could post date a check for next month’s rent. They cashed it immediately anyways.
— Dog stations haven’t received bag refills in weeks and the trash is overflowing, literally, with shit.
— Over the past month, several people who own multiple cars have been allowed to move here. We now have a terrible parking situation at night. Don’t even think about inviting a visitor over — they will have to park in the empty spaces up front and you’ll have to shuttle them, hoping you’ll get your space back when you’re done.
It seriously makes me sick to my stomach thinking about how I can’t leave until my lease is up in 6 months. Don’t waste your time here. The apartments are nice but the new company is absolutely terrible. I’ll be going back to living with our old company, Greystar, as soon as I can.
EDIT (05/​07/​2014)
— They won’t send me water bills which means I have to go into the office and speak with the rude staff every month before paying rent
— They won’t put my phone number in the gate entry so I can’t have visitors (thank god the gates are broken right now)
— The hotline for calling maintenance sucks. The operators are rude and they don’t care about their jobs.
— The place looks like shit. What’s up with them not using the sprinklers? I’m all about conserving water but come on, they won’t even water once. The place is turning into a dust pit.
Just a few more months and I can move from this place.

I have lived here for 2 years now and I love it. Very quiet community with lots of trees and a great dog park. The grounds are petty and always well maintained. My apartment has a garage so I can not attest to parking but the response to any maintenance issues has always been fabulous. The location is great for me, close to Pflugerville, North Austin, and Cedar Park. I would recommend living here.

I love living here so far. Its a beautiful property. The staff and neighbors are very nice to me. Its clean and the apartments are nice. Maintenance crew is fast and responsive. Parking is always good. The pools, gym, dog park, is always clean and nice. I have no complaints about this place.

The maintenance guys in this complex are truly the best part about it. They were constantly fixing broken appliances and cheaply done «trim». They were always polite and were always on time. They also loved to comment on how the entire place is falling apart and how management seriously needs to upgrade the facilities.
The apartments are great in size, but appliances, flooring, fixtures are ALL cheap. It gives you that motel 6 feel and for the monthly rent pricing it’s NOT worth it. We lived here for 12 months and experieced a total of 7 black outs. Thats right, SEVEN! No power at all, for multiple hours ! At one point we had to clean our fridge out and take it to our parents place to save the food.
The neighborhood is gated, HOWEVER, the gates are open more than 12 hours a day for ANY ONE to come in and out. And at night, when the gates are closed, the gate key pad is BROKEN and can not be read by guests. So any time someone comes to your place you have to drive to the front to let them in.
The pool areas: They’re awesome! The downside is the management here does not enforce their rules. What does that mean? Tons of local people (who do not live in the neighborhood) constantly come to these pools and overwhelm them. Huge bar b q’s and parties. Then when their done, nothing is cleaned up and they get in their cars and drive out of the complex. PS: The hottub looks like milky water… yum !
Masterbedroom: Tiny closets, but the worst part is the a/​c systems do not properly distribute cooling. What I mean is, our bed room door has to stay open at night or we BURN UP. By comparisson, the spare bedroom freezes you out and our son has to wear winter PJs during the summer…
We’ve never been more excited to pack up and move ! After a year our house is finally ready and so are WE !
Don’t waste $ 910 a month here for a two bedroom.

We lived here for 4 years before we bought our home. The apartment was nice, spacious, and the rent was appropriate.
The management were always willing to arrange for service and maintenance when the need arose. And the service men seemed competent.
The grounds were always well maintained and attractive.
The pools and gym were always clean.
You cannot go wrong in choosing this apartment complex for your housing needs!
