I am currently renting an apartment from Roscoe Properties and have been very frustrated with them. They take forever to fix anything, and their maintenance men are terrible.
I would definitely think twice before choosing to live at one of their properties.

My roommate and I tried to rent an apartment from roscoe properties at Volume. After they accepted our application and we signed the lease, they surprised us with all this additional paperwork and repeatedly threatened that we would lose the apartment if we didn’t fill it out by a certain time (often the same day they told us about the paperwork). They would not respond to any of my questions in writing, instead they responded by calling me and changing what information they needed me to provide every single time. Apparently they were trying to make us qualify for a low income housing apartment even though we definitely did not (nowhere on their website did it say that they offered these kinds of apartments and nowhere in the lease did it say that this is the kind of apartment we had signed up for). Best case scenario: they’re dumb and bad at their jobs. Worst case scenario: they’re shady and doing illegal things to attract tenants. My roommate and I decided we didn’t feel good about it and backed out of the process. We lost our deposit but reclaimed our peace of mind. Do not rent here unless you want your time monopolized, your intelligence insulted, and your wallet emptied by an incompetent staff.

Ever since they took over our apartment complex. It has gone down hill. They are the worst I have ever dealt with.

Once great, now awful. I would stay away from Roscoe Properties. Here’s some tips for emotionally preparing for living at a Roscoe apartment. Don’t try to pick up a package on your way to work; you have to wait at least 20 minutes for the understaffed and overworked employees to help you (all while the manager sits in the office doing nothing of course). If you get a flat tire don’t expect any sympathy from Roscoe. They’ll put a sticker on your car saying you will be towed before you can even get a chance to fix the tire. And lastly, if you get home from work and it’s 85 degrees inside because your air conditioner has a freon leak, don’t expect Roscoe to care. They don’t even keep enough equipment to fix basic HVAC issues on site. Roscoe will look you straight in the eye while you are actively sweating in your apartment and tell you to wait until tomorrow. Currently I would never recommend renting a property from Roscoe to anyone.

I agree with the previous statement of «This is the Walmart of property ownership companies.» They don’t care about you, they don’t care about these reviews we’re writing, and they probably won’t care about anything until it starts negatively affecting their bottom line. They are fine with burning bridges because they own so many properties and so many people move to Austin a day that there is a constant influx of people who don’t know how bad they are. Or a constant supply of people that are so desperate for housing that they will go for Roscoe anyways. It is definitely sad and I hope some agency eventually comes around and penalizes them for some of the shady things they’re doing and their complete unwillingness to help the customer/​consumer/​renters.

I recently moved out of Saddle Creek Apartments and not a moment too soon. The newest Community Manager is the 3^rd in the mere one year that I lived there. Leigh Anne was incredibly rude and unprofessional. She allowed contractors to come into my home without notice– more than once.
Upon move out, I barely received any of my deposit back. I was charged for pool wrist bands I was never given in the 1^st place– no pool wrist band addendum was ever presented to or signed by me. I was also charged for the microwave handle which was already broken when I moved in– the serial number on the microwave stated that it was made in 1998.
I have called several times to ask for a move out statement and have still yet to receive one. It has been 1 month since I moved out.
This property management company is a joke. I’m very disappointed.

I’ve been living in Volume 2 apartments on the East Side near UT for three years and I really regret having signed my recent lease. Management here will walk the premises and harass you about «every little thing.» The policing isn’t about safety but rather about searching for infractions to apply fines – i.e., they love to make money through nickel-​and-​dime tactics. In addition, policies are enforced arbitrarily and mistakes are constantly being made by management/​maintenance/​online system. The sense of community I felt a year ago here is gone.
Another biggie is that tenants are not informed of MAJOR changes to policy which is shocking and I don’t know how they are getting away with this. As an example, I had to have a back-​and-​forth over email (get everything in writing) to get an explanation as to why I was credited back my deposit. No notice was sent in advance. After a series of inquiries I found out that there had been a change to the deposit and move out policy, and because of that change tenants are now being charged triple the fees at move out ($ 900) to cover what is normal wear and tear of an apartment. So basically they got rid of deposits to entice tenants to move in and sign the RIDICULOUS new lease (read that before you sign it) in order to charge those tenants exorbitant fees at move out.
Avoid the headache, harassment, and unfair costs of living here and go somewhere else. This place is sleezy.

First of all, the staff actually at the property (that is the good folks in the apartment office and the maintenance crew) are outstanding. There’s nothing wrong with them and I wish them all the best. That being said, Roscoe Properties is a terrible corporation and they do not deserve your business.
Ceiling leaks have been patched and continue to leak. I’ve received multiple calls about people coming to check out and fix the problem but almost a month later nothing has changed.
I was just hung up on multiple times by the emergency hotline. My HVAC system is not working. When I called to have maintenance come and check it out the operator asked (in all seriousness) «what is an HVAC system»? They then proceeded to ask if it was the air conditioner or heater that did not work. It’s an all in one unit so I explained that neither worked because the unit has no power. The operator said «I’m not dealing with this right now» and hung up.
Are you fucking kidding me? I am out of this shit hole property the first chance that I get.

I lived in a Roscoe property (SoCo Commons) from mid-​2014 to mid-​2015. My experience wasn’t terrible, but I would not recommend renting a unit from SoCo Commons.
I always find it helpful to organize my experience in a pros/​cons list, so here you go!
Pros:
–Easy access to 1^st St and Congress Ave***
–Close to some great coffee shops, a drive-​in beer barn, I-​35, and Ben White
–Fenced-​in dog area
–The neighborhood (Dawson) is pretty safe – perfect for walking/​running/​etc. – even at night
–It’s pretty easy to change the air filters
–The neighboring creek doesn’t flood during heavy rain
–Both the living room and bedroom had fans. We could open our windows and turn on fans in the spring/​fall, which felt great.
–Online rent payment option
Cons:
–The unit I lived in had a noticeably sloped floor
–Minimal built-​in storage in the smaller studio/​1br units. Each gets one clothes closet and one pantry.
–The smaller units are advertised as approximately 533 sq. ft., but are actually closer to 420 sq. ft. (Yes, I measured, and yes, I even included my patio and closets in the measurement.)
–The windows are original to the building and are no longer fully sealed. When tenants smoke outdoors, the smell wafts into neighboring units.
–The laundry facility is adequate; however, there is no door. Anyone who knows that this property has a laundry facility can walk in and out freely. (When I lived here, at least one person had their clothes stolen from a dryer.)
–Minimal management presence on-​site; the office is only open three days/​week.
–Management doesn’t tow cars with expired registration, nonworking cars on blocks, or cars that have been parked for months in the same spot. (Very frustrating, especially since the lot is barely large enough to hold all of the tenants’ cars.)
***It is nearly impossible to turn north onto Congress from Alpine during the morning rush hour, unless you leave for work prior to 7:15 AM. Allegedly, the city plans to put in a light within the next few years at the W Alpine/​Congress and E Alpine/​Congress intersections to improve traffic flow.

I live at Treehouse Apartments and its absolutely wonderful, I have lived in Austin my whole life and it is ideal location. I am so close to downtown, but I don’t actually have to BE IN downtown! East side is where to be!!! Also, the balconies are great and I love my floors.

What you read about Roscoe Properties is true. It’s nightmare even after you move out of the property. I had to call two different properties for them to get a rental history back to a place that I was trying to rent from for a week. The lovely lady at my new place had tried multiply times to get in contact at the location that I rented from. I would never ever recommend living at any of the properties that are ran by this company. The location I lived at was Fashion Air. They had the pool closed for a good part of the year I leased from them. Never had a reason why it was closed. There was horrible mold issues. Never seemed to care. They are what they renovating the apartments which really is nothing great, when as a renter could totally find a better place to live for the money. A office was added at the property and there is NO ONE EVER THERE to answer any questions that you might have. Please save your time and energy and look elsewhere.

I lived at the Enclave (1005 West Stassney Ln, Austin TX 78 745) for about a year. Most of these apartments have different appliances (counter tops, flooring, etc.) than the advertised online photos. The buildings are old and have been painted a couple times. Part of the complex is next to a daycare so if you live next to it then its VERY noisy in the morning and afternoon. A lot of the tenants keep to themselves but there are a few older tenants that take up multiple parking spots, use the area as their personal living room and bring suspicious activity to the area. The neighborhood is not safe to walk at night and there were two occasions in the complex that required several armed police officers to come to the facility.
When you move out, note that they will charge you at least $ 100 to «clean» anything left in your apartment even though they hardly clean the apartments when the new tenants arrive. I have talked to others and most did not receive their complete deposit after they left. I would suggest taking pictures of EVERYTHING when you move in/​out and having someone do a walk through with you before you leave. If you end up throwing away furniture the apartment will try to charge you for them even though this charge is not listed in the lease ($ 75 per item).
I haven’t seen many honest reviews for this complex, so I wanted to make future tenants aware of of the issues I had while living at this apartment.

Believe all the bad reviews you are seeing here. I used to think that people are only compelled to write a bad review if they have a particularly bad experience, that those people are the outliers. My motivation here is to warn people to stay away from this shady company. They will find absolutely any loophole to nickel and dime you, even going against what their own contract explicitly says. Stay away and DO NOT submit the application. You will not get your supposedly refundable admin fee back, even if they say that you will. And good luck getting any help resolving issues.
EDIT: After contacting one of the Regional Manager’s at the corporate office, it looks like my issue is on the way to being resolved. Once I get my returned check in the mail, I will update my rating. Shannon Cooper, the Regional Manager who I called, returned my call the very next day and worked things out. This is a very different experience than what I had trying to get through to the property manager. I think this echoes similar experiences — once you get upper management involved, you are more likely to have a positive experience/​outcome.
EDIT 2: It’s been 28 days and still no refund check in my mailbox.

Roscoe is F*n up Austin. You can put lipstick on a pig, but it’s just a lot of bacon. Roscoe„ I will be here until you don’t suck, or I die.

If you’d like to live someplace where the property managers pretend to care but will throw you under the bus if you have any issues, pick this place.
They are holding my deposit money along with the apartment and refuse to release it even though the apartment has new tenants.
I thought I had found an excellent property management company for once. Turns out I was wrong and I discourage anyone from doing business here.

I got shoehorned into my situation with Roscoe Properties.
I live at Hillside Place (East Riverside) which was managed by 512 Realty who we had an excellent rapport with — they were organized, attentive to our issues, ON-​SITE, and generally very amicable.
At the beginning of December 2014, Roscoe took over this property and everything we loved about living here ceased to exist. First and foremost, we paid our rent the day after it was due. We acknowledged this and paid the late-​fee of $ 50. Unfortunately, due to some sort of incompetent website structure, the online portal didn’t accept money from my girlfriend/roommate’s account (she had over twice the required funds in her account). Despite receiving a confirmation from Roscoe Properties that the payment had gone through, her money wasn’t withdrawn and 12 DAYS LATER we were informed of this situation (after taking the initiative to inquire the day before) and we were told we were expected to pay $ 120 ($ 10/​day) in late fees for everyday the payment wasn’t processed.
THIS IS INSANE. We weren’t kept updated about the payment situation and then expected to cover the costs due to Roscoe’s own ineptitude. Some might call it strong-​armed robbery, I prefer simple victimization.
We paid and put our good-​faith in our payment getting processed. The least (the absolute least) we could expect from Roscoe Properties is some good-​faith that our record as good, high-​quality tenants from 512 would carry some weight with our new property managers — apparently not.
They don’t believe in helping you, the tenant. What others have said on here about being «a paycheck» «a filled unit» are completely true. While my experiences talking with lower level employees have been fine ranging to stellar, as soon as I started dealing with higher level management, everything gets soiled. I won’t list her name, though I’m sure she won’t be hard to find but our current property manager (Initials: S.T.) is the worst property manager I’ve ever dealt with.
Complete disgrace.

Roscoe properties is a SUPER shady company. Not only did they try to charge me a fee I shouldn’t have paid, but they tried to charge me twice. I had to go print out a bank statement to prove they already charged me without my knowledge.
They also had some pipe issues which involved major water leakage near the office, which hey tried to add on to my utility bill. They tried to claim the extra subcategory was there because they were «breaking it down more» but after a while of me and my roommate not letting go of the fact that there was an extra $ 50 of water charges when the water had been turned off multiple times that month and we had all barely been there, the lady suddenly acted as if she overlooked something and «oh wait, we only owe rent this month.»
This is not all they have done. They also tried to illegally enter my apartment. Thank goodness my sister was there and went to the door as they were unlocking it.
My apartments were awesome until Roscoe took over. DO NOT rent from Roscoe properties. I would give 0 stars if it were an option.

This company is nothing but a bunch of crooks. They use cheap labor and cheap products to «renovate» their properties. Ignoring the tenants seems to be high on the list as well as providing a suitable environment for prostitution and crack deals to go down. Sometimes I feel they are getting a cut in whole ordeal. BBB has been notified.

If I could give negative stars, I would. I live in Mesh Apartments and cannot wait for my lease to be up. On the outside, the apartments look nice. They did a remodel, but really all they did was slap a coat of paint on the place.
I have had nothing but problems since moving in here. The day I moved in, it was obvious no one had done a walk through after the remodel was complete. The floors were filthy and everything was covered in construction dust. There was still painters tape on things and there was no shower head. There was also glue seeping up from the floor, and it stained several of my items. Additionally, there was a major pest problem and there has continued to be a pest problem.
So here is a list of all the problems:
1) very low water pressure
2) no hot water– just luke warm
3) water keeps shutting off during shower, and I have to keep turning it back on (this keeps happening. I put in a maintenance request and no one has come out yet.)
4) property management is constantly having to shut off water
5) unsafe property with wanderers
6) oh yeah, they neglected to tell me that they had to rewire the whole building for internet, so I had no internet for 3 weeks
7) window in bathroom was not sealed correctly, so during a major storm water started gushing in (this took a month for someone to come out and fix)
8) my air filter had a leak and it took over 2 weeks for someone to come out to take a look at it
9) glue is still seeping up from the floors
10) they say they «fix» things, but they really don’t
I have never had so many problems with an apartment complex, and I have never been so unhappy with my living situation. I get that Austin is a hot commodity, so that is forcing rent prices up, but these apartments are way overpriced for the condition they are in.
There are nicer apartments in Austin, and if you look, you can find something less expensive. I hope that if you are looking at Mesh, you take a minute to read the reviews. Do not move here. I also think everyone who is looking at a Roscoe Property should know that Roscoe promotes an aggressive management style. You can check it out on their job listing. That would explain why management is so rude and unresponsive. They don’t care about their tenants.

Read the lease carefully-​and be aware that they don’t cover trash, water, etc etc. If you ask them to spray for bugs there will be a nominal fee. They are remodeled older apartments, so I experienced quite a few maintenance issues and water shutoffs. After their first year it may be better, but that is just conjecture.
The floors in the bathrooms are a highly sensitive, porous material. Good luck keeping them from damage.
General Unilocal stuff if you haven’t been a regular user: If the author has few «friends» and only one (or two) review, they’re probably the company’s marketing team, or the reviews were solicited. Likewise, if it’s a one star review and similar stats on the author, the author probably didn’t think it through much either, and is just angry. That goes for all reviews on Unilocal.Their filtering system only works so well/​quickly.
I felt that these apartments were more expensive than they were worth, for the complex and neighborhood. The company feels like it is the norm in riverside. This corner of east riverside is not very neighborhood-​y, though the HEB and convenience stores are close and if you are a cyclist or pedestrian primarily, the neighborhood is not ideal due to the busy roads that surround it. There isn’t a lot of shade around there. If your idea of «value» is frequent happy hours, sure, I guess this is the place to be, but I’m not what kind of resident they are trying to attract, I suppose.
While the property manager was nice to begin with, but in discussing my move-​out and the floors which were mysteriously stained, I was accused of being a liar, and viciously attacked for an honest review on Unilocal.In a career of customer service/​dealing with the public I have never considered treating anyone like that on the job.
I spoke to her manager, who was willing to speak to me about my move-​out statement (Leigh Anne was not) and she was much more polite. Since she never apologized for Leigh Anne’s behavior, I can only assume that they condone her behavior. I would recommend moving elsewhere
