100% satisfied. I’m not the easiest person to please and expect highly competent and professional people who are the best in their field. I did a lot of research and interviewed a lot of agents before deciding to go with the Cain Team.
Their business development, capture, presentation, strategic and tactical approaches and «data driven» decision making process was outstanding.
Their use of extensive questionaries and gathering of information about me was a little strange at first as I had never had someone want to «get to know me» that much. But it really paid off. «Knowing your Audience» is critical to success when communicating and interacting and they fully understand this and is what sets them apart.
They gained a complete understanding of the client (me) which enabled them to provide me with the right message, right amount and correctly tailored information that resonated with me. That level of understanding of a client is a rare art that has been lost in most of corporate america. For me, this showed me that they valued and respected my time.
Taking this time up front really paid off in the longer term. Our selling process was completely painless, effortless, no surprises and they just «took care of it» and got the job done. Again, that level of customer service is getting more rare and they set the bar very high.
I really liked their systematic approach to sending, receiving, and signing of all the documentation. We were able to do 98% of all the paperwork on-​line from home. That was a HUGE timesaver and very convenient for us.
Lastly, Ricky, Kodikay and the entire team were extremely nice, polite, customer focused, communicative, available, and overall a lot of fun to work with.

We worked with Ricky when we bought our first home in 2010 and when we sold it in 2013. When selecting our first house to purchase, Ricky had a great intuition out what type of property we sought and never seemed to pressure us into buying anything. We ended up finding a property and Ricky showed us with an impressive graph how the property was certainly going to rise in value since it was one of the final neighborhoods within the I-​35/​183/​MoPac/​71 box that didn’t quite have an average home value of $ 300,000.
He made the whole experience as painless as possible, using his attention to detail and experience to suavely save us extra money in our contract (with clauses the other realtor didn’t catch). We bought the house for $ 150,000. When we sold it three years later, Ricky went to all the stops to make the house look good, to advise us on how to best present the home for sale, and offered suggestions for workers to help clean up the place. One of the workers performed shoddy work, but thanks to Ricky’s vigilance, Ricky got the worker to keep returning until he finally did the job correctly. The house sold the same weekend we put it on sale, with multiple bids, and it sold for $ 220,000.
I believe Ricky is a genuinely great guy and a joy to work with. Undoubtedly if we move back to the Austin area, we’re utilizing his services. He’s always there to answer questions and help you out even when you’ve moved 2,000 miles away and are having trouble with your current realtor (haha). Anyhow, if I had any complaint, — as first time homeowners, we didn’t know exactly the best way to contract quality home repair people. Ricky offered suggestions and often we’d take them, but the quality was very hit-​or-​miss, including a fairly disastrous experience with a roofer. Some of Ricky’s suggestions WERE amazing. That being said, I would suggest a new homebuyer utilize Angie’sList™ for major repairs (and learning the necessary legal maneuvers to force repair-​people to do the job well).
Ricky is the real deal! A class act! Great to work with! And so is his staff!

Start to finish, they really took care of us. Their professionalism is unmatched! We were new to the process, so they really guided us from start to finish. They protected us in every way so that we were not taken advantage of by other service providers. They stayed on top of every aspect of the transaction and made it all happen as quickly as possible! The Cain Team recently sold our old home and found us a new home we absolutely love. Watching them sell our old home was truly impressive. They put a lot of work into the preparation before even listing the home. (It reminds me of a time when Abe Lincoln was given 8 hours to chop down a tree, he said he spent the first 6 sharpening his ax). There where several other home that suddenly came up for sale in the neighborhood that had me concerned but Ricky’s superior process in selling became obvious when his marketing strategies and showing style got us 5 offers in the first 3 days on the market. We listed on a Friday and had a contract on Monday. Having 5 offers is great but knowing how to properly analyze them and choose the best one is where the combination of art and science come together. Details detail details. All I can say is, watching a seasoned professional negotiate with the sellers best interest in mind yet displaying true integrity to the buyer is something of beauty. When it came to finding the new home, that’s where it got interesting. It’s only fair I let you know that we were not easy clients. Since my wife and I have completely different taste, we ended up looking at dozens of homes that «fit our criteria». Ricky and his team never gave up on us though. The communication line was always open and that alone was extremely valuable for us as we had questions about everything all the time. (Sorry of we drove y’all nuts :)) We are a very busy family with work and travel and small children, so it is not easy for us to have free time during convenient hours to view homes. Ricky and his team did a fantastic job accommodating our needs. I have bought and sold several properties (8) throughout the last 10 years and working with Ricky and his team of professionals set a whole new standard. A few things I found that made our experience golden were as mentioned above, communication, systems in place to handle all aspects of the process (great efficiency), a very professional staff, integrity and knowledge. I will definitely use The Cain Team again and I would highly recommend considering them if you are looking for a Realtor. I would be more than happy to elaborate on any specifics as I believe finding a good realtor makes all the difference in having a good experience vs. a bad one and unfortunately some people experience the night mares that can go with buying or selling a house simply because they chose the wrong real estate agent. I wish my words could do justice in describing this company. They are hands down the best in so many ways. KodiKay and Ricky helped me through a complex and emotional downsizing starting in February 2014. Both of them were completely available to me through the whole process of selling my old home and buying a new one. I have bought and sold many homes over the years both in Texas and California. The Cain Team are leaps above any real estate company I have dealt with in the past. By every measure they far exceeded my expectations. Ricky knows his business so well. He is so wise and creative. Every step of the way he was there providing top-​notch information and helping me through some complex problems in such a way they looked simple after the fact. Ricky is the consummate professional and yet one of the most approachable people I have ever known. He is definitely an ace in the pocket when it comes to knowing the market, negotiation, getting the most out of your investment and understanding his client’s needs. He was so good at understanding what I wanted that he quickly was able to prescreen houses and only show me ones I would be interested in. He also showed me homes that I thought I wouldn’t like initially but he had picked up something about me or the home that made him put it on the show list. And most of the time he was right on in showing me.
And KodiKay is completely amazing! Her organizational skills kept everything and everyone on track. There were SO many things I had to deal with I know I would have been completely overwhelmed if I didn’t have KodiKay. She told me to unload any and all issues onto her and she would deal with them. Well you know what? I did (unload) and she did (deal with them)! She was thorough, on time and persistent. I was able to hand off a problem to KodiKay and put it out of my mind because I knew it was in the best hands.
For anyone looking for a real estate company you absolutely cannot go wrong with The Cain Team. They made my experience fun and exciting. And I was able to find the perfect house for me. I moved from a 5 bedroom 4 bath home in southwest Austin to a 3 bedroom 2 bath home (with a pool!!!) in south Austin. I have been pointing friends and family to Ricky and team because I believe in them so much!!!

In July, my husband and I were vacationing here in Austin and made a quick decision to look at real estate. We contacted my sister who is a broker in California and she gave us three possible agents we could meet with here in Austin, TX. Ricky Cain and «Team Cain» were who we chose to work with. In a whirlwind weekend we went from discussing the possibility of moving and relocating from California to Austin to scheduling appointments to see homes. Ricky and Brennan were consummate professionals throughout every step of the way. They met us on the emotional side of wanting amazing schools and acreage so I could fulfill my dream of being a hobby farmer with chickens (not kidding). They adapted to our ever changing needs in the introductory phase of looking a property and continued to evolve with us as we went from being near the capital to closer to Dripping Springs. They were amazing! We took a tremendous risk and made an offer on a home and sold our home in California within a week. It was CRAZY stressful. I have a high pressure job and travel extensively for work and I have to say I would have lost my mind if I didn’t have KodiKay specifically as my moving fairy Godmother. Hiccups occurred along the way (as it always does with moving/​relocating) but I felt like they treated me like family. KodiKay answered all of my calls, emails, texts etc. in a way that made me feel like I was her only client. This was a HUGE plus for me since I am ALWAYS busy with work. My sister who is the most protective person ever & a brilliant real estate agent/​broker approved of everything they did along the way. I felt truly blessed to have the opportunity to work with such a team of excellent professionals and I am picky. I am a Sales Executive and demand that I am treated the way I treat clients, and the Cain team met and exceeded all of my expectation. I am happy to report we have a beautiful home on an acre and I have my beautiful chickens, my kids love their school, and my husband and I couldn’t be happier that we chose the Cain Team as our real estate agents. We would recommend them to anyone and would use them again in a heartbeat… especially if we decide to get goats and need more land. They can find your dream home whether its upscale Austin beauty on a little bit of country. This team is the BEST. A++ for being extraordinary.

The Cain Team experience was not a good one. We moved from CA to TX in July, started looking for a home in January of 2013 — were placed with a very junior agent (who left half way through the final transaction /​we were notified the day of closing) Once we chose a house (over 1M) we felt that we were told to take the price of the home with no strong negotiations on our behalf. During closing they did not get our pool covered in the home warranty, causing huge headaches afterwards with Cain Team being hard to reach and follow up with. We had another issue with a door lock during the final day’s of the transaction and were told that The Cain Team would handle it — its been 6 months and now they are ignoring our inquiries and not following up about the lock when we have contacted them numerous times via email and phone. I would not work with this team ever again. It was a very bad expereince from the purchasing process through the closing process.

We were thoroughly impressed with the entire team at Cain and Company. Each person we personally dealt with knew their job to perfection. Through their knowledge and direction, we were able to ask more and end up with multiple offers. They also gave us an excellent recommendation for a realtor at our destination that helped make our relocation much easier. Whether buying or selling, Cain and Company would be your best choice. Ricky was the second realtor I met with and I immediately had a good feeling and shook hands on working with him. He came prepared with statistics and graphs as well as friendliness and confidence.
As time went on his initial estimate for sale proved to be spot-​on, whereas I had thought it was a bit higher than I should hope for. His team supported every step and communication was seamless — they even sourced a couple amazing contractors for the minor work we did to maximize the sale potential!

We recently relocated to Austin and used Tim Landy from Cain & Company for buying a home. They are fantastic and have amazing customer service. Tim was extremely professional and really listed to what we wanted in a home. He made himself available to us whenever we flew into town to look at homes. Anyone considering buying or selling a home in the Austin area should go straight to Cain and Company. My wife and I own a mortgage company in another state so WE WORK WITH REAL ESTATE AGENTS ON A DAILY BASIS as a result. We know what to expect and Cain and Company delivered service far beyond our high expectations. Their communication, technology and knowledge were just better than any real estate company we’ve ever dealt with on either a business or personal level. They had it all.
Then the service went even further! Even though we completed our purchase well over a month ago, we we’re unable to relocate immediately due to obligations related to our business. To our surprise and delight, Cain and Company is assisting us with doing several things we wouldn’t be able to do until we physically get there. Again, this is over a month later! Other companies talk about how much they care and that they will always be there for you but once the transaction is done, you’re not likely to ever hear from them again. Everyone has experienced that at some point. That’s not the way this company operates. When thanking them for their additional help we are told things like «that’s what WE do here» and «just because you closed on your home, it doesn’t mean our services stop». It’s not just talk, they really mean it! At Cain and Company, you are served by their entire team.
