The Preserve at Travis Creek Apartments

I recently moved out of The Preserve after living there for seven years. On the whole, my experience living there was positive.
The pros:
— well maintained apartment facility
— reliable and speedy maintenance
— quiet living environment
— responsive to tenant concerns (I had a noisy neighbor and the apartment complex was quick to address the problem)
— lots of fun and free resident activities per month
— nice gym that’s infrequently used by residents
— dog friendly: dog park; dog washing facilities
— hiking paths
— community garden
The cons:
–high rent (maybe that’s just Austin)
–not conveniently located to a lot of places (like gas stations)
— there were a few unexpected water outages that lasted several hours while I lived there (big problem, but not sure what the apartment could have done to prevent this)
— some people have had thieves break in to their mailboxes
— they pretty much require that you to pay monthly for daily valet waste services (can’t opt out)

We moved into the Preserve at Travis creek about a mth ago. They look really nice they have wonderful amenities and they come with full size washer and dryers! Big plus right… Well with in four days of us moving in the apt above us had a water leak, we don’t know if someone is living in them or maintenance caused it all we know is that it leaking into our kitchen,‘dining room’ allies master bath the floors were wet the ceiling had water damaged, we had two big ass dehumidifier and fans they also broke her jewelry box and try to place it back on top like it never happened. I asked if they could do anything about this you know knock off some rent or do something to make this right all they said was no sry you have renter ins for that, okay great I know what ins is for its just GOOD costumer service! For that the front office lacks. So the office manager talked to her boss supposedly and they got $ 50 off of our rent, seriously ppl shove it up ur ass. Also when moving in my fan was making this god awful noise they said they put a work order in I waited a couple of days and had to call them to tell the to basically fix it now (in the nieces way possible) then a couple of weeks go by and now the dryer is broke. They said they can’t touch it because it’s under warranty they had to order a part. It’s been about almost three weeks now we don’t have a dryer. They said we can go use the show model dryer during business hours. UM no thank you, y’all can rent us a dryer until ours is fixed, once again good customer service ppl… And to add our back sliding glass door track is all kinda of messed up so we can’t open it unless we never want to close it again (They also said they put a work order in for that. HA!) Also I’ve never lived in a place were I didn’t feel safe. Supposedly they had a break in at the front office and then during thanksgiving they sent out a mass email that a car was stolen. Then I was just walking back to the apt from the gym and I saw 4 cop cars in the parking lot. Then I came in and Allie told me that a very expensive package got delivered today by fed ex and she checked the tracking and said it was delivered and sure enough it wasn’t at our front door nor in the office. The front office acts like they don’t care about the residents, sure they say it in emails but most of those are pre typed and actions speak louder then words. They just clock in and clock out. They work for us we help them get a pay check they need to not forget this important fact.
Yes some things may sound petty and dumb but it’s the principle that matters. Very disappointed in these apartments. They need new management/​office staff and obviously a cop around ²⁴⁄₇. **stepping off soapbox**

After many years of living in houses, home ownership and maintenance was taking up too much time and causing too much stress, so my family decided to try apartment living again. After a year at The Preserve, here are my pros and cons of living here:
PROS:
— The maintenance staff are friendly and fast about fixing things.
— The upgraded apartments are very nice.
— Brandie works very hard to organize social events that are a good way to meet neighbors.
— The location is fairly convenient to downtown and South Austin.
CONS:
— The rent is on the high side.
— The valet trash service is mandatory and I would MUCH rather save the money and take out my own trash.
— The parking spaces are VERY narrow!
— They really, really, really need security cameras to catch the people who do things like steal the TV from the fitness center and vandalize the pool table in the clubhouse.
— There are a ton of dogs and many people fail to clean up after them.

Stay away. The office staff looks miserable. The turnover is extremely high. Maintenance issues take four and five phone calls to get completed correctly.

I have lived at the Preserve for a full year now and overall I am pretty happy here. The reason for 4 stars instead of 5 is because we moved in during a time of renovations, and our first 6 months or so here were pretty brutal. That being said, the renovations are done and we have a beautiful brand new community. I am looking forward to my next year here, I’m sure it will be 5 stars!

I have spent over two years in this community and, although it is a nice apartment and a well maintained community, I have hated certain ‘rules’ and services that have been imposed on residents, whose views, unfortunately, the management does not at all care about.
A) Even after spending 2 years in this community they refuse to allow me make my monthly payments online (resulting in me having to waste time going to a bank and getting cashiers checks every month), citing that it is ‘policy’ to follow what the credit check agency (some third party company) says. I have a decent credit rating and no derogatory remarks, and upon requesting them to enable me pay my rent online AFTER ONE AND HALF YEARS of renting here, they still responded back with ‘we’ll need to rerun your credit after collecting 80 $ from you and cant promise that will turn out in your favor!!!’… ABSOLUTELY UNFRIENDLY!!!
This shows that they give least importance to resident requests and convenience.
B)The Community management has imposed a completely useless 25 $ ‘valet trash’ service onto ALL residents. This trash service is MANDATORY and you simply cant complain if your trash is not cleared for whatever minor reason (which they wont even communicate to the resident), and they wont entertain any complaints about it either and won’t solve any problems or grievances residents bring forth regarding sloppy trash collection. You’re basically forced to pay $ 25 out of your pocket for a horrible service that you don’t really need, given that the dumpster for every building is barely 20 feet away. Getting Valet trash collect trash from the doorstep is tougher than throwing it into the dumpster yourself (which is what you end up doing out of frustration anyway inspite having paid $ 25). This service HAS to be made optional.
C) Mailbox theft is a big and recurring issue here that the community management simply chooses to categorize as ‘a crime that happens everywhere’ and brushes it aside. During my stay my mailbox was burgled 2 times during the past two years and apart from only a small ‘reminder notice to residents to secure their mailboxes, with a justification that crime happens everywhere’, the community has taken ABSOLUTELY NO VISIBLE STEPS to protect the front mailboxes or have them moved elsewhere within the community. Thats a big ZERO for information security.
Overall, i feel this community should be avoided at all costs simply because the management does not really care for the issues residents report.

Unusual place. Nobody knows how to smile it be friendly. On Sat… Emily was great but today
it was as if we never met.

I’ve lived here for two years in a span of three years. One might ask, how does that work?!
I lived here the first here, decided to move out to try something new, realized the preserve is pretty awesome, and then came back here my 3^rd year.
I think the key things that stand out about this apartment complex are:
— management actually cares. They’ll try to help you whenever possible as long as what you’re asking is reasonable.
— they’re pretty good at keeping amenities up to date and pleasing to the residents. Other than some guys stealing the TV’s in the workout facility, I would say this is pretty good.
— if you’re not anti-​social, it’s pretty fun to get involved with the resident get-​togethers. A lot of free food is provided and it’s … free.
— Not all things that stand out are good! For example, parking here is a ¹⁄₁₀. You’re not going to find a spot close to your unit unless you get off work at 2PM. Also expect trucks to park in two spots, or uhaul’s/storage containers taking up a row of spots.
Overall, this place is a great place to live. The actual apartment unit is spacious, some-​what modern. My only reason for moving out is due to the location and price combination.
You still have to drive a couple of miles to get to a grocery store or a gas station. The price for a ¹⁄₁ is pretty steep for being all the way out on Southwest Parkway.

I haven’t lived at these apartments for longer than 10 months. I was just sent a lease renewal and once again my rent would be raised. Since moving in Jan 2014, rent for a 2 bedroom on the 3^rd floor has been increased by over $ 400. Don’t rent here. The apartments are not that nice. Haven’t had very good experience with lease office or staff.

I give PTC 4 Stars due to finding out that after a few months living here I opted in to have a covered parking spot that I pay $ 25 a month for. After so many months later i decided I did not need the paid parking spot anymore and let the office know. They told me that I would not be able to remove a paid parking spot until the lease ends stating that the optional service is now part of the contract. Unacceptable.
In addition, there is also a $ 25 fee for valet trash pickup (they pick up trash right outside your door) which is not optional, even if you dont mind walking your trash to the dumpster… which is not even 100 ft from the apartment building.
Other than that, I can say that the location and other amenities are great, as well as other services and events.
However, it is never good business to make people pay for optional amenities they dont need and refusing to work with you.

I’m a fan, but I’ll probably have to move.
I moved here nearly two years ago, based on a friend’s referral who has lived in the complex for several years.
I really do love many things about this complex, the apartment layout, the grounds, the quick response to maintenance issues.
I have had pest issues (critters crawling in the ceilings at night, and a carpenter ant infestation on my patio), which seem to be resolved. I see lots of wildlife (coyotes, snakes, rats, opossums, squirrels, rabbits, deer, raccoons, lizards). Also, living on the ground floor, several pill bugs and spiders do find their way into my apartment. I take it as part of the experience of living in the woods.
There was one ridiculous issue; I purchased new patio furniture and lights in the spring, and shortly thereafter I was ordered to remove the «holiday lights». They were not holiday colors! Fine. I got white lights. I recently walked my dog at night (in July) and counted 6 patios with holiday lights, just at one end of the complex!
The rent increase after the first year was reasonable at about 6%. I just received my renewal notice for my 3^rd year, and was informed my rent will be increasing 20%, plus a mandatory valet trash service fee of $ 25 a month! This was accompanied by a letter and email expressing how much they value having me live here. If they really wanted me to stay, they wouldn’t impose such astronomical rent increases.
I’m going to look at other locations.

I’ve only been at PTC a short amount of time, but so far I love it! My leasing experience, move in, and minor maintenance issues have been handled more professionally and quickly than any other rental I have been in. If you are a nature lover and a pet owner, this property has a lot to offer: dog park, hiking trails, and chirping birds in the morning. A very quiet community with lots of nice amenities and friendly neighbors. The management offers 6 to 7 community events a month and free fitness classes as well. If the gym, bikes, and classes aren’t enough, the property also backs up to the lovely Travis Country communities that offer lots of sidewalks for runs and walks and a great little community park.
The only cons that I can think of are: that my air conditioning does seem to run a bit more than expected, however, my bill was comparable to what I had experienced before. Also, if you don’t like nature (i.e. — squirrels, lizards, insects and such) you might look elsewhere. This place really is like being in a preserve for all creatures. So far my experiences with these have all been outside!
I know my experience has been brief thus far, but I really enjoy being a part of this community and I’m glad I made the choice I did.

The apartment complex was recently acquired by Greystar Properties, so I think the new régime is a bit odd.
One of my friends recommended this place since she lives there.
Based on her suggestion, I called to make an appointment for a viewing.
The apartments aren’t cheap, but the property is very pretty and I thought it was worth checking out.
There was just one problem…
The agents. I called prior to my visit by several days to set up an appointment. I made an appointment for 10:00am. I even received an email confirmation of the day/​time. Then an agent called me to confirm I was able to come. She said she’d definitely be there. I arrive on the day/​time and the agent is busy. The male agent says I am welcome to wait for her but it will be 30 mins. I told him I had arranged to see the apartment and had other properties I was seeing. Plus I had made an appointment, I didn’t just walk in. He grudgingly agreed to show me the two floorplans I had selected online. When I asked if I could see a third unit he flat out refused, saying that it’s against policy and he can’t. He is restricted to two properties per visit per day. Really? I’ve NEVER had that treatment any other apartment complex. I moved from NYC and I got better treatment there than I did at this location. NEVER EVER will I lease from them.
Nice apartments, crappy leasing staff.

Had a wonderful experience living here.
Pros:
Location– really close to trendy South Austin, yet not in the middle of it all. Conveniently located near lots of shopping/​dining needs ~5min drive from Walmart, Randalls, etc. Nice neighborhoods all around. (nothing walk-​able distance, though)
Vibe– pretty quiet, didn’t have problems when I was there with noise or big, crazy parties. lots of dogs.
Amenities– Security patrol at night, well-​stocked gym, 2 pools, hot tub, grills, workout classes, business center, gift wrapping station, DVD rental, bike rental, dog park.
Office staff– very professional & pleasant to deal with. So important when choosing a place!!! They were honest and communicated well. (example: when there were ever safety issues — ex. car break-​ins or anything, they promptly notified all of the community so everyone could be aware).
Maintenance issues were fixed promptly. Leaky sink was fixed within a few hours of putting in a request.
Cons:
Not a public-​transportation friendly location.
Small/​narrow parking spots & may be hard to find spots if you get home later than 9pm. REALLY annoying when people take up 2 spots & management doesn’t seem to do much about it.
Recycling bins get full very quickly.
You COULD possibly live next to yappy dogs.
Overall: highly recommend :)

Okay, I previously gave this complex 5 stars but things have changed since then. While the apartments and area is nice the attitude of the ownership has changed. When I moved in 5 years ago the focus was on the residents. They did a great job taking care of your needs but now they have refocused on the bottom line. When the property was purchased about a year ago they started doing renovations and adding services like widening the doors and front door trash pick up (which is a no choice fee). But they did all that to raise the value of the property so they could justify raising rent 10−30%. I’ve spoke to some residents that have lived here for 10 years and their rent went up 20%. One older lady I spoke to was almost in tears. I can understand why they’re increasing rent and it makes business sense to take advantage of the market, but that doesn’t make it right.
The bottom line is this, if you don’t mind being treated like a rent check then you might be happy here.

So this place is fairly pricey, they expect you to earn 4 times the amount of monthly rent, constant apartment inspections and sometimes standoff-​ish staff. During my one year lease there, the place changed ownership 3 times. While the place is beautiful, it’s horribly located. There is nothing close to it. No gas stations, fast food, grocery stores, etc.

I no longer live at the Preserve (moved closer to downtown) but still think it’s a great place. I feel they are a tad over-​priced but otherwise near perfect. And they were very fair with the move out process/​deposit return. Much respect!

Best pet-​friendly apt in Austin

Ups:
1) Professional management — The number one reason to live here. The staff has handled pretty much every issue to my satisfaction. They have treated me (and I have seen them treat other clients) with courtesy and respect.
2) Pet friendly — A lot of fees are waived if you recently adopted an animal. Breed restrictions are relaxed compared to other Austin apts. The majority of dog owners are good about keeping their dogs under control. Office staff is welcoming of dogs coming in for treats. On site tiny dog park with dog washing area.
3) Good quality apts — Minor imperfections/​squeaks/​rattles but overall pretty solid. Appliances all work properly.
Downs:
1) A few bad/​apathetic dog owners with out of control dogs. I know management talked to them because they hate me now. Either a LOT of people will not pick up after their dogs or there is one dog pooping like crazy. Watch your step.
2) Vehicles parked just slightly over the line so they can take up two spots.
3) Crappy insulation and/​or weak A/​C. Won’t cool below 75 in the summer.

I have been living here since April of 2011 and I can not say enough about this place! They really are a dog loving place, so if you do not like dogs do not come here. They also are so good at fixing things, I put in a report and the next day they come and fix it. The management is awesome even after you move in, so friendly and helpful. They also have so many events like pizza party twilight zone, yappy hour for dogs, which is in the dog park on site. Live music, free classes as in water aerobics and such.
This place is the best!

The Preserve is a great place to live! Close to Mopac, downtown, and grocery/​shopping conveniences! There are two pools/​hot tubs, a gym, free aerobic classes, a business center, hiking trails, a great dog park, great activities monthly, and a concerned management team.
We have a great dane and the Preserve was one of the few apartments in Austin that accepted pets. no size restrictions. For use the dog park is a great plus!
We came to the Preserve from South Carolina without even seeing the place and have been very happy with our choice!
