I waited over an hour to even talk to someone in the leasing office. When I finally got inside to talk to them about what I needed some people who just came in started talking and asking a bunch of questions. So now after patiently waiting, I had to wait another 30 minutes while the leasing agent went around talking to the other people answering their questions and what not. How unprofessional. If they were too busy they should let people know that they are closing or not touring. On top of that they didn’t even have any availability, and told me about a wait list. If the agent asked who is next and sat me down at her desk, that means I should be the priority and not have to wait another thirty minutes as she caters to others. I just left and didn’t bother to tour. For three buildings they have two leasing agents. None of the residents who came in got their packages or things taken care of either bc they were busy. So if you decide to live there, have fun with the understaffed management and their inability to professionally handle residents and clients.

I have lived at the triangle for a little over a year now and have had a very positive experience. Considering the location, price (with a roommate), and space/​layout it really is an amazing deal. I really enjoy the retail (especially flying saucer) which is conveniently downstairs. I work up north but enjoy going downtown, so the location is perfect for me. Going downtown is usually a $ 7 – 10 über or you can hop on the bus which literally stops next to the leasing office. Also, the management staff is always super nice and helpful.
My lease is ending at the end of this month and I have been evaluating all my options. After looking around a bit, my roommate and I decided we wanted to renew our lease here at the triangle but needed a shorter term. One of the managers, Autumn, was extremely helpful and worked with us to get a shorter lease term for even cheaper than we expected! You rock Autumn :)
I would definitely recommend the triangle to anyone who is looking for an apartment!

I love living here! I think our apartment is so cute and it is right over the leasing office looking over the pool so we have a pretty nice view too.
I love how dog friendly the place is. It should be, considering the pricey monthly dog rent and deposit and initial fee.
I only wish that this went towards a fence around the dog park, so dogs could roam freely.
Other than that, our apartment may have minor errors but it’s not brand new so I expected it. The front office has always been friendly and the concierge is really nice to have when I receive packages.
I definitely recommend this apartment complex for young professionals, grad students, and upperclassmen at UT, it’s such a fun place to be!

Now owned by greystar and all my experiences have been excellent! Staff in the leasing office is extremely helpful. Maintenance is quick and attentive. Location is absolutely amazing, very convenient! DSHS is a preferred employer which is a huge plus considering its across the street! My fiancée walks to work! I love the shops and restaurants and am very happy with my choice to lease here.

I have lived in the Triangle for five years and through a few different management teams. This is one of the best complexes to live in close to the city for the price whether you’re a grad student or young adult working close by. Being able to step out your door and grab a drink with friends at the Flying Saucer or grab a pizza from Mandolas on a rainy night is a wonderful amenity of living at the Triangle. The maintenance has never been more than 24 hours responding to my requests and the grounds are exceptional for anyone with pets.
I think the common thread in the negative reviews result from not reaching out and asking for help. After being here for five years an issue annoying enough to encourage me to move continued to reoccur. As soon as I brought it to the attention of the property manager, she personally made sure that the event did not happen again.
I think Greystar has done a great job managing this property and makes a great (and personal) effort to accommodate the needs of their residents. The staff in the leasing office know me and my pet by name and could not be any friendlier. I think new prospective residents should rest assured that with this new management team, the negative concerns that exist on this page have been remedied or are in the process of being corrected. I would like to personally thank Jacelyn for personally taking care of me and commend her on a great job making the Triangle better than it has been in years.

Honestly, ever since management changed, my roommate and I have been extremely happy living here. I never want to move. The staff is so nice and helpful. Maintenance is professional and kind as well. This place is definitely worth the money for the location and the customer service! I love it here :)

I have to say I genuinely enjoy calling the triangle home. While there were some issues with some water intrusion during a historic rain, The professionalism with which the management team Took care of repairs was second to none. The management team genuinely cares about the residents and making sure they’re happy. Two thumbs up!

Not every apartment complex is perfect, but The Triangle is one of those apartment complexes that try to correct their errors as they learn and go. I’ve had my fair share of headaches that have mostly been created by the people who surround me, but the apartments are very, very nice. Spacious and I never hear my neighbors (sometimes you get random college parties but not often in my building.) Everyone down in the office is always friendly and answers seem to always be readily available. Melissa down in the front office is fantastic to deal with and always pleasant. I recommend her should you need any heart heart conversations. Awesome location and staff are always readily available to correct any situation.

I really don’t understand all the bad reviews. We’ve lived in the Triangle for 6 months and it’s been a wonderful experience. The maintenance crew has responded promptly every time that we’ve submitted a service request. The people in the leasing office are super friendly and extremely helpful. They are truly concerned about our leasing experience and they want to make this a nice place to live. If there is a problem, just talk to them. They will provide you great customer service. Some of them live in the Triangle themselves, so this is their home too.
We have never seen rats or cockroaches. There are a lot of students here, but they have all been friendly, considerate, respectful, and quiet. We have not witnessed frat parties or drunken brawls. The parking garage is secure and it is included in the rent. All the appliances (and their maintenance) are also included. So, for those people who complain that the rent is high, they may not be considering all the amenities that don’t cost extra.
The location can’t be beat. The grounds are beautiful and there is so much to do right outside our door. There is a major bus stop at the front of the complex, so it’s easy to get around Austin without a car. The public areas (pools, clubhouse, theater room, fitness center, business center, etc.) are first-​class. Granted, the complex is not brand new, but during our time here, we have seen money being spent to improve and maintain the property.
We highly recommend living here. You will be hard-​pressed to find a nicer place in a better location with such an awesome management team for a better price.

The Triangle was the 6^th apartment complex I have ever lived in and I never understood the importance of a decent management team until I lived here. Previously, management teams at other complexes have been good never great but always pretty good, very helpful, never greedy, and timely with maintenance requests. They have always been pleasant to talk with and helpful in unpleasant financial situations. The Triangle’s management been has been excruciatingly horrible in every aspect that I just mentioned. Living here has been the most terrible living experience I have ever had.
To start, I will mention the great things about this place. Location is fantastic, unless you have a pet. They have a pool and a jacuzzi. They have a fitness center with great machines and always smells really good. About half of the management staff is friendly (only the lower-​management staff). That is all. Those are the only good things. Yep.
Now on to the horrible stuff.
Maintenance Requests
If you enjoy not having lights for 3 weeks, this places is great for you! One time I put in a lightbulb request and it wasn’t fixed for 3 and a half weeks. I called twice to see when it was fixed. :)
If you enjoy squealing shower heads, this place is great for you! One time I put in a request to get my squeeling showerhead fixed and it wasn’t fixed for 2 weeks!
If you enjoy dirty clothes and no washer/​dryer and maintenance team talking shit about you, this place is great for you! One time my washer and dryer wasn’t working. I called them multiple times to have it fixed since it was taking them so long to fix it. When the maintenance team came to fix it they thought I was gone, but I really was «taking a nap» and they were talking shit about me saying how annoying I was for calling so many times. Great guys! :)
Pest Control Requests
If you enjoy cockroaches, this place is great for you! One time I put in a request for pest control because I saw a cockroach in the kitchen. The pest control guy didn’t come that week. So I called to put in another request. The pest control guy didn’t come that week, again. So the next week (3 weeks later) I physically went into the office and even talked to the pest control guy ensuring he would come that day since I would be going out of town for 10 days and turning of my A/​C. Well, apparently they didn’t come because when I got home from my 10 day vacation at 2 AM there was 100s of cockroaches on my walls. Exactly what I wanted to come home to. My apartment had to be bombed 4 times to get rid of everything. The Triangle management did not compensate my roommate or I for anything. Not for helping with moving all of our shit out so they could bomb it. Not for the hundreds of dollars of food and furniture that had to be thrown away. Nothing whatsoever. They even went as far as to tell us that it was our fault and they had no electronic record of the requests, which is whole load of bullshit. These guys are the real cream of the crop in reference to dicks. (see pics below)
Interaction with Higher-​Management Team Members
If you enjoy being treated like a subordinate dummy, this place is great for you! I am the most easy-​going, laidback person that I know, other than my best friend (who will remain nameless for her identity protection). But one thing I don’t stand for is being talked down to for no apparent reason. These guys are amazing at doing that. They are so great a talking down to you that they talk down to you every time the talk to you. It’s just so disrespectful. You don’t want a management team that can’t talk to you like a regular person.
Apartment Quality
If you enjoy holes in between the floorboard and walls, this place is great for you! I don’t even have to say anything else about this. Seriously, such shitty execution of building this place.
There’s my 43 cents.
Overall, my advice would be to not live here. The horrible management is not out-​weighed by the location and amenities of this apartment. Especially, for the price. I even feel like a fantastic price on this place couldn’t outweight the shitty management team. There are so many nicer and centrally-​located apartments for around the same price in Austin. Do yourself a favor and research a little harder to find some place a lot better!

I moved into The Triangle about one month ago, and am extremely disappointed with the management of this complex. As a long time renter (6 years and counting), I have experienced good and bad management teams, and the team at The Triangle has been a huge disappointment: The Triangle’s management team’s responses to my requests and inquiries have been apathetic, disrespectful, and dismissive. While I have experienced kind treatment from junior staff (namely, Melissa), I have also had many issues with the management (filthy apartment upon move-​in, poor handling of A/​C (and other) repairs, difficult getting ahold of them, and more). However, my experience in submitting a service request today was the cherry on top:
In the last two weeks, I suspected that our washing machine and dryer hadn’t been functioning properly. It had been taking the dryer 4+ hours to dry a single load, and the washing machine hadn’t been cleaning clothing — simple smells/​marks/​spills (dust, dirt, etc) still remained after running several cycles on the same load of laundry. So, I submitted service requests (Friday, 9÷4÷15).
The next morning, I made a follow-​up phone call to the office to confirm that the service requests would be processed in a timely manner. The representative (Melissa) couldn’t give a concrete time frame, but offered to provide a key to a vacant apartment so that I would be able to do laundry while the service request to be processed (much appreciated). I went down to the office to pick up the key (Saturday, 9÷5÷15).
Upon entering the office, a manager (I believe his name is Jim, older, receding hairline, desk is in the back left hand corner of the office) called me to his desk and proceeded to haughtily hand me a printout of an online guide to removing stains from clothing. This move — and his tone — suggested that my service request for the machine was unfounded and unnecessary, and that I was ignorant of what stains can/​cannot be cleaned in the wash. I clarified to him that I did not need a guide on how to remove stains, as the marks/​spills (dust, dirt, shampoo, etc.) remaining on my clothing were things that I knew for certain a functional washing machine should clean. He responded by evading my comments and repeating himself several times, and then by asserting that his wife is a chef, and that he knew that «this [was] the way to get a stain out of clothing.»
To reiterate: I had gone to the management (Jim) simply to process a service request. Jim not only evaded my concerns and simple request, but responded with a very childish, disrespectful, and passive aggressive move. Going so far as to print out and hand me a copy of a guide to removing stains, his rude, patronizing tone and suggestion implied not only that my concerns and analysis of the machine’s condition were invalid, but that I was wrong to submit a service request for the washing machine (which I am not). Frankly, I doubt that he would have handled himself in the same manner if it had been a man (or perhaps, not a woman of color, as I am a young woman of color) submitting the same service request for the same issue — gaslighting of the highest order.
And this was not my first negative experience with Jim — about two weeks ago, when picking up a package, he publicly and loudly yelled at me for not waiting my turn in line in the main office. While he was right, his manner of expression was absolutely unacceptable, particularly if he has an interest in retaining residents and keeping them from dissuading future residents from considering this complex.
While I adore the style of this complex and the interior of my apartment, dealing with this management team is not a worthy trade-​off for me. I will very likely not be renewing my lease, and would dissuade any potential residents from signing a lease with this complex while it is under this management team. To the management, I highly suggest implementing sensitivity training, a restructuring of management, or re-​considering your customer service policies, as I am certain that no apartment management team can treat their residents with such disregard and disrespect without crippling their business over time.

It has been almost a year since I left the Triangle. I came from NY, so I thought this was a great improvements, but after living in other places, I now realized my experiences in Triangle is noticeably bad:
Pros/​Cons:
1) Next to bus line, convenient to HEB, CM, UT. Flying Saucer and few other food places in the complex which is probably the only selling point.
2) Very quick to approve us and give us the apartment we want. YMMV, depends on who is handling your paperwork.
3) Office staff opens late, leave early. I go to school full time as a grad student. I have a package in the office delivered on Monday, but as a grad student, my hours at school are from 8am to 6pm. Without a car, it’s hard to just take a bus and come back for a package and bus back during a short break. Long story short, they threaten to return my package because I couldnt pick it up in 48 hours.
4) Internet is horrible, Triangle doesnt care, it’s me vs Time Warner. And Time Warner is ridiculously difficult to deal with, especially as a tenet, you dont have an account number. makes it very hard to proof to them you’re a customer. During my 11^th month of living here, a guy finally come and found the system box is broken. Good for the next tenet, but I suffered 11 months for no reason. I’d be more than happy to pay for my own internet.
5) Stained concrete floor is dirty, I finally was able to get all the dirt out after 4 boxes of swiffer pads for my 1 bedroom apartment.
6) Finally got my own car, parking garage is pretty pack. I have my car scratched, my friend has his windows broken.
7) Little to no maintenance issues. The study room has no AC or heat. Vent is working, but something about that room makes it very hot in the summer or very cold in the winter.
8) Returned my apartment 2 weeks early and asked office kindly to let me know if they find anything that would cost me. I have a friend who moved out a month before me and told me the office charged her $ 300 for cleaning. Heard nothing until 3 weeks later, office charged me $ 150 for carpet cleaning. I vacuumed the carpet twice the day I moved out. The girl on the phone said she has no idea how dirty it was since she didnt do the walk through and they already sent the cleaning staff to clean up, was able to get it down to $ 250, but I was furious.

Let me start off by saying the apartment itself is very nice. I live in the Lofts which are supposedly built to condo specs. I don’t hear any of my neighbors unless they are out on their balcony. Nice bamboo floors and nice kitchen.
BUT…every month since I have lived here, I am constantly charged for over 5000 gallons of water usage. I am a single woman who works full time. It is impossible for me to use over 150 gallons of water a day! Management doesn’t really care to fix the issue. They keep looking for a water leak but I don’t have one. I would notice if I had one that large! When inspecting the only meter located in my apartment, it appears to be a gas meter. The numbering system on the gas meter runs hand in hand with the numbering system on my bill. I tried to bring this to their attention and that they are probably reading my gas meter by mistake, but all they say is «no we aren’t reading your gas meter». The apartment is supposed to be paying for gas for all residents, but apparently not and are charging everyone for water usage based on the gas meter.
I can’t wait to be out of here! And I will be taking legal action!

We moved in to the Triangle due to its convenient location but the experience with the management has been absolutely frustrating.
Not only we have gone through 4 different managers while living at the Triangle for a year, but every one of them was awful both from Capstone and Greystar management. They treat us like we aren’t worth their time and do not show any interest to be helpful. Every step of the way, from signing a lease to leaving it, has been extremely taxing and arduous. It’s amazing that they have such a beautiful location but NOBODY in the office can perform their job adequately. I would not recommend anyone to go through this experience with their management so think twice before you sign a lease.

I chose my specific apartment for two reasons. Convenience to walk down the stairs to the park or bus stop and convenience to walk down to the pool.
These conveniences are no longer conveniences. I drive and carry groceries, work, or other things almost daily so the location and proximity to the garage is awful. It’s exhausting if you can’t carry everything in one trip. Ok, so that’s my bad.
But, the pool in building C was closed almost everyday last summer. I’d change clothes at the end of a long day, walk down to the pool, and would either find it closed or disgusting with bird droppings but no closed sign. Once, when there was no closed sign and the pool looked ok, I was thrilled to get in only to be yelled at by maintenance to get out. When I asked why (chemicals our birds), he walked away and got on his radio to report that someone was in the pool in building C. The staff just reminds me that there are two other pools. The one in building N, which is by the office is always clean but the size of a square hot tub wit little sun and the pool in building A is a hike and NOT convenient whatsoever if you’re in C.
Don’t live here if you’d actually like to get in a pool during the Texas heat.

I live at the Lofts in the Triangle. Let me just start by saying that the location is VERY convenient — one bus that takes you to downtown and UT. The maintenance here is fast — if you need a lightbulb changed /​sink unclogged, the guys fix things right away.
BUT the noise here is just awful. The construction is cheap — the walls are paper thin and you can hear EVERYTHING you neighbors do above, and I mean EVERYTHING: every footstep, toilet flush, music, and sex. The music and bass actually vibrates my ceiling lights — that’s how severe the problem is. The worst part is this building is filled with undergrads who treat it like a giant frat house, so the music will be blaring in the wee hours of morning on weeknights. I’ve filed several noise complaints, but it never gets better. Security takes 30 + minutes to show up (when it does) and then, two days later — same thing. I’ve stayed in various apartments and have never had a noise problem this bad.
For the amount of money I’m paying in rent, I expected a more upscale living environment. One perhaps filled with young professionals /​families that are considerate and not spoiled, obnoxious college kids who treat it like a dorm party every other night. I will not be renewing my lease. The management needs to do a better job of maintaining the quality of the complex by implementing an effective system for noise control. If you are looking for a relaxed, quiet and friendly environment to stay in Austin, do yourself a favor and avoid this place.

Let me start by conceding that it’s not all bad. The sheer convenience of the location and shops are almost enough to make it worth living here, especially for somebody who doesn’t cook and uses public transit. Maintenance is super nice and maintains the facilities and hallways pretty well, at least at the Lofts. The dog park is a great way to meet people and let apartment dogs get their energy out, although they imposed leash laws as I was ending my lease… kinda seems to defeat the purpose of a dog park but still relatively nice.
Here’s where it breaks down, the management (under both Capstone or Greystar) is ATROCIOUS. When I first moved in, it took them well past the deadline it was due to get me the apartment checklist. I overlooked this because they allowed me to submit it anyways but it is still wildly unprofessional.
When I moved out the apartment complex was making the switch in management companies from Capstone to Greystar. I was owed a refund for my deposit that ended up getting lost in the mail. Ok, no big deal, that wasn’t their fault. What is their fault is that I moved out in JULY and it is currently THE END OF FEBRUARY and I have yet to see the check!!! I keep calling and getting bounced around from person to person (each of them more incompetent then the last) who seem to have no idea what I’m talking about because they switched management companies and couldn’t manage to keep an adequate filing system. Even Capstone and Greystar are out of the loop. My recommendation, avoid this place at all costs.
THEY WILL CHEAT YOU OUT OF YOUR DEPOSIT AND TREAT YOU WITH DISRESPECT!

I’ve lived here a few different times, and though I loved it the first time (couple years ago) this most recent residence was not as good. The bottom line up front is the owners aren’t spending the money to keep it nice anymore, and it is really starting to show. Rent=Very High, Quality=Very Average
The good:
Location wise, we loved it. There are a lot of cool bars and restaurants around, it’s right on the express bus route, and it’s close to UT and not too far from downtown. The neighborhood is north enough to not be a zoo, but just on the edge of where N Lamar starts to get shady.
The office staff are pretty great, and the maintenance guys do a really good job and typically respond quickly. People have complained about both, but I never had an issue and always got help quickly when I needed it.
The saucer is awesome.
The farmer’s market is pretty cool.
The bad:
The buildings are frequently vandalized without timely repairs, the stairwells are often full of broken beer bottles, trash/​vomit in the hallways is not unknown. Some guy puked in our hallway and it stayed there for two weeks. Our building was sorely in need of a repaint, it just looked like crap on the inside.
People drive 90 mph around the parking structures and near collisions were a daily occurrence. Also due to the retail space below, you will frequently get stuck trying to go in or out of the parking garage because some jackwagon is stopped in the lane waiting for a parking space to free up.
The owners also own the retail space, and for some reason no one besides the Flying Saucer, Galaxy and Mama Fu’s have managed to stay open. During the 3 – 4 years I lived there, we saw a bunch of great places open and go under. I am currently watching to see how long it takes the dance studio to tank. Maudie’s seems to be doing ok, but so did «How Do You Roll» at first. Rent must be pretty high.
The gym is a terrible joke. Decent when they first installed it, it has almost completely fallen apart and they have changed anything since at least 2012. Broken treadmills, screens that don’t work, TVs that cannot possibly be seen unless you run looking straight up.
Oh and lastly, the floors. Live on the top, or be prepared to hear a bass solo every time your upstairs neighbor does anything. I don’t know what happened with the design, but this place has the loudest floors I have ever seen in ten years of living in apartments.
It’s still an ok place, but for what they charge, you aren’t getting a good value anymore.

Good: LOCATION, Nice interiors, comes with washer and dryer, dog friendly, nice balconys, great kitchen layout.
Bad: Extremely expensive, disgruntled neighbors, consistently broken security features, high pet fees.
Living at the Traingle has been an okay experience.
This place is definitely overpriced. Since its in a good location I understand why rent it a bit higher, but $ 1400 for a one bedroom? Thats pretty steep.
It is a really nice apartment and has a lot of great amenities. It is really convenient parking in a garage. However, they charge $ 30 to reserve a spot but there are always openings on the top two levels. As mentions above, security is kind of a joke. There have been car break-​ins this year and the gates break all the time. Not to mention the several doors that have been broken for months. No worries if you forget your key clicker… just find a broken door to get back in the building with. Which means ANYONE can get into the building. What am I paying these high fees for again?
As you can tell from above, many people who live here are very disgruntled. The young professionals constantly whine about living with «rich spoiled» college kids and the college kids just throw parties all the time. I knew moving in that since its close to UT there would be students here. If you are sensitive to noise, or hate college kids, this probably is not the place for you. If you keep to yourself and don’t mind the noise it’s completely fine. This was never an issue for me but I understand why others are frustrated.
There are many people who live here that have unrealistic expectations. It’s an apartment-​it is not sound proof. This is one of the most quiet apartments I have lived in. You can hear little noises here and there from your neighbors, but that is expected. When you step into the hall you can hear the parties if the students are throwing one. Once I enter my apartment though I can no longer hear the parties.
Pet fees are ridiculously high as mentioned above. Most people are respectful with their dogs. HOWEVER, the complex has breed restrictions against «aggressive breeds.» It is a complete joke as the apartment allows aggressive dogs just as long as they aren’t a certain breed. I have had several people tell me that their dog is aggressive towards other dogs/​people and they can live here because their dog doesn’t fall into one of the breed categories. It is complete BS. So friendly pitbulls are NOT welcome here but aggressive mutts and shitzus are. This place is really dog friendly but half the people have under socialized dogs that growl at other dogs in the hall. Maybe they could pay for a dog training class if their rent wasn’t so high? Who knows…
The amenities are great. Free washer & dryer. Granite countertops in the kitchen, large refrigerator, and microwave. The bathroom is large and spacious as well. Great closet space too. Maintenance always comes promptly. Nothing major ever broke. The balconies are large and spacious and you get a storage closet on the balcony.
Besides the things listed above everything else has been fine. I will not be renewing the lease because the price is so outrageous. So if you live here, prepare for grumpy neighbors with naughty dogs, high rent and unreliable security. In addition to great amenities, nice spaces and an amazing location. The location is by far the best thing about this place. BY FAR.

I would give this place ZERO stars if I could. This review is mainly for the Lofts at the Triangle and the people at the front desk who apparently hate life.
1. the construction across the street is AWFUL. They are booming, banging jackhammers, backing up trucks with the BEEP BEEP BEEP that never stops, and this starts at 6am Monday thru SATURDAY. Yes i said Saturday so be prepared to not sleep in. Construction workers take up all the parking spots and of course do creepy stares at you constantly.
2. the front desk staff is not only less than friendly, i think they hate having to be there too. While searching for a new apt because hell would freeze over before i’d resign here, the apt manager at the Post told us that the manager at the Triangle was looking at their complex because she said the noise was driving her crazy and would go on «for years» If the MANAGER wont even continue to live there you shouldn’t either.
3. The apartments are barely cleaned when you move in, be prepared to find dust and dirt everywhere. They also do not clean the windows that are high up, so even though you have a nice view just be ready to peer through what looks like an instagram filter as you look outside (imagine the sucky filter on instagram that you would never pick)
All in all, I could tell you 1000 places that are better than this one that we have seen while touring apt complexes. I hope you do not choose to live here because I would feel really bad for you.
