Tramor at the Oaks

I cannot say enough about how much I have enjoyed living at Tramor at the Oaks for the past two years. First off, the location is great, with a Shell convenience store next door (literally 100 yards from my front door), as well as Tuk Tuk Thai. Also, Manchaca Public Library is just across the street, along with Tex-​Guns, a tobacco shop, Strange Brew coffee, and a Do-​It-​Yourself Car Wash that I’m told is the least expensive in the city. The gun shop is simply fun to look at but if you are an enthusiast, it’s the best in town. I bought a gun there and also a wonderful Kershaw knife. Anyway, the complex is very centrally located: I can take surface roads to get to my downtown church. There is a dog park on premises and they keep the doggy pick-​up bags well stocked. As a dog owner, I have gotten to know other people living in the complex who have dogs. I even made an important friendship out of it.
The property managers are not what you may be accustomed to with careless, sometimes downright rude property managers. Nikki and Karla are very nice, professional, competent, funny and caring. Sometimes I drop in just to say «hi.» I wouldn’t give too much credence to the harshly negative review below. The author may have had legitimate concerns, after all the complex was built in the 1980’s, but I have never had a problem with maintenance (Joe) responding quickly and effectively. Also, dry wall problems and leaks don’t fix themselves over night. I suspect the writers of the negative review may have been brusque and demanding, because neither Nikki nor Karla have ever been rude to me. At the same time, I like and respect them, so it is a mutual relationship.
I have never had a pest control problem or any serious issues with leaks or drywall. Once a mouse got into my apartment, attracted by a bag of dog food I left open. Joe was out the very next day and found the mouse’s entrance — a hole in the wall by the refrigerator lines. He patched it and no more mouse. Joe is a total sweetheart and will talk shop with me, an aspiring handyman. He’s bright and awfully good at pin-​pointing and fixing a problem.
Tramor at the Oaks is the best apartment complex I’ve lived in. They aren’t fancy (sorry, no crown molding or Berber carpet) but the apartments are in good repair and updated as needed. This is a very well-​maintained property and full of good, friendly residents. I would say it has a sense of community, especially for dog owners. And the people — Nikki, Karla, and Joe — really make the difference!

I can’t say enough positive things about this property and the people who run it! I found this location on Craigslist while looking for a new place to live with my roommate. After reading the glowing Unilocal reviews, I called Karla and she booked a time that day to let us look at the available units. The moment we stepped into the place we fell in love. It’s older, sure, but that’s a huge part of it’s charm! There are lots of trees so all of the units are well-​shaded. We ended up putting in our applications and deposits on the spot and were moving in a week later. Karla really goes above and beyond for the residents– so much so that when my roommate decided to move out of state for school, she helped me sublease the ²⁄₂ we were in and got me into a 1 bedroom quickly and easily. She even helped my roommate’s boyfriend get a unit close to mine when his previous lease was up. She has seriously done everything possible to make sure we’re well taken care of. It’s a great location, the managers really care, and the units are constantly being upgraded. Cannot recommend this place– or any Tramor property for that matter– enough. You won’t regret it!

I’m halfway through my third year with Tramor at the Oaks. I have had an overall excellent experience at The Oaks. The apartment manager, Nikki, made the application and move in process quick and easy. I live in a two bedroom apartment and I absolutely love it. It is very spacious and super cute. There is nowhere else in south Austin that has an apartment of this size for the same cost. I have a little backyard which is absolutely wonderful for my two little dogs. Anytime I have needed any repairs or other maintenance, Joe has it completed within a day or two and always does a superb job. Karla, who is now the primary contact for the property has always been very courteous and provided great customer service. I couldn’t ask for a better place to rent from in S. Austin!!!

Thinking about leasing at Tramor at the Oaks or any other property managed by Tramor? RUN… run as fast as you can away from this place! I decided to sublease a unit here for 2 months, I guess I should have gotten a red flag right away when this person was subleasing their unit (which btw i truly believe the story they told me about why they needed to leave was complete BS but that is besides the point). About 2 days before my move-​in date I was again e-​mailed by Karla letting me know the charges to move-​in which included a water bill from the girls currently living in the unit. Karla said that if I wanted the girls to pay it I would need to take it up with them, which I did and never got a response from them… however 5 minutes later I did get another e-​mail letting me know that I would need to pay the bill for them and to think of it as good karma. HAH. I said I would pay the bill but just wished she would have mentioned this to me beforehand… a little professional courtesy? Move-​in day came and my husband and I were super excited! We walked into the unit and stopped in our tracks… what we saw was shocking. There were cracks all over the walls, like huge horrible cracks which was obviously structural damage. There was water damage mainly in the master bathroom but also in the secondary bathroom, the walls were spongy from neglect. Only our hot water in the kitchen sink worked and it was close to impossible to do dishes or wash your hands in it. I contacted Karla right away the next morning. Her response was «Oh I have those cracks in my house too (she was our neighbor) don’t worry it is just an old building it is fine». I told her about other issues that we were having and her response was something along the lines of «well how bad is it?» No concern whatsoever. I would also like to note that Karla keeps her 2 sick looking cats living outside on the property… one of them truly looked like it needed to be taken to the vet… poor things. What king of leasing «manager» who lives on site lets their animals live outside? Anyways, Karla told me that my problems would be taken care of. I waited 2 – 3 days and had not seen a maintenance person or heard a word from the office about my serious issues. I went into the leasing office to speak with Karla in person and she acted like she had no clue what I was talking about! She told me again that it would be taken care of, I said «how soon?» and stressed the importance of these issues needing to be taken care of. She responded with letting me know that she would not be speaking with me any longer and that I would need to take this up with Nikki the property manager who was never on-​site because she managed 1 other property. Karla told me that she didn’t want to get involved with anything or say anything that may implicate her. WHAT?! I was shocked! I said I just want my home fixed! No one is trying to implicate anybody. The maintenance man finally arrived days later,…he knocked on my door and did not say hello or introduce himself. He just walked right into my apartment and said «where is the issue?». He took a quick look at everything I told him about, poked his finger right through my wall where the water damage was, fiddled around with my sink for 2 seconds and then headed for the door. I asked when he would be back to fix anything, he shrugged and said I would need to ask management. At this point I was pissed! I have never in my life lived around such unprofessional people. I decided to take action and call Austin 311 and requested a code inspector to come view my unit. The code inspector came out within a few days and confirmed everything that I thought was wrong was not up to code and there was even more issues that I had no idea were not okay. Long story short after we had the city out to check on our apartment we started to negotiate with Nikki, the property manager and she agreed to let us out of our lease. We found a new place very quickly and gave our notice. We spent a total of 28 days living at Tramor at the Oaks and let me tell you it was a NIGHTMARE. This long rant doesn’t even begin to tell you the stress that we went through. Take my advice and lease elsewhere, I know rent in Austin is getting very expensive and they have decent prices… but you deserve better!

Things have changed a little at the Oaks. Nikki is no longer on the property every day and I don’t think Joe the maintenance man is, either. But… I have to say that things are still great. Karla, Nikki’s assistant, is terrific and treats people like they’re friends and not just rent check writers. And maintenance problems are still handled amazingly quickly. Two issues I had recently were taken care of on the same day I reported them. One other major bonus: the rents are below market value and one of the best deals in town.

My boyfriend and I moved to Austin in the summer of 2011. We struggled with deciding where to live and ended choosing a one bedroom at Tramor at the Oaks. Nikki has been exceptional since day one. I am writing this almost three years later.
This has been the first place we called home, and we have never left. We thought about moving just to see what was out there. We needed more space.
Let me tell you, when a two bedroom finally opened up Nikki gave us a tour. This woman knows what she’s doing. I got the accent wall I wanted, with her appreciated design preference, and a completely cute and remodeled apartment.
Joe is our handy man, and is great at everything he does. Anytime the thought crossed our mind about leaving we said, «But, we’ll never find another Joe and Nikki.» And that’s the truth.
They care. They are quick, passionate about what they do, and don’t try. But make people happy. At least that’s our experience.
The pool is great, the neighbors are nice, there aren’t any maintenance issues that aren’t easy to handle, it’s a great location, rates are good, it is a very well maintained property, and parking is never an issue. I recommend this place to anyone that is reading this.
Oh, and we have two pit mixes that are the lights of our lives. No breed restrictions! Huge plus! They love their dog park!

Great area. Great price. I’ve lived here for a year. Had some issues with plumbing, but they were very timely about the fix. This place has great ratings everywhere you look, and it’s thanks to the people that live here and tramor.
The walls have good insulation. My roomate and I went all winter without using the heater. Sometimes, you can hear the people upstairs or ourside, but that’s apartment living. There is a train that passes by, so if you’re a lite sleeper or don’t like noise this intermittent annoyance might be too much. All in all, these are great apartments and the service and support by Tramor is great also.
