Bad place to move in! Do not expect your full deposit. I left this place very very clean and changed the air filter the day before handing in the keys and they charged me for it being dirty. They even charged me $ 150 for cleaning. I did the walk through and things that I was charged for were not on the list of the walk through. They just made up things to keep my deposit. PATRICIA IS RUDE! I would not recommend to live here.

Used to live here. Had problems with them fixing stuff that they were responsible for. I had a carpet stain that was there since I moved in and they replaced it 6 months later! They are rude. Left the apartment spotless, mind the fact that when I first moved in I made them re clean it because they cleaned like they clean their behinds. Didn’t matter I re cleaned. Anyways they made all this bs charges and I received 150 $ out of a 1,000 $ deposit. Wait re read that. Take a second like I did when i received it. I made them mail the proof and it was made up none sense. Anyways here’s my suggestion, buy a house. That’s what we did! and now I don’t have to deal with these snobby management companies that don’t care about nothing but the rent. When you first walk in they are nice. But when you want to leave they take your whole deposit!!!

I lived there for about 15 months or so. The front desk girl was wonderful as far as customer service goes. Accounting is absolutely horrible with no customer service skills. I was even hung up on once by her when I asked for an explanation. I am in the process of taking them to smalls claims court due to the fact they are TRYING to keep all my deposit other then $ 100. My unit was spotless as I hired a cleaning service to come in as well as a carpet cleaning business as well. Thank goodness for pictures, receipts and witness’s to take with me to court! So as far as the other review you see on here by Lauren — I did not trash my unit, I did follow all the rules, I didn’t break my contract. If a company has this many bad reviews its a HUGE red flag. I think its ironic how all of a sudden they get this amazing review after so many bad ones. Kind of makes you think and question the validity of the review. I wish the best of luck to you in you hunting for a rental!

*Here is the bottom line people. If you plan on moving into one of these apartments, living here for a few months, trashing it, not following the rules, moving out before your lease is up and then expecting to get your deposit back; of course you are going to take issue with this or any rental management company. This is the only explanation I have for why this company has gotten so many bad reviews.
*A little background on me… My husband and I had both been through some credit issues and this is seriously the ONLY company that was not rude to us at all and actually made us feel like we weren’t bad people for not having perfect credit. They did ask for a double deposit which was steep for us at the time ($ 2400) but we were willing to pay it to live in a nice clean and newer apartment. For taking a chance on us with one of their newer units we are very grateful. No rental company is going to be perfect. So I will tell you the good and bad of renting here and also you have to understand that the company works for the owner of your fourplex, not you! So they have to do what is in the best interest of their client, but they do their best to try and keep their tenants happy… Which they were able to do with us 99% of the time.
*These are the main negative issues I had with BK. On moving day we arrived with our moving truck packed thinking we were going to be allowed to move in right then. After walking through the apartment we were told that there was too many things that needed to be fixed and that they would like to postpone our moving day. We were very upset, but as soon as we expressed that they agreed to let us move in anyways and complete the repairs while we were living there.
*Also on the list of repairs for our unit was a broken garbage disposal. Be warned that the disposals (at least in our unit) can not handle really any food. I have never had an issue putting pasta down the drain as long as you do it slowly and with lots of water. However, our disposal clogged and even though our disposal never worked right to begin with we were stuck with a $ 60 bill (which I did not think was fair) for their repair man to come into our unit for 5 minutes to fix it. Anyways I paid the $ 60 and let it go, after all they had it fixed immediately and did not make me wait.
*As another reviewer stated, it is possible that sewage could back up into your bathtub and toilets if you are the front unit. This is not the property managements fault and they had someone there to remedy the problem within an hour both times that it happened.
**After renting from BK Property management for three years and only having three small complaints, I think it speaks for itself that they are good company and that they DO try to keep their tenants happy.
***Some other reviews state that Patricia is a really bad or rude person and this is just not true. I will say that there was a few times I felt like she was a bit rude but then I realized she is just a businesswoman doing what is the professional thing to do to keep her clients happy. I have to really disagree with the way people have bashed her in these reviews because she personally did something for my family that really meant the world to us and showed us that she is a compassionate person who just wants people to follow the rules that are clearly outlined upon move in.
*Also in regards to other reviews stating they got towed out of their drive-​way, it is told to you upon move in that the drive-​way is to remain free from cars unless you are out there with it.
*I also have to give props to the property manager Chasity Fleetwood. She was very thorough with our move out inspection and told me EXACTLY what needed to be done to get our deposit back. Now don’t kid yourself and think oh well I cleaned the apartment good enough for me I deserve my deposit back. No, thats not how it works. They had your unit professionally cleaned before you moved in so you need to make sure it sparkles when you leave.
*I won’t lie and say I didn’t work my ass off to get that apartment to sparkle. It took me a lot of hours to get it in tip top shape but in the end it was worth it. We lived on W. Day for three years and happily we got our whole deposit back. That is right, they didn’t take one penny from our deposit because we actually did the right thing and got our apartment to look exactly (well maybe even cleaner) than when we moved in.
The final point that I will say is that this area seemed to be very safe. Like I said we lived there for 3 years and never had any issues or feelings that we weren’t in a safe apartment.
Anyways, to summarize…
DO NOT move into a unit and:
Trash it
Disobey the rules (and then whine about the consequences)
Move out before your lease is up
This is the only property management I have personally dealt with but I have heard stories and this company behaves very well in comparison.

My boyfriend and I moved in August 20^th and our entire experience has been terrible. They called 2 weeks prior to moving in saying we got approved and to bring in $ 1500 for deposit and first month rent, being excited with it being our first place I rushed down there. Our move in day arrived and we load up our trucks and went to get the keys. They then asked if we had $ 950 for first month rent. I said I thought it was part of the $ 1500 and that we didn’t have it. God bless my parents they lend us the money. We then changed our lease from a year to 6 months so now we pay $ 1000 a month. We went to our walk through and right when I walked in I was disgusted. It smelled like cat urine the walls had black hand marks all over, the carpet was unthreading and had nasty stained. I asked if they paid someone to clean, they said yes and I told them that they wasted their money. I open the kitchen drawers and one of them had sliver wear in it. And that tells you right there that they didn’t clean it. We signed our leased and later in the day I just couldn’t do it. I called the office saying these carpets need to be clean and these walls need to painted. They then send this guy name Stella to see if I was lieing about the flith. He look through my house and left i don’t even know why he came to see. They did pay for carpet cleaning but the smell still was there. By this time I wanted to get out! Now 2 months later I hate it even more. I have drug dealers next to me theres constantly cars coming and going. They drive 30 mph out of the drive way. There’s homeless people digging in our dumpsters. My boyfriend works week on week off so for 2 weeks out of the month I am by my self. I DO NOT FEEL SAFE! I pray they don’t take all of our deposit cause $ 1500 for this peice of shit is rediclious! Do not waste your money!

Do not rent or have this management company handle your rental property. The office staff is extremely rude and unprofessional.

This place doesn’t even deserve 1 star. A month after we moved in I asked the girls in the office if it was a safe neighborhood because we were going out of town for the week. The next morning 30 minutes after we left they had my husband’s company truck towed out of OUR driveway and it sat in impound for 5 days. They are extremely rude. Now it’s a Saturday and our ac unit is out. It’s over 90 degrees in our unit but it’s not an emergency? I was told to put in a maintenance request on Monday. We have young kids and animals and I have lupus which can be severe in extreme heat. And more than likely I will have to hire an attorney upon moving out because all I have heard is they like to screw you out of your deposit. I would never in a million years recommend this place. Luckily we just turned in our 30 day notice. We will also be contacting the housing authority and the news because this place is ridiculous and no one should have to pay this much money for shit!

BK receives a negative review from the majority for good reasons. Truly, this company is very crooked and I wish I had known before moving there. But… people will do what they want and not listen to the bad reviews. The staff was incompetent, the CEO Patricia is an extremely rude, passive-​agressive, power tripping woman whom I sincerely hope I never again have the displeasure of running into again in my life.
My advice is this: Upon your move-​in, take photos of EVERYTHING. Look for slightly mismatched paint, or sealed holes in the wall… every little tiny detail… because if you don’t, be warned, they will try to pin it off on you at your move-​out and withhold your entire deposit so that they can fix up what they want with your money, even if you didn’t cause the damage. All I can say is do a VERY VERY thorough walk-​thru because these people are nit-​picky crooks and will try to keep every dime they can. I got back a large sum of my security deposit, but that was only because I had photos upon our move-​in, cleaned the apartment throughly upon moving out and took photo and video footage of BK’s bad paint jobs, etc. I was also present for my pre-​moveout inspection as well as my final move-​out inspection. BE WARNED this company is very crooked and if you are not wise, they will try to take you for all the can. Just go online and look up the court cases they’ve had against them… check out google reviews… they are not a company you want to rent from!

Patricia is such a rude lady and when i asked to talk to her boss she said she is the owner so good luck. When i got home sewage was backed up in the tubs and toilets. i told Patricia and she said that it never happened because i told her i cleaned it. She was cussing in front of my kids, she hung up on me on the phone. This place also kept my deposit and charged me a ridiculous amount for cleaning and i had it cleaned before i left. Sewage was also spilled out into the grass in the front and she still denied it. I was never called or even a note put on my door about it. Peoples kids were outside walking through the wet grass not knowing it was sewage. When we first moved in the toilets were disgusting, had pee on them and when we told them about it they said they would take care of it and for us to still move in but then after we moved in the told us it wasn’t on the move in inspection and they weren’t responsible. my fiancé tried to contact patricia about it for several months only to be told she will get back to you when she could but never did.

Read my tip you will not get your deposit back no matter what. Bad business acumen all around.

i moved into a apt that is manage by BK Property Management. The A/​C went out the same month we moved in. We notified them on a thursday that is wasn’t working. Only to be told that is wasn’t a emergency and they will get to it when they can. Not a EMERGENCY?! it’s the middle of summer and 100 degrees out. They claimed they fixed it on friday but when we got home it still wasn’t working. We called the after hours number to be told their wasn’t anything they could do because it wasn’t a emergency! So for three days we had to live in a place that has been almost 90 degrees.
I wouldn’t recommend anyone to live here. If it wasn’t for our year lease we signed we would move out tomorrow.
