Cogburn-Smart Property Management

If I could give 0 stars I would. A house in Lakewood has been listed for 83 days. Over the last 2 or 3 weeks I’ve emailed no less than twice and left no less than 5 voice messages. I’ve never received a call back. I finally got an email giving me the renter qualifications and the number to the newly assigned agent. I figured this was good and maybe they got rid of the other agent who clearly wasn’t doing his job. I was disappointed to discover that the new agent isn’t doing his job either. I called that agent twice. No call back. Clearly they are not in the market to rent homes out. Maybe just to take the money of the homeowners? I don’t know. But I will make sure to avoid any properties they manage. What a disaster it would be as a renter if there was a structural issue. No thank you!

My roommates and I rented a house that was was managed by Cogburn-​Smart. Overall we were pleased with the support, communication, and professionalism of this property management company. Repairs were generally done in a timely manner. We especially enjoyed working with some of the older gentlemen at the office. I’m not 100% sure but it may be a family run business. The guy who came by to do the final walk thru was very chill and relaxed. At the end we were able to get back 100% of our deposit due to us doing a good and thorough cleaning of the house. My only complaint would be that it took a little extra effort on my part to get back our pro-​rated last month’s un-​used rent. In my opinion the pro-​rated amount should automatically be refunded by the company but in our case we had to make a couple calls to the office and remind them of our move out date and the fact that we had paid thru the end of the month. At the end of the day we did get our pro-​rated rent back but it took some extra effort.

If I could, I would give no stars. BEWARE. This property management company is the worst I’ve ever dealt with. The first time I went through them it was fine but the second time was a nightmare. They upped they’re deposit price without notice. They advised we could move in on the 1^st and when we did the water heater wasn’t working and the windows didn’t have screens after we were assured the place was ready for move in. It took almost 2 months for us to get our deposit back and when we did, we were charged $ 350 for carpet cleaning and minor fixes. We only lived there for 1 month. Money should not be taken out of the deposit for cleaning. That makes no sense. I normally don’t write reviews but this company is so SHADY. I had to say something. Please don’t rent from them; save yourself the trouble. I don’t want anyone else to go through what we went through.

I loved renting from Cogburn-​smart! They are very professional, courteous and respond quickly to applications and maintenance requests. My husband and I always leave out apartments nice when we move out and this was the first company to actually return our deposit back! I was soo excited I hope to rent from them again until we finally buy our home! Honest and they respond quickly to emergencies

Totally disagree. Have been renting from them for 4 years now. After shopping around for nearly 6 months, really took a liking to this Bellflower place. My wife agreed. Granted, it’s not the best neighborhood. But, I couldn’t afford the «best neighborhood.» Their property is well maintained and they’ve never hassled with me. Guess that’s what you get when you pay your rent on time & in full, consistently. Our neighbors, totally «envy» our side of the block and can’t stand their slumlords. Those places go without tenants for what, 4 years now. While our side doesn’t last more than a month unoccupied.
Not to mention our kids, 10 & 2…“can’t wait to get home.” We truly like our little house to home…

becareful these guys are hard to get a hold of and are very cheap in doing anything about repairs or problems. if you have bad neighbors they dont care. you can complain and they dont do squat. avoid these guys like the plague. Most of their rentals are beat down ghetto infested areas. Ive been robbed and im fed up with their cheapness, whats next being shot while they steal my car or break into the lousy place i live in?. was charged for something I did not add on to the place. very bad they wont even acknowledge the gas leak that cost me $ 40 instead of $ 8 on my bill. ive been ignored left messages for jerry lauw nothing… Lastly reviews by employees should be removed or banned. they offer nothing to the customer experience.

Maybe I’m partial because I work here. We follow the guidelines of the Dept. of Real Estate and Fair Housing. Everyone here is very honest and trustworthy. We manage for a lot of property owners, all of whom are wonderful to work with. What can I say? It’s really an enjoyable place to work. :)
