Delgado Property Management

I just left Delgado Property Management’s office… Let me just start by saying that I decided to talk to them because I saw their name pop up when I was looking for rental listings and they claimed to have access to many properties in Vallejo and Benicia. Also, I watched a nice video made by the owner– where they genuinely claimed to care about people and their needs… not bad I thought.
So– I walk into the office. a receptionist directs me to Heather– who is in her office sitting at her desk. I go in and introduce myself and she just has this look on her face– total indifference. She makes no effort to shake my hand or ask me to sit down. so, I stand there and explain my situation– she could have cared less. She tells me that she only has 3 properties that could meet my criteria– actually only one will except small dogs– so make that one property. So much for all those properties they have access to to… can you say bait and switch! She had no desire to try and work with me… so much for all that genuine caring.
I really wish I had looked at Unilocal first and I would have never wasted my time. You can tell a lot about a company by the way you are treated by the first employees you come in contact with. These people are cold as ice.

I truly wish I had read the Unilocal reviews before I even responded to the listing Delgado property management had posted on a rental property in Benicia. I’m shocked that in such a small town with the reputation this company has that they can even still do business here. Long story short Delgado Property Management company left my family and I without a place to live one business day before we were supposed to move into one of there rental properties. I understand that mistakes happen, but what was truly horrible was the response we got to THERE mistake… Which was «I manage over 300 proprieties It’s not my job to know all the HOA regulations…» Pretty sure property owners would like there property management company to know the HOA regulation of the property they are representing…
Frankly some help, or a simple apology from the owners would have helped, as I was scrambling on craigslist with one day to find a new place to live.
It was only until we took legal representation that Delgado made an attempt to rectify the situation, and by then it was too late. I don’t need to sit here and bad mouth the Delgado’s because I don’t know them personally, but all I can do is encourage others not to do business with this company as I wish we never had.

We took our business to another property management and much happier. DPM was a crook! They have so MANY «one star» reviews, That is the evidence of how they run their business and that would tell you something, do not do business with these people!!! Veronica is the worse person to deal with as far as professionalism, she has NONE! I found Mark is very arrogant and blaming on the tenants/​owners instead of taking the responsibilities. His poor behaviors and arrogant attitude make me take my business to somewhere else! and you can see that everyone else have said the same thing in their «one star» reviews. I wonder how can they stay in business since there are so many complains and all of the complains are about their lack of responsiveness and defensiveness. We experienced it and took our business to somewhere else where they cared and worked with us. We are much happier now that we left DPM, whew! They are such a joke when it comes to communications and professionals! They have none of that! They claimed on being short of staff or given lame excuses but never admitted it was their fault! Bottle line: They don’t deserve your business! We are not doing business with them anymore and much happier now!

The properties are not worth the cost and headache from the property management Company! They expect high rent, 3 days grace period and they don’t care if your rent had been on time all year long or not. They jack up the rents each year if you don’t sign a lease!!! As well as when they do their walk through with you they lie and say it’s dirty when you have left it spotless! I’m really very careful and treat my homes like they were my very own and would never recommend them to anyone in Solano County!

Zero stars for renters, five stars for aspiring slumlords. The Delgados run the most disorganized and deceitful business I’ve ever dealt with. We had to bring them to small claims court just to get our washing machine fixed. The owner harassed me and told me my claim was bogus. We went to court, where the judge told the Delgados that they can’t just make up terms to the lease, unless they are written into the lease, and they lost. At least we got a nice washing machine out of the deal, which we moved to our new house. They also cheated my partner out of $ 50/​month for 4 years by charging her for storage in the basement, which they originally said was included in the lease but then changed the story. Unfortunately it was too late to take them to small claims court over that deal, so we just lost all of that money. They won’t fix anything unless you nag them many, many times. We had several days/​weekends ruined waiting for their maintenance people who often never showed. We were supposed to have monthly gardening but they showed up about twice per year. After 4 years, our house looked terrible and run down. Their staff changes over all the time, probably because they get treated like crap and paid little. DO NOT RENT FROM THESE PEOPLE. If you’re a renter and they screw you over, bring them to small claims court. It’s not that tough to do.

Would not recommend this company to manage a peanut shelling operation. If I could give fewer stars I would. They have terrible customer service/​relations and are extremely difficult to get ahold of. When contact is finally managed they run you around and finally hang up after stating they have no idea who you are. They claim there is never a manager whom you can contact that is available. They claim to have taken care of matters they agreed to but do not follow through on. In short, I’ve had better dealings with pick-​pockets who only wanted the money in my wallet. Never again, no thank you!

This is hands down the worst property management company I have ever dealt with. They changed the locks on the mailboxes for my apt and the company would not provide the new key to receive my mail. After calling every day (to Veronica always being unavailable) we finally had to go to the post office and purchase our own copy of the key. They said the original was sent to the owner and they did nothing to help get us a copy so we were without mail during this period. The people here are not friendly, do not care about any type customer service and are totally unprofessional. They will do anything in their power to make sure you do not receive your security deposit back as well. A property management company is supposed to work with you not do everything they can to work against you. Any positive posts for this company are obviously plants as everyone I know who deals with these clowns knows they don’t care about the service they provide.

If you are looking for property management and are smart enough to look this company up on Unilocal then read carefully the common theme among MOST of the credible reviews.
DPM managed my home for two years because we lived out of state. The first year went OK and the beginning of our relationship seemed very professional. The second year was a different story… I started to see things unravel with inaccurate accounting statements, late payments, and unanswered emails and phone calls about my concerns. Co-​owner Veronica gave more excuses for these issues than I can list and that could ever be credible; including but not limited to what others have listed as sickness, out of town, family issues etc. Veronica is the «queen of spin», she could twist anything to avoid an issue or make it disappear.
The bottom line here is we had a horrible experience with DPM. Our rental suffered thousands of dollars in damage by the tenant they placed. When we got frustrated with how unresponsive and unprofessional Veronica was they claimed we were rude and then refused to help us collect on the damages. I suspect they took this route because they did not want proof of direct knowledge of the damage as they had placed the tenants in another home. I also suspect you will promptly see a comment posted by her biased husband Mark Delgado who happens to hold the brokers license to the business. Again it will be a spin to avoid responsibility and make it someone else’s fault. We spent tons of our own time and money resolving a situation that we had paid them to do and I found their business is unorganized, overwhelmed and over all poorly run. If you are looking for property management in the Benicia area my advise would be to check out Powerhouse; I chose not to use them 2 years ago because the owner was retiring and I was unsure about the change, but I hear her daughter who has taken over the business is running it well. In hindsight I wish I had went with them, good luck!!!

Great company… quick response to my application got me into my rental property in a short time after moving here. They even moved up the available move-​in date so I wouldn’t have to continue living in the hotel. They offer pet friendly accommodations with one of the only times I’ve seen a refundable pet deposit. To me, that is a huge bonus, because my dog is well behaved and doesn’t damage the places we live; this is the first time I know I will get that money back (because as any renter knows, it’s a good chunk of money). Thank you guys!

Would Use Them Again Without Hesitation
Mark and Veronica, owners of Delgado Property Management, managed our family home for four years. They were always professional and immediately addressed maintenance and tenant issues before they became problems.
Due to the large number of properties they manage, which is a good thing experience-​wise, they are not always immediately responsive to phone calls. However, they are responsive when it matters, i.e., finding qualified tenants, coordinating necessary maintenance repairs and making sure the rent gets paid on time.
We have owned rental properties in the past and used other local property management companies with disastrous results.
If the care and condition of your property matters to you, don’t trust your investment to just anyone. Call Delgado — you won’t be disappointed.

The house we rented from Delgado was good. Not a lot of issues with it beyond the company that does the landscaping. I cannot though, in good faith to readers, dismiss the lack of communication Delgado seems to be able to offer. I have been assured they are in the process of fixing that problem so I hope future customers will find this to be a non issue. As this is the first management company I have ever had to deal with I can’t say how they compare to others in that respect. Mark Delgado is someone I wish I had been able to deal with from the beginning instead of his staff. If I had, they would have probably gotten 5 stars from me.

If it was possible to give a company no stars I would have done so. This company is a poor excuse for professional business. They are impossible to get a hold of. In the 12 months I rented here every time I called I went days and sometimes weeks with no response. Veronica is an absolute joke of a employee. Not only is her behavior and lack of professionalism laughable, but her constant excuses and flat out lies are incomprehensible. I would advise anyone looking for a rental company to avoid Delgado and look elsewhere. I’m sure they will come to their own defense and write how they «understand my frustration» as they have written in response to EVERY other negative review. However, the only way to fix this poor managed business is to reevaluate their staff and attitude.

The company it self is a great i cant say enough about them just wish i could get in contact with someone in the office, after losing my job in 2012 i was evicted no fault to them, i blame myself just wish they would have worked with me little. There properties are gorgeous and they are fairly priced.

OMG. I rent currently from this company and have called three times and sent a letter in writing twice about repairs. NO RESPONSE what so ever. I would love to talk to the owner about all of this and the company will not allow you to speak directly with the owner. THIS PROPERTY MANAGEMENT COMPANY IS PATHETIC.

If I could give zero stars I would, but you have to rate to review. PLEASE, heed the other ratings of this company! I wish I would have read the reviews before dealing with them, unfortunately they are the managers for the property I was seriously interested in Benicia. They took my application, posted on their site ‘application in progress’ and while I was working with the credit rating company they use to correct information on my credit report (the whole time keeping in touch with the agency), they took a deposit on the property with a ‘pending’ application from a prospective renter and put it ahead of mine. They tried to back track and side-​step their initial instructions to me, that I needed to submit an application first, then (after you are approved), place a deposit. Instead, they tried to put me down as a potential customer on another property as if I was using the agency as my ‘property finder’ knowing full well I was applying for one said property. She tried to convince me that they instructed me differently and that I was looking at another property however my application was for one and only one property. I paid the application fee and applied online the day I spoke with them, following their instructions exactly with daily follow-​up phone calls — they knew I was VERY interested in the property. Almost every time I called, the agent was unavailable to speak with me. 48 hours after I applied they updated the website and the property to show ‘pending application’ — I assumed this was application and I do believe it was. On each and every inquiry for over a week I was told my application was still pending. The day I confirmed that my application and status was complete with ‘On-​Site’ (the credit rater they use) a supervisor I was working with, called them (with me on the other line) to notify the agent that everything was complete with my application, but still no-​one returned my call that Friday. On the following Monday morning I called continuing to follow-​up — fully prepared to give them a deposit to take the property off the market, as my application was complete — only to be notified that they had another ‘PENDING application’ on the property WITH DEPOSIT that trumped my application (there were no applications on the property at the time I applied). I was beside myself, questioning how this could happen as their instructions to me were very clear, 1) apply first, then 2) give a deposit once approved. The agent ‘Chanel’ tried to convince me I was told different. She then let it slip that the very Friday they were notified from the rating agency that my application was complete, they took another application (that was still pending) with a deposit for the property. I was never told to give the deposit prior to approval, and what happens if you are not approved? The deposit was equal to one months rent to take the property off the market, and how does another pending applicant take priority over my already submitted and complete application? She could not explain this and further went on to say my application was initially denied … this absolutely was not what they told me, they always relayed I was pending and were waiting for confirmation of received docs from the rating agency. This company is shady, underhanded and unprofessional. I called another property management company in the area who also reiterated my opinion –their exact words, «I’ve heard a lot people complain about them, actually I have only heard really bad things about Delgado.» Don’t give them a dime, don’t jump through their hoops and if you are a home owner, please do not use this company. You very well might be missing out on some great renters!

Don’t waste your application fee. They said they would call us back but never did. We found a place without the help from Delgado Properties.

If you’re looking to rent with a company that DOESN’T acknowledge your many phone calls, messages, and emails, Delgado Property Management is for you. Their handyman broke a window & having it repaired or replaced… Impossible. That same handyman told me & I quote, «Veronica is favorable to the home owners, they pay her. She will tell them (home owners) they don’t need to do repairs when in fact, they do». If a shifty company is who you’re looking to do business with, pick them. If you actually want to rent from a company that takes care of your requests in a timely fashion, returns your calls, & treats the home owners & the tenants equally, this company is NOT for you. I will NEVER rent through them again.

Lived in the house that X. B posted on the left for 3 weeks. Veronica lied to us stating that we could use both parking lots in the front of the house. Once other tenants (we were the first in) moved in that changed to your parking space is here and they are to park here.
I only moved in because I could have both parking places. She knew that I wouldn’t move in if I couldn’t. They kept my first month rent even though we moved out before the month was over. They also kept our deposit. We were going to take them to court but I would lose more money chasing these crooks.
BEWARE, THEY WILL LIE TO YOU, TAKE YOUR MONEY AND WASTE YOUR TIME.

Delgado is the most unprofessional business i have come across in a very long time. I highly recommend staying far away from Veronica and her incompetent staff.

Delgado Property Management has been managing a 3-​unit rental property in Vallejo for me for about 2 years now and I cannot recommend them highly enough.
After a month of trying to even get a bid from the managers at another local management company, I finally discovered Delgado Property Management and they have made my life sooooo much easier by taking care of all my landlord issues. I first met Veronica at my property when it was halfway through a renovation. She said to me «I have a tenant for your one-​bedroom ready to go, and I think I can fill your 2-​bedroom for $ 1,100». About one month later she had rented the 2-​bedroom for $ 1,195 to some great tenants and both of the 1-​bedrooms rented as well. Since then, there has been only one tenant turnover and the unit was quickly rented at a much higher rate.
My property had been vacant for two years before I bought it and fixed it up so there were numerous maintenance issues at the beginning. Veronica and her team were quick to get multiple bids for each project and get the work done with the best vendors.
I manage my own properties in Oakland and was hesitant to hire a property manager at first. I finally decided to do so because I was unfamiliar with Vallejo and it is far from where I live. The peace of mind that has come with having a property manager is fantastic and I am now considering having a professional manage my Oakland property so I don’t have to worry about it.
