Established in 1989.

Stuart Sugden, the owner of A-​1 The Clear Choice, started making Bay Area windows sparkle in 1988, drumming up business by knocking on doors in Mill Valley. The business and our services have grown a lot in the last 27 years and, along with them, a loyal clientele base throughout the greater Bay Area. I just had a fantastic experience working with A-​1! First of all, the price they quoted for my window and gutter cleaning was very good based on my comparative shopping. Stuart, the owner, was very prompt in replying to my inquiries and getting me scheduled for a day that was convenient. On the day, Matthew, the serviceman, showed up well on schedule in the 30 min window they proposed and got right to work. He was very professional, friendly and a really nice person to interact with. The finished product are gleaming windows and me being more at ease with the looming rainy season ahead. I normally don’t spend the time to write these reviews but for company of this quality, I thought that they deserve it for a job well done. No doubt I will be calling them again in the future.

Life-​changing. That is all I have to say about what it meant to have the windows of our 1930s San Francisco flat cleaned, inside and out, in under 3 hours, by Rafael and Edwin, who were kind, communicative, thorough. They were like window ninjas. I swear we now get 25% more light in our house. I will DEFINITELY be hiring these folks again. So worth the spend.

We recently used A-​1 for our windows. We had only a week of wiggle room until lots of company would arrive. Since we have a great view we were anxious to get the windows cleaned. A-​1 went out of their way to help us get a quote, Stuart was prompt very friendly. Wow! They did an amazing job. Very professional friendly and efficient. We even had the gutters cleaned. Very reasonably priced. Two weeks later our windows still are glistening. We so happy to have found a truly great reliable window service.

Awesome company. This is our second time working with them and each time the estiamtes were fair, the workmanship was amazing and the workers who come out are not only very nice and communicative but also super professional.
Our 4 story office building recently had the roof replaced but the roofers were unable to reach the drainage spouts to properly seal them. So we called A1 and while they washed the windows, they also sealed the drainage pipes. So convenient.
This was our first time having the building power washed and it looks great.
We will definitely continue to do business and we highly recommend them.

I’ve used A-​1 for three years now. I have 42 windows and several skylights in my house, many hard to get to. I’ve found them very professional, responsive and easy to work with. I forgot to loosen the screens with this last job and they just dealt with it and figured out how to do it themselves. Love that! As a busy professional I really appreciate when people just take care of business! I would unequivocably recommend them and am 100% satisfied with their service. A++++

We were very happy with A-1’s work. Arranging for an estimate and scheduling the appointment was prompt and easy. They worked within our time constraints. Good communication via phone and email. The cleaners arrived on-​time and did a great job cleaning all 19 windows and screens at our home. The removed window coverings as necessary and cleaned and replaced all the screens, plus, they locked all the windows when they were done. We really like the fact that they wore booties over their feet to ensure they didn’t track dirt into the house. They charged a fair price and did great work.

Look no further. You MUST hire these guys to clean your windows and skylights. Oscar and Rafael were awesome. They arrived on time, were quiet (my husband and I both work from home), efficient, and did a spectacular job. We have a ton of windows — some two story cathedral ceiling-​type windows — and they cleaned all of them effortlessly. I was also amazed how they washed the screens — didn’t remove them, and didn’t need to. Well done, Oscar and Rafael. Thanks!

Rafael was amazing! We live in a condo that has many many levels. It was no problem for him to hop on a ladder make our windows sparkle. He was professional, kind, clean, and very easy to work with. He did such an amazing job, I was getting scared that he was going to tell me it would be $ 500! But it wasn’t even half of that. Very Very Reasonable!

I hired these guys to come clean the windows at my mom’s house in the Berkeley Hills. It’s a large house (5 bedrooms, 4 bathrooms) with a LOT of windows, including some very large windows, a bay window, French doors, sliding windows, sliding doors, windows set back from the roof, windows I’d forgotten even existed (even though I grew up that house!), and the windows had not been cleaned in quite some time and really needed it. A team of two guys (I think it was Ivan and Juan) arrived promptly, and immediately set to work. After a bit the owner, Stuart, showed up to help and also worked for about an hour himself.
Ivan and Juan were terrific. They worked extremely hard, washing and re-​washing each pane, meticulously chipping off bits of dirt with a razor-​blade, taking the sliding windows and doors off their frames to clean them better, cleaning the channels which had gotten really dirty, etc etc. As I said, the windows had not been cleaned in quite some time so it really was a lot of work. I was super impressed by how hard they worked, for hours on end, and how they were able to reach and manage each of the windows.
I was also really impressed with how respectful and polite Ivan and Juan were to my elderly mom. It really made a difference.
Stuart is very reasonable and responsive to anything I asked. It was a bit complicated to set up because I live in L.A. and was flying up to oversee this (as well as housecleaners who I’d hired at the same time). At first I was a bit taken aback at the price they quoted ($ 450) but after I saw how hard and how long they worked, and how excellent their work was, I felt it was more than fair. The windows simply SPARKLED and what a difference!!! It was fantastic. I would hire them again in a heartbeat and probably will! I recommend them 100%.

I called on Friday, Feb. 21st for a gutter cleaning. They looked at my house on Google maps and were able to schedule an appointment for the very next day. They estimated it would take ~2 hours based upon the roof image from Google. Their price was better than half of the first estimate I received, which was a flat rate of $ 285 — $ 60/​hr for the first two hours and then $ 50/​hr thereafter.
Edwin was the employee who showed up at my door 5 minutes early. 1.5 hours later he was finished. He tested the gutters and showed me that there were no obstructions anymore. The total cost came to $ 90 to clean the gutters of our two story house. I wound up paying for two hours (instead of 1.5) because I thought the service was so good.
If you need your gutters cleaned, call A-​1. If you are hesitant because of some of the other reviews (I was too) ask for Edwin. I couldn’t be more pleased with their service and I applaud them for not trying to price gouge customers like one of their competitors in Berkeley.

My house is surrounded by trees and I have a number of second floor gutters that are hard for me to reach, and last week’s rains were a wake up call that I really need to pay attention to keeping my gutters clean. I called A-​1 on Tuesday and got a Saturday morning appointment. He arrived promptly at 9am and quickly did a walk around with me so that could show him my areas of concern and the gutters that I had already cleaned. He then went straight to work, cleaning gutters and downspouts. I appreciated that he cleaned a few windows that got splashed by the hose he was using for the cleaning.
He estimated that it would take no more than 3 hours, and that was pretty accurate…2.5 hours start to finish. $ 150 total was an acceptable price for this service, and I very much appreciated that there were no crooked attempts to upsell me to other services or to scare me into gutter replacement. I will definitely use them in the future.

So the variety of reviews is because there is a different team coming to each job — and in my case, I didn’t get a very professional group.
1. This type of business works where the owner comes, does the assessment, takes notes, and then sends his guys. In my case, the lead guy hadn’t read the notes carefully enough and didn’t know he also had to do the gutters. Three guys showed up a various points in the day later to finish the job on time. I kept having to check in with the lead guy to remind them I was on a schedule and needed to leave at a certain time.
2. I’d agree with other reviewers that paying for extra «cleaning» like sills is not worth your money. There were finger prints on my paint and in places where the tracks were really dirty the dirt just moved to the floor and baseboards for me to clean up later.
3. It was rather difficult to interface with office management – time was not communicated correctly in some cases.
In sum, stick to windows and gutters and expect some general mismanagement – and needed oversight on your part.

Responsive, prompt, courteous, professional, and extremely well priced. Ivan showed up EARLY, explaining he’d left extra time because of the Bart strike. After hearing countless times about traffic when folks show up late to jobs, this was a welcome breath of fresh air. He worked hard and well for over 5hrs, getting to windows I thought would be impossible to reach. He was fantastic.

Friendly, Professional, Cost effective.
$ 60/​hr for cleaning gutters.
$ 165 at another place that didn’t specialize in gutters. Juan came out and he was very polite, professional and thorough. Nailed my gutters down for me since they were loose. He also took videos of what was blocking my gutters to show me since I had to run errands. Took about 2 ½ hours so thought the cost would be $ 150, but was charged $ 165. Not that big of a deal since they did such a great job. I stopped the clock when the work was done, but he may have counted the extra 10 – 15 mins it took him to gather his equipment and leave.

Still a squeaky clean business just like their work/​reputation!
We had them come and clean the inside AND outside of our house! The people were professional, polite, clean, friendly, all the qualities you want in workers who are going to spend all day at your house. At about 9 AM they came and started working and were done by 3PM actually, with small breaks in between. I cannot believe how clean our windows are. My sister and I knocked out hands into one of the windows before they put the screen back on because we thought they were open. OH and they even cleaned the screens! Awesome! Those things get super dusty!
We also invested in the gutter guards which look pretty snazzy. We’re excited to NOT have to clean the gutters, come fall. If you don’t know what they are, they’re basically little nets that just slide into/​on top of the gutters so that only water permeates through. Pretty cool, no goop or anything, just rain!

I was very pleased with A-​1; from estimate through finish of job, they were professional, courteous and a pleasure to work with. They did upsell me when they were here to include some outdoor plexi that runs around two decks… and thank goodness they did. For the first time in years, we have an unimpeded view of the bay.
Our windows have NEVER been this clean, and they took the time to point out scratches and other defects they couldn’t tackle before they touched a window — which I appreciated. They also put in extra elbow grease on the outdoor glass and even removed paint that had probably been on there for multiple «professional» cleanings in the past. I wouldn’t hesitate to recommend them again.
