Dave just helped us successfully buy our first house in Berkeley! If you’re reading this review, you probably know that it is undeniably stressful trying to find a home in the Bay Area. Most likely you’ll be considering ideas that make you question your sanity, including joining bidding wars, waiving contingencies, pushing the limits of your comfort (especially if, like us, you had no clue what the terms «escrow» or «contingency» meant one month prior). It can feel overwhelming!
We found Dave through a friend who’d had a great experience with him. Based on our initial budget, Dave gave a realistic perspective on what would be feasible, then also mentioned what other options might be available depending on our ability to stretch at various points in terms of loan terms/​down payment/​monthly mortage. Dave was extremely available as he walked us step-​by-​step through the process, and we echo the other reviews that praise Dave’s ethics and client-​centered dedication. Amazingly, his laid-​back demeanor and well-​deserved ethical reputation are matched by seriously competitive real-​estate chops, which we learned as we wrote our first offer.
In this market, some agents will give blanket recommendations to waive all contingencies – people: just because everyone’s doing it doesn’t mean it’s not still insanely risky! We always felt that Dave had our best interests at heart. He looked at our specific circumstances and was able to balance the need to write a competitive offer with our comfort level as risk-​averse people. The neighborhood had not had any recent sales, which made determining the right offer price in this dynamic market tricky. Dave used his real estate ninja warrior skills to arrive at an price/​contingency combo that kept us in our initial price range and risk tolerance zone, and it’s a testament to his outstanding skill that we were successful with our first offer.
We didn’t think we would be competitive in the Berkeley market, but are now homeowners in an awesome neighborhood and couldn’t recommend Dave more!

Dave was the realtor who represented us for a house in Oakland which we closed on yesterday.
At first we were a little skeptical because of recent other relationships with realtors who were not timely, practical, or «informative» and pushed us toward offers on other possibly suspect houses.

I just bought an investment property in Berkeley with David Pleasants, and it was such a pleasure. David is impeccably honest, sincere, and a jack of all trades. He is part therapist, great at listening, and helped to get me through the many emotional hurdles of the purchase. I sort of jumped into the purchase idea before I had done my homework or had committed to the idea, so I was second guessing everything and felt a little crazy. David worked with me really well. He never pushed me in any direction, but helped educate me and assisted me to find my balance and make good decisions. He is also a master strategist. He correctly guessed what the highest offer would be for the property and we put in a bid which turned out to be just 500 dollars higher. Bingo! He was then able to knock the price back down to the asking price during the inspection period (which I never expected) by being incredibly diligent, and masterful in the negotiations. Kind, savvy, meticulous, experienced, honest, patient, and intuitive, David returned all my emails and phone calls the same day. David treats you as though you might be his favorite relative. It seems like we made a great purchase and we are very pleased. We highly recommend him.

As a first time home buyer in these crazy economic times, I knew I needed a great realtor on my side to walk me through the process. Dave was so kind, patient with my 500+ emails, and understood that I was very busy at the same time. At the time that I had bought, as well, I think he was a new father, second time over, and he really didnt miss a beat.
I was introduced to Dave by another realtor who I found on Craigslist (which can be scary), and that realtor was going out of town the weekend that I wanted to see some condos. Dave was prompt and personable and made me feel comfortable right away. I brought a co-​worker with me, and she was impressed and will hopefully be in the market to buy within the next year, and she is hoping to work with Dave as well.
Bottom line is that Dave was there for me to answer my questions, ease my concerns, and was professional throughout the entire transaction. You would be lucky to have a such a great realtor helping you with your deal. (He was so good he got all of my taxes and HOA paid for the remaining 3 months of the year!!!)
