Dianne Crosby – Guaranteed Rate

Dianne Crosby ROCKS! I couldn’t recommend her more. And yes, she is amazing and fierce as other reviewers wrote. I also add smart, reliable, warm, available and awesome.
I found her after meeting several mortgage brokers. She has been following me in the last two years as I get ready to purchase my first home. I am excited that she now has her own office in the heart of the gourmet ghetto and I can’t wait to purchase my first property with her.

I first met Dianne some years ago when the housing market crashed and we were looking for advice on what to do with our mortgage. Dianne gave great advice, explaining the pros and cons of each course of action. Later, she re-​connected with us when she moved over to Guaranteed Rate, just when we were looking to combine our first and second mortgages. Our then lender, Wells Fargo, wanted us to jump through several hoops and didn’t give us a rate as good as Dianne did. We went with Dianne based on how kind she was to us in the past, and I am really glad we did! She was responsive, answered all of our questions quickly, and frequently checked up on us to see how we were doing with the paperwork. She gives excellent customer service and the whole process was fairly painless. If you are looking to finance or re-​finance your mortgage, I highly recommend Dianne– no surprises, a fair deal, and no runaround. We now have a completed re-​fi with a much better rate than what we would have gotten with other lenders. Guaranteed rate sets up everything for you– the aprraisal, the notaries, and all the paperwork can be done from home. How easy is that? This is especially important for us since we have weird work schedules and 2 kids. Thank you, Dianne!

I was in a bit of a panic since this was our first time buying property in the Bay Area (we are relocating from Chicago) and I could see that the market moves at the speed of light. Not only did she write back that afternoon but she also led me through the whole prequalification process that day and got me the preapproval letter I needed to make a competitive bid. Throughout the home-​buying process, she and her team stayed on top of everything, kept me informed, took steps to ensure that our closing costs were as low as possible, and were ready to close in less than 30 days! I am so glad I went with Dianne instead of my bank or other big-​name mortgage brokers. I’m 100 percent sure that we got the best rate as well as the best service.

Dianne made the intimidating process of getting a mortgage, particularly difficult for a first-​time buyer like my wife and I, as painless an experience as one could hope for. She and her staff were always very direct with what they needed and why they needed it and explained more when we had questions. As if that weren’t enough, she also reached out to us about refinancing multiple times when the market dictated it and worked for us to get the best rates we could, putting our monthly payments at 10% less than those for our original mortgage. Dianne Crosby is fierce. My wife and I contacted her to see what our options were for buying a house. Five months later, we were sitting in it.
She tells you what information she needs at every step of the process. She is detail oriented and focuses your attention on all of the elements needed at present. She got us a great rate but even deeper than that, she gave us a realistic idea of what we could afford.
Dianne acts fiercely on behalf of her clients and her co-​workers are just as knowledgeable and focused as she is.

Dianne helped us get our mortgage when we bought our house in 2007. Since then we had contacted her about refinancing, but for various market reasons we could not. But Dianne kept us in mind and contacted us when things changed. From there we smoothly rolled to our refi. Dianne and her team did a great job of shepherding us through the process. Everything was done by phone and email and we ended up with a great deal.

I have been working with Dianne and her team for over five years through multiple deals– selling, buying and through exchanges. During my first buy she was able to explain everything to me in a way that a first time home buyer could appreciate, especially with real estate being a little intimidating for the first timer.
Now, after going through a few deals, she always responds promptly and her reputation definitely comes into play when a seller has multiple offers to choose from.

I cannot say enough positive things about Dianne and her team. She is my one-​and-​only-​go-​to person for any mortgage needs! We have worked with her on three mortgage transactions over the past 10 years — a purchase of a new home and bridge loan on our existing home, a restructuring and refinance of our mortgage about 5 years ago to bring our jumbo loan to a high conforming loan, and most recently a loan consolidation refinance. Every time she has helped us strategize to find a solution that will fit our needs, has been very effective in her timing on locking in rates, and has been able to obtain more competitive loan pricing than anything we have found elsewhere. No wonder she is so successful — she understands economics, has a close pulse on the marketplace, and looks for creative solutions rather than a one-​size-​fits-​all approach. These are not your average retail mortgages that you can find by walking into your local bank — the loans we have obtained over the years have been the top quality. Her team is fabulous — we worked with Holly on the most recent transaction and she was terrific. If you are buying a house, refinancing, or obtaining a HELOC, Dianne is the person to call.

I very much appreciate everything Dianne and her team has done for us. We were purchasing a 2^nd home in the bay area. Our complexity was that we are living in China and has to work through tough time zones. Our first lender completely dropped the ball and we had very little time to close the deal. Through all the challenges, Dianne and her team was able to help us meet the deadline and we were able to get the loan through (at a better rate!) within less than 2 weeks. Outstanding effort and I will be recommending anyone to Dianne and her team!

I am the listing agent on a home that is set to close escrow tomorrow. It is not only closing and but closing on time because of the extraordinary efforts of Dianne Crosby and her team. When it looked like our buyer’s loan was terminally stalled I stepped in and recommended Dianne. What our Buyer needed was a «solid» can do lender. Sure, it was a tricky loan, however, Dianne has done enough volume to understand what to do when obstacles appears. In 24 hours Dianne got the buyer’s file underwritten and approved. Dianne did what 3 other lenders were unable to accomplish.

Dianne and her team worked really hard to help my fiancé and I get financing for our home, and quickly! We closed 11 days earlier than planned and avoided an in between move. We were introduced to Dianne by our Realtor a week after our offer on a house was accepted. Obviously the introduction was needed because the «solid» mortgage broker we were working with dropped the ball and left us stranded. Dianne and her team kept a hawk’s eye on the ball and made sure that not only did our escrow close — it closed on the original date proposed!
The qualities I appreciated in Dianne and her team were responsiveness (on email, phone, text), professionalism (doing what they said they’d do) and solid knowledge of the process. While the rate we received could have been better — I’d trade that any day for finishing up the process on time. We were introduced to Dianne Crosby by our realtor. When we first started communicating with her, she was extremely responsive but that was the start and end of anything pleasant. What we found is that Dianne just sounds like she is there to help.
Though my husband has excellent credit and I have very good credit, she kept on saying that we should do credit repair for my credit and bring it up to the 800+ mark like my husband. She introduced us with a credit repair agency who quoted us $ 1900 to «repair» a very good credit. Really?!!
Even after we told her, we are not interested in the repair and spending several hours preparing the documents required for pre-​approval and sending them her way in 24 hours, we never heard back from her. She simply would not answer any questions too.
We started the pre-​approval process with her three months back and after waiting more than 8 weeks for it, we finally gave up. She did not even have the courtesy to apologize in her email! I will never work with her, and will hope that through this review, people understand what a mess they would be getting into.

Dianne is a closer — flat out — and her reputation is an asset. We were involved in a multiple offer (5 offers) situation on a Walnut Creek house. Even with an all-​cash buyer hovering just below us in price, our offer was accepted because the selling broker knew Dianne’s reputation and took her word that our financing would come through, no problems. Our offer was accepted and we closed in 16 days (4 days earlier than the 20 days in our offer)! The process was smooth and her loan coordinator (Holly) was fantastic /​on top of everything. All-​in-​all, RPM’s fees were market, the rate we locked was highly competitive and we were thoroughly impressed.

We had a chance of working with Dianne Crosby for our mortgage application. Our problems started right at the beginning whilst getting a pre-​approval for a jumbo loan.
Her bank would not finance us because we are non-​US citizens and hence she reached out to other lenders. She does not seem to communicate with her team. One of her team members informed us that we will have our underwritten pre-​approval in 2 – 3 days while she mentioned that it will take a month, this when she is cc’ed on all the emails.
She copies a wrong realtor on our email trail and when we confronted her back she turns the table around on us saying that we shouldn’t send our documents to the realtor. I know we should be more careful while replying all, but instead of apologizing she turned the blame on us. This can be particularly harmful as the property market is really hot and the other realtor might also be writing up an offer on the same property.
She thought that we don’t have enough US Credit history; I was shocked to hear that considering both my wife and I have really good score for 10 years and 5 years respectively. How much more history do we need?
She then goes ahead and submits our file for underwriting and used a «placeholder» address for a mortgage application to the lender for a pre-​approval. We didn’t realize the implication of this until much later! Now we had a pending mortgage application for that property. Thankfully, she helped us sort this out with the lender because of the intervention from our realtor who recommended her to us.
Oh, she was having a real hard time getting us a mortgage, but a simple phone call to customer service of a major bank and working with another loan officer for a different major bank was extremely smooth sailing in comparison. We ended up going with the alternate lender because of the extremely unprofessional behavior and attitude of Dianne and of course also because she couldn’t get us a 30 year fixed and was able to get us only 5/​1ARM, while the other lenders had no problems. Also, the lender who she claimed that does not offer 30 year fixed to non-​US citizens for a jumbo loan has a public document on their website stating exactly the opposite.
In general, I agree with the bad reviews. She is pushy, doesn’t take time to explain the process, arrogant and at times condescending!
I would stay away from Dianne if your file is even slightly complicated.

Dianne is a problem. She is very pushy. She is not clear about different loan possibilities, instead, steering you toward what she thinks is good for you and what she will make her the most money. She made the whole process much more stressful than necessary. She simply would not answer my questions. When I asked Anna a question she could not answer, she switched me to Diane with no comment at all. They are both just rude and intent on shoving the loan through as fast as possible. Currently, people give her five stars or one star. Looks like a strange distribution to me. I suspect that represents reviews by friends versus reviews by actual clients. Which are you going to believe? I suggest that you find someone else. There are plenty of capable people who will not push you around.

It’s challenging to find enough superlatives to use when describing the excellent service we got in working with Dianne and Anna. I absolutely can’t think of any reason that a potential home buyer or refinance would go anywhere else!
In the past year, Dianne has been fantastic to work with 200% of the time! The first 100% was when we initially purchased a home in June of 2011. She helped us through all of the complications of the loan process, found us the best rate available, and made the process practically painless (except for the writers cramp from signing all those documents!).
A few months later, I was very surprised to get an email from her, saying «Rates have gone down, let’s look at refinancing!». She helped us work through the numbers, and the monthly savings were certainly worth it. The timing was a bit tight, but Dianne and Anna went above and beyond to make sure everything was completed on time. We ended up saving a good amount of money each month, and the entire process was very smooth. Again, 100% satisfaction!
In an industry with it’s share of shady characters, Dianne and Anna are shining examples of trustworthiness and professionalism. I can’t recommend them highly enough!

Dianne is the real deal — smart, up-​front, honest… a real pleasure to work with. If you live in Oakland or the surrounding region, don’t go anywhere else. She knows the area very well and can give you a fair and fantastic deal.
We’d totally been shafted by a bad mortgage due to the past broker pulling a fast one at the last minute. Dianne worked through all the options with us and got us a great rate. Better yet, the whole process was very straightforward and we felt a lot of confidence in our decision. Her staff was very professional and polite.
