MDT managed my property for a year. Mr. Lopez, the handy man who took care of us, was wonderful, and if he had a Unilocal page, I would give him 5 stars. Whenever you called them, you’ll get this bratty little girl who obviously hates every minute of her job, and tries to get you off the phone as soon as possible, or try to direct the responsibility/blame/anything to someone else. I put the trash outside my door to take downstairs once, and some guido took a picture of it, knocked on my door and rang the doorbell multiple times, only to tell me that I need to move my trash. This was 8am, and I answered the door in a towel because he would not stop knocking. They decided to deduct this violation from my security deposit, because it was a health hazard. Leaving my trash at the door for 15 minutes before I stepped out was apparently a health hazard. More of a health hazard than my neighbors who left a string of oozing white trash bags in the main hallway through Christmas break, the lovely collection of West Campus vomit, alcohol, piss, and trash scattered along the stairwell, broken beer bottles and light fixtures all over the garage, and my personal favorite, the HUMANFECES left in the elevator for days. They made us pay rent with a third party application and didn’t learn how to work it, so that after our lease ended, my roommate was charged another month’s rent, which bounced in her bank account. Turns out, they were responsible for terminating the auto-pay feature, not the third party application. They refused to pay the cost of overdraft, and gave us the runaround for two weeks. The only comfort I get is knowing that when I go to sleep, they have to wake up and do this job, and be THAT terrible at it. I want to be mad, but when I think about this I just feel sorry.

Although MDT owns & manages numerous properties, this specific review is for: 4112 – 4114 Vantage Ave. &12149 W. Valleyheart apartment/rental house in Studio City 91604. Slumlord: an unscrupulous landlord who milks a property without concern for tenants, neighborhoods or their own long term interests. This term aptly describes the head honchos at MDT. MDT embodies the worst traits of todays greedy and uncaring human and corporate nature: ignore and or treat tenants with disdain and a lack of respect, spend money for maintenance/repairs only when forced to do so and use unqualified, unlicensed and illegal workers for half ass repairs. The property has several violations against it for the pool and plumbing. They have also tried to illegally raise the rent of various tenants over the years(the property is in a rent controlled area). Residents have to file complaints & claims through the LA City & Housing Department(LAHD) to have repairs made as MDT is unresponsive to phone and mail repair requests. Despite the public and pool area looking like an abandoned porn movie set in Palm Springs circa 1972, our indignant Drakkar-drenched slumlord told us that the furnishings are a ‘privilege’ and can easily be taken away leaving us with nothing. Due to a steady slew of tenant complaints, in 2013 the city performed an inspection, citing pages of violations including raw sewage leaks into the carport(which residents had the pleasure of wading through on and off for a year), non functioning plumbing, lack of carbon monoxide alarms and/or fire detectors & fire extinguishers, structural, electrical and plumbing problems. Only then, due to the legal and financial force of the city’s hand, were major repairs enacted. The sad part is the tenants are all decent, professional people who truly care about the property and their surroundings; If it weren’t for the tenants who, with their own money, plant flowers, buy patio furniture, and tend to the minor repairs, the place would look even worse. MDT definitely does not deserve to have such tenants. Why do we live here? Great neighborhood, caring neighbors, good parking, great views from upper units, ample closet space.
