Six Oaks Apartments

Save your money, do not move here. Parking is horrible. Update 5÷12÷16 I was recently told by the manager (Chai) that she does not forsee any positive changes to the parking situation due to the owner purchasing limited space.
By the way, the manager was rude saying that the apartment would work best for a person without a car as opposed to acknowledging the parking issue. Go elsewhere for respect.

First and foremost, my first impression of this place was one that would be the equivalent to five-​stars. The atmosphere and the look of the place is one that would make someone super excited to live there. Looks can be deceiving.
Pros:
Beautiful finishes in the apartments. Very modern and since this place is so energy efficient my roommate and I average $ 20.00 a month for electricity.
It’s close to Downtown Bothell and McMeniman’s.
Close to the freeway entrance.
Apartment layouts are nice and very spacious.
Coffee shop downstairs and walkble to grocery stores.
Cons:
When the switch happened from the previous owners and the new one’s there was no warning. A lot of documents got lost in the shuffle and I’ve heard from multiple tenants that they lost a lot of important documents that they receive.
There’s no parking available AT ALL. They have a garage but priced at $ 45 for a unreserved spot, it’s not worth it. I am a student but have the schedule of a 8AM-​5PM job. By the time I go home at 5PM, there is no parking at all. Because it’s a unreserved spot, we have to park along with the retail spots. Therefore if there’s a influx of customers, you will not find a spot. I’ve circled for 30 minutes straight to even find a spot. Also if you want a reserved spot ($ 100+) they don’t have any available. I am a person that would gladly pay that price to have a piece of mind. There’s also no parking around the area either. They’re only solution is parking across the street for $ 100 plus tax, that has no cover and it’s in a sketchy lot. If you have a car, don’t live here. Management talks about making changes and such, but every since they took over, there has been no solution at all. The lot across the street is Diamond Parking, who is only owning that lot and making residents pay that much because there is that big of problem with parking and they want to capitalize on it.
I’ve had multiple issues with the staff of the management. Although the staff is better now, but I’d like to note that they will lose your package. I’ve had a situation where my roommate had signed for her package, but since they didn’t find mine, they assumed that I had already picked it up and so they had her sign for it. That assumption was wrong. It was even worse when I went to go grab it and the only thing they told me was «It was signed out». I went to my roommate and asked her, and she said she didn’t pick it up. I went back downstairs and the only thing they told me was «It was signed out and you have to email us» which is unacceptable. She could have easily went in the back and checked for it. Her excuse to management once I had contacted them was «I was busy and there was a lot of people». I would happily wait as she helped the other tenants but to tell me to just email them in the morning… horrible service (Also the first time I approached her, she wasn’t doing anything and was just chatting with a resident). She then called me not 10 minutes later saying «We have a package for you», which she should have said «We found your package and sorry we gave you so much trouble». She’s not working there anymore gladly but to mishandle federal property is unacceptable.
The noise in this apartment is absolutely horrible. The courtyard idea is a cool concept, but it allows all of the noise from the surrounding apartments rooms echo into one another.
Horrible sound proofing. I can hear the dog that barks at 6AM every morning.
Disrespectful tenants who don’t clean after their dogs. Especially in the parking garage, I’ve noticed multiple times people don’t pick up after their dogs.
They are also up-​charging the apartments even though they can’t provide adequate parking and the sensitive noise.
Tenants smoke on their patio.
In conclusion, don’t bother with this place. It might be a dream come true, but don’t be deceived. I’ve noticed when meeting residents in the elevator, the opening statement is always «I’ve moving out soon and I can’t wait to leave».

The apartment itself is great. My unit is very nice and has new modern appliances which I am very happy with. I have not experienced the noise issues mentioned by other reviewers.
Quite honestly this should be a 5 star review, but the parking situation is completely unacceptable. When I signed up the leasing agent I spoke with implied that there were usually 2 – 3 spaces available with it sometimes being more difficult on the weekends and evenings. The reality is that I have consistently been unable to find spaces in the evenings when I get home from work and this means I get to spend 10 – 30 minutes circling my own block looking for street parking or praying that someone will finish up at Amaro’s and drive off.
The property management has acknowledged this is a crummy situation, but have offered no solution except that we residents should write to city hall.
I’m writing this review at 7:30pm on a Saturday and I’m currently parked over at the library. I am certain I am risking being towed and my plan is to look through the garage in about an hour and hope there’s someplace I can move my car to.
Before you sign a lease here ask yourself if having to worry every day about finding a parking space in the building where you live is a stress you’re willing to add to your life.
I’ve lived here only about a month and I’m starting to research what it would mean to break my lease and move elsewhere.
45 $ a month for ‘first come first serve’ spaces I can’t even use. 150 $ a month for reserved spaces I can’t even rent because there’s a waiting list.
What a joke.

I am so sad to have to write this review. I fell in love with our little place when we moved here, but EVERYTHING has changed! Please, do your research before moving into this apartment building and signing a 12mo lease! You will regret it! There is NO parking to speak of. You will have to park a mile away and walk home to your apartment in the dark. As a woman, I do NOT feel safe doing this, but I am now forced to because this is where I live, and the apartment management has no other options available for us. Even if you WERE willing to pay $ 150 a MONTH for one reserved parking space, too bad, you can’t have one because there is not enough spaces available. They literally built this building without putting enough parking spaces in the garage to accommodate even HALF the amount of apartment homes. All of the residents have been parking in the abandoned Safeway lot next door since we moved in here, but last week we were informed that is no longer an option. What are we to do now?! The management has no answers for us, and now we are all screwed. This is SO unfair and I feel cheated.
The ONLY familiar face in the leasing office is the manager Sarah. Every other person is a new face almost daily, or as soon as you start to recognize someone, they are gone within a week or two. So it’s a waste of your time to even talk to anyone else here but the manager (if she is in the office) because they are CLUELESS as to what is going on at our apartment complex. You will get a blank stare in return.
On a side note, the walls are INCREDIBLY thin in this building!!! You can hear your neighbors talking in quite voices as if they were right in your bed with you. You can hear their cell phones vibrating, what tv show they are watching, and their heels stomping above you CONSTANTLY. It is NOT fun! We have never experienced these noise issues in other apartment complexes before like we have here.
Trust me, RUN away, far away from this apartment complex! You can thank me later.

Pros:
Sarah, the manager is nice and really tries to make things run smoothly. Staff turnover is high but everyone I have interacted with has been polite.
The gym is decent.
It’s fairly walkable. The grocery store and a few coffee shops/​bakery/​restaurants are all close by.
Apartment layouts are nice and generous on cabinet space in my opinion.
Having packages held by the staff is really nice and helpful.
Resident portal was back up and running to pay rent online.
Dog noise issue I had was partially resolved enough to make it bearable to be home during the day.
Cons:
Noise. This is the noisiest place we have ever lived.
Disrespectful tenants. People don’t clean up after their dogs, people are loud, their pets are loud, they leave trash lying around, etc.
Parking issues.
Price for the area.
Sliding doors on closets (my neighbor slamming theirs every morning was my alarm clock)
If you are considering Six Oaks I would say a few things:
Do you require parking? If so make sure you can get a reserved spot.
There is a new apartment building going up next door. The other Safeway lot will most likely be developed as well. There is road work being done behind the building also. Check out the Bothell city website to see future plans. Construction is loud, long and impacts residents.
Are you sensitive to noise? If so I’d recommend another location.
Some residents have complained of people trying to get into their apartments. I’m not sure if this is just confused residents on the wrong floor (the floors are practically the same so not hard to do if you’re not paying attention), but something to consider.

Things have drastically changed since the building was sold and new management took over. The new building manager Sarah has tried to keep things as similar as possible and she is trying very hard to appease residents who have been here from the beginning. But it is so expensive and the parking is absolutely atrocious, especially now that the Safeway parking lot is unavailable. There are issues with staffing also, I have hardly seen the same people except Sarah more than 3 or 4 times. It’s a great community here but people are starting to leave now that the parking is so bad and the management is new. I had some incredible times here, but I am very excited to be on my way to better things in purchasing a condo this month.

As others have stated, Six Oaks has declined since the abrupt change in property management. Rent and parking space costs have increased substantially, not surprising as it is reasonable that new ownership would be interested in making back their investment. Unfortunately, the new staff is disconnected from residents and there is a HUGE parking crisis in the Bothell landing area that will only get worse with time. All of this would be acceptable if the cost of living was significantly less than it is. I highly encourage any interested tenants to read RECENT (since new management) Unilocal reviews and to consider the total cost of rent, parking, utilities (flat fee charged monthly), and storage if needed.
Pros:
— Nice building amenities (gym, courtyards, etc.)
— Reasonable build quality
— Beautiful area with fantastic walking/​running trails
Cons:
— Disconnected new management
— Bothell Landing parking crisis (you WILL need to purchase parking spaces for each vehicle you own, and be sure to ask if there is currently a waitlist for parking)
— Total cost of living (rent, parking, utilities, extra storage) is very high given the square footage of units

The place has greatly improved! Staff is much more friendly and welcoming. Communication has hugely improved. There is a high turnover rate for them though.
The 2 stars off are not for the staff directly. It is for the constant construction that will probably continue well into 2018, terrible parking, safety issues, and other residents not keeping up with their dogs.
There has been someone checking doorknobs to see if they are unlocked daily! 5x this month. 2 residents have already reported someone has gotten into their apartment. Very scary!
There was a security guard for a couple weeks in winter but he seems to be gone.

Great location and great staff! Parking is a little rough but the manger is willing to do what ever it takes to help. With that being said the staff are extremely friendly and greet you every time you walk in the lobby. Residents are respectful and quiet. The staff holds small parties for the residents in the commons room which gives us an opportunity to know one another. The building is always kept neat and clean.

I was on vacation near the end of my one-​year lease and learned that the building had been sold while I was away. Not necessarily a big deal, but the new owners decided to change apartment management companies and they chose Pinnacle. I tried to extend my lease long enough to see how things would be under the new company, but they wouldn’t have it, so I signed a six-​month lease at a higher rate, and this is only after a year of being open.
Long story short, Pinnacle lease terms are significantly worse for renters, and they are completely inflexible. I’m moving in a few months, and one of my main criteria from here on out is that the building is NOT managed by Pinnacle.
As for the building itself, it’s overpriced. They billed it as a luxury apartment building, but the appliances, finishes and amenities are anything but. The lease rates, however, are as high as any actual luxury apartments around.
New management has messed up the limited parking on the ground floor and seems finally to have figured out most of the buildings mechanical systems and alarms after almost four months of periodic issues.
Can’t wait to leave. I’d leave sooner but for the harsher-​than-​industry-​standard sublet/​early termination clauses. Ugh…
And as for your reply, Sarah. Parking is and has been a mess. Read the reviews. It’s clear. And we’ve already sat down, which was a waste of both our time. You looked at my unit as though you might be able to assist someone interested in its unique characteristics, and therefore rent it; all the while knowing the early termination fee can’t be waived so it’s financially impossible to move out early even if someone else very much likes and wants the unit immediately.
I have no questions. It’s all very clear now. Pinnacle’s lease terms are onerous compared to my previous lease with Insite, or any other lease I’ve ever had to sign, and I’ve been renting for 30 years! Maybe your company could try being consistently flexible and open to helping residents when stuff happens and they need the help. That’s the kind of consistency residents can appreciate and respect.
Your standard response to these critiques is wearing thin.
My next step will be to post this on other social media sites so people will think twice before joining the Pinnacle family.

After new management changed they are so rude! I’m glad I got out when I did because after looking at the reviews it’s gotten worse! After moving out they assured us we would get some of our deposit back and they even went over how much was used for repair and how much they were going to give us back. We moved out in October and never received a check, we brought it to their attention and they said there is no record of us getting money back, they gave us paperwork of everything that was gone over so now apparently they have no record of anything so we have to come back with paperwork to prove ourselves! It’s not about the money but it angers me when companies like this try to take advantage of you! Get your act together and keep your word six oaks!

I have been a resident here since October of last year, so far I have loved my experience at this community. There was recently a management change from when we first moved in. Now the apartment is managed by Pinnacle and the staff has been very friendly and accommodating to us with the new transition. Especially the manager, she has been very helpful with all my questions and concerns with the takeover. Thank you Sarah!
My boyfriend and I have a beautiful open concept 1 bedroom floor plan & new appliances! The floor plan accommodates all our furniture plus we still have extra room. The only downside we experienced was our water pressure. However after notifying the staff they were able to fix it. Still not the same as it was before but it works. Also as you can see from other reviews they say parking is an issue. Which it can be but that is at any community you go to. Therefore we decided to pay the additional fee to have a guarantee spot in the parking garage. And we haven’t had any issues with parking even with two cars.
Overall I love living at Six Oaks :)

So I’ve lived here for over six months. Throughout the duration of the whole time here I only have one complaint, and that is the construction behind the building. It is pretty loud, but knowing it will be done in due time — it doesn’t affect my review.
The building is top notch, with tons of space to move around and make guests feel welcome. The 24 hour gym is a huge plus — it’s also very nice. A little on the small side, depending on what time you use it. The pricing for these units aren’t on the cheap side, but you definitely get what you pay for. Pay a couple hundred bucks less a month and you get pretty much TRASH!
The staff is very responsive. The new property management has has to deal with issues that the old company wouldn’t fix. Alot of the residents here keep blaming them, when they didn’t realize we had these issues before. I appreciate the fact that the new company is not just responsive, but much more friendly than the last.
There is so many pets here, people need to relax.

I hate giving this place a low review. I really do. When we first moved in, we loved it. We still love the layout, the building, the location. Unfortunately, from the day Pinnacle took over, everything else slipped downhill. No, slipped is the wrong word, it put it’s head down and sprinted to the bottom of the hill all the way to the land of rude and unresponsive management as quickly as it could.
If you look at the good reviews, they are all before October 2015 when the ownership switch happened. If you look at all the reviews after that, all bad. Hmm.
Zero personal element to the new management. I will be shocked if they know any of the residents’ names. They don’t follow through on what they say they will do, and then they turn their nose up and either deny it, blame you, or both. I haven’t had apartment staff be that rude and useless since I was in a college apartment down in U-​district years ago. If you go downstairs, the staff are sitting their drinking their lattes and chatting with one another, and ignore you until you forcefully assert yourself. It’s like they hired a bunch of people with zero customer service experience whatsoever. It’s clearly not a priority; I expect the long term plan is to sell the building anyway, so who cares if your residents are happy?
Parking is indeed a mess. It’s not quite as bad as it used to be, but that’s due to random chance as McMenamins has (kind of) calmed down. Apparently they tow now if someone is in your assigned spot, but you have to ask them specifically to do so. Also this is just based on their word; I was told multiple times they were towing and that turned out to be wrong-​o. Considering they are now charging up to $ 150 a month for parking (in Bothell – whaaaat?), I would expect them to ensure your guaranteed spots are available for you. They’re also taking a way most of the cheaper and/​or free parking spots, and there’s a waiting list for the really expensive ones.
The prices now are comparable to an apartment in downtown Ballard. In Bothell. And they have zero customer service to match.
The really sad thing is that I think a lot of residents would have stuck around for many years to come under Insite, but now everyone is moving out. They’ve installed a revolving door and killed the homey feeling that drew everyone to Bothell and to this building in the first place.

Unless you’re willing to shell out crazy $$$ for parking then don’t ever expect parking at all. I swear everyone in the city of Bothell parks in our retail parking without paying at all, and you pay $ 40 to watch people park in spots you pay to share with no overflow options for residents. Parking at this building is worse than Capitol Hill in downtown Seattle on a Friday night…

Parking has gotten even worse as the lot across the street began construction and the outside parking lot across street and the apartments (and City Hall) have offered no solution but TICKETING PAYING RESIDENTS FOR PARKING IN OUR OWN LOT.

At first, this place seems great. Brand new, walking distance to almost everything, next to the Burke Gilman. Think again.
First, they are almost at full capacity. Because of this, there’s no parking (especially with mcminemens opening next door) and football games and the bistro downstairs. I luckily have a spot in the garage, but if you don’t good luck.
Secondly, the extremely small dog park is filthy, no one ever picks up after their dogs AND they always run out of bags.
When I moved in, I was told that they had «party walls» so I didn’t need to be on the top floor because you can’t hear anyone. Ya, I hear every step the people above me make and I mean EVERY step, including them having sex at 3am. I can also here them talk and their toilet flush and their dog run around all over the hardwood floors. I’ve complained about them multiple times and nothing has got better.
Luckily my lease is up in a month and of course they’re going to raise rent by $ 200 for a one bed one bath with NO balcony.
The only good thing was the staff that was here when I first moved in, recently new management took over without even a days notice and it looks like it’s getting even worse.
The location is prime, and if you can afford a top floor unit then go for it (mind you they’re about 1800 dollars). If you can’t, I advise you to look elsewhere, it is not worth the money. At all.

Been here over 3 months now & loving it! Excellent amenities, the most accommodating staff, friendly neighbors, and an awesome location. Working retail in downtown Seattle made me long for small town living– Bothell is the perfect compromise, close enough to Bellevue & Seattle but has that quaint small town feel with beautiful scenery. There are several gardens & communal areas, great diversity in residents with different lifestyles, and frenchies– yes frenchies galore! On that topic though… There is one little dog that cries in the morning & evening as though he’s suffering limerence or being manhandled by a toddler, but I think the staff is trying to fix that. Be sure to check out Hillcrest Bakery, Amaro’s, Julio’s, the Hop &Hound with weekly food trucks, etc. When the Seattle freeze eats away at your nerves– let Six Oaks in Bothell regain your faith in humanity.

I thought about this for quite awhile but with the management change a few months ago Six Oaks is not what I originally signed up for in terms of being a luxury apartment from mediocre service, to robotic communication, to poor cleanliness, to just not taking pride in their business. I do not intend to renew my lease unless things shape up, details of which I’m willing to share with management in if they actually intend to restore this place. As for my experience since the change this fall– 2 stars.

I am the first resident who moved in to SixOaks about 3 months ago. Since then, my experience with the new apartments, and especially the SixOaks team, has been nothing but great! At first, I encountered some little problem in my old unit, which is located in the first floor, so I asked Alice and her team if I can change my unit. The next 2 day I was informed that a new apartment was ready for me. I have been really happy with my new home, the issue which I encountered with my old unit was gone, my new home has a really nice view and it’s really close to the elevator. I definitely recommend SixOaks to anyone who are looking for a place to live around Bothell, not only because of the apartment itself, but also the SixOaks team has done a great job working and communicating with residents!

First of all, the staff at Six Oaks is super nice and friendly. There is always someone in the main office, even until 10 PM, to help out with deliveries, billing questions, and to check out carts for hauling groceries up to my apartment. I live on the 4^th floor, so getting everything to my apartment in one trip is clutch. Best of all, Patty, the assistant manager, stayed with the Cable Guy in my apartment during the installation. Comcast made a last-​minute change to my scheduled installation for the fourth time in a row, and I had to be at work, so Patty saved me from another week of no internet (also known as actual hell.)
Our apartment itself is great. Thoughtfully laid out, plenty of room for all of our stuff. It’s actually a little smaller than our previous apartment, but the smart floor plan fits all of our furniture a lot better. There are approximately one million different floor plans in the building, and my wife and I actually liked some of them more than the one we eventually chose. We ended up with our current unit because we downsized from a 4 bedroom house a few years ago, and we still have the same giant furniture which fit perfectly in our current apartment. Basically, there should be something for everyone. (btw — check out the «Penthouse» loft if you get a chance. I could never afford it, but I’m sure Gordan Gecko would snatch it up if he ever moved to Bothell for some reason.)
Not everything is perfect — it is a brand new building, after all. When we first moved in, we had high cold water pressure, and barely any hot water pressure. We notified the staff, and the next day we had a different problem — the hot water pressure was higher than the cold. We notified the staff again, and the next day the water pressure was perfect.
There were a few other small issues (dishwasher not plugged in, bathroom door sticking) but these were all fixed either the same day we reported them, or the next day. To be fair, management told us the building would not be «officially» open until October 1^st, but they let us move in on September 24^th without charging us for September. I’ll trade a brief «calibration» period for free rent any day.
TLDR — Staff is nice, there is a yummy restaurant downstairs (Amaro Bistro), Comcast sucks

Tired of paying through the nose for teeny-​tiny, old apartments with no parking in Seattle? Make the 20 minute drive to Bothell and The Six Oaks apartments! This building is beautiful, it is modern and it has an extensive array of amenities like common rooms with multiple, HUGE TV’s, out door Ping-​Pong tables and Bocce Ball courts, as well as DIRT CHEAP parking! Being pet owners we REALLY APPRECIATE the stain resistant carpet and how pet friendly they are; very low pet deposits and perks like dog runs and ‘bagging stations’ for waste. The staff at Six Oaks (Michael Hoekendorf in particular) are SUPER friendly and helpful, we visited at least 4 times and were treated to friendly staff members HAPPY to show us multiple units. Six Oaks is a gorgeous apartment community and Bothell is getting bigger and better every day!
