Solana 3100 Pearl Luxury Apartments

Be very careful choosing your unit. Anywhere near the pool is a disaster unless your are a young, hip millennial. They party at the pool regardless of when it closes. The security company that is supposed to clear people out is MIA. Moved to CO for the cool, dry spring air. Unfortunately, have to sleep with the window shut tight.
While management is receptive to input, nothing ever changes. When the partiers come back to school, it’s one big orgie in the hot tub and pool until all hours. Great place if that’s what you are into.

Talked to a lady on the phone concerning potentially renting a studio and was rudely interrupted in the middle of explaining my situation that they don’t accept undergraduate applicants. Can you guys tell me what is the reason for that policy?

The best apartment building in Bouler. Period !

I’ve only been a resident for a week now and I’m really loving this place. Minutes away from anything in Boulder, and the friendly staff is super helpful. The amenities are kept clean and the hallway temps are always at a comfortable level. Love it!!! Thanks Vicki, Brett, and Liz.

I recently moved into Solano 3100 and the entire process has been fantastic. The leasing agents were friendly, accommodating, and professional. The place is chock full of amenities and the tenants seem to be amiable. My apartment is fantastic, even though I do hear the occasional noise from the dumpster. It’s proximity to grocery stores and other shopping has made life much easier than when living at my old place. So far, the Solano has me impressed.

Pretty simple overall, Solana has some good things about, and some pretty bad things. Good: rooms are very nice inside, great amenities (gym, pool, game room, rooftop patio). Bad: nearby train is incredibly loud (windows need to be closed at night if you want to sleep), no privacy (a million windows looking in at your room), many things breaking down or not working (elevators, trash service, etc.), poorly constructed building (we live on 3^rd floor and can consistently hear footsteps above us), very low walk-​ability as well.

Huge jacuzzi, a pool heated so nicely it stays warm while it snows, excellent fitness center, espresso/​tea bar, modern & classy design, club lounge with fully-​equiped kitchen + pool table + shuffle board, too many BBQ grills & fire pits to count, too many plasma TV screens to count, rooftop lounges with scenic views, underground parking garages to keep your car out of the snow and rain, dog grooming room, bike repair room, top notch management & maintenance staff on site daily to address your every concern right away, friendly & fun neighbors, brand new modern apartments with brand new modern appliances & amenities… what more can you ask for?

My girlfriend and I moved from Atlanta, GA to Boulder back in August. We chose Solana 3100 because of the amenities and the fact that it was a non-​smoking residence. My girlfriend was 3 months pregnant when we moved in so the luxurious amenities and the fact Solana was a «smoke-​free» residence was very appealing to us. We worked with Rachael Cooper during the leasing process and were told we could rent 2 parking spaces and would be able to cancel our lease for a $ 600 penalty, if needed (we’re expecting an addition to our family in March so we planned to either buy a house or move into a bigger apartment before that time). After a 3 day drive to CO we were informed by Rachael that we couldn’t have 2 spaces, but were offered a tandem space instead. This was fine with us, but we were only allowed 1 clicker to open the gate. So everyday one of us would park on the street or in guest parking until the other arrived and then would move the cars into our spot. Brittney, the manager, did eventually accommodate us with a second clicker a few days ago, for our last few weeks in Solona.
I’m not a construction guru, but it seems like the place was built quickly to get people in as quick as possible and has several issues. Don’t get me wrong, the place is gorgeous, but you pay enough for it to be gorgeous and properly built. Our first week in, my girlfriend woke up to fiberglass bits in our bed coming from the vent. She had a rash down her leg and we eventually noticed that each of our vents had chunks of fiberglass stuck in them. A few days later construction was working on some pipes above my parking space and left all their materials in my space. I woke up to a flat front left tire and had a similar experience with the same issue a month later. Brittney did offer to reimburse me for the tire. The construction team also does not care to be discreet or accommodating to the residents. One day we were in a rush to the ER and construction had the exit ramp for the parking garage blockaded with a cement truck. Instead of moving up and letting us out they waited until they were finished pouring.
My girlfriend has occasional back pains that come with her pregnancy. Some days it can be painful for her to walk and the elevator is consistently down in our building (2 – 3 days a week). This isn’t a huge ordeal considering we’re not on the top floor, but just another inconvenience to note.
The «smoke-​free» residence turned out to be a advertising ploy. Not exaggerating, our place smells like weed 4 days a week. I’m all for legalization, but I have a pregnant girlfriend in the home and do not care to expose her to the smoke/​smell. After a couple months of complaining we decided it was best for us to cancel our lease and move-​out. That $ 600 cancellation fee that Rachael told us about was off by a solid $ 3,000.00. It’s going to cost us $ 3,600 to move out of a place that promised us the luxuries and conveniences, but delivered us none of the above.
Finally, before we move out we are hit with the temperature falling below freezing and a heater that can not get our place above 60. This is the first week we’ve had to use our heater so I assume this was just another construction short-​cut. We’ve been sleeping fully clothed in thermals the past couple of nights waiting for an HVAC technician.
I understand that the staff has no control over most of the issues and do not hold them accountable for the problems with Solona (except for the lease fee), but I would not recommend living here.

I feel like I need to write an update since I’ve been here about 4 months. For the most part, things are still going well. Construction is (finally) done. The staff are all still very friendly and helpful. The place is kept clean.
The only thing that has deteriorated somewhat is the quality of the tenants. I’m sure it’s in part due to the fact that there are now more people in the complex (since it’s finished) than there were when I moved in. However, there seems to be a higher percentage of people who don’t have much respect for their fellow tenants: groups of people screaming at all hours of the night on Junction Rd; drunk people in the pool most night until midnight or later (even though it closes at 10:00pm). I feel bad for the people who rent with a pool view for having to put up with them, so I’d definitely not recommend those units. It just kind of reminds me of a college dorm sometimes. It’s still a small minority of people who are obnoxious, but it definitely does hurt the experience living here. There’s still quite a few units that are empty in the final building, so hopefully it doesn’t continue to get worse as all the units fill up.
Oh, and the valet trash service is a joke. It’s been our most expensive ‘utility’ each month (at $ 25 a month), and in the four months we’ve lived here, they’ve never actually picked up our trash when we’ve set it out. Definitely wish this was not included and I can’t imagine that there’s anyone living here who are actually interested in paying for it. Hopefully when that contract runs out, the management company can get rid of them.
Otherwise though, I’d still recommend living here. Most of the issues are due to tenants and not the building/​management company itself, and that’s to be expected when you live in a 390-​unit apartment complex (or however big it is).

I have lived in Solana 3100 Pearl Luxury Apartments for a little over two months now, and I have absolutely no complaints.
Starting on the first floor, the management team is so genuine and friendly, I look forward to chatting with them each day. The lobby area is always impeccably clean and light-​a perfect area for studying, working, Skyping etcetera. The gym area and cycling studio may be my favorite part of the facility. They are never overly crowded, always neat, and very convenient as they are just downstairs and for residents only. The lobby area also has an amazing coffee machine that brews not just coffee, but espresso, cappuccinos, macchiatos etcetera and has saved me a considerable amount of money that I would be spending at Starbucks otherwise.
The parking garage area is safe and convenient in the sense that I will never have to scrape my car in the snow, or worry about that crazy Colorado hail damage. The hallways throughout the building are lighted nicely, colorful, and smell fresh each day. The apartment itself is perfect. I live in a two bedroom one bath, and love every square inch of my home. The stainless steel appliances, quartz countertops, and compact washer and dryer are a few of my favorite pieces of the space. The floor is a greyish tan tone which is appealing no matter how you decide to furnish your home. The balcony is such a treat to have a cup of coffee on, read, or talk on the phone. I can’t wait to use the firepit area on a chilly winter night, and the pool on a warm summer day.
While the rent may be considered expensive, you truly get your money’s worth at Solana 3100 Pearl Luxury Apartments.

I’m so glad I moved into Solana 3100. I moved from DC and wanted to find a luxury apartment until my husband and I buy a house. Solana’s floor plans can accommodate my king sized bed (a fear many apartments can’t handle) and the office staff are caring and very nice. Also, the location is ideal to get into downtown or down Foothills parkway.
I get compliments from my friends on the beautiful flooring and my incredible view of the Flatirons off my porch. They allow dogs and their gym is pretty nice.
If you are looking for a nice apartment in Boulder, Solana is the spot!

I’m writing to warn potential tenants that I’m suffering from delays in construction that’s are costing me $ 3000 and rising without Solana having any willingness to help. I’ve appealed to Solana to help reduce a burden that is costing me time and money. The manager has told me others who signed a lease are also suffering from this and they can only help in a limited way. If I could find something equally suitable, I would.
Anyone renting with Solana should be very careful or you may end up with me: wanting to leave in a particular location at Solana but forced to absorb the penalties incurred by their delays and breech of contract.
