Parc Pointe Apartments

Expecting a pretty substantial rent increase for everyone in March while 5 cars are broken into and another stolen in 1 month? Hmmm, don’t think so!
Can smell cigarette smoke in the hallways even when it’s a «smoke free» property and the City of Burbank has banned it.
Very thin walls AND floors so you can hear neighbors next to you and above/​below.

Excellent help from front office and maintenance staff, with a great gym, basketball court and pool. James in the office is tops, as is Arturo and the rest of the grounds staff.

I love everything about living at Parc Pointe. I moved across the country by myself and was absolutely terrified of such a big transition. Jennifer made it a dream. I had to jump on the apartment quick so I wouldn’t lose it (they go fast for a reason) so I’m pretty sure there was a two week period that I called her every day and asked a million questions. She was wonderful and extremely accommodating. My move in day went so smoothly and Jennifer made sure that all my questions were answered and I felt comfortable. We have kept up a friendly relationship since then and I know I can always talk to her if needed. She has been such a blessing since making this leap and I appreciate it so much.
Beyond that, the apartments are great. I was determined to have a one-​bedroom, but opted for the studio so I could pay less. I don’t regret it for a second! It’s a great place and it has a perfect amount of space for me and my dog. I love everything about it:)
One of the nicest things is being so close to everything! Burbank is hands down the best place in the Valley to live. It’s clean, nice, beautiful, and has that suburban, small town feel that I was looking for. The apartments are next to the fire station, which makes me feel so safe! And no, I have never been bothered by alarms. You never hear them. Across the street is a huge park for running, dog walking, playing sports, or just a good place to enjoy the weather. On the other side of the property there is a shopping center with a grocery store, CVS, Del Taco, Subway, Chinese food, Fro Yo, dog supply store, dry cleaners, and tons more. I’m right next to everything I need and it’s so relieving!
I could go on and on (obviously), but I won’t. Parc Pointe was the best decision I have made so far and I plan on being here for a long time.

I absolutely loved living in a gated community with its own parking! I did not have a single issue with this place, and the 2 managers, as most other reviews say, are incredible and genuinely care about the tenants. A lot of the residents have been living there for a long time and I did not meet one unfriendly person. Seriously a great find!
The only reason I did not give it 5 stars is because I had to move out after my first lease due to how expensive it was to live there. You get what you pay for though: location, safety, great environment, AND they allowed pets! It’s such a bummer I had to leave, but maybe someday I will be able to move back in.
James was great prior to my move in, he even gave me an extra deal/​discount! MOVE HERE if you work within 5 miles of this place. Anywhere else, you’d probably have crazy traffic.

I currently live here and I love it! Originally I wanted to live here with my roommate but she didn’t want too… So we moved to Studio City. Once I knew we weren’t going to renew our lease… I contacted Parc Pointe Apartments and told them I was looking for a studio… They put me on a call back list and they called me back and told me one was available right as my current lease was ending!!! I live in a studio now and it’s pretty large compared to most studios in LA and I am paying a reasonable price. Management at PP is amazing… James and Jennifer run the office. I was out of town recently and couldn’t remember if I turned off my heat… and James went into my apartment to double check for me. The cleaning staff is great too. PP is in a really nice area. There is always plenty of street parking for guests and we have parking too for residents… it’s not assigned parking-that’s the only thing that I’m not a fan of. But it’s a great environment. Lots of families. PP is close to a CVS, Subway, Chinese restaurant, Albertsons, Froyo and a pet place. I love living here and will live here for at least 4+ more years.

I just love living here. I sold my condo in Burbank and needed to start looking for a place to move to right away. I searched all over Burbank and I don’t even want to describe the places that I looked at. When I found my unit here at Parc Pointe I fell in love. I have a unit on the park side so the the view of the park and the mountains is amazing… James was the first to show me my unit and spent a lot of time with me answering questions etc. I waited a week to be sure I wasn’t being impulsive. I came back and Jennifer greeted me and again showed me my unit. I took it and I can’t even begin to express how grateful I was to both James and Jennifer for being so patient with me and showing me the place multiple times to measure and check the progress of the renovation. When I moved in everything was brand new and spotless! No matter what I asked for, they were both so pleasant and accommodating. I can’t say enough about how welcomed they made me feel. I’ve only been here for a month now and have absolutely no complaints.
So if you are thinking about moving here I don’t think that you will be sorry. It’s located close to everything! The grounds are immaculate and a maintenance person lives on site. Enjoy…

I have lived in two separate apartments in this complex over the course of the last year and I have been very happy with the place. Each apartment was a one bedroom and each one faced the park and was on the building corner. The two managers are fantastic and very professional. The grounds are well maintained and the apartments are nice.
That said, improvements could be made in this complex, especially considering that the rent here is not inexpensive. The exterior carpets (which another poster mentioned) are in terrible condition and should be replaced. The cabinets in the apartments themselves are in pretty sad shape and should be replaced too. Same goes for counter tops. When I’m paying $ 2K for a one bedroom apartment I want granite counters and decent cabinets – not badly painted cabinets and stickers on top of the old counters. (Yes, the counter tops are some kind of sticker or contact paper kind of thing that is sprayed on, and it is terrible stuff.)
In the weight room, the doors are welded shut and the bathroom is permanently locked – these two things should be remedied. That weight room should be upgraded entirely and the doors should be re-​opened during the hours that the weight room is open. I have heard that there was an vandalism incident years ago in there but seriously, re open the weight room doors!
People in the complex seem very friendly. My neighbors have introduced themselves and there are a handful of very long term residents that know everyone in the complex and everything that is going on and can tell fascinating stories of the old days and of different managers. From what I have learned, the current mangers (James and Jennifer) are the best ones this complex has ever had and the place is generally nicer than it has been in years. I have had very little need for the services of the maintenance guy but the couple of times I had to call, he came by in a very short time and was very friendly, courteous and efficient.
I don’t spend a lot of time in the apartment because I am here in Burbank for work, but, when I do spend time there, it is very pleasant. My apartment is on the third floor and faces the park and it is quiet and enjoyable. I highly recommend this complex if you work nearby and want a nice, well-​managed, well-​maintained apartment complex to live in.

I’ve lived here for 10 years now. I can definitely say it has gotten worse every year. I just received my «Thanks for being a resident for 10 years» letter and they gave me two options. I could sign a new 1 year lease for an increase of «only» 10% of my current rent, or I could stay month to month for a 15% increase. In 10 years I’ve never missed a single months rent or ever been late on a payment. Yet I was rewarded with the largest increase in rent they have ever given me. This is a pretty crappy way to say thanks.
I called my Anchor Pacifica (The company that owns the complex) representative Kimberly R. and asked about the offers they were making if I signed a lease. One of them was the ability to upgrade to a new unit. I asked if there was any deal or break and she said no. I got the same deal as the people renting off of the street. Again, nice way to say thanks. So the deal was just that I could give them more money on a large unit. Zero incentive for me to upgrade. Bad business there.
Kimberly made it very clear that the company could care less about long term residents and their only concern is the bottom line. She actually said, and I quote «I don’t care about people, I only look at numbers. I need to get the rents up as high as I can for my manager.» Yup, another prime example of a large company not caring about the very people who pay them.
When I first moved in this company seemed to care more about its residents. It might have been under different ownership at that time. When something was broken they used to replace it. Now they send Arturo (awesome maintenance guy and the best thing about this place) out to fix it. They always try and jury rig the repair, taking every step they can to avoid replacing it. After 9 months of complaining my door wouldn’t shut properly they eventually came out and beat on it with a hammer until it closed. How’s that for cheap?
All in all, I don’t think the units are horrible. It’s an older building but it has some decent amenities and is located in a nice area next to a park/​dirt track. I’m giving 1 star because of how they treat their residents.
So if this is where you’re thinking about living, just be aware that they only care about how much money they can squeeze out of you. I understand trying to run a business, but at least pretend you care a little about the very people who pay your salaries Anchor Pacific.

I love this place! They keep the grounds very clean and well maintained. The amenities can’t be beat. An extra perk is the sauna with a cool water Jacuzzi! When I have family visit from the midwest, they say it feels more like a resort than an apartment building.
There is a park right out the back gate which is perfect for walking your small dog and also has a figure 8 walking track. Although it’s only 1 block off Hollywood Way, which is a busy street, when you are at the park it’s quiet and serene.
The complex is safe, convenient and well worth the price. I especially like the high ceilings. There are no loud parties, lots of families and young adults. It’s a very friendly place. Grocery stores, restaurants etc. are all within walking distance.
James and Jennifer are great managers. The leasing/​management office is on site and you’ll always see them around the complex. I mean, always. Many other buildings have off site managers, you have to leave a voicemail and wait days for a response. Whenever possible, Jennifer and James handle any issues on the spot. They are very professional without being overbearing «rule enforcers». The rules/​policies are strict enough, but not so strict that you don’t enjoy living there.
My only complaints are:
1. The elevator in our building has been getting stuck over the past month, today makes the 3^rd time.
2. The carpeting in the hallway on my floor is in desperate need of a deep cleaning.
All in all, the place is what it claims to be — luxury apartments.

The management thought it was okay to rent us a unit in which the lower 1 – 2 feet of all 3 walls of the dining area were SOAKED WITH CAT URINE from the previous tenant’s cat. Seems like they thought that painting over it would solve the odor problem, but it didn’t. I had to make a big fuss before they got a contractor in to remove the cat pee drywall and replace it with clean drywall. The odor is mostly gone, but occasionally it returns (I’m pretty sure it’s because they didn’t properly seal the parts of the concrete floor that were soaked with cat pee). Besides putting our health in danger (HELLO, cat urine has AMMONIA in it) and making us put up with the odor, the walls are thin, the units are poorly built and cheap (e.g., poor insulation), and some of the tenants are kind of rude/​ignorant of the rules (i.e., swimming at 2am, smoking all over the place). Also, the building isn’t secure, I occasionally see homeless people wandering in to use the restrooms in the gym, and every month or so the gates to the parking garage stop working and remain open for hours. You’ll also meet the homeless guy who has HIS OWN CLICKER TO THE GARAGE; he’ll go through your garbage looking for recyclables. Bottom line — this place is total crap.

So, you’re thinking of moving here. Maybe you’ve already had a tour of the complex and met the friendly property manager. I lived here for almost 4 years and I’m here to tell you that this place is not as pleasant as it seems.
— one of the managers is horribly unfriendly, but you won’t meet her until after you sign your lease. She usually works the weekend shifts (9 – 5 Saturday and Sunday) but she is never available and the office is always closed. Anchor Pacifica would do well to get rid of her, I’m sure they are well aware of how rude and unhelpful she is. Many of the other online reviews mention her too.
— the pool and hot tubs officially close at 10pm, but people stay much later. Sometimes they even go swimming in the middle of the night, which is frustrating if you have a bedroom that overlooks the pool. The architecture here perfectly amplifies the pool noise to the surrounding apartments, so beware if you are moving into a «pool view» apartment! And don’t bother trying to complain about late night pool noise, the managers will just tell you to call the Burbank Police.
— SMOKING! In Burbank it is against the law to smoke on your balcony, by the pool or in your apartment (since you share vents with a neighbor). Every tenant here has to sign a form saying they understand this before they move in. However, many residents don’t obey that law so expect to smell smoke in your apartment. Asking the managers to enforce this is again futile. As usual, they just tell you to call the Burbank Police (who also won’t enforce this law for some reason). If you don’t like the smell of smoke in your home, don’t move here!
— ditto for neighbors who smoke pot, which also happens here.
— for a while I kept seeing signs of crack use in the stairwells (straws, burned foil and a strong odor). Yes, CRACK! I complained (of course) and was told that someone would clean it up. Really? That’s all they wanted to do? They weren’t concerned about hard drugs in the common areas of the complex!!! I enjoy my safety, which is why I don’t live here anymore.
— speaking of safety… people with shopping carts rummage through the dumpsters several times a week, tearing open every garbage bag and carefully sifting through everything. It’s pretty sad, and also disturbing that they see everything we throw away. The scariest part is that at least two of them have clickers for the garage door! Plus the property managers know them by name! I have no idea why the managers would allow this…
— usually you can find at least one door to the complex propped open or not closed properly, and sometimes the parking garage doors stay open for days at a time. I’m not surprised that bicycles get stolen and cars are broken into.
— there are security cameras at most entrances, but the managers won’t review any of the footage if you have a legitimate complaint (see the CRACK comment above). The cameras are for show, don’t expect them to actually provide any security.
— many of the parking spots are labeled «compact», which apparently means anyone can park there whether their vehicle fits or not. If there are 4 spots in a row you’ll never find more than 3 cars because no one parks between the lines. Also, one time I got yelled at by a fat slob in his SUV for parking my compact car in a non-​compact spot.
— the parking garage also has a few parking spots that are painted blue for disabled parking, but the managers actively encourage all residents to park there. Their logic is that it’s a regular parking spot unless they activate it by putting a disabled sign on the wall (which is incredibly rare). These spots are clearly painted for disabled parking, and should be treated as such at all times. This notion of active/​inactive disabled parking spots is probably illegal.
— speaking of illegal, when the managers need to get into apartments here (for annual inspections, etc) they put a note on your door. Sometimes they do this the afternoon before for the next morning’s visit. The law says they need to give 24 hours notice, but they don’t always obey that.
— the elevator permits are years out of date. Yes this is a nitpick, but there are safety reasons why elevators need to be inspected. At least one of the elevators here won’t reopen the doors after they start to close.
— I had previous tenant damage to my apartment (mainly pet odors) that weren’t apparent during the move in inspection. The property managers brought someone in to repair it, but the problem never really went away. BE SURE TO SEE YOUR EXACT APARTMENT BEFORE YOU MOVE IN! I lived in two apartments here and I wasn’t allowed to see either one before I signed the lease. If you don’t see your new apartment first, you can expect to have similar problems.

Made an appointment to see this place, yes, an appointment. Arrived 10 minutes early, in the pouring rain, called the manager but no answer. Tried the front gate and it was open (unsecure?) … walked over to the leasing office and nobody was there. The gym was opened so i hung out in there to stay warm and dry. There were 3 buckets in the gym collecting water drips from the ceiling, assuming because of the pouring rain. I waited around 30 minutes and finally left. Left a voicemail saying i was there and received a call back an hour later stating «sorry i missed your appointment but a couple came in off the street and wanted to see a place.»
They had my name, they had my number and they had my appointment time. I had an appointment. It was pouring rain out. Not drizzling, not a sprinkle, not a light shower… It was raining as hard as i’ve ever seen it rain in the 11 years i’ve lived out here. Where’s the courtesy call to say «hey i’ll be running 1 ½ hours late because someone walked in off the street and that obviously nullifies your appointment…»
The experience left a bad taste in my mouth, won’t be moving there.

I lived in the complex for 5 years. It has great management. They will resond to your requests within the day. quite and secure for the most part. The pool is a hot spot for local teenagers to skinny dip at night. My apt. was right above the pool, so an occasional «splash!» at 3 am was not unheard of. However, if the noise ever got out of hand, the Burbank Police were quick to respond.
