The Avalon Apartments

My husband and I moved into this complex three months ago as newlyweds and could not be happier!
Basically living here is pretty much living in a resort. We no longer feel like we need to vacation to sunny, palm tree filled areas because have that at home! The pool is lovely, the gym is 24 hour (with everything we need), and the place is clean and inviting. Just small things like the clean pool multi-​stall bathrooms and pool side showers make all the difference living here!
We have used the bbq area which is equipped with everything you need for a wonderful bbq… fridge, sink and bar area. The lounge areas are similar to something you would find at a fancy hotel down in hollywood.
Maintenance has been wonderful as well. Any issues we have come across (small issues) have all been handled quickly and efficiently. The Avalon staff is SO friendly, welcoming and professional. It’s always a complete nightmare to deal with unfriendly lease offices (I’ve had my share!) — it’s just a breath of fresh air walking into the office.
I see a couple of negative reviews here and I really am confused. The only thing I can think of is that the reviews are a bit dated? I really haven’t come across ANY issues whatsoever and do not foresee any issues in the future.
Really lovely apartment complex, lovely people… OH one more thing. LOCATION! You literally step outside to movie theaters, stores, and a gazillion delicious restaurants.

My aunt lives in this complex and I have to say I love it here. Her apartment is a 3 bedroom 2 bath, very spacious, brand new kitchen cabinets and bathrooms. The amenities are endless, with a very large and clean pool and their gym is unbelievable. Brand new machines and extremely clean. The rent is pretty steep but what you get in return is worth it.

Our stay here was good, we don’t have any issues with it, but the move out has been horrible. We had the initial inspection from the management done a few weeks prior to move out. There was normal wear and tear and stains as well, and we were told we would be charged $ 65 for cleaning if we did not clean it out ourselves. We could not arrange for a cleaning ourselves with our busy schedules, and we were ok with them cleaning it and charging us. We moved out, and our next communication from them has been a charge for $ 307 for complete carpet replacement. I never could get a reason from them as to why the carpet had to be replaced, especially considering the carpet had a life of 5 years, and was still only 3 years and 6 months old. IT still had around 20 months left on it! I called their 1800 number and tried to reason with them but the customer service was amazingly dumb — I kept hearing the same thing that they were charging me only the prorated amount for replacement, not the whole amount, and the guy’s attitude was like I should be thankful about it.
I refuse to accept the need to replace the carpet, especially since as part of our lease renewal after one year, the management office told us that they can clean our carpets for free if we renewed for one year. We said yes, but next month when I went in to request the cleaning, there was a new management in the office and said they cannot clean the carpet. So the carpet had regular wear and tear and stains, but we are getting screwed for a complete replacement when a cleaning would have been sufficient. This is the worst experience with their totally unethical customer service and I hope I never have to deal with this company again. Unfortunately I may have to since I am filing a small claims case now as I type

I helped my best friend move into these very nice looking apartments called the avolon in Burbank, ca. Obviously I’m not from around this area. The curb appeal is amazing and has a lot of nice features… like outdoor BBQ area, pool, in ground hot tub, and gym. I’ve never talked to any of the staff but they did talk to me. Care to know how the conversation went? Let me tell you a bit of what I do so you can understand what I mean.
I work for in the newest maximum security prison in the state of California. I deal with whack jobs all day. On my days off my friend is kind enough to let me stay as a guest here so I can get away from the prison life. Him being a former correctional officer himself, in one of the most violent prisons in the country. knows how important it is to get away from that life.
So, I’m down at the pool and some punk kids are smoking where it is clearly posted not to smoke. An associate of the complex comes out and escorts the 2 POS kids away after asking if they were with us? I should have slapped her right there. Low and behold she comes to me next and ask if I have my pool key. Then checks every1 else. Goes inside the office comes back out and escorts me off because I’m not a tenant there? WTF is that? As a guest there, the staff is horrid! Clearly they have no discretional judgment! It is bad business to treat guest of tenants the way I was treated. The parking is ridiculous. They r doing construction and guess who takes all the parking? The DAMN workers! Security is a joke. If you have more than 1 car, u r up shit creek without a paddle. I’ve received a few parking tickets along with my friend because his wife and he have 3 cars and a bike. Guess how many parking spots they have…1! go figure. Not to mention they have given him towing notices for being parked in guest parking… when he lives at the place. If ur a guest you can’t…or may I say not supposed to use the facility pool, spa, or gym. What great hospitality these WHACK JOBS have! Save yourself the headache and look else where for a place to stay!

Avalon are a bunch of liars and crooks. They get you in here under false pretenses and then they don’t care about you anymore. I specifically asked about construction and was told there was none. The last five months have been like a war zone. They are jack-​hammering all day long. We can’t park in our assigned spots. There is dust, dirt and concrete in the air all the time. There are construction-​contract workers all over the property. It is loud, the buildings shake and we have no privacy. What is worse is that they are making us move out at the end of our lease so they can do the insides as well and jack up the rent.
The management lies to us all the time. The claimed we would have plenty of notice before this started, this is an outright lie. There was no notice. The only notice was the building shaking from the jackhammering. They are also cutting down all the trees along the street and in the courtyards. The place is ugly and looks like it has been bombed. I asked to be put in corporate housing or a hotel during this and was offered ONE day, then they lied about making the reservation for me, so I was stuck here with the place shaking and noise so loud I couldn’t think.
To avoid this, they could have been honest with us when we moved in, given us a discount on the rent while they were doing this, or even just given us notice of the construction before they started. It is awful living here, really the worst place I have ever lived.

I moved in here early this year and loved the facility and the staff but then they suddenly sprang a major remodel on me that was not disclosed when i signed the lease. i have now been living in an active jobsite for the entire summer without access to my balcony, and sometimes even my unit, jackhammering and painting starting at 8am and now constant trampling through my unit by workmen all day and from the looks of things, for the next couple years
I have now been told that they plan on redoing the interiors next year and will need to move to another unit if i intend to renew my lease.
they’ve offered no compensation for my inconveniences and refuse to let me out of my lease so i’m stuck here unless i want to pay the penalties for breaking the lease. the office is only open from 8 – 5 so if there were any problems left by construction, you’re on your own.
their only explanation is that they’re creating a place that hopefully i’ll love to live at so a couple months of inconvenience is a well worth the cost… if this how their business model treats the customers they already have, i don’t think so.
