A few words that describe Phil include professional, compassionate, determined, detailed, personable, and I could go on, but won’t. My husband and I are first time home buyers in this crazy market. We had some let downs before meeting Phil and we were starting to get frustrated. Phil was very confident and reassured us that we could do this house buying thing and be successful. My significant other and I met Phil at an open house he was hosting and immediately knew he was the realtor we wanted to work with to purchase our first home. The amount of detail and care he put into the open house he was hosting made a huge impact on us. After being extremely unhappy with my first 2 realtors, I interviewed 11 agents and realized finding a competent real estate agent is no easy task. And, then I found Philip Watson. As we began working together, I found that this is a man who listens and genuinely cares about his clients (as opposed to my last 2 agents who hounded me to lower the price after the first 2 weeks so they could chalk up a quick sale). He exceeded my expectations on every level– he communicated during every step of the process, promptly returned my calls, the marketing materials he and his team produced were gorgeous and a far cry from what I had received in the past, and he kept his word/​lived up to his promises. When he said he was a full service realtor, he meant it. He took care of everything from the painting to the carpets to the staging. I was blown away by the fact that as we were getting ready to go on market, he tended to every last detail personally (and by personally, I don’t mean he hired someone– he cleaned and tended to my floors as though he were getting his own home ready for market). His attention to detail rivals my own. When it was time to review offers, I felt confident knowing I was in good hands. Philip guided me every step of the way and brought me an offer at the price I wanted…$ 100k over what the local agents told me I should expect for my house ($ 240k over the offer the first agent presented to me (via text)…along with her advice to take it because it was the best offer I would ever get on my home).
I highly recommend him because he is a rare breed of realtor who excels in his field due to who he is as a human being: honest, genuine, patient, and someone who cares about his clients. Philip lived up to his reputation of being a very knowledgeable, skilled, and experienced real estate agent. I wouldn’t dream of working with anyone else from here on out!

In 2012, after nearly a year of refinance and loan modification attempts, our house in Millbrae had to be sold. The stress and uncertainty along with the banks pushing harder made life intolerable. Fortunately, I met a real estate agent that was not sold on himself. Phil Watson met with my wife and me and discussed, in detail, the options available to us. For the first time in several months I was dealing with an honest man with real answers.
The banks offered us $ 25,000 for us to walk away in a short sale which would have also destroyed our credit. Phil Watson worked with us to get all necessary repairs done on the house and make it a turn key home before it went on the market. It sold for $ 30,000 above the asking price. Please note this happened BEFORE the housing recovery began!
My wife and I did not have enough money for the major repairs so Phil covered the costs until the house was sold and costs were paid out of escrow. After the sale, ALL our bills were paid in full and we had over $ 65,000. The only hit to our credit was by the bank who told us not to pay our house payment to qualify for loan modification. In other words, the damage done to us was by the people (banks) pushing us out.
