Without going into detail for legal reasons… my experience with this company started off professional for the first few years and within a few months last year the communication and experience became unacceptable.
I loved my apartment and neighbors and lived there for 3 years and really did not want to move away, but my experience with the higher level management at this company and the extreme disruption to my life that was caused is why I ultimately found a new place to live. The onsite property manager and the maintenance staff did the best they could with what they had and the situation at hand. The company overall suffers from severe communication issues and unprofessionalism.

This corporation assigns incompetent people to manage their properties. They don’t call back when a tenant emergency happens. They are notorious for acquiring properties and breaking tenant leases. We are going to have to take them to court… our family and the 30 other tenants that have proof of their illegal activity. That’s all I can say for now after receiving legal counseling. 5 star ratings you see on here are obviously fake ghost accounts to con even more would be tenants and to try to reverse their unprofessional history.

So, after 6 months with a different management company, Maschole came back. I was dreading this transition. The new company had been attentive and kind, they painted the building and fixed a number of things… and I gotta say, the woman I am working with at Mashcole — Julia — is fantastic. She’s totally turned my opinion of this company around. She’s responsive, kind, helpful, willing to fix things in the apartment, willing to come by during the day while I’m at work… it’s like a totally different company.
I’m only a couple months in, but I gotta say, my experience is worlds different from where it was.

Mashcole Property Management takes care of your maintenance problems once you submit it in writing.

My building is managed by Mashcole and they are doing an excellent job; Joel, Maureen and the rest of the team are very helpful.

I have not ever lived here but I called to see if they had any vacancies and their ad said they had a move in special but when I called they didn’t have any vacancies. The person that I talked to who appeared to be the manager was very rude to me and did not even apologize for her actions! This is a clear indication to me never to move into a property managed by this company! Avoid this place at all costs!

Hi !! if you want to be in a place with no problems mashcole isn’t a good opcion. go look for another apartment where they trate you like you deserve .
This management are my worst nightmare !! They told us that this deparments was so secure and video tape daily. and when some body stold my car in front of the camera the manager told us the cameras doesnt work !!! We have bed bugs at the moment that we move in the department there was more than 30 bed bugs i call the manager and she never show up ! At the follow 3 days finaly she answer and tell us in three day she will send a fumigator omg !!. I live with a horrible smell sometimes i have head pain, and many problems relationed with fumigators since i move in. they fumigate 7 TIMES. !! i have to throw my childrens bed because every day showed a new bit because of the insects because it was made of wood and as we know that allowed the bed bugs. every department has the same problems !
The manager told us that will be ok they will pay me for the bed and living room set. there is the thing !! Later say they don’t will pay us for that so i don’t have peace !! Please don’t fall in the same mistake like us. :(

they buy their reviews. they no longer own where i rent, but i’m guessing any good reviews they have on here were bought! but when they did own this apartment complex, it was horrible!!!

Okay folks. as an Elite Unilocaler. due diligence is required. I’ve read all the reviews and I totally get it. between each properties there are miles between each of us… but for my rental property it has been a FAIL. I live in Long Beach on 1^st Street. Ana the prop manager is great, but at the end of the day, she answers to n the owner AND her boss, Mashcole. I am NOT allowed to call any single person out. but Ana is great. Jose is great. Freddie answers to the boss and is also great, but his hands are also tied… My review on Mashcole… they suck. I fought with them for 6 months. Had a punch list. not everything got addressed… ok. I pick my battles… I have now lived here a year… GUESS WHAT, THEY RAISED MY RENT! Not only do I pay rent on my apartment. but I also pay rent on a garage… I was ONCE late on rent due to a root canal and emergency surgery. you know… death from infection is important. I notified management and said I“d be late with rent by 3 days… but again… death over rent… ummm you figure it out. I told Ana I“d gladly pay the late fee… and I’d drop off the rent check at the agreed date and time. Fast forward. the installed the same laminate flooring upstairs… love my neighbor. but she has two children. two dogs. and its loud as you know what. Not going candy coat anything. my birthday. I was loud and Ana told me EVERYONE complained. I asked. some of them denied the complaint. but whatever… they can. no hard feelings… moving forward. my apartment is still lacking. (took a video today. a year later of all the work they would not do)… it took them 7 weeks to give me light… other tenants have gas leaks. sewage leaks. lime is still present. took video of all the raw sewage in the common area… another neighbor has been without heat. Um this post is just silly. BUT after a year. they want to raise my rent. whoever moves in. BEWARE upstairs… you can hear everything… your mail gets stolen or misdelivered. the security light will keep you awake. my video I will post should this review NOT get removed AGAIN. At all costs. do not move in unless you do a WALK THROUGH with a clause. Am I pissed, yes. raise my rent because I was late once. yes. but I notified management. death or rent. I have all medical records to prove this… I fought for 6 months. and they never cleared my punch list… I can go on but not allowed to discredit the company by Unilocal guidelines… did they screw me. yes. and yet they still want to raise my rent after a year where the neighboring apartments go for less. Should they chose to attack me again for a review… remove my review again. no worries. I know my rights. but at the end of the day… they keep screwing me. not even a drink.
AGAIN I imagine… this does NOT reflect all of Mashcole… this reflects my experience… I can not speak for other tenants… but its all about the same in this building on E 1^st Street… Ana is great. Freddie is great… his hands are tied. but raising my rent after a year… REALLY…

Well ibeen ten months and still I can’t say anything nice. They are installing wood floors upstairs… my neighbor has two dogs and two children. let me just tell you… I CAN HEAR EVERYTHING. I hear a pen drop, no kidding. What really pissed me off, management knows I work from home and didn’t have the courtesy to let me know about the building. AKA the noise. I was forced to take a day off, losing pay, because of them. My livelihood. I feel bad for my neighbor, she’s lived there for 9 years and the company wouldn’t put her up in a hotel. it’s been about two weeks of noise and still they are required to suffer… as am I. CHEAP CHEAP CHEAP. Two kids and two dogs… she has to lock up her dogs and figure out something with the girls. And the workers they hired. come whenever the hell they want… no schedule. Poor neighbor. she is such a nice person. Poor me and I feel sorry for the next person that takes my apartment… I HEAR EVERYTHING UPSTAIRS… Before, when they had carpet, I didn’t even know they were there… Oh not now. I was talking to my neighbor and she feels so bad and now feels like she has to tip toe through her apartment. Bad. bad. bad.
And now I’ve been without light now for 3 weeks… I have to chase them up… I text my property manager this morning. she still hasn’t returned my message. it’s been 3 weeks. seriously people.
They also installed these security lights that prevents me from sleep… I also suffer from migraines and need a dark place to lay down… so now I am FORCED to spend money on black out shades… They are so friggin’ bright, you can’t even watch TV without covering the window

I gave this company the benefit of the doubt whenever something seemed lacking, but in my experience they are not doing anything for their tenants. Everything looks really nice at first, but once you look closer things are in poor condition — rust, leaky walls, and termite damage are painted over; screens aren’t there; doors don’t close because they’ve been sloppily painted over for years; deadbolts are loose on your front door and not event screwed in because the door jamb itself is damaged, etc etc. I got to enjoy termite swarms, roaches, water leaks, garage break ins, a smashed car window in my own garage — and I was there for about a year and a half.
Keep a record of everything you do with this company. You will not get anything properly repaired, but might get things partially repaired if you keep on bothering them. It will only happen if you call their repair guy and set it up yourself and can actually be there for the repair (which is difficult if you work regular hours).
I found giant roaches two times while living in their property, and I kept everything extremely clean and have never had any bug issues. This issue was never treated. Termite infestations were always happening, and they did eventually give treatments but they came back each time. The termite company even told me this would keep happening unless management was willing to pay to tent the building, which they won’t do since they have to pay to put their tenants up elsewhere while the place gets sprayed.
Walls and windows leaked every time it rained, and repairs were never completed. They promised to put screens on the windows before my move in date, which were all missing (which makes the unit technically uninhabitable per CA law). Almost 2 months after move in, which was during the summer heat wave, they finally placed used and bent screens, one of which always fell out of place and was never fully repaired.
It took over 50 days to get any security deposit back after moving out, even with constantly contacting them, and lots of communication back and forth to finally get the full amount I was owed days later after receiving only part of the amount, which was in violation of CA law.
Shortly before I moved out, a new manager started at my building. He seems to be an OK guy so I hope future tenants have a more positive experience. I would not rent from Mashcole again. I don’t know what their other properties are like, but in Long Beach it was bad.
As for the building itself, security was a joke. The gates to the alley had damaged latches (which I also asked they repair) so anyone could walk through and I saw teenagers climb over the gates to the second floor. Everything was really dirty, and the first (incorrectly assigned) and second garage I was assigned both came with loads of junk and mess still in it from the previous tenant. I could hear my neighbors having … intimate time … beneath my unit and it always smelled like drugs.
If you are debating going with them despite this review I would implore you to look elsewhere! I went for it since the price and proximity to the beach and downtown were appealing, but I really regretted it. I have a hard time believing the 5 star reviews are real as they are a polar opposite experience from what I had.

I don’t know why there is so many negative reviews about this company. I’ve been living at Poinsettia Club apts for 3 years and I’m happy. No complains so far !!! The manager Amira is a sweetheart. She’s so helpful and nice. She’s doing an amazing job. If a manager did something wrong that doesn’t mean that the whole company is bad. As far as I know the company is doing what we ask them to do. They even throw a Christmas/​Hanukkah party every year. We have so much fun. Thanks for all the amazing work that you guys are doing.

Straight up thieves, stay away at all costs. Paid $ 70 for a «credit app» that never took place, never heard back from them. They completely robbed us. STAY AWAY! The positive reviews have to be fake, there’s no way these people are legit.

Russell at Mashcole has been very personable with myself and my roommates. We rent in Long Beach in a safe neighborhood at a very reasonable price. He worked with us on our move in date and has been very flexible with us on all fronts. The apartment was clean on move in. Whenever we have an issue at the apartment, Russell is very quick to respond. We were very lucky to have found this company for our rental needs.

I’ve been a client of Mashcole Property Management for about 18 months now. The application process was a breeze. My husband and I had approval on our application within 48 hours. We couldn’t find any apartments that would work with us having two dogs, and Mashcole was very flexible with us. The community we live in feels like home because of how well our Property Manager takes care of us. She lives on site and I always feel like I have an answer to any issue that arrises. I have heard such horror stories about other Management Groups. I would recommend this company to anyone. It’s been great.

My family and I moved into one of their apartment units, and since day one we have been more than pleased! Professional management! Prompt response if i had any issuse or questions! Would def. recommend renting from them!!!

Moved in in June and the process was quick and easy, anytime I have a question or concern Russell always replies and helps out ! By far my experience with mashcole property management has been great and I expect to be leasing with them for a long time !

So far my experience with Russell and Mashcole has been nothing short of stellar. My girlfriend and I were in California for a week to find a place to live (moving from Boston) and had a short window to find a rental. Other places would take our application fee and not call us back for a few days. Luckily for us, Russell was prompt and we were able to sign paperwork within a day of contacting him. Upon move in, we found a couple small issues with the sink and dishwasher. Russell sent someone the next day to fix it and they’ve both been perfect since.
Can’t be happier with the service they’ve provided so far. A +++ from us.

Mashcole just took over my building in Sherman Oaks about 3 months ago and i have no problems with them, the manager does her job and when i call her for a repair in my apartment she sends the maintenance and they both do a good job.
they are very professional and the property is always clean.

Our last communication with rental property that we lived in was horrible! They will tell you everything you want to hear and then blackout of their statements! Do not Rent from them. You will be sad you did

Avoid using this company for your property management. Craig and Carl are crooks. Be careful and on top of your books if you are with them. You will find a stunning negative cash flow once their employment begins.
When you terminate them will find that your files have been lost, along with your money.
