Thinking about purchasing my first home was obviously daunting, and at the same time, very intimidating as I was totally clueless on the whole process. I was looking to work w a group who can provide me with some «hand holding» and to educate me about the industry and process of home loans.
In this day and age, it is imperative that consumers and customers like me receive fast and friendly customer service. This means folks such as Michael and his team must work very efficient in order to retain current customers while winning new customers.
Michael advised me to meet him at his office for an introduction and to learn exactly what my plans and expectations were. After 20 minutes into our conversation, he was able to pre approve me at a very reasonable rate! In addition to that, I walked out knowing 10 X more since he was able to carefully explain to me (in very simple terms) about the process. I also left his office with a carefully mapped out plan with numbers on how to successfully make this home buying experience work.
I was very fortunate, and was able to find a home within a month about inquiring about loans. My wife and I worked very closely with Anne Anderson. Long story:
I purchased a home in San Jose in April 2015 with the help of Mike Aning and The Aning Team at TurnKey Mortgage Solutions. Mike was referred to me my realtor, Leslie Lang who is another top-​notch professional you most certainly also want in your team.
Mike is knowlegeable, professional, and a down to earth person. You will get this impression immediately when you speak to him. On the first call, we went over the basics: purchase price vs income vs current rent. We also talked about credit and how that helps you get the best deal.
After this call, I set up a time to meet with Mike and discuss more in detail. I was looking at a couple other mortgage providers and I let Mike know this. During our meeting, he kept the entire session purely educational. He didn’t push to go with him or spend his time talking about his five star ratings on Unilocal.It was information that I could use regardless of which provider I chose.
Needless to say, I chose to proceed with Mike. We looked at different loan programs and chose one that saved me the most money over the long term. Since, I was very tight on finances, Mike OK’ed to do a longer escrow. That way, I had time to save more towards unexpected expenses after the purchase is complete.
The longer escrow also meant more time for me to analyze the math. I am numbers person so breaking down the different loan programs to the dollar was fun for me. When I got stuck, Mike made time on a SUNDAY to go over things with me. We re-​analyzed the two programs and ended up choosing the exact same program he had recommended initially!
Throughout the process, Mike and Patricia were responsive. Patricia kept up the communication to ensure we had all the documentation lined up. After the purchase was complete, Anne was in touch to make sure accounts were set up correctly.
I was a first time home buyer and could not be more pleased with the way financing was organized from start to finish. They really do look at your complete financial picture.

I got in touch with micheal through a friend of mine back in 2013 but unfortunately our deal did not go through then. He was great at helping us think through options we had never considered in deciding how to best structure our loan, including tax consequences. Once we decided how to proceed, Kelly made the rest of the process very easy. I really don’t think I would have been able to close on my house without the help of Mike and his team! Some reasons I’m 100% happy with my experience:
1) The situation with the house I purchased was very time sensitive with a lot of moving parts (as they always are) and Mike was very diligent about making sure things were moving along.

Was referred to Mike at Turnkey from my real estate agent. I hadn’t bought a home in California before, so was a little unsure of the process and what was expected.
