In an age of short attention spans, faceless Facebookers, Insta-​Twits, and Selfie-​ish-​ness, it’s hard to find a business, of any type, that not only meets your expectations, but surpasses them. Surpasses by not only by a little, but in grand fashion. But in the J.R. Phillips Group, that’s EXACTLY what I found.
I have a home that I needed to rent out, but I’m not your typical «investment property» person. This is a home that had been in the family for a long time, one I’ll very likely re-​inhabit myself someday. I wanted a property manager that would treat my home as more than simply part of their «inventory», as folks in the business like to call it. I wanted to be handled by someone who’d genuinely appreciate the hard work and expense it takes to get a property suitable to put on the market.
It’s a well-​known fact in the Real Estate biz that the quality of a property, either for sale or rent, is directly related to the quality of the buyer/​tenant who’s interested in the place. A home well-​maintained has the potential to attract a resident that will respect the property and take care of it; a property in disrepair, not so much.
Now, that doesn’t necessarily mean that you WILL get a good tenant; certainly not if you don’t have a property manager that is looking for more than a «warm body» who can fog a mirror and sign a contract.
Enter Kelsey Peters, of the J.R. Phillips Group. She came to me by way of a «friend-​of-​a-​friend» referral, but that doesn’t mean she’s the only one I considered. A direct referral always has «pole position» in my eyes, in terms of their initial standing in the race for my business, regardless of the type of business. But that doesn’t mean I don’t look at other competitors in the same field, which I did.
I quickly discovered that property management has a lot of players who aren’t very customer-​friendly. Many apparently aren’t willing to do much, beyond collect the rent money, take their «cut», send you the remainder. One guy I did a walk-​through with («Tom») is only remembered by me as the guy who told me «I don’t do that» so many times I lost count. I live 1500 miles away from the property in question, and really need someone that is sensitive to that. But more important than just that, has the kind of work ethic and attitude of customer service one can feel good about.
To say Kelsey went «above and beyond» doesn’t nearly describe her, imho. Not only have I never rented out a property before, I know I’m not qualified to make the best decision in this arena. Yeah, I know you need to do a credit check and also criminal background, I don’t even know how to do that. But those are just the «basics». Kelsey goes beyond that, taking the time to visit with the potential tenant, and get to know them. It took a little time, but I feel like what I’ve wound up with is a tenant that will take care of my property. And unlike many of her counterparts, Kelsey realizes that the job doesn’t end, once you have someone forking over rent money. I know I’ll continue to be happy. And it’s not just about me; she’ll keep me happy by keeping my tenant satisfied.
I must confess to being somewhat of a «hard case» in the beginning. On our first walk-​through of my rental property, Kelsey let me know that it was probably not gonna be attractive to a potential renter, and I needed MUCH in the way of upgrading. I didn’t want to hear this, and initially went into a state of «denial». As a homeowner, I didn’t want to admit there was anything «wrong» my house. As a Landlord, I wanted to spend the minimum needed to get the place suitable to rent, and not be a big expense.
But in the end, she was totally right, and I did the necessary improvements. I now have a tenant in my property that both she and I are comfortable with. I couldn’t be happier with the way I was handled.
Unilocal has a character limit (which I seem to always exceed) but even if they didn’t, I just don’t have the words to convey how much of a believer I am in the J. R. Phillips Group, and Kelsey Peters, in particular. I may be a first-​time Landlord, but I’ve been an independent businessman long enough to know when a company exceeds what their competitors are willing to do, and in this case, GREATLY exceeds.

JR was terriffic and extremely knowledgeable. As first time home buyers, he was very patient with our (probably stupid) questions and never tried to force or persuade us to do something we didn’t want to do. As we looked at houses, he did his own inspections and noted many things that we would otherwise never have thought to check. He also evaluated the listing prices and in the end always seemed to be spot-​on with the eventual selling price of the house. He was a tough but fair negotiator that always had our best interests in mind and was very frank with us about the likelihood of success and what it would take to get the house. With tons of experience on all facets of real estate, including lending, buying/​selling, and property management, he has a deep bench of recommendations of reliable people to provide services, both during the closing process and as new homeowners. Even though we closed on the house a month ago, he continues to answer our questions and provide helpful advice.

JR was extremely good at communicating throughout the entire selling process. He was always available via text, email, phone or in person. What impresses me about JR is that he is able to sell a home through the buyers’ eye, meaning that he looks at details that potential buyers find important. We had an excellent experience with JR and we highly recommend him.

JR referred a client to me for a Reverse Mortgage. After meeting with the client, JR quickly realized that selling the home wasn’t the best solution to his needs, rather getting a HECM Line of Credit would solve his cash flow problems, AND allow him to remain in the home.
