Personalized Property Management

PPM seems unable and unwilling to return any phone calls. Sad. Frustrating.

Easily the worst I have dealt with, they think they do not have to follow rules, hardly every post meetngs on time. Most people I know are unhappy with them.

I understand there’s a Board of Directors who are so antiquated their water system sprays the sidewalks and streets more than the grass. When I decided to turn Riviera Gardens into Desert Water Agency, the Board of Directors are not accessible anywhere. Therefore the Property Management is responsible. Desert Water Agency called PPM to fix the water timing, and they will call them again for the run off issues that continue.
So the owner of PPM is trying deflect their responsibility to the Board of Directors, but the property itself is a testament to poor management, running outside the State Guidelines for water management, not following orders from the Desert Water Agency and claiming poverty on a sprinkler system when it truly seems they have enough money to put in plants that are not designed to live in a desert environment, and they have more than enough money to cut the grass, trim the trees, etc. So they continue draining the necessary water that we need to drink and for the central valley to grow food.
I don’t buy it and I hope others won’t either.

Our Association, Whitehawk Homes at Palm Desert, CA., has been with Personalized Property Management for nine years. Richard Warfield, President of PPM, is our Property Manager. Mr. Warfield has never been out of step, nor declined to offer more than standard management ²⁴⁄₇ to me. Any and all questions are answered in a timely manner — referred contractors always right for this community. Should the office be closed, there is an emergency answering service. At my request, any and all issues that might arise in the community are forwarded to me for decision Our monthly Assiciation Board reports are always on time, and complete — listing ffull financial reports, receipts, debits, bank balance, income reports, copies of homeowner communication, attorney decision, etc. The staff, and associates are much more that I could ask. PPM just assisted in the rewrite of our CC&R’s with the attorney’s assistance. This was no small job, but a very necessary one.

Best advice is to stay away. These guys are probably the worst I’ve encountered in the business. They mismanaged our property for years. They paid water bills via automatic debit and never reviewed them resulting in tens of thousands of $‘s in overpayment. Did not manage subs properly or at all. Several irrigation valves stuck in the on position watering ²⁴⁄₇. Many broken irrigation lines and heads. Never submitted proper monthly reports. I can’t say enough bad things about these guys.
