Henderson Properties

As others have mentioned, if I could give less than one star I would. After selling my condominium, I was in the situation that I needed to rent a place while my new home was being built. I rented a condominium, who used Henderson Properties as their Management Company.
Upon signing the lease, and paying my first months rent in their office, things went down hill from there. I had two maintenance issues during the time I lived in my condominium and followed their process, by submitting a maintenance request. They have a response time of 72 hours, which I think is too long, but that is besides the point. No one followed up on either request, after the 72 hours, at which time I followed up with emails and voicemail messages to the office, no return phone calls. It is great that no matter how many times you call the office they say you are first in line for the next available associate, but no one ever comes on the line, always sends you to voicemail. And, no one returns the voicemails. Needless to say I would call OVER and OVER again to finally get someone on the phone. And, when I did it took days to a response.
With both requests I never received follow up so fixed both items myself and was not reimbursed because my lease states nothing is reimbursed without approval. Well, if I could have gotten someone on the phone to assist I would not have taken care of the items myself.
The lack of communication, attention to their lease agreements, and maintenance requests is atrocious! If you are looking to rent, make sure Henderson is not the Management Company behind the lease. And, if you are looking for a Management Company, for a home/​condo, I would say FAR FAR away!

Since my last review was removed because «it fell outside our Content Guidelines because it did not provide enough detail about your customer experience» (super convenient that a bad review was reported) I will provide details of the Terrible service by this company… hard to keep it short but I’ll try.
1. We filled out move in inspection sheets (several pages) and took pictures, yet at move out we were held accountable for damages we were not responsible for. We even pointed them out in our inspection sheet and still had to prove with pictures in order for them to rectify the charges. (take pictures because your inspection sheets mean nothing to these people. Or write extremely detailed information) they charge for an inspection rep at move out, but If they can’t associate current damages with past damages, that were clearly reported in inspection sheet, why do you have to pay for a rep that can’t even connect the dots? It’s not that difficult.
2. We went several months without heating because the owner would not approve maintenance. After weeks of emails and calls and no response, I decided to email the president directly and he too failed to respond. They don’t care about the tenants!!! I called the housing authority and the repair «conveniently» was approved shortly after.
Henderson is unresponsive and they lack the customer service skills that you need to manage this type of business. I.e. Calling back and or responding to emails.
I can think of more things, but please read other reviews don’t just take my word for it.

Henderson Properties oversees my HOA in Indian Trail. The customer service that I have received over the years has been outstanding as it relates to inquiries regarding dues, CC&Rs and violations. Always professional and responds in a timely manner. Great job Henderson Properties!

UPDATE:
A response from Henderson Mgmt was posted on my review and those reviews of others. In it Henderson condescendingly and patronizingly tells me the obvious: that «there are many factors» involved in maintaining a community. But they never accept responsibility for their 5 year span of rendering HORRIBLE service. This is well documented. Looks like they will never change. No surprise. Henderson continues to suck!

I wasn’t shocked at all to see the bad reviews for this property management, I currently lease a home in a community that is managed by Henderson and I am grateful we rented first because now that we are in the market to purchase I do not want my home ran by an HOA associated with Henderson properties. Twice we’ve had an individual that resides in this development place HOA reminders in our mailbox. The letters are not sealed or stamped from the post office, and when I complained that it’s illegal for anyone to go into our mail the individual at Henderson didn’t care. She even tried to say it may have been the owner tampering with our mail, please note the owner lives in California.
Save yourself a huge headache and don’t buy or rent in areas with this management team. Trust the reviews, one star would most likely be 0 if we were given the option.

Terrible property management company doesn’t even begin to describe them. I am giving them 1 star because I cannot give them 0. They ‘manage’ my HOA and it has been a horrible experience, they have VERY poor communication, they aren’t there to help and they really don’t listen to concerns.
Not really sure what they do as a property management company, for many simply requests they refer you to outside vendors they have contracted that charge an additional fee. They don’t do what most management companies do do and then make you incur further charges. Which brings up the question, what do they do? Besides collect heft fees.

I signed a management contract with this company back in July. 5 months later my property is still not rented. In the mean time they have been charging me «make ready» charges to over $ 4,000.00.
I would not recommend this company. Find a different company.

I would recommend to anyone looking to go elsewhere. I have complained about repairs needing to be done at my place for over 9 months. I have recently been contacted by the owner and he was never made aware that the property needed any repairs. The whole time I was told it was up to the owner to fix issues if they wanted to. How can they fix anything if they are never contacted?

This property management company just doesn’t work well with others. I emailed asking two very specific questions about an available property they have advertised. I got a canned response back that in no way answered my question. So I responded and said that my questions couldn’t be answered by viewing the property, and asked again if they could please provide an answer to my specific questions (Does the property in question belong to an HOA and how many parking spaces are included with the property) and I again got the exact same canned response from a different girl employed by Henderson Properties. So two different girls there got my questions, and neither one actually read them. They both simply copy and pasted their canned instructions on how to obtain a key to view the property.?.
It would’ve been more helpful, efficient and a better use of everyone’s time if the first girl had simply read my question and given the appropriate answer.
Based on this alone, I don’t think renting through them would work out well for me as I actually expect them to be able to read and respond to emails in a professional way. Their method of handling my question is like that of a teenager speaking to a friend from school, not a business professional dealing with a potential customer.
Good job Henderson Properties– two of your «Leasing Consultants» (Terrah and Amanda) managed to run off a well qualified, long term renter with excellent verifiable references.
