200 N Dearborn Management Ofc

Horrible management. The building manager is non existent. My neighbors leave their trash and boxes in the hallway almost everyday and nothing has been done in months of this being brought to their attention. Luckily I only rent because I would never buy there with a management company that refuses to address issues that could hurt property value. I pay $ 1700 a month an I see stacks of trash almost everytime I go home or leave. I have sent a total of 15 emails and just the same ignored response. I would think hard about buying or renting until management changes.

I’ve lived here for 2 years and own my unit. The location can’t be beat, the facilities aren’t five star but also nothing to complain about. Nothing about the building will blow you away but at the same time everything you need is there. Overall I’m happy living here.

200 N Dearborn St intentionally violates the rights of disabled ppl. The morning doorman continuously violates the ADA by insisting that I remove my medical alert dog from the walkway in front of 7 – 11, where I buy a cup of coffee to take a dose of medicine while downtown. I have also been threatened by him, and a friend of his. I AM A DISABLED BOY!!! That’s real nice, ain’t it. He’s twice my size, and again, I AM DISABLED. Disabled ppl and dog owners (and anyone else who finds this appalling) should boycott this property, and do not rent or buy from them.

We lived in 200 N Dearborn for almost 3 years from a condo owner who was an out of state investor.
Luxury: I would rate the ‘luxury’ at a 2 out of 5 due to the lack of updates in the gym, hallways, entrance, elevators. They could add nice background music in lobby/​elevator, and Have the doorman be more presentable. Also the carpeting in the elevators is dirty. These things would help the ‘feel’ without a lot if cost.
A Big problem with 200 Dearborn is that the elevators are almost always broken– like probably 75% of the time one of them is down. The hallways always smell like rotting trash which is so embarrassing when we have company. The pool has been closed off and on for 2 years, and the gym equipment broken more than operational.
Pros: The building has been very quiet for us Our unit is nicely updated and very large compared to other units in river north/​loop. For the price, you get huge floor to ceiling closets, storage locker, balcony, and most of all location.
We cannot hear any neighbors nor have we had any maintenance issues. I would recommend a north east unit above level 30 if u can get one.

I have been a resident at 200 N. Dearborn for the past 2, now going on 3 years. The building amenities, the doorman, the 7eleven are all so impressive when first seeing the building. When I’m asked by other Chicago locals where I live and tell them the location, i always get an impressed facial expression. Simply due to the location and it’s convenience to everything in the area.
However as a resident, for the past 3 year’s I have more negatives than positives regarding the building. Today is «the straw that broke the camel’s back». Which is cause for my review today.
From time to time, the building management has weekend bar b Q’s. Which, I have always considered bar b Q’s a great time to get together with neighbors. in actuality it’s more of a sales tactic for those coming to see the building and grab those looking to buy a downtown condo. I’ll admit, I have attended to get my lunch grub for the day. But, kind of feel uncomfortable, when asked by a sales associate if I own or rent in the building. Making my lunch time feel like a run and grab lunch. Rather than being able to sit and enjoy the company of my neighbors. Honestly though, I would rather have the management spend the money on the building rather than bar b Q’s.
But the bar b Q’s are the least of my worries. The building itself has plumbing issues, which always seem to be affecting my unit. I’m hope-​full that it’s not just me. Nor that I want others to be experiencing just as equal water troubles. But it is an irritating reoccurring problem. My first year there, had a really nice dishwasher overflow in the unit above me. Which made for a nice Saturday afternoon at home to have to clean up my closet. Then right about the time my second year approached, soon after getting wood flooring installed. I got to experience being a flood victim. Mind you, it’s a high rise! Also, all wood flooring work that was just completed… had to be re-​done. That was a nice way to enjoy a wintery Friday evening, There was a water pipe that had busted 2 floors above me. Now today, I was emailed at work «we need to access your unit to cut a hole in your closet wall to access a „possible“ water leak». Oh… I neglected to mention, they just cut a hole in my hallway next to my unit last week. Did they come repair that yet, nope! Just replaced the cut piece of drywall and duct taped it back in.
My past Chicago residence was a 30 floor high rise. With 2 elevators, just 2, no freight. With that being mentioned. 200 N. Dearborn has over 40 floors and 4 elevators. One of those is a freight. However, you always seem to be waiting for one. Why is that, because there is always a passenger elevator which is out of order. At least 70% of the time.
Also if your looking for a quite unit, you might want to look elsewhere. I say this because, I literally can hear my neighbors conversation through my air vent in the kitchen. Word for word. I can take dictation and read it back to him if I really wanted to do so.
I have more grievances to add, however time does not permit me to write those down right now. I will definitely be adding more later.
