The communication is horrible. I am still disgusted by how rude the manager, Patrick Kane, was to me. I had submitted a simple request (to have the mailbox changed to my name) and it STILL has not been changed after requesting this months ago. I called Kane Property Management to check up on this and Patrick was extremely rude, called me an imbecile, and hung up on me before even pretending he was going to help with my situation.

Steer clear if you are a condo building. They are more concerned with renters in the building than owners. Our building used to be top notch but Vernon is more concerned with raising their fee than anything else. The place is getting dirtier and dirtier while they pocket the maintenance fees. Steer clear!

As I bought a place in what I thought was a great loft., We have a tenant rented her place out like a B&B since Dec 2013. This is against all rules and cannot be done, I have called Kane so many times and they have not even bothered to cone over and assess the situation or apologize to the tenants below this person who has endured months of no sleep and condoms dropped on her porch. This resident is evil and using any free parking spot she likes and she NO action by property management.
If I could sell today I would but as the market is so bad in Chg — or hey maybe I can rent mine out as well — and Kane can turn into a hotel or flop house. Dennis Kane does not treat woman with respect — cuts us off and will not answer direct questions like who is the board? And when is next meeting. Everyone at Bronzeville lofts very upset and disgusted. We don’t know who she’s renting too and Kane is not fining her as it says in rules. So maybe this tenant is paying then off too.
Get real and do your job — earn the assessment money — because at this point several of us are putting it in a escrow until this is taken care off,
I would steer clear of this company.

Working with Kane is similar to slamming your hand in a car door, or banging your head against a brick wall. I am a loft owner and am astonished at the incompetence of Kane staff beginning with failure to provide key documents at my closing, to obtaining vital information about the building, arranging for repairs, trash, etc. The Kane staff member is condescending and worse. Expect no timely response from phone calls or email. Pay them a small fortune in the management contract, and they do almost nothing in return, acting as if they are doing YOU the consumer a favor! Probably the worst property management firm in the city, if not the state. Staff are inefficient, arrogant, and snotty. Hardly a winning combination.

I hope that my building at 124 West Polk will change management companies. Patrick Kane is very rude and unhelpful. If you are looking for a property managment company skip this one.

Having served on my condo board for many years, I can testify to the fact that management companies are often troublesome, and there are a lot of bad, bad ones out there. Wolin-​Levin leaps immediately to mind.
But my experience with Kane has been extremely positive. I’m in the process of selling my condo, and Lily at Kane has been extremely helpful and efficient in getting the reams of paperwork required to my realtors and attorney. She’s exactly the kind of person you always hope will be at the end of the phone at your management company.

Kane Property Management has been the managing agent for my co-​op on the southside of Chicago since January 2008. They do not have a clue about managing cooperative property. If they do know, they have allowed the president of the co-​op to «act» as manager and they simply collect the monthly fee. She makes decisions which are clearly should be management’s areas of expertise. They do not manage our money, they spend out money. Keith F said they had wonderful vendors, we have not seen them yet. Thank God their contract ends December 2011. «Miss Patty», the property manager assigned to this property is useless, and is very insensitive, in my opinion to us the «owners» who are African American. She refuses to speak to us most of the time and I guess «Miss Patty» want us to «Drive Miss Patty». Whoa! Kane Property Management has also allowed the Site Manager to be abusive to the co-​op member/​shareholders, the employees, and to certain board members. She refers to the senior members as «petty renegades» and refuses to provide services as punishment. Dennis Kane knows theses things but will not handle in professional manner by getting rid of both the Site Manager and the Property Manager. They are both an unnecessary expense which costs the shareholders, and we still do not get services. The vacancy in our co-​op has increased up to and maybe over 100 vacant units — Kane does not report the accurate account of vacancies to the shareholders. Thank God their contract ends in December!!!

SO glad to find this listing so I can trash them! They manage my condo association and I want them all tarred and feathered.

Dan Kane does the accounting; RUDEST of them all. He didn’t exactly apologize for his rude email, but he did send an explanation of why he insinuated how stupid I am.
I guess they’re cheaper than others around, but eh, I find you get what you pay for, especially in the city.

Been a condo owner for decades and I’ve seen management companies come and go. I wish Kane would just go. They are unprofessional, rude and unresponsive. There’s been a parade of managers through our office since they took over the building and each reported serious problems with Kane as the reason they quit. (unconfirmed: Two said there were payroll punctuality problems.) The current manager is apathetic and uninterested in this job and stares at the clock when not on the phone managing another property out of our office. Our congenial long time maintenance team has little or no supervision or direction; and they’ve been demoralized by Kane to the point where they always look over their shoulders when speaking with homeowners. Monthly statements are often wrong and chronically late. Escalating issues is pointless because the building manager and building supervisor seldom speak to one another. I have yet to call the building manager or the Belmont Ave. offices without having a «pass-​the-​buck» moment. No matter what the situation, you WILL be told that someone else is supposed to handle that. Just walk into their Belmont offices and you’ll see that their idea of cleanliness, safety and organization is an episode of HGTV’s «Mission: Organization» waiting to happen. The same is true in our building. We’ve seen a drastic decline in snow removal and cleaning routines. Several other owners have alleged that Kane has not been responsive to citations issued by city inspectors. (I cannot confirm this, but I did recently encounter a city inspector at the back door who said he had an appointment, yet the office was closed.)
Kane charges the same management fees as other companies but lacks the professionalism and support systems that we’ve come to expect from big boys and girls.

Based on a single encounter since I haven’t actually been able to experience their services: I don’t think I’ve ever met anyone as rude as the manager who manned the desk in their Lakeview office this past weekend. We were downstairs meeting with another apartment agent and decided to head upstairs and ask Kane about one of their buildings we’d seen earlier. It became clear that the man behind the desk was one of the top dogs in the company because he couldn’t tell us anything about the specific property. Maybe he’d had a bad day or something because it would have been easy to say, I’m sorry, I don’t know anything about this particular building, but let me tell you who does. Instead, we were told that Kane owns hundreds of buildings and it wasn’t his job to know the specifics. We did get the contact info in the end but felt like we were being put down the entire time.
Note to self: Don’t wear shorts and sandals when trying to find an apartment from stuffy realtors.
