I had the pleasure of working with Lattas Felton & Minkus on the closing of my first home and investment property. The firm came highly recommended from my Realtor. I originally reached out to Bob Lattas but was directed to Aaron Minkus who ended up handling the entire thing.
Aaron was excellent all through the negotiations process and was able to help get us $ 2500 of the contracted price after the inspection took place. His response time through out negotiations had to be somewhere under 5 minutes and always broke down the communications between himself and the seller’s attorney so that I could fully comprehend them.
After negotiations I had issues with my bank as well as the sellers and he stayed on top of both of them for me, making sure I was aware of where we were in the process. It was the day before closing and thankfully Aaron caught some issues on the HUD that would have meant me bringing an additional $ 7000 to closing. He also aided in pushing closing date back once due to my bank and then once due to the sellers not having all the documentation for the home.
let me reiterate that this was my first closing and I had no idea what was going on for the most part. Aaron sat down with me and my business partner and went through every single document we were signing and described them all in both legal and layman’s terms so we could comprehend. Aaron made closing the easiest thing about buying this house. My mortgage broker who has been in the business 25+ years even said «Aaron could not have described those documents any better than he did».
We eventually plan on doing this several more times in the next few years and believe me after the experience with Aaron we plan on using him every time.

Chris Titcomb was part of the team that assisted us through one of the hardest times in our lives. I highly recommend Chris to anyone that is looking towards a Short Sale. The biggest positive about Chris is no matter how many times I called and or emailed with a question he got back to me almost immediately. We know how busy attorneys are so that is impressive. You deserve the best through a hard time and Chris and Lattas Felton & Minkus is it!

We started using this firm a few years ago through a friend’s recommendation and have been very pleased with the service they’ve provided. My husband and I have worked with Steve Felton on three transactions thus far and are extremely pleased with his professionalism and attention to detail. In one of our transactions, we did not use a real estate broker and therefore needed a very good attorney to represent us. Steve did not disappoint — without his keen real estate and legal savvy, we might have gotten taken advantage of by the other party. Steve was diligent in reviewing all of the legal documentation and pointing out «red flags» that would have otherwise gone unnoticed. It’s also worth noting that we felt comfortable knowing that Steve was always representing our best interests when dealing with the other party. I am a stickler on that — I only associate with professionals who represent me well!
As you can probably tell, I am a pretty high maintenance client and in addition to all of the great things I mentioned above, Steve is always extremely responsive and patient with all of my requests (and there can be a lot). I was referred to Lattas, Felton & Minkus by my real estate agent. Aaron Minkus had power of attorney and represented me in a real estate transaction on January 17, 2013. I agreed to pay $ 600 for their services. However, when I received my proceeds and the HUD, I was alarmed. The firm had overpaid the City of Chicago Water Department. While online researching contacts for the Water Department, I noticed the fees charged for the water certification. The fee is $ 50, but Lattas, Felton & Minkus charged me $ 200. I immediately called Aaron to figure out the discrepancy. He claimed the firm hired a third party to obtain the water certification. However, the third party was not listed as a line item on the HUD. He asserted the same claim when questioned about the zoning certification discrepancy. The fee is $ 90, but Lattas, Felton & Minkus charged me $ 250. Aaron was very dismissive and in so many words told me too bad, case closed.
I then called Greater Metropolitan Title to inquire about why the title insurance was so high considering the property was relatively inexpensive. I spoke to Karen Burns who indicated the firm told them what to charge. She was mostly unable to provide information and suggested I contact the firm. She also forwarded my concerns to the owner of the title company. I spoke to the owner and he indicated that their normal fee on my transaction would have been $ 1050, $ 200 less than what Lattas, Felton & Minkus charged for the exact same service. After speaking to my agent for the second time, I was advised to call Bob Lattas directly on his cell phone to discuss the matter. I spoke to Bob Lattas and explained my concerns. He was very defensive and combative. He threatened to sue me, accused me of slander and hung up on me while I was still talking. He also stated that he should bill me for the conversation since he was talking to me about a transaction that had already taken place.
When I received the preliminary HUD via email, I was under the impression that the firm’s fee was $ 600 and all subsequent line items were actual costs incurred by the firm on my behalf. I would have never known about the ‘added fees’ if I had not been trying to resolve the overpayment issue with the water department.
I will never use Lattas, Felton & Minkus again. Nor would I recommend them to anyone else.
