Nicholas Colagiovanni – Baird & Warner

Nicholas always has my best interest in mind — and I’ve been on both sides of the transaction with Nicholas. Great service — and a true real estate professional. Recently, Nicholas advised me to rent instead of sell my property, and he found a top-​credit rated renter who paid my asking price without question, within a week of listing (in the winter, no less).
Nicholas has an innate ability to connect those ready to buy with those ready to sell. Highly recommended.

This review is also specifically about Nicholas Colagiovanni, a B&W agent at this location. Nicholas represented the seller in a recent residential transaction in which I was the buyer. His demeanor is friendly, but unfortunately, he was extremely disingenuous. The first time we met, he misrepresented that his seller would make numerous changes to the property before the sale (at his cost). This was incorrect, and the seller never agreed to this. Nicholas also failed to discover (or mention if he knew) the property was NOT EVEN OWNED by his seller (it was deeded back to a bank because the seller was broke) – we found this out a few days before the sale was scheduled to close. When it came to the inspection, our inspector had to come out twice, since the seller turned the gas off through the entire month of March. In Chicago. Nicholas «did not know» this despite having numerous showings of the property and it being colder than fifty degrees during many of these. Our inspector came out a second time after the gas was turned on; thankfully, he was very nice and did this for free, since Nicholas and the seller refused to incur any cost for the extra inspection (apparently thinking that it was normal to expect someone to buy a condo without knowing whether it’s heating system even turns on).
Nicholas and his seller also denied knowledge of a flood at the property that we now (after purchasing) know both occurred and was covered up by the seller. He and his seller were impossible to communicate and negotiate with, let alone trust. One more example: at closing, Nicholas gave us six keys. Two of them open our doors (common area and specific unit), but the other four open nothing. We received no mail key, and he now won’t even respond to our email requests. We had to pay $ 200 to get the lock changed, and it’s now radio silence from Nicholas. I would encourage anyone to avoid him at all costs.
